- "Very quiet and peaceful. " - "A good stay in a nice pr" - "The property was definitely not luxury. The curtains did not draw properly due to missing rings. There were light bulbs not working and the wardrobes in the bedroom did not close properly due to being cheap. The shower was large but not very powerful and needed to be resealed with new sealistic. The cheap kitchen units did not align properly and the chairs at the table were stained. The property was definitely past its sell by date! Would not stay here again."

Kildavannan Schoolhouse is a beautiful comfortable spacious 3 bedroom cottage situated on the Western side of the Isle of Bute.
My place is for couples, solo adventurers, families (with kids), furry friends (pets). An easy 23 mile drive from Glasgow airport to the ferry at Wemyss Bay & ferries take 35 minutes to the island. National Geographic survey top 10 most beautiful adventure destinations in the world!
This cottage has been lovingly renovated to a high standard and recently repainted with great appliances, heating, bathrooms and lovely fabrics and colours making it incredibly warm and comfortable. The views are southerly over the sea and the situation is absolutely stunning and extremely desirable. The cottage is available to rent directly from the owner and it is much more of a 'home' than a 'rental cottage' filled with the comforts you would expect. A short shared driveway leads you up to a small gate through which you will find Kildavannan Schoolhouse and garden. The downstairs consists of a large living area with a window seat, television (freeview not sky! ) and a working fireplace. Fabrics such as colefax and fowler adorn the cushions, blinds and window seat and a handmade leather chair sits beside a very large sofa which will comfortably seat 6 adults. There is a conservatory with more beautiful views that seats four comfortably and can get extremely warm in the daytime. Dark terracotta tiles cover the kitchen floor and new appliances such as separate clothes washer and dryer, dishwasher, large fridge freezer and anything you would sensibly require for a kitchen is available.
There is plenty of cutlery there are plates, glasses, mugs, dishes and cooking utensils also plastic plates and a few cups for kids. Kettle, toaster etc...
There is a large kitchen table covered by an oil tablecloth that easily seats 6 and has additional leaves to seat 12 (it's definitely a push but I have done it before!) There are three bedrooms. Downstairs a double bedroom with en suite shower and loo. This bedroom has views over the garden and the sea beyond. Upstairs is the master bedroom which is beautiful and has a cupboard and dressing table with views over the sea. The third bedroom has been designed with smaller people in mind. 2 single beds with two truckle beds underneath. This means that you can fit 4 kids (or adults!) in but don't expect to see much of the floor. We tend to roll the truckle beds back underneath in the morning. These two bedrooms share a bathroom, loo on the first floor. It has a lovely bath (keep an eye on it as it is a little slow at filling) with a floor that you can warm up before you go in! And anyone can just pop downstairs to use the other bathroom.. details here.
There is a large shower and loo downstairs opposite the front door which we use more often than the bath as it's great for rinsing people off once they have returned from the beach or days adventures.
I wanted to ensure that this quiet secluded cottage was as inviting in the evening as in the daytime. I have bought beautiful new beds with very good quality mattresses and pillows, duvets and bedding so that you will want to sleep in forever!
There are many things to do on the Island. I find that even after 2 weeks I have done something different with the kids every day. From the many walks and adventures, the local cinema, hiring boat for a day trip, swimming, snorkelling exploring, bike riding, trips to other nearby islands. Mount Stuart, gardens, castle and a thriving local music scene. Many things for young and old, romantics and explorers alike. You can be as busy or as relaxed as you like.
HISTORY OF THE ISLAND
The Isle of Bute lies in Scotland’s Firth of Clyde, tucked into the spectacular sea lochs of southern Argyll. 15 miles long by approximately 4 miles wide Bute is less than two hours from the city of Glasgow. The island was a popular Victorian seaside destination, when the main town of Rothesay would be bustling with trippers who had come “doon the watter” during the Glasgow Fair and disembarked from the many steamers that sailed the Clyde. The Paddle Steamer Waverley cruises the Firth, and it still proves a very popular attraction with a busy summer schedule of routes between Bute, Arran and the mainland. Rothesay seafront in the 19th century.
The classic Victorian seafront facade, promenade and pier in Rothesay were in fact built on land reclaimed from the sea. The original shoreline is about 200 metres inland in front of Rothesay Castle which once stood guard over the bay.
Bute has been occupied by man for over 5500 years. An exploration of the island will reveal standing stones, crypts and a vitrified fort in the south at Dunagoil Bay. Many archaeological finds are on display at the Bute Museum in Stuart St. Early Christian sites dedicated to St Ninian & St Blane speak of the missionary faith of the first inhabitants of Bute. The walks on Bute are really fantastic from very easy strolls to the more challenging.
Rothesay Castle
Bute is the ancestral home of the Stuart Kings of Scotland. The 800 year old ruin of Rothesay castle was built by a hereditary High Steward of Scotland from which the surname Stewart, and later Stuart was derived. The circular design of the castle is unique in Scotland and withstood many onslaughts including an invasion by the Vikings. It was captured by the English during the wars of independence but in 1311 was retaken by Robert the Bruce. Partially destroyed by Oliver Cromwell’s troops in 1659 and finally burned and sacked by the Duke of Argyll in 1685 the castle has been substantially restored over the last 120 years.
Mount Stuart
Under the 2nd Earl of Bute the Stuart family moved 7 miles to the south of Rothesay and built Mount Stuart House on an estate of 300 acres. This original Mount Stuart house was partially destroyed in a disastrous fire in 1877, however the 3rd Marquess of Bute was inspired by his artistic, religious and astrological interests to build one of the most magnificent Victorian Gothic mansions in the world. Over the centuries the Isle of Bute has attracted many people who savour the peace & quiet and the friendly reception afforded to incomers. Lord Attenborough, the acclaimed film director and actor has a home on the island, but one of Bute’s most colourful past residents was the 19th century Shakespearean actor Edmund Kean. Kean came from a humble background, but he became one of the most famous and wealthiest actors of his time.

- "Very nice" - "We spent the New Year on Bute and the was in the perfect location not only for its views over the Firth, but also for exploring the rest of the island. It did feel a little chilly on arrival, but with the clear instructions we were soon able to get it feeling nice and warm. We had to extend our visit for another night as we didn't realise the ferries didn't run on Bank Holiday, but this was not a problem - for Campbell or for us!! Campbell was extremely helpful before and during our visit, so a big thank you!"

Stewart Hall is a rural idyll, situated on the beautiful west coast of Bute. The 5 Star Coach House, though self-contained, forms the west wing of the house.
The wonderful views south west across the Sound of Bute to the majestic hills of Arran, and the gentle slopes of Inchmarnock, are ever changing and truly dramatic. The three acres of mature and tranquil grounds are surrounded by gently rolling farmland. Ancient forts stand guard over the valley, and standing stones are evident in the adjacent fields. The stunning beach at St Ninian's Bay is only a short walk away.
The Category A Listed Georgian building is believed to have been built by the Adam family for the Rev. James Stewart, Laird of Kilwhinleck, in 1760.
The Coach House has been furnished and equipped to the highest standard, with meticulous attention to detail. The large drawing room on the ground floor is both sumptuous and comfortable , with windows giving views over the fields to the sea. The dining area is situated by arched glass doors which lead to the garden. The kitchen has everything you could need to make best use of the superb local produce on offer. Turn left and you are five minutes from the Straad and ten from Ettrick Bay.
After a day exploring, the Coach House is the perfect home to return to.

This is our own wee getaway that we bought late 2020 and are now renting out when we aren’t using.
The flat / apartment is in the second floor of a traditional tenement built around 1900.
It is situated within a few hundred yards of the ferry port in Rothesay
- "The flat is cosy, spotlessly clean and very well-equipped, perfect for a longer stay of a few weeks like I had. The big windows let in lots of light and I loved the views across the river and the town. The location is ideal too - it's close to the ferry, the main square and the castle, and has some nice cafes and places to eat nearby. Mark was a very attentive host, sending us lots of information before we arrived and keeping in touch throughout the stay."

The Neighborhood:
Just a short journey from the mainland, the Isle of Bute is one of Scotland’s most accessible islands and it offers far more than its compact size suggests. Though only 15 miles long and 5 miles wide, Bute is rich in history, culture, wildlife, arts, and music, making it a perfect destination for visitors of all ages.
At the heart of the island lies Rothesay, the main town and arrival point for most visitors. Bustling with life during the day, Rothesay offers a relaxed, peaceful charm in the evenings after the last ferry departs. The town is home to a variety of cafés, bars, restaurants, takeaways, and of course, ice cream shops, all catering to both locals and tourists alike.
The island boasts a traditional Victorian charm, with beautiful period architecture lining its streets. Many of these historic buildings have seen thoughtful restoration in recent years, adding to the island’s unique character and appeal.
A highlight of the shoreline is the striking Isle of Bute Discovery Centre, an iconic 1920s circular building made of cast iron and glass. Lovingly refurbished, it now features a cinema, theatre, and interactive exhibits, celebrating the very best of Bute’s heritage and creativity.
History lovers will enjoy a visit to Rothesay Castle, complete with restored dungeons, thick stone walls, and an impressive great hall. Just a short stroll away, the Bute Museum offers further insight into the island’s fascinating past.
No trip to Bute would be complete without exploring Mount Stuart House, a spectacular neo-Gothic mansion set amidst breathtaking gardens. It’s an unmissable stop during your stay, offering a glimpse into the grandeur and elegance of Bute’s historic legacy.
Getting Around:
Reaching the Isle of Bute is simple and stress-free. The island is well-connected via a regular ferry service from Wemyss Bay on the Clyde coast. Wemyss Bay also has a railway station with frequent trains to and from Glasgow, making it a seamless journey whether you’re travelling by car or as a foot passenger.
The CalMac ferry takes around 35 minutes and offers a comfortable crossing with stunning coastal views. It accommodates both vehicles and foot passengers, and docks right in the heart of Rothesay, Bute’s main town.
Once you arrive, getting around is easy. Rothesay is very walkable, and taxis are readily available just outside the ferry terminal. The island is also served by a reliable public bus network, making it convenient to explore Bute without a car.
For those who enjoy a more active pace, cycling is a popular and rewarding way to see the island’s beautiful scenery.
The apartment is ideally located with a bus stop just a minute’s walk away at the bottom of the road offering regular services into Rothesay and beyond.
Other Things to Note:

A luxury top floor seafront apartment, minutes from the centre of Rothesay, with panoramic sea views. Bellevue Bute is located within an 1899 red sandstone tenement and was renovated to a high standard in 2022 to restore the original Victorian features. The apartment sleeps 4 (one double bedroom with ensuite, and one single bedroom with additional fold out single bed for a child). The triple aspect lounge window gives unobstructed views across Rothesay Bay, Loch Striven and the Firth of Clyde.
Please note that the second bedroom will sleep 1 adult and 1 child (or 2 children) in a single bed, and a folding pull out single bed. This fold out bed is only suitable for children under 12. Bedding is supplied for the fold out bed upon request only.
The apartment is light and spacious throughout and is decorated in period colours to reflect the Victorian heritage. Bellevue Bute is owned by Ronald, who grew up on the Isle of Bute and is decorated with his own mixed media art, giving a unique artistic vibe to the flat.
The lounge enjoys a panoramic sea view from its triple aspect window - even on a rainy day there is still plenty to watch as the ferries and other boats sail by. You may even see dolphins swimming in the bay.
The apartment is in an ideal location, being approximately 500 m from the centre of Rothesay and the main ferry terminal. Far enough away to be peaceful and quiet, but close enough to mean that all local amenities are within an easy 5 to 10 minute walk along the seafront promenade. There is a local artisan bakery and cafe 5 minutes walk away, ideal for breakfast pastries and coffee. Within Rothesay itself you will find a range of pubs, cafes and restaurants including a gin garden at the local distillery, all within easy walking distance. There is a strong live music scene in Rothesay with many pubs hosting live musicians and bands regularly although there will always be a quiet alternative if you prefer. There are also a large number of takeaways, many of whom will deliver to Bellevue Bute.
The lounge has two sofas and so comfortably seats 4. There is a dining table which extends to seat 4, with additional folding chairs stored within the table itself if required. The dining table provides an ideal workspace - fast, free, unlimited 5G broadband is available from the router next to the dining table. Why not work on your laptop overlooking the panoramic sea view?
Unusually for a 2 bedroom flat, there are two full bathrooms in Bellevue Bute - the main family bathroom is accessed from the main hallway, the second is en suite to the master bedroom. Both have showers, the main bathroom has a walk in shower, the en suite has a Victorian style roll top bath with attached shower.
The SMART TV should be connected to the internet upon switching on and is preloaded with popular Apps such as BBC iPlayer and Netflix. If the internet connection has been lost it can easily be reconnected via the systems menu on the TV (WiFi user name and password is on the bottom of the router, also located in the lounge). If you do not wish to use the Apps then all Freeview channels are available via the connected Freeview aerial.
The kitchen is well equipped with hob, oven, fridge (with ice box), dishwasher and washing machine (both available to use at no extra cost with eco friendly washing liquid and dish washer tablets provided ). There is ample plates, dishes, glasses, cutlery, pots, pans, cooking utensils for 4 people. Within the cupboards you will find salt, pepper, rice, pasta and olive oil, together with tea, sugar and a complementary bag of our own home roasted Dryad coffee.
Eco friendly dishwasher tablets and washing liquid for the washing machine are located in the cupboard under the sink.
There is a communal drying green at the rear of the property and also a folding clothes stand stored in the hall cupboard.
The gardens to the rear of the tenement are communal. Guests of Bellevue Bute are welcome to use the drying green and pegs are supplied for this in the hall cupboard of the flat. Please return the pegs to the flat after use.
Please be aware that the flat is on the top floor of the tenement (hence the spectacular views) and is accessed via 6 flights of stairs (arranged across 3 landings). There are 55 steps in total, and there is no lift access available. We suggest that this flat may not be suitable for guests with mobility difficulties.
At Bellevue Bute we take the health and safety of our guests seriously. Full safety information for the flat, including safety certificates (gas and electricity, Legionella testing) and a fire risk assessment is available for inspection in the hall console unit. All electrical items within Bellevue Bute are PAT tested. A fire extinguisher is located in the main hallway together with a fire blanket in the kitchen. The apartment is fitted with interlinked smoke detectors, heat detectors and a carbon monoxide detector as required by Scottish legislation.
Bellevue Bute is professionally steam cleaned between guests, using eco friendly cleaning products.
As required by new Scottish legislation, Bellevue Bute is licenced under the Short Term Lets Licence scheme, license number AR00244F.
Pets are not permitted at Bellevue Bute so this property is ideal for people with allergies or those who prefer pet free accommodation.
Please ensure that you book for the correct number of guests (a strict maximum of 3 adults sleeping in one double bed and one single bed, with a camp bed available for a child under 12). We do not charge per guest but we do need to know how many people are staying in the flat at any time for our fire risk assessment and also our insurance. We leave one set of towels per person on the booking (bath sheet and hand towel). If you wish to bring an additional guest after booking (within the occupancy of the flat) then please amend your booking so that we can ensure sufficient towels are provided. If you book for 2 adults for example but wish to add an extra person there is no additional cost.
We have a Ring video doorbell located underneath the key safe, by the front door of the flat. This is motion activated 24 hours per day. The camera points at the stairwell leading up to the flat and the exterior of the front door of Bellevue Bute only. There are no cameras or recording devices located internally within the flat. The owners of Bellevue Bute have access to this external camera at any time via the Ring app. The primary purpose of this recording device is for the owner’s security when the flat is not occupied by our guests. Please do not interfere with the workings of the video doorbell.

- "Due to the Covid pandemic, our vacation to this delightful spot has been delayed but the owners have been wonderful to work with and so helpful in rescheduling our visit for next year. The manor house looks beautiful and we can hardly wait to meet the owners when we finally fulfill our travel plans in 2022." - "We stayed at Chandler's and found it to be large, comfortable and ideally situated. We were in a party of 17 and the house never once felt small. The deck area was a nice place to sit and relax in the evening. It has a fantastic view out over the sea and to the peninsula. The house itself is very close to Mount Stuart which is definitely worth a visit. It's also a short walk or bus journey from the town which is really handy. Buses are pretty regular if you don't have a car with you. We went to a place called Harry Haw's for dinner and the service and food were excellent. The hosts at Chandler's were very helpful and made it easy for us to enjoy our stay. Would definitely stay again. "

Ground floor flat in a traditional Scottish tenement, which is over 150 years old on the outside but decorated with a modern look on the inside. It is situated next door to the health centre, directly across the road from the Leisure centre - ideal for an early morning workout or swim. Within 100 metres of the Fire Station and the Hospital and only half a mile to the Rothesay Ferry and Town Centre and even closer to Bute Yard.
Forming part of the building which was situated on Eden Place - hence the title we have given the property - street now known as High Street
We love how fresh and clean the property is, when we visit it just feels so relaxing as we walk in the front door.
People choosing to spend some time here will love how quiet and peaceful it is but still next to everything.
- "Very clean and comfortable, in an ideal location - near the town but in a quiet area with plenty of space to park, and excellent opportunities for dog walking just across the road, in the extensive fields, paths and wood areas behind the leisure centre"

Town: Rothesay, a beach village, gained popularity as a tourist destination during the Victorian era when many Glaswegians would travel "doon the watter" (down the River Clyde) and across on the ferry to Bute, despite the fact that its castle dated from the 13th Century. There is currently a lot to see and do on this lovely island, which is easily accessible by ferry crossing. You can either take the 35-minute ride from Wemyss Bay or the quicker 5-minute crossing to the island's north from Colintraive. Visit the castle ruins in the town centre, take a beach stroll or a bike ride to take in the breathtaking surroundings, and see the ancient Mount Stuart House and its beautiful gardens. Try one of the three golf courses on the island, or unwind at Scalpsie Bay while taking in the breathtaking vistas of Arran.
- "Contact was made by the owners prior to arrival, and facilities and accommodation discussed which was very helpful. The entry was straightforward, facilities as expected, decor was to a good standard and fresh, furniture was comfortable and of a very high standard. We did have a heating breakdown on the Sunday morning, but this was sorted within half an hour, and the system reinstated; following a call to the owner. We had a really good week here, and would recommend it. The view, and the proximity to Rothesay town make it an ideal base."

The Kilchattan Bay apartment has views over the sea from every room though on a chilly November day they were largely obscured by the condensation. The flat was clean, comfortable and bright.
