- "Literally smelled like mildew, there was stains in the drawers, and tape paint on the doors. They only have like one decent room but in general it’s not a good place to stay highly would not recommend" - "Broken bathroom door, missing knobs on tub, yellow stained pillows, missing tv(only had cables coming out of the wall), no air conditioner, no screen or privacy blurring on bathroom window, sink faucet shoots water at you. Finally when it came to checking in, at 3 p.m. ; not 2 p.m. as listed on there website, I had to wait an additional hour to settle in my room because the maintenance man was fixing the shower which i never got to use because there was no hot water! My boyfriend notified the front desk, which did nothing because he did nothing about it and ignored the complaint so we were unable to shower which was the main reason we got the room. He also tried to hustle extra money from me for a pet deposit which their website lists as an additional $11, but he wanted $20 and an extra $20 for a key deposit which no one else i talked to who was staying there had to pay nor did their website mention any additional charge for a key deposit. This was a very unpleasant stay, due to the horrible management and the fact that a main amenity a working shower was misleading, false and was ignored by the management and not fixed as it should have been. I actually would like to file a complaint and see about being refunded ."

Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

- Guests agree to keep the premises in good condition and be financially responsible for any items missing or broken.
-There will be an extra cleaning charge if the home is left excessively dirty. To be determined by cleaning staff. Also, extra charges for any stains or damages to property or furniture.
-Pets allowed upon approval. Guests may not bring pets unless first approved and upon receipt of cleaning fee. Must get approval from the host first. An extra cleaning fee of $250 per pet must be paid by guest upon booking. Pets are not allowed on any furniture. If pet hair is found on furniture, there will be an extra charge of $150, in addition to the cleaning fee.
-No outside guest(s) allowed. Only the number of people in your booking are allowed in the home. There is a $35 dollar charge for each outside guest. Should the number of guests on the property exceed the amount in the reservation, the reservation will be canceled immediately at host's discretion with no refund.
-There is a late checkout charge of $150, unless the host gives a late check out complimentary.

Please be respectful of our neighborhood. This house is in a quiet community, and as such, we require that guests avoid loud music, parties, or hosting large groups. If we receive any reports of a party happening, you will be asked to leave. Quiet hours are from 10 pm to 6 am.

Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $2000.00 to cover the cost of deep cleaning and ozone treatment.

Parties- Parties are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $3000.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $5000.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $3000.00 and/or eviction from the property.

Quiet hours are from 10 pm to 8 am.
