It was so extremely peaceful and relaxing. The only thing that took some adjusting to was the bed in the main bedroom. We are spoiled with the most amazing mattress at home so had to adjust to that. - "Very nice home with amazing views." - "Overall this is a nice interesting place and I won’t hesitate to rent it again. There are some things I suggest for consideration: the light and fan switches are not intuitive, it would be very helpful if they were labeled; the pool evidently isn’t on an autofill system and by the second day the water level had dropped to where it wasn’t filtering; the pool seemed over-chlorinated chemically imbalanced; water pressure in the master bathroom is marginal at best; and the air conditioning unit in the middle bedroom is also marginal. I suppose this may be kind of normal with older houses having lots of personality, and again, I wouldn’t hesitate to rent it again."

- "Property was so beautiful" - "I've stayed in a few rental properties in Ruidoso and this place was absolutely impeccable. Not a spot or dust to be found. The cleaning crew did an amazing job (shout out to, Pam!) The house itself is absolutely appropriate for a family, with two beds and two baths. The master room bed is really comfortable but the other bed was not (sorry, kids!) The house provided towels for the hot tub, laundry detergent, sponges for dishes, and dishwasher pods. For the price, it was way better than more expensive properties we've stayed at. The biggest downfall is the fence outside is broken with a quick fall to the road beneath. I was nervous to let the kids play out front. If this was fixed, it would definitely be a 10/10 for every aspect. If you go when it's snowing, it can be a scary drive up (make sure you check the weather), but the views were amazing. Can't wait to come back."

Each bedroom has it's own bathroom and the main living area is big and open that makes family living very enjoyable. It's a short drive from all kinds of activities from small town shopping to sledding, casino fun, horseback riding and horse racing as well! The thrift stores in the town are fun and unique and the Billie the Kid museum is authentic and so interesting. There's a great little pizza place downtown that always has a long line as well as many other restaurants to choose from after a long day of skiing. Ski Apache is a 30 minute enjoyable, scenic drive away. The grounds keepers and neighbors are friendly and the owner will get you what you need as soon as possible if anything is missing. STANDARD CANCELLATION POLICY: (Normal reservations other than holidays, etc.): If you give us 14 days or more notice, we will refund your FULL DEPOSIT less the cancellation fee*. With less than 14 days’ notice, but greater than 7 days’ notice, we will refund 50% of your deposit less the cancellation fee*. Less than 7 days’ notice, but greater than 48 hours’ notice, we will refund 25% of your deposit less the cancellation fee*. If you give us less than 48 hours’ notice, SORRY, you will be charged for 100% of the total reservation cost. Any reservation of 30 days or longer will require a 30-day notice to cancel.

SPECIAL EVENTS CANCELLATION POLICY: Specialty Weekends, Family Reunions, and Holidays such as Aspencade, Memorial Day, Spring Break, etc require a FULL 30-DAY NOTICE to cancel for a full refund less the cancellation fee*. If you give us less than 30 days' notice, SORRY, you will be charged for 100% of the total reservation cost.

*CANCELLATION/CHANGE FEE: If you must cancel, a $40.00 amount plus 6% of the amount charged will be withheld from your deposit as the cancellation fee. If you wish to change your reservation for a standard reservation and the arrival is more than 14 days from today, there will be a $40 change fee added to the reservation. The fine print, what to expect: Our cabins include basic cable, satellite or streaming television, basic cooking utensils, propane gas grill (propane provided), washer and dryer (if applicable- please look at the amenities), towels and bed linens for guest use along with heating for winter. Our homes come equipped with either a drip or Keurig coffee maker. *Linens and bath towels *Extra blankets and bedding *Spa towels for properties with spas/hot tubs. While our kitchens are fully equipped with glassware/cookware/utensils/dishes, etc. this does not ensure that all homes will have a blender, crock pot, spices, coffee, or condiments. Please call ahead to confirm if items such as these are available. If not, we ask that you bring your own. Basic toiletries in the Master bathroom only are: *One (1) travel-sized each of shampoo, conditioner, lotion, disposable toothbrush, toothpaste, bar soap, and facial bar soap, *three (3) rolls of toilet paper; one (1) on the holder and two (2) stored in the bathroom. Basic toiletries in all additional bathrooms (if applicable) are: *three (3) rolls of toilet paper; one (1) on the holder and two (2) stored in the bathroom, *one (1) travel-sized bar soap and/or facial soap, *one (1) hairdryer in the home. To Check IN: To check in come to our Office located at 546 Sudderth Dr. Ruidoso NM. The Office is on the North side of Sudderth Dr. Directly across from Ruidoso Fire Station at the Paradise Canyon intersection. We are open from 9am-5pm Mon-Thur and 9am-6pm Fri-Sat. If you arrive after the office has closed your arrival envelope will be to the left of the front door inside one of the two mailboxes separated by last name. Your envelope will have a map, key, directions, and emergency contact information in case you need to get in touch with us.



CHECK-IN TIME: Standard Check-in time begins at 3:00 PM, Mountain Standard Time. If you must check-in early a pro-rated extra charge will be applied if possible. Sometimes there is no possibility for early check-in. Holiday Check-in time may be as late 6:00 PM, Mountain Standard Time. During holidays early check in is not available.



DEPOSIT and BALANCE: All reservations are guaranteed by charging 50% of the total cost for your stay at the TIME of your reservation, this is the "DEPOSIT", 100% if less than 15 days. You may send a personal check or money order for your 50% Deposit, but it must be received within 10 days from the date of the confirmation letter. A reservation is not considered firm until the deposit is received. IF YOUR DEPOSIT IS NOT RECEIVED WHEN DUE, YOUR RESERVATIONS ARE SUBJECT TO CANCELATION. The remaining balance for your reservation is due 15 days prior to the date of arrival and will be charged that day. When you check in the balance will be paid in full.

- "This cabin was perfect for our 3 day "Girl Weekend" trip. We gathered outside on the deck for coffee visits and inside in the living room and dining room for meals and comfortable visiting during our stay. The cabin was super clean, the decor was so nice, and all kitchen and bathroom accessories were everything we needed. The 4 bedrooms gave everyone a quiet place to rest. The location made it just perfect for our weekend! We surely recommend staying here for your Ruidoso vacation."

- "The house is clean, quiet neighborhoods, easy access in town and easy to find the location." - "This cabin definitely has potential for a great rental but for the price paid it has some areas that are lacking - rusted, dirty, mismatched kitchen items; outdated bathroom; firewood for fireplace - picture online shows stack on back porch - when we only had 4 pieces and when we asked our contact - they never responded. One of the 4 remotes needed to operate the tv (which was a nice big tv) did not have batteries. Positive notes - comfortable furniture except dining table & chairs, location was great; good parking area."

'Affordability with room to roam' Welcome to the good ol' Cliff Cabin! This spacious home features easy one step entry with large living room perfect for your group. Front deck and yard gives additional room to roam. Located close to the Ruidoso Downs Racetrack and all thing Ruidoso you will have a wonderful home base for all your daily activities. This single level 1500 sq. ft. three-bed, two-bath home, sits peacefully among the pines. This is the spot to relax and enjoy some peace and quiet. It has an open living room where you can either enjoy the company of others, or keep warm next to the wood burning fireplace. Kitchen is fully equipped with basic necessities if you're wanting to make a good home cooked meal, or gather around the huge dining room table for catching up on much needed family time. There is a washer and dryer at the cabin for your convenience, towels and linens are professionally washer prior to arrival. You can also go outside onto the deck and enjoy the sounds and sights of the pine trees, so relaxing! This cabin is also close to town, restaurants, convenient stores, and a shopping center! So, if you haven't decided where to go for your next vacation, come to Cliff Cabin, and let that stress of everyday life fade into the mountains.

Plan a day basking in the stillness of our national forest while hiking, biking or fishing, golfing at one of our multiple golf courses or spend a fun night out on the town at one of the area's local attractions! You'll be happy you took a respite from the concrete jungle. PLEASE READ: *Our cabins include basic cable or satellite television, basic cooking utensils, propane gas grill (propane provided), washer and dryer (if applicable- please look at the amenities), towels and bed linens for guest use along with heating for winter. Our homes come equipped with either a drip or Keurig coffee maker. *Linens and bath towels *Extra blankets and bedding *Spa towels for properties with spas/hot tubs. While our kitchens are fully equipped with glassware/cookware/utensils/dishes, etc. this does not ensure that all homes will have a blender, crock pot, spices, coffee, or condiments. Please call ahead to confirm if items such as these are available. If not, we ask that you bring your own. Basic toiletries in the Master bathroom only are: *One (1) travel sized each of shampoo, conditioner, lotion, disposable toothbrush, toothpaste, bar soap, and facial bar soap, *three (3) rolls of toilet paper; one (1) on holder and two (2) stored in bathroom. Basic toiletries in all additional bathrooms (if applicable) are: *three (3) rolls of toilet paper; one (1) on holder and two (2) stored in bathroom, *one (1) travel sized bar soap and/or facial soap, *one (1) hairdryer in the home. Basic supplies in the home: *five (5) All-Clear laundry pods, *dish detergent in pod or liquid form (quantities may vary and/or be limited) and three (3) Lemi Shine rinse agent in single use cups (for homes with dishwashers), *liquid dish soap in (at minimum) a partial container (may only be in homes without dishwashers- check amenities to ensure the home you booked has a dishwasher), *two to three (2-3) rolls of paper towels, *two (2) trash liners in each waste basket; one (1) prepared in basket and at least one (1) in the bottom or under sink. We encourage guests to please be mindful of the supplies we provide and always bring extras as housekeeping does not deliver more than what is required to be left in the homes. We highly encourage guests to be prepared with access to chains and/or 4-wheel drive in winter months. Firewood is not provided for homes with wood burning fireplaces.

- "The area was very easy in and out, not too far out of the way. The driveway was a bit more complicated with steepness but other than that not an issue. Very sweet and cozy home, tons of games and dvd’s! Very clean when we arrived! Also, a nice surprise from the owners! We were able to see animals in the area and enjoy our time here. The two-bedroom units sleep 6; the three-bedroom units sleep 8. All are carpeted and have air conditioning, cable TV, and a full kitchen with a dishwasher, microwave, and washer and dryer. Each unit also has a queen-sized sofa sleeper, telephone, and cozy wood-burning fireplace.

From horse racing to hunting to skiing, you can find it all in the Champions Run Condominiums area. The condos are next to one of the premier quarter horse tracks in the world. You will be situated to take advantage of all that the area has to offer. Go to the races, enjoy the beautiful mountains and lakes, or visit the many shops in Ruidoso.
