The Piankatank Point house is a prime location for bird watchers, fishermen, waterfowl enthusiasts, kayakers, lovers of all water sports, and those looking to stay away from crowds. We've set up this rental for stay and play opportunities. It is perfect for the family or group who wants to enjoy time together without dealing with crowded settings at more tourist driven spots.

On site there will be 3 Kayaks, a 16' canoe, a pool table, a professional style dart board, several televisions, a gaming console, a large book and video library, and a collection of board games. Access to the river is currently through a community dock and boat ramp just three houses down for boats up to 21', and you can launch the kayaks or canoe right off the kayak launch. There is a pier in the back yard that leads to a brand new dock with boat lifts for a pontoon and v-hull boat. Boat lift usage must be arranged beforehand.

This house has just had a top to bottom renovation. Upstairs features a beautiful master suite with a soaker bathtub and shower along with a Florida room with wall to wall windows overlooking the River. There is also a separate bathroom and shower to go along with two bedrooms and one large bunk room. There is a washer and dryer upstairs as well. Three of the four bedrooms have river views.

Downstairs is centered around a brand new kitchen complete with gas stove, a center island, diswhasher, and all the small appliances you could need. Off the kitchen is the downstairs portion of the Florida Room containing a large dinner table that seats up to 8. The dining area has large windows looking over the back yard to the water. There are two gathering areas; one with a television and game room and a more relaxing fireplace room. The television and game room has a full sized pool table, large screen television, DVD and VCR players for our large video collection, and an X-Box 360 gaming console. Also a smaller tv for possibly watching sports while you shoot a game of pool.

Off the kitchen is our large 24' x 24' deck, complete with an all weather gas grill in the shed and entertaining area all around. A Hot Tub is recessed into the deck. The yard will have some hammocks and a fire pit, though the expansive yard can be a wet or dry depending upon how the tides have been running. There is also a volleyball set and cornhole set that is for guest use. You will need to set up the volleyball set and take it down when you are done. We have also added outdoor lighting for the entire back yard.

Swimming is not recommended off the point due to the depth of the mud in the river, but the water is clean and there are several other spots nearby where swimming and other water sports are common. Fishing right off the back yard pier can wield largemouth bass, striped bass, catfish, gar, snakeheads, puppy drum, sea trout, spot, and an assortment of other river fish. If you bring your boat it's just a half mile or less to the salt-water line, and just a few hundred yards to where the river narrows for prime bass fishing.

Birdwatchers will enjoy several different birds of prey such as osprey and bald eagles, as well as other marshland birds and the occasional hummingbird. Directly across from the house is a large marsh area that you can paddle up into for about a half a mile.

Waterfowl enthusiasts can bring their mobile blinds and head up into the Dragon Run, or practice your duck calls right out back.

Boaters will love the Piankatank. It's about a 30 minute boat ride to the mouth of the river and the Chesapeake bay. There are several spots along the way ideal for tubing, waterskiing, or just pulling along the side to take a swim. There is also a beautiful boaters beach inside of Gwynn's Island that can be accessed without going into the bay.

Antiquers will love the many antique shops in the middle neck and its only a 10 minute drive to the lovely hamlet of Urbanna. Another 10 minutes away is Deltaville and it is less than 30 minutes to Kilmarnock and Irvington. These are all beautiful little towns with charming shops and restaurants.

There are longer drives for the more adventurous, like 45 minutes to Williamsburg with Bush Gardens, and it's about an hour and a half to Richmond, or Virginia Beach and two hours to the Washington DC area.

This is my first rental property and I do want to work with my guests to make their stay as enjoyable as possible. It is my sincere hope that you'll fall in love with the sunsets, as I have, and that you'll want to make many memories here at Piankatank Point.

- "Everything was as stated in the listing. The house was clean and comfortable. Beds were comfortable, loved the decor, wi-fi and A/C worked well. Might sound strange but all the lighting in the house was nice and bright (for my eyes that need reading glasses and lots of light to see or read). The location on the river was so peaceful and relaxing for our family of 4 for a last summer getaway before sending kids back to college. We caught plenty of crabs and even a catfish in the crab traps. Kayaking on the river was so peaceful, saw beautiful sunrise and sunsets on the dock. We cooked mostly while there and the kitchen had everything we needed. Food Lion was not far, convenient to get anything we forgot/needed. Ventured into town on one of the rainy days and tried Olivia's in the Village (owner and employees were so welcoming there), great food for the price. Also grabbed dessert from Sweet Tooth Cafe and Bakery to satisfy the sweet craving. Owners were very responsive to any questions we had throughout our stay. Guest Access:
Guests have access to the Main House, pool, beach, dock, lakes, trails. and grounds. There are two other smaller houses on the property that are private. The caretakers Megan and Riki reside in the house to East (right side when facing house), another family resides in the house to the left. Megan and Riki are available to help guests during their stay.

Getting Around:
A car is necessary. You may also want to rent a golf cart for exploring the expansive property. More information available upon booking.

Other Things to Note:
While we have added modern amenities, Rosegill is still a very old house and requires tender loving care. Please be prepared to treat the property with great respect.

Rosegill is a working agricultural farm (corn, wheat, soy), and thus you may see or hear farm machinery and crop dusting planes. Some farm work may take place early in the morning and involve noise. Please do not touch any farm equipment you see on the property.

All three fireplaces are either non-functioning or defective, and may not be used at any time.

The property has security cameras covering the driveways, parking areas, pool, grounds and exterior of the home. There are no interior cameras.

Specific Cliff Danger Warning – There is a grassy lawn extension from the Rosegill Main House to the Rappahannock River shoreline. It’s very natural and inviting to walk toward the River to get as close as possible. Please don’t get too close, it drops off with a 30’ high cliff down to the beach all along the riverfront. It is very steep and unstable. Winter storms erode the cliff and parts collapse from time to time. Unsupervised children should not go anywhere near the top of the cliff. Extra care must be taken there and with small children.

The Main House is not the only home at Rosegill. The East Cottage, 85' East of the Main House, is occupied by the property caretakers Megan and Riki (who are available to help you if needed and whose contact information is shared upon booking). We ask all residents and guests to give privacy to those in the other houses.

The barns and other outbuildings are not included in the rental. You are welcome to walk over to those buildings and look around the outside but please do not go inside and please do not touch any farm equipment.

The swimming pool is open May 15 – September 15. It is unheated. Use of the pool is reserved exclusively for those in the Main House during rentals.

To finalize bookings, we require execution of a Rental Agreement with house rules, which will be sent upon booking.

*THE COTTAGE*

Spacious Rosehill Cottage has three bedrooms and three full bathrooms, including a main first floor riverfront bedroom with king bed, secondary first floor riverfront bedroom with queen bed, and large upstairs room with two full beds and a pullout couch. Note: the upstairs room has an exterior entrance off the living room.

Downstairs, the fully stocked kitchen opens up to a breakfast area where you can sip your morning coffee while taking in stunning river views.

Then, stroll through the open, airy space to the cozy living room with its roaring fireplace (one of your hosts would like to note this is the perfect off-season spot for a glass of bourbon and watching football), a front sitting area for a sunset read, and a dining area that seats 8.

If you're looking for a spot with strong wifi to work remotely, this is it! Take your meetings while looking out at the river or head upstairs to the 'office' with a desk and a Zoom-ready background.

Outside, you'll find adirondack chairs, a picnic table, and a Solo stove fire pit overlooking the Rappahannock River, steps leading into the river with two kayaks, a darling rose garden, and even a white picket fence. The charm here is unrivaled –– Rosehill Cottage is your hideaway on the river.

If you're unfamiliar with the area, we're located in Locust Hill, right down the road from Urbanna, where you'll find small town dining and shopping ––as well as the heralded Urbanna Oyster Festival (we’re in oyster country!).

We're also just a quick drive from the Northern Neck, Irvington, White Stone the Tides Inn, and, our favorite restaurants in the area, Merroir and Adrift. Deltaville, Kilmarnock, Mathews, and Gloucester are all also within 20 minutes.

For history buffs, you’re an easy day trip to Williamsburg, Yorktown, and Jamestown.

This is where you’ll enjoy a slower pace of life on the “rivah,” and where guests often come from DC (2.5 hours) and Richmond (1 hour, 15 minutes) to escape busy city life.

Thanks to Heather and Adam, I didn't fail at planning the summer trip this time! My daughters, who are both in middle school, loved the pool, the views, paddle boarding and going to the local shops in Urbanna. My wife who just wanted to relax and read, did so in the dining area with the large windows and in the backyard by the river. She enjoyed the views as well as the fact that she got to bring her favorite companion on the trip (no not me) our dog Lilac. The fenced in yard was perfect for our dog. I enjoyed cooking out on the grill, running up to J&W seafood for clams and the Rivah dip, and fishing off of the shore. I was able to catch 40+ fish in just in a few days! The trip was one of the best we've had and Heather and Adam were by far the best host. I highly recommend this home to anyone who loves nature, water views, and relaxing in a beautiful home."

Relax and take it easy at our updated but cozy waterfront cottage built by Bubba Butler and his father almost 100 Years Ago. Enjoy the beautiful views of the Rappahannock River sunrise and sunset from private dock or balcony. Public boat ramp within 1/2 mi. by water from cottage.

This is our idea of a cottage! Laying in bed looking out at the view from the upstairs suite is unbeatable. Very quiet, nice neighborhood on deadend street. The river facing side of the cottage is all windows! High bank waterfront makes a gorgeous view. Stairs down to the dock if you want to fish or put over a crabpot. Two downstairs bedrooms have only double beds so tight for 2 people in one room.Two bathrooms is great. Loved having laundry! Note: there were no extra garbage bags, soap or anything to wash dishes. We brought our own dish soap and bags , laundry soap, bathroom soap.. not a big deal but helpful to know in advance. The floor isnt level and made us laugh at how wavy it is. We had to provide our own battery when the smoke alarm went off in the middle of the night. Wish there was a vacuum as we had to walk through dirt to get to the door as the pathway to the door isnt finished. Cleaning prior to our arrival could have been more thorough. Some good restaurants nearby as well as grocery. We hated to leave and look forward to our return! Thank you for a wonderful and restful time! "

- "It was our first trip to Urbanna. Our trip was relaxing from the beginning, starting with the joy of seeing this sweet cottage that is even prettier in person, if that's possible. The owners have put such care and attention to details that make a visitor feel at home...tasteful and comfortable furnishings, well-stocked kitchen, a spa-quality shower, places to sit and enjoy the flower gardens on a screened porch or on the front porch swing with a view of the river, seeing the occasional bikers riding down the street and listening to the many birds. We were welcomed at the various shops and relaxed later by the water at a marina during happy hour and had a delicious dinner. Kevin was very courteous and prompt in returning our call when we had a question. Just might be something in the air there that makes everyone so pleasant. Can't wait to return!"

Welcome to our “Little Key House” – named because Urbanna and our little house reminded us years ago of the charm of Key West. Before your hosts bought and re-opened the Chesapeake Inn in Urbanna, we poured our hearts into this sweet little house, which is small in square feet but big on heart and fun.

With its front porch rocking chairs and white picket fence, Little Key is a peaceful retreat from the stresses of daily life – a quintessential small town escape. The pool, hot tub, and kids toys make Little Key perfect for a laid back family vacation, but the house also works well for a couple or a group of friends. And the high speed internet makes working from Little Key entirely possible – zoom meetings are much more pleasant poolside!

Spend your days reading a novel in the hammock, grilling fresh seafood or exploring Urbanna on foot or on one of our bikes. Our house is just two blocks from Urbanna’s best restaurants and shops, a short walk to the cutest little waterfront park you’ll ever see, and three blocks from the Rappahannock River. And we’re happy to share our favorite restaurant, hiking and exploring recommendations – plus our area offers the best antique and thrift shopping around!

And because your hosts also own and run the Chesapeake Inn right here in Urbanna, you are welcome to take advantage of the Inn’s bikes, kayaks and surreys, and we include the very same amenities we offer Inn guests – toiletries, snacks and more.

But all that is extra -- Little Key House is really the star of the show! Little Key, which was fully renovated in 2021, has a flowing floorplan that allows both family time and enough space to be alone. The heart of the house is the two story kitchen/dining room with beautiful marble countertops, oversized doors opening to the back deck and pool, and everything you need to prepare your favorite meals, including upgraded appliances, a Keurig and more. The first floor also has a living room, comfortable family room, study with a reading nook/twin bed, a screen porch looking over a rose garden, a bathroom with a river rock shower and the washer and dryer.

Upstairs, the main bedroom has a beautiful King bed and an attached bathroom with the home’s original vintage claw foot tub. The second bedroom boasts built in bunkbeds and a daybed that expands out into a king size bed. Also upstairs is a loft/family room with a queen sized pullout sofa and a balcony overlooking the pool and backyard – the absolute best place for a cup of coffee in the morning.

Outside, you’ll find a spacious deck, a pool, hot tub, outside shower and a fabulous double hammock. At nearly half an acre, the fenced yard is big enough for a casual football or volleyball game and the perfect way to keep your furry family member happy on vacation. And our firepit is a wonderful way to roast s’mores under Urbanna’s amazing star-filled skies.

- "Loved the views and property. Justin was easy to reach with any questions that arose. House is well equipped and nicely furnished with loads to do when not enjoying the private beach. Our only issues were the locked thermostat control (we are cold sleepers that usually sleep at 68) and lack of light blocking shades so we were up at 530 (suggest packing and eye mask), but on the flipside, we got to see each gorgeous sunrise.;-) I’d also take a portable speaker for our next visit as surprisingly, there is not a sound system for music. The yard is huge and our dogs had a ball chasing frisbees and tennis balls along with swimming in soft sandy bottom river. Great spot!!! The soaking tub in the master. bath is huge and a perfect escape after a long day of play!"

The closed in back porch only has A/C, this area can be cold if renting during the winter. Guests are not allowed to use the boat lift.

- "The property was so much fun. While you are about 18 to 20 miles out from everything, the commutes to our destinations were not a problem. It’s located on the Piankatank River and there are other homes surrounding it so you don’t feel like you are in the wilderness!! The riverfront is awesome and huge dock in the water. The morning sunrises are just awesome and words cannot describe it. We enjoyed the fire pit one evening. The owner has done a nice job with items you need for your stay. I forgot my magnifying mirror to put on makeup and found one hanging behind the bathroom door. While this is not the Ritz, and you like cottages, this is perfect. We would definitely go back. Next time I would like to rent a boat. You see boats out on the water and we were curious where people go on the river!"

Blue Pearl Cottage on Robinson creek in historic Urbanna, VA awaits your relaxing stay. Come swing in the hammock on the covered porch while listening to birds and osprey on the creek. Walk or ride a bike into the town of Urbanna for shopping, dinning, entertainment, museum's, the Marina, Farmers Markets and Bands on 2nd Saturday's and so much more. Many surrounding towns offer wineries, events, etc.

While at the Blue Pearl Cottage enjoy fishing and crabbing off the dock. Or take the kayaks and paddle boards up the creek into the Rappahannock river. You can paddle to near by Beth Page, Urbanna Seafood restaurant or on a calm day go out as far as to Urbanna beach where you will find more restaurants to tie up to.

The Blue Pearl Cottage has recently been renovated with you and your guests in mind to stay, unwind and have no worries. We have many games, puzzles, books, medium and large life jackets, 2 kayaks, 2 paddle boards, 2 adult bikes, cornhole boards and so much to help you enjoy your stay.

Boats are welcome to tie up to the dock. There are multiple ramps nearby, but only recommend boats with a draw of less that 16" to enter our part of creek. Please contact us for more boating/creek information.

Welcome to our spectacular waterfront escape. Built in 2021, our spacious home features endless river views, a modern kitchen, ample outdoor spaces, a heated screened-in porch, a well-stocked game room, speedy WiFi, and a dedicated office space for remote work. Enjoy lazy afternoons on our private beach, kayaking, paddleboarding, building sandcastles, and swimming in the gentle Rappahannock. With five acres all to yourself and privacy galore, this is a perfect getaway for family and friends.

The house sits atop a small knoll overlooking the beautiful, wide Rappahannock River. As you enter, you'll find an open-plan main floor, with a kitchen that flows into an eating area and living room. The long peninsula has four barstools, which is where everyone hangs out while you cook in the full kitchen.

My favorite "room" in the house is the screened-in porch, which is just off the dining room. It features a heater, a ceiling fan, and a massive sectional couch, so you can be comfortable out there whether the temperature is 50 or 90.

The main floor also features a dedicated workspace and a guest bedroom with an en-suite bathroom, which is great for folks who don't want to have to climb a full flight of stairs to get to sleep.

Upstairs are the three main bedrooms. The primary bedroom has a massive walk-in closet and its own bathroom, which includes two sinks, a standup shower, and a large cast-iron soaking tub. The other two bedrooms share their own bathroom just across the hall.

Just down the hall upstairs is the bonus room/children's game room, which you can use as an extra sleeping space and/or a separate hangout area (the bonus part is that you don't have to hear the kids yelling!).

Beneath the main floor, there's walk-out basement has a surprising amount of natural light, so you don't feel like you're in pit when you're hanging out there. It includes a ping-pong table, a workout area, and the laundry facilities.

Then there's the best part: Outside! The huge front lawn slopes gently down to a white sand beach. The water is brackish and shallow--you don't get over your head for several hundred yards. There's no real flow--just tides--so it's perfect for kids who want to splash around while giving peace-of-mind to watchful adults. The only thing you have to fear is the sea nettles, which come and go in July and August. (If they're out there, keep an eye out and keep your swim short!). When you're done on the beach or with your boating fun, there's an outdoor shower/foot cleaning spigot to wash off all the salt and sand.

The house is walking distance to historic Christchurch School, a short drive from the quaint town of Urbana, and a less short (but still easy) drive to Williamsburg, Yorktown, and all the Virginia tidewater has to offer.

NOTE: This home was successfully Vrbo'd/AirBNB'd for two years under a third-party management team and was a "Guest Favorite" with a 4.95 average. Alas, all that data got wiped out when we started hosting it ourselves. But don't be fooled by the "new" listing. The reviews were glowing!
