The Piankatank Point house is a prime location for bird watchers, fishermen, waterfowl enthusiasts, kayakers, lovers of all water sports, and those looking to stay away from crowds. We've set up this rental for stay and play opportunities. It is perfect for the family or group who wants to enjoy time together without dealing with crowded settings at more tourist driven spots.

On site there will be 3 Kayaks, a 16' canoe, a pool table, a professional style dart board, several televisions, a gaming console, a large book and video library, and a collection of board games. Access to the river is currently through a community dock and boat ramp just three houses down for boats up to 21', and you can launch the kayaks or canoe right off the kayak launch. There is a pier in the back yard that leads to a brand new dock with boat lifts for a pontoon and v-hull boat. Boat lift usage must be arranged beforehand.

This house has just had a top to bottom renovation. Upstairs features a beautiful master suite with a soaker bathtub and shower along with a Florida room with wall to wall windows overlooking the River. There is also a separate bathroom and shower to go along with two bedrooms and one large bunk room. There is a washer and dryer upstairs as well. Three of the four bedrooms have river views.

Downstairs is centered around a brand new kitchen complete with gas stove, a center island, diswhasher, and all the small appliances you could need. Off the kitchen is the downstairs portion of the Florida Room containing a large dinner table that seats up to 8. The dining area has large windows looking over the back yard to the water. There are two gathering areas; one with a television and game room and a more relaxing fireplace room. The television and game room has a full sized pool table, large screen television, DVD and VCR players for our large video collection, and an X-Box 360 gaming console. Also a smaller tv for possibly watching sports while you shoot a game of pool.

Off the kitchen is our large 24' x 24' deck, complete with an all weather gas grill in the shed and entertaining area all around. A Hot Tub is recessed into the deck. The yard will have some hammocks and a fire pit, though the expansive yard can be a wet or dry depending upon how the tides have been running. There is also a volleyball set and cornhole set that is for guest use. You will need to set up the volleyball set and take it down when you are done. We have also added outdoor lighting for the entire back yard.

Swimming is not recommended off the point due to the depth of the mud in the river, but the water is clean and there are several other spots nearby where swimming and other water sports are common. Fishing right off the back yard pier can wield largemouth bass, striped bass, catfish, gar, snakeheads, puppy drum, sea trout, spot, and an assortment of other river fish. If you bring your boat it's just a half mile or less to the salt-water line, and just a few hundred yards to where the river narrows for prime bass fishing.

Birdwatchers will enjoy several different birds of prey such as osprey and bald eagles, as well as other marshland birds and the occasional hummingbird. Directly across from the house is a large marsh area that you can paddle up into for about a half a mile.

Waterfowl enthusiasts can bring their mobile blinds and head up into the Dragon Run, or practice your duck calls right out back.

Boaters will love the Piankatank. It's about a 30 minute boat ride to the mouth of the river and the Chesapeake bay. There are several spots along the way ideal for tubing, waterskiing, or just pulling along the side to take a swim. There is also a beautiful boaters beach inside of Gwynn's Island that can be accessed without going into the bay.

Antiquers will love the many antique shops in the middle neck and its only a 10 minute drive to the lovely hamlet of Urbanna. Another 10 minutes away is Deltaville and it is less than 30 minutes to Kilmarnock and Irvington. These are all beautiful little towns with charming shops and restaurants.

There are longer drives for the more adventurous, like 45 minutes to Williamsburg with Bush Gardens, and it's about an hour and a half to Richmond, or Virginia Beach and two hours to the Washington DC area.

This is my first rental property and I do want to work with my guests to make their stay as enjoyable as possible. It is my sincere hope that you'll fall in love with the sunsets, as I have, and that you'll want to make many memories here at Piankatank Point.

- "Everything was as stated in the listing. The house was clean and comfortable. Beds were comfortable, loved the decor, wi-fi and A/C worked well. Might sound strange but all the lighting in the house was nice and bright (for my eyes that need reading glasses and lots of light to see or read). The location on the river was so peaceful and relaxing for our family of 4 for a last summer getaway before sending kids back to college. We caught plenty of crabs and even a catfish in the crab traps. Kayaking on the river was so peaceful, saw beautiful sunrise and sunsets on the dock. We cooked mostly while there and the kitchen had everything we needed. Food Lion was not far, convenient to get anything we forgot/needed. Ventured into town on one of the rainy days and tried Olivia's in the Village (owner and employees were so welcoming there), great food for the price. Also grabbed dessert from Sweet Tooth Cafe and Bakery to satisfy the sweet craving. Owners were very responsive to any questions we had throughout our stay. Guest Access:
Guests have access to the Main House, pool, beach, dock, lakes, trails. and grounds. There are two other smaller houses on the property that are private. The caretakers Megan and Riki reside in the house to East (right side when facing house), another family resides in the house to the left. Megan and Riki are available to help guests during their stay.

Getting Around:
A car is necessary. You may also want to rent a golf cart for exploring the expansive property. More information available upon booking.

Other Things to Note:
While we have added modern amenities, Rosegill is still a very old house and requires tender loving care. Please be prepared to treat the property with great respect.

Rosegill is a working agricultural farm (corn, wheat, soy), and thus you may see or hear farm machinery and crop dusting planes. Some farm work may take place early in the morning and involve noise. Please do not touch any farm equipment you see on the property.

All three fireplaces are either non-functioning or defective, and may not be used at any time.

The property has security cameras covering the driveways, parking areas, pool, grounds and exterior of the home. There are no interior cameras.

Specific Cliff Danger Warning – There is a grassy lawn extension from the Rosegill Main House to the Rappahannock River shoreline. It’s very natural and inviting to walk toward the River to get as close as possible. Please don’t get too close, it drops off with a 30’ high cliff down to the beach all along the riverfront. It is very steep and unstable. Winter storms erode the cliff and parts collapse from time to time. Unsupervised children should not go anywhere near the top of the cliff. Extra care must be taken there and with small children.

The Main House is not the only home at Rosegill. The East Cottage, 85' East of the Main House, is occupied by the property caretakers Megan and Riki (who are available to help you if needed and whose contact information is shared upon booking). We ask all residents and guests to give privacy to those in the other houses.

The barns and other outbuildings are not included in the rental. You are welcome to walk over to those buildings and look around the outside but please do not go inside and please do not touch any farm equipment.

The swimming pool is open May 15 – September 15. It is unheated. Use of the pool is reserved exclusively for those in the Main House during rentals.

To finalize bookings, we require execution of a Rental Agreement with house rules, which will be sent upon booking.

*THE COTTAGE*

Spacious Rosehill Cottage has three bedrooms and three full bathrooms, including a main first floor riverfront bedroom with king bed, secondary first floor riverfront bedroom with queen bed, and large upstairs room with two full beds and a pullout couch. Note: the upstairs room has an exterior entrance off the living room.

Downstairs, the fully stocked kitchen opens up to a breakfast area where you can sip your morning coffee while taking in stunning river views.

Then, stroll through the open, airy space to the cozy living room with its roaring fireplace (one of your hosts would like to note this is the perfect off-season spot for a glass of bourbon and watching football), a front sitting area for a sunset read, and a dining area that seats 8.

If you're looking for a spot with strong wifi to work remotely, this is it! Take your meetings while looking out at the river or head upstairs to the 'office' with a desk and a Zoom-ready background.

Outside, you'll find adirondack chairs, a picnic table, and a Solo stove fire pit overlooking the Rappahannock River, steps leading into the river with two kayaks, a darling rose garden, and even a white picket fence. The charm here is unrivaled –– Rosehill Cottage is your hideaway on the river.

If you're unfamiliar with the area, we're located in Locust Hill, right down the road from Urbanna, where you'll find small town dining and shopping ––as well as the heralded Urbanna Oyster Festival (we’re in oyster country!).

We're also just a quick drive from the Northern Neck, Irvington, White Stone the Tides Inn, and, our favorite restaurants in the area, Merroir and Adrift. Deltaville, Kilmarnock, Mathews, and Gloucester are all also within 20 minutes.

For history buffs, you’re an easy day trip to Williamsburg, Yorktown, and Jamestown.

This is where you’ll enjoy a slower pace of life on the “rivah,” and where guests often come from DC (2.5 hours) and Richmond (1 hour, 15 minutes) to escape busy city life.

Heather was a wonderful and responsive host. We had a relaxing week and highly recommend the property!" - "Our family typically goes to the beach for our vacations, but this year we wanted to try something different and also limit our commute, so we decided to take the short drive to the Locust Hill area from Richmond. I've been to this area several times to go on fishing trips with friends, but my family had never been here. I told them it was a great place to visit (and live) and we should take advantage of such a beautiful place right here in VA. Thanks to Heather and Adam, I didn't fail at planning the summer trip this time! My daughters, who are both in middle school, loved the pool, the views, paddle boarding and going to the local shops in Urbanna. My wife who just wanted to relax and read, did so in the dining area with the large windows and in the backyard by the river. She enjoyed the views as well as the fact that she got to bring her favorite companion on the trip (no not me) our dog Lilac. The fenced in yard was perfect for our dog. I enjoyed cooking out on the grill, running up to J&W seafood for clams and the Rivah dip, and fishing off of the shore. I was able to catch 40+ fish in just in a few days! The trip was one of the best we've had and Heather and Adam were by far the best host. I highly recommend this home to anyone who loves nature, water views, and relaxing in a beautiful home."
