The apartment itself is within a short walk (5 mins) of the main ferry terminal to Wemyss Bay and is also close to all amenities that can be found in the town of Rothesay. 2 bedrooms with double bed, the other with bunk beds, which makes it ideal for family getaways, or couples alike. The stunning, professionally designed and installed kitchen diner with seating for six and a large tv is a welcome place to enjoy cooking or a glass of wine after exploring the many things to do on the island. Or you may even prefer to just relax in the beautiful ballroom sized sitting room, enjoying the warmth of the wood burner watching the smart 3d TV with many apps Inc Netflix You Tube and BBC I player. There is free unlimited Wi Fi together with a Blue Ray DVD. We supply all toiletries and linen tea coffee etc. There is a gents and ladies bike in cellar 3 or 4 and a full set of golf clubs should guests wish to borrow. Bute is a wonderful island with many places of interest to explore including Mount Stuart which is a must. The beaches at Scalpsie Ettrick Bay and Kilchatten are beautiful and
extremely safe. We are so close to Rothesay beach you can hear the waves from the flat.
For those not travelling by car the bus stop is right outside our door and there is an open top tour bus that will take you round the island during the holiday season. We are very busy during the holiday season so best to book early to avoid disappointment.

Location:
The flat is located on the waterfront in Ardbeg. This is a gentle 30 minute flat scenic coastal walk from the ferry terminal in Rothesay or a 5 minute drive. Alternatively, if using public transport, you can access several buses or the taxi rank at Rothesays Guildford Square (across from the ferry terminal).
The bus stop is across the road from the flat and gives access to any of the main sights on the island (Mount Stuart, Rothesays Castle, Guilford Square, Ettrick Bay, and the main ferry terminal).
The location is quiet and a five minute walk to the Skeoch woods which also provide some gentle woodland walks overlooking the coast.

The flat is bright, homely, warm and comfortable. It is situated on the front street across from the beach, on the 2nd floor, within 7 mins walking distance from the pier where the ferry comes in, and 2 mins from the supermarket and town.
There are two bedrooms, one to the front with a kingsize bed and lovely views over the whole bay, and another with twin single beds. The flat sleeps 4 people comfortably with a fold up bed for an extra person if needed.
There is a modern kitchen with all appliances, i.e. oven, hob, microwave, fridge freezer, washing machine, dishwasher, kettle and toaster etc.
There is a modern 5 piece bathroom with wc, wash basin, bath, shower and bidet. All towels and bed linen, shampoo and shower gel are provided, along with beach towels and buckets & spades for the kids. There is also wifi, a hairdryer, ironing board and iron, and a high chair along with a complementary bottle of wine for you to sit at the end of the day and enjoy the view !
There is a TV with a large selection of dvd's in the comfortable front lounge, also a small TV in the kitchen/dining room.
There is a large free car park at the back of the building and your car is visible from the back windows, there are also free parking spaces at the front of the flat as well.
There is a key safe for access into the apartment for the rare occasions that I can't be there to welcome you myself.

The CalMac ferry takes around 35 minutes and offers a comfortable crossing with stunning coastal views. It accommodates both vehicles and foot passengers, and docks right in the heart of Rothesay, Bute’s main town.

Once you arrive, getting around is easy. Rothesay is very walkable, and taxis are readily available just outside the ferry terminal. The island is also served by a reliable public bus network, making it convenient to explore Bute without a car.

For those who enjoy a more active pace, cycling is a popular and rewarding way to see the island’s beautiful scenery.

A luxury top floor seafront apartment, minutes from the centre of Rothesay, with panoramic sea views. Bellevue Bute is located within an 1899 red sandstone tenement and was renovated to a high standard in 2022 to restore the original Victorian features. The apartment sleeps 4 (one double bedroom with ensuite, and one single bedroom with additional fold out single bed for a child). The triple aspect lounge window gives unobstructed views across Rothesay Bay, Loch Striven and the Firth of Clyde.

Please note that the second bedroom will sleep 1 adult and 1 child (or 2 children) in a single bed, and a folding pull out single bed. This fold out bed is only suitable for children under 12. Bedding is supplied for the fold out bed upon request only.

The apartment is light and spacious throughout and is decorated in period colours to reflect the Victorian heritage. Bellevue Bute is owned by Ronald, who grew up on the Isle of Bute and is decorated with his own mixed media art, giving a unique artistic vibe to the flat.

The lounge enjoys a panoramic sea view from its triple aspect window - even on a rainy day there is still plenty to watch as the ferries and other boats sail by. You may even see dolphins swimming in the bay.

The apartment is in an ideal location, being approximately 500 m from the centre of Rothesay and the main ferry terminal. Far enough away to be peaceful and quiet, but close enough to mean that all local amenities are within an easy 5 to 10 minute walk along the seafront promenade. There is a local artisan bakery and cafe 5 minutes walk away, ideal for breakfast pastries and coffee. Within Rothesay itself you will find a range of pubs, cafes and restaurants including a gin garden at the local distillery, all within easy walking distance. There is a strong live music scene in Rothesay with many pubs hosting live musicians and bands regularly although there will always be a quiet alternative if you prefer. There are also a large number of takeaways, many of whom will deliver to Bellevue Bute.

The lounge has two sofas and so comfortably seats 4. There is a dining table which extends to seat 4, with additional folding chairs stored within the table itself if required. The dining table provides an ideal workspace - fast, free, unlimited 5G broadband is available from the router next to the dining table. Why not work on your laptop overlooking the panoramic sea view?

Unusually for a 2 bedroom flat, there are two full bathrooms in Bellevue Bute - the main family bathroom is accessed from the main hallway, the second is en suite to the master bedroom. Both have showers, the main bathroom has a walk in shower, the en suite has a Victorian style roll top bath with attached shower.

The SMART TV should be connected to the internet upon switching on and is preloaded with popular Apps such as BBC iPlayer and Netflix. If the internet connection has been lost it can easily be reconnected via the systems menu on the TV (WiFi user name and password is on the bottom of the router, also located in the lounge). If you do not wish to use the Apps then all Freeview channels are available via the connected Freeview aerial.

The kitchen is well equipped with hob, oven, fridge (with ice box), dishwasher and washing machine (both available to use at no extra cost with eco friendly washing liquid and dish washer tablets provided ). There is ample plates, dishes, glasses, cutlery, pots, pans, cooking utensils for 4 people. Within the cupboards you will find salt, pepper, rice, pasta and olive oil, together with tea, sugar and a complementary bag of our own home roasted Dryad coffee.

Eco friendly dishwasher tablets and washing liquid for the washing machine are located in the cupboard under the sink.

There is a communal drying green at the rear of the property and also a folding clothes stand stored in the hall cupboard.

The gardens to the rear of the tenement are communal. Guests of Bellevue Bute are welcome to use the drying green and pegs are supplied for this in the hall cupboard of the flat. Please return the pegs to the flat after use.

Please be aware that the flat is on the top floor of the tenement (hence the spectacular views) and is accessed via 6 flights of stairs (arranged across 3 landings). There are 55 steps in total, and there is no lift access available. We suggest that this flat may not be suitable for guests with mobility difficulties.

At Bellevue Bute we take the health and safety of our guests seriously. Full safety information for the flat, including safety certificates (gas and electricity, Legionella testing) and a fire risk assessment is available for inspection in the hall console unit. All electrical items within Bellevue Bute are PAT tested. A fire extinguisher is located in the main hallway together with a fire blanket in the kitchen. The apartment is fitted with interlinked smoke detectors, heat detectors and a carbon monoxide detector as required by Scottish legislation.

Bellevue Bute is professionally steam cleaned between guests, using eco friendly cleaning products.

As required by new Scottish legislation, Bellevue Bute is licenced under the Short Term Lets Licence scheme, license number AR00244F.

Pets are not permitted at Bellevue Bute so this property is ideal for people with allergies or those who prefer pet free accommodation.

Please ensure that you book for the correct number of guests (a strict maximum of 3 adults sleeping in one double bed and one single bed, with a camp bed available for a child under 12). We do not charge per guest but we do need to know how many people are staying in the flat at any time for our fire risk assessment and also our insurance. We leave one set of towels per person on the booking (bath sheet and hand towel). If you wish to bring an additional guest after booking (within the occupancy of the flat) then please amend your booking so that we can ensure sufficient towels are provided. If you book for 2 adults for example but wish to add an extra person there is no additional cost.

We have a Ring video doorbell located underneath the key safe, by the front door of the flat. This is motion activated 24 hours per day. The camera points at the stairwell leading up to the flat and the exterior of the front door of Bellevue Bute only. There are no cameras or recording devices located internally within the flat. The owners of Bellevue Bute have access to this external camera at any time via the Ring app. The primary purpose of this recording device is for the owner’s security when the flat is not occupied by our guests. Please do not interfere with the workings of the video doorbell.

Having recently undergone a full renovation, our primary goal was to create a "home-away-from-home" experience. We wanted to avoid the impersonal feel often associated with holiday homes. Instead, we focused on crafting a relaxed and inviting atmosphere, complete with all the essentials and comforts you'd expect in your own home. You'll find amenities such as Sky TV, a hairdryer, shampoo and body wash, along with a fully equipped kitchen featuring tools like mixing bowls and potato peelers.

When we first acquired the property, it was clear the space wasn't being used to its full potential, particularly with only one bedroom. Our initial task was to remove the outdated kitchen, transforming that area into a spacious master bedroom. The new kitchen was seamlessly integrated into the living area, where we maximized space by adding a breakfast bar for dining and mounting the TV on the wall to free up floor space.

The final phase of the renovation was remodelling the bathroom. We chose a sleek marble finish and lowered the ceiling to install spotlights, creating a warm and bright ambiance.

This apartment is in a typical TENEMENT BUILDING Central to the small town of Rothesay, Isle of Bute, Scotland. Our small, ground floor, one bedroom flat is situated off the main road in the seaside village of Kilchattan Bay, Isle of Bute. As a family we have been coming on holiday here all our lives and welcome you to use our holiday home. The island is a really lovely place with plenty to explore and do, the house itself features a double bed and bunk bed to the rear and to the front you have a kitchen/living room with TV and Wi-Fi. Pets are welcome. On street parking is never a problem.

The space
Our flat is decorated to a good standard with a combination of wooden flooring and carpet. The electric heating system was upgraded in 2020, PLEASE DO NOT USE THE OPEN FIRE, it has been condemned and needs remedial work. There is a shared drying green opposite the property should you need to use the washing machine.

We have been granted a short term let licence from Argyll and Bute Council reference AR01532F. Licensing guidelines advise our flat must have a maximum occupancy of two people.

2nd Floor flat is located a few hundred yards from the ferry port and you can see when the boat has arrived from the living room window.

Space consists of two bedrooms - one double and one twin, entrance hall, two large cupboards - one which has an TV and Xbox, and a living area which also has the kitchen at one end of the room.

There is a washing machine, Xbox one, Wii U, Netflix, Amazon Prime and Sky Glass TV and Sky hub in one bedroom.

The space
Whole flat consisting of main room (living area and kitchen in one) which has an electric fire and television with access to Netflix, Sky Glass and Amazon Prime. Smart speaker also available. There is a dining table at the window which when pulled out can seat 4 people. Kitchen area has a fridge, oven, hob, toaster, microwave and kettle.

Double bedroom with double bed and television with access to Sky via hub, Netflix and Amazon Prime.

Twin bedroom with cupboard which houses a small washing machine, clothes airer and hoover etc. Some of our own items will normally be stored on the top shelves. Boiler is located in this room which controls the hot water and heating

Hallway cupboard which has a TV and Xbox one, which can be used. This is where our youngest normally hides out of the way of his two older sisters. Again our belongings are stored on the higher shelves.

Bathroom is narrow and long and has an electric shower over the bath. Along with a toilet and basin.

All rooms are accessed off the entrance hallway.

All toiletries and any food / drinks are available for guests to use.

'Waverley View' is beautifully located in the bay of Rothesay. Overlooking the harbour, bay and hills and only a short walk (less than 3 minutes) from the ferry, shops and supermarket, it is an ideal starting point to explore the Isle of Bute. The apartment is renovated to a high standard and offers three bedrooms, a modern kitchen and bathroom. It is an ideal location for a weekend away with friends or family but also caters perfectly for a longer stay.

The space
The first floor apartment (80m2) can be reached via the rear of the premises. Once in the apartment you find a modern, bright but cosy place. An ideal starting point for exploring the island.

The apartment has a modern kitchen with dish washer, induction hob and oven, separate microwave, Nespresso coffee machine and washing/drying machine. Tea towels and basic kitchen needs are provided.
The beds in the three bedrooms are carefully chosen (1 double bedroom with a king size box spring bed, 1 king size double bedroom with a matras and topper and a bunkbed with three beds. On arrival the beds are made and towels are provided.
The bathroom is provided with a rain and hand held shower, separate bath, toilet and sink. The views from the kitchen and living room are beautiful and are never the same.

Guest access
Our guests have the whole apartment to themselves. They access it via a fligth of steps and can let themselves in via the key in the lock box.

Other things to note
The apartment is well fitted for one or two couples for example or a familiy with (grand)parents and children. Children love the bunkbed with three beds. We wouldn't recommend the flat for 7 adults as this means that three adults will share the bunkbed room.

Located along the popular Battery Place, you are within easy walking distance of Rothesay and all its shops, restaurants and pubs, while being far enough away from most of the usual noise of the town centre.

Bay Apartment is located on the second floor of this well maintained traditional tenement building allowing guests to revel in the fantastic views across Rothesay Bay.

The space
Ideally located along the Rothesay Promenade, Bay Apartment is a spacious 1 bedroom flat with stunning sea views.

Bay Apartment is situated on the second floor of an impressive red sandstone building along Battery Place in Rothesay. The apartment is accessed through a well maintained close at the front of the building and is located on the second floor. Bay Apartment still holds a host of original features including a beautiful painted glass front door and high ceilings.

Once inside, there is a large hallway where all rooms are accessed off of. Guests will have use of a big hall cupboard to store shoes, boots, coats and umbrellas.

The lounge is spacious with a spectacular bay window offering stunning views over Rothesay Bay and up Loch Striven. It is equipped with a comfortable 3 seater sofa and plush armchair and also benefits from a working electric fire place.

The front facing bedroom is a good size with a comfortable king size bed and plenty of storage for clothes and other personal belongings.

Opposite the lounge, there is a large open plan dining room and kitchen. The dining room overlooks the shared garden and drying green at the back. Keen cooks can make use of the vast array of cookery books available for guests to use. The kitchen is a good size with enough cupboard and counter space for guests to enjoy plenty of homemade meals. It comes equipped with a large fridge freezer, double electric oven and hob, microwave, kettle and toaster. There is also a washing machine available for guests to use.

The family bathroom has a large walk-in shower, toilet and wash hand basin.

Bay Apartment is centrally located yet far away enough from the town for guests to savour the peacefulness that Bute has to offer. The apartment is a great base for couples who are keen to explore everything the island has to offer during the day and also in the evenings.

Guest access
Guests have access to the entire apartment. You will find that a couple of cupboards are locked off. These are used by the owners to store their personal belongings and by the cleaning team.

The drying green at the rear of the building is shared with the other residents in the building. Guests are welcome to use the drying area for their own laundry and you will find a laundry basket and clothes pegs inside the hallway cupboard. The bins are also kept in this area. The bin for the flat is marked 2/1 with the names 'Redwood' and 'Prada' on it. The blue recycling bins are used by all the residents in the building. Please follow the recycling instructions found on the door leading out to the bin area. Alternatively, guests can use the recycling bags which are hanging in the hallway cupboard inside the flat.

Other things to note
Furry friends are welcome to stay at Bay Apartment. Please bear in mind that the flat is located on the second floor of the building.

If your four legged companion is joining you on your holiday, we ask that you follow some simple pet instructions to allow your pet to feel comfortable during their stay and also help keep future guests' personal preferences in mind.

Please bring along your pets personal items such as food and water bowls, bed and/or crate, blankets, towels and toys.

Please do not allow your pets on the bed or soft furnishings.

The drying green at the rear of the building is shared with the other residents in the building. Please be mindful of the other residents and the time they spend maintaining the area by taking your pet outside along the front to do their toilet.

The space
Having recently undergone a full renovation, our primary goal was to create a "home-away-from-home" experience. We wanted to avoid the impersonal feel often associated with holiday homes. Instead, we focused on crafting a relaxed and inviting atmosphere, complete with all the essentials and comforts you'd expect in your own home. You'll find amenities such as Sky TV, a hairdryer, shampoo and body wash, along with a fully equipped kitchen featuring tools like mixing bowls and potato peelers.

When we first acquired the property, it was clear the space wasn't being used to its full potential, particularly with only one bedroom. Our initial task was to remove the outdated kitchen, transforming that area into a spacious master bedroom. The new kitchen was seamlessly integrated into the living area, where we maximized space by adding a breakfast bar for dining and mounting the TV on the wall to free up floor space.

The final phase of the renovation was remodelling the bathroom. We chose a sleek marble finish and lowered the ceiling to install spotlights, creating a warm and bright ambiance.

The flat is situated across the road from the beach (about 30 secs walk) We are on the edge of the town, about 2 mins walk from the main supermarket and about 3 mins walk from the main shopping street of the town. There is free parking at the back of the building and free parking at the front too. We are situated about 7/8 minutes walk from the main ferry pier and you can watch the ferry coming in from the front windows. All in all it's a very warm, comfortable flat and we are very pet friendly.

The space
The flat is bright, homely, warm and comfortable. There is a fully modern Kitchen with all appliances, washing machine, dishwasher, fridge/freezer, oven & hob, microwave, kettle and toaster etc. There is Wifi in the flat. There is a 5 piece modern bathroom with bidet. All towels and bed linen are provided plus beach towels and buckets & spades for the kids, in the bathroom there are shampoos and shower gels etc and a first aid box. There is also a hairdryer, an iron and ironing board. The flat is very quiet and peaceful and hopefully you will enjoy the complementary bottle of wine that is provided for you to sit at the end of the day and enjoy the view !!

Bute is a hidden gem on Scotland's western coast. You could say it is a miniature Scotland (15km long and 6.5km wide). This apartment is in an ideal location (Rothesay) to best enjoy all that this magical island has to offer.

The space
We bought this property in June 2015 and have loved spending time here renovating the apartment to its current condition. It's a Victorian building situated directly on the seafront, next to Rothesay harbour. The apartment is on the fourth (top) floor, but believe me the reward is the world-class sea view! (Please consider this factor if you think the stairs might be an issue for you).

The apartment itself feels warm and cosy with plenty of space for up to four adults. The apartment boasts two double bedrooms located at either end of the hallway from each other, offering maximum privacy.

The living room area offers a comfortable area to relax, watch television or catch up on the day's escapades around the island. The apartment has gas central heating throughout, easily controlled via an iPhone app (iPhone supplied).

The kitchen offers full cooking facilities along with a nespresso coffee machine. There is an island in the kitchen that you can sit at to keep the nominated chef in your party company!

Superfast Fibre Broadband is available along with an HD television and Apple TV, offering Netflix and other movies apps.

An Alexa speaker in the sitting room allows you to play any music (or radio station) you wish.

The apartment is located about a five minute walk (if that) from the ferry terminal, so it is possible to arrive via the ferry as a foot passenger. If you'd rather bring your car there is plenty of free parking just in front of the apartment building.

Other things to note
Bute is often called the undiscovered Isle, which is ironic as it is the most accessible of Scotland's islands. It is only a 40 minute drive from Glasgow Airport (or 50 mins on the train from Glasgow Central) to the ferry terminal at Weymss Bay and the ferry ride takes another 35 minutes.

Once on the island the apartment is very accessible and there is free parking directly outside.
