Let’s take a tour of the house!
The second floor is your Master Suite with En/Suite bath - full shower, jacuzzi tub, and washer/dryer. Options include King OR 2 twins. Additional day bed and trundle available. This suite accommodates up to 4.

First floor hosts 2 bedrooms and 1.5 baths. Queen bed in one room with mini en-suite bathroom. Two twin beds in room across the hall. The full hall bathroom serves these two bedrooms.

Walk down the main hallway and enter into the Great Room. Complete with views of the water. Find cozy seating around the fireplace, or enjoy a family style meal at the hand made recycled barn wood farm table. Prepare just about anything in the fully stocked kitchen while taking in sweeping views of the water at every turn.

Walk seamlessly onto the entertainment sized covered rear porch where you will find overhead fans to keep you cool or wool throws to keep you warm when needed. Enjoy your coffee on the porch while watching the morning sun glisten over the water. Listen to the earth come to life and enjoy being a part of it.

Step down to the lower deck to grill fresh oysters, and enjoy various seating options that all overlook the water. To the left will be multiple kayaks equipped with oars and life vests. Various outdoor activities including, disc golf, bicycles, crab pots, and much much more. ALL COMPLIMENTARY for our guests. Look to the right and you can find the fire pit, hammock, and life size chess set.

OPTIONAL CABIN available when the weather is right (May through October) for reservations of groups over 6 - this is located to the left of the main house. Equipped with 2 twin beds and a window AC for the warmer nights. Enjoy a separate outdoor entrance and some extra privacy.

It's always a great time to be near water and you can't go wrong at UpYonda. Located within a stones throw of the Chesapeake Bay, if you bring your boat you'll be able to launch it from a local marina and tie it up at the house. We offer plenty of dock space and a 4' MLW at the end of the dock. Store your trailer in the secondary parking area to the side of the house.

We now offer high speed internet service with COMPLIMENTARY YouTube TV. Our internet will accommodate multiple computers. Great for remote learning and/or working away from the office.

- "We loved our time here. The house is exactly as it looks in the photos, and is very well equipped for a comfortable stay. We had six people in the house- my husband and myself, our kids (7 & 9), and my parents- and we never get cramped or like we were tripping over one another. We played yard games, kayaked, fished, and enjoyed the view. The hosts were quick to point us to a local boat ramp (Smith Point) that didn’t require a ride out into the bay to get to the house. I recommend taking the trip to Tangier while you’re there. It’s a neat place and was almost exactly the same as when I visited twenty years ago. The boat ride is fun and we saw a school of bottle nosed dolphins on the way back. We got dinner from Reedville Market one night and pizza from the Dairy Barn on Friday. Both were excellent. The ice cream shop was also great. We also found a small public beach nearby (Vir-Mar Beach) that was perfect for the kids to play and splash around on. We can’t wait to come back!"

- "everything was fantastic!! The house is comfortble, we were able to enjoy the beach every day and the location was exactly what we wanted! Bring bug spray!! We are very familiar with the northern neck region and knew to bring heavy duty bug spray. If there is a good breeze there is no problem, but if the air is still the flies will destroy you!! Nathan gave great information on places to go and where to eat, Kilmarnock is close and had plenty of shops and restaurants as well. We will def be back!!"

- "Great property for a quiet and relaxing vacation." - "The pool was amazing and really sold us on booking the house! We also loved having pool toys, bikes and kayaks provided so we didn't have to pack any of those items. If you have little ones, I'd definitely recommend that you bring a baby gate because the stairs are steep. The owner let us know in advance so we were able to prepare! We only wish we would have know that the bedrooms were only semi-private. This made for some challenges with going to bed early and others staying up to watch tv. Overall though, we had a great stay!"

Bird Watching : Bring your binoculars and camera! The Chesapeake Bay is well-known as a bird lovers paradise. You can watch several local osprey, great blue heron, bald eagles and pelicans diving and catching fish as well as pods of dolphin passing by. Ospreys and heron come every morning to fish along the shoreline. In the winter months you can listen to the roar of a thousand Canadian geese arriving together to spend the night near shore. Cardinals, blue birds, finches, purple martins, and other songbirds also abound among the bayberry trees, magnolias, azaleas, crepe myrtles, dogwoods, and towering loblolly pines on the 1.5 acre property. Decks patios and porches overflow with brilliant geraniums and hibiscus in summer months.

- "This was a perfect vacation for our multigenerational family of nine, with so many well-thought-out rooms and places to spread out. The tweens loved the bunkroom and game room, while the sunroom became our puzzle nook. The back deck, Adirondack chairs, and waterfront deck became favorites for reading or observing the beach fun. The kitchen is well-equipped and the bedrooms spacious and comfortable. The house, the property, and the view are even more spectacular in person. We appreciated the slower pace of this rural area and felt like we hit the jackpot with this property! The private stretch of beach was a highlight, and we had fun swimming, boating, and crabbing. The backyard shed was filled with beach chairs, floats, and yard games. No issues with fish smells or jellyfish. Thoughtful neighbors alerted us to a rocket launch one of the days we were there, and we enjoyed watching it from around the campfire that evening. We loved our dinners in town at Captain Crab (twice!) and Reedville Market. We ventured farther to Horn Harbor Restaurant and the Chesapeake Restaurant at Tides Inn on nights when those in town were closed. (Check hours in advance to plan ahead) No meal was complete without a stop at Chitterchat’s for homemade ice cream! A final foodie shout-out to Fawn’s Delectables Cafe in town. Fawn kept the goodies coming all week long! She and her staff were so accommodating and lovely to interact with, and the café itself is a warm, inviting space. Highly recommend!"

Downstairs you will find a fourth walk-out bedroom and bath. The downstairs game room includes a pool table, dart board and an air hockey game room. Outdoor games and equipment are located in the equipment room. House #2 has all living areas located on one floor. - "Loved the pool, fresh crabs and use of the kayaks. This was a great place to kick back and relax. The house was clean and well stocked. Views from the deck were peaceful. The kids enjoyed the outdoor games and the pool table. The crab traps were a nice touch and had the freshest crabs I have every ate. Lori the owner was very helpful." - "This was by far the best rental property we have stayed at so far. The pool was great for the kids ages 1-7. It had a nice shallow end for the youngest and a 5 foot deep section for the more advanced swimmers. There were a ton of pool toys, swim vests and floats. There were enough kayaks, canoes and SUP that the whole group could have gone out together. Looking forward to the day that our kids are ready to go out for a paddle. There were lots of games and movies and a complete game room. Lori our host checked in with us frequently and was so helpful. Best host ever! We had great luck crabbing from the dock and actually had 2 crab feasts. It was very hot when we were there so we never braved the heat to fish from the dock but saw fish swimming as we went out to check the crab pots. We stayed in the guest house which was great for our family with young kids. Lori gave me a tour of the second house and it was beautiful. The two houses together would be a great place for extended families."

The beach cottage is a SMALL "INTIMATE" BEACH COTTAGE but it is aesthetically designed utilizing all spaces with beauty, functions and comfort of our guests in mind. The cottage is for guests to enjoy the full house, deck, grounds, shed and the white sandy beach of Chesapeake Bay. A newly renovated single level home – 2 bedrooms (convertible to 3 bedrooms), 2 bathrooms, living room, kitchen and sunroom with full view of the Bay. PLS NOTE: THE MASTERBED IS ELEVATED, PLS WATCH YOUR STEPS IN THE PLATFORM WHEN YOU ARE GOING IN/OUT OF THE BED. The cottage has fully equipped kitchen, brand new appliances, bidets in bathrooms (luxury bidet in masterbath). Linens, towels, kayaks, assorted water gears, beach chairs are provided; also, life vests for adults and children provided. The main level is accessed on ground level. A comfortable den with wrap sectional, wine refrigerator and dry bar to create cocktails. A fully stocked kitchen is ready to cook meals and is open to the main living space. The laundry room is located off the hallway and has a full-sized washer and dryer and powder room. The eating area has a dining table with three dining chairs and a dining bench, providing comfortable seating for six. A cozy seating area with a smart TV is adjacent to the dining space with views of Cod Creek. Two sets of double doors lead from the main room to the deck and screen porch. Kids play room with smart TV. The main floor guest room features a queen-sized bed. There is an attached bathroom with a shower.

The second-floor has two bedrooms with a shared full bathroom with a water filtration shower head. The waterside queen-sized bedroom has a balcony overlooking Cod Creek which features tranquil views to enjoy a cup of coffee. The third bedroom has two twin size beds.

The Northern Neck is a great place to get away, and although it’s only 2 hours from D.C. it is about the most rural and relaxed place you will see in our modern world. Most people choose to spend their time relaxing near home and around the water because other than a quick trip to Reedville you can expect 20-40 minute drives to get to any “entertainment”. If you do choose to hop in the car and explore you can find waterfront restaurants, ice cream shops, antique shops, wineries along the Chesapeake Wine Trail, trips to Tangier Island, historic museums, golfing and Virginia State Parks.
Guests are provided with a guide and recommendations.

All linens are included. Beach towels are supplied as well. We supply a ‘starter kit’ of toilet paper, paper towels for your convenience. In the kitchen, you'll find dish soap, dishwasher pods, trash bags, cleaning supplies, and some coffee pods to get you started. If you utilize all the starter supplies, there is a grocery store located nearby.

This home is kid friendly but not kid proof. Please be mindful of your children at all times. Be aware that this house is only about 60 feet from the water. Use caution when using the dock. Kayaks will be available for your use. Swimming and use of any watercraft are at your own risk. Guests are required to wear lifejackets when using any watercraft. Several sizes are provided. By finalizing the booking, you are agreeing to hold the host harmless for use of boats, watercraft and/or swimming pad/dock area.

No refunds or discounts will be offered due to circumstances outside our control, including utility/internet outages, weather events, or travel issues. We advise all travelers to purchase travel insurance.

Please note that this home is surrounded by nature. If you leave food out and/or doors open then bugs may find their way in. We do preventative pest control, but we need you to do your part to ensure our home stays pest-free. We do not give refunds for bugs (mosquitos, flies, lightening bugs, and the occasional gnats) and/or animals found in or outside of the property.

Guests are expected to read & be willing to follow all House Rules. By finalizing the booking, you are confirming that you have read, understood and agreed to all House Rules.

Children must be supervised at all times in and around the water and firepit.

1. Be respectful of others in the neighborhood and community please observe quite hours when outside between 10pm and 8am
2. Leave the house in the same condition it was when you arrived.
3. Trash . Please have all trash in container by the shed before you leave and take it to the curb.
4. Make sure ALL dirty dishes are in the dishwasher and running when you check out.
5. ALL dirty linen and towels can be left on bed/bathrooms.
6. ALL guests must be listed and agree to house rules at booking no invitees are allowed for insurance purposes.
7. There are 2 exterior cameras for safety, YOURS and ours. They do not look into private areas of the rental.
8. By agreeing to these house rules you accept the following Liability waiver:

Cod Creek Cottage makes kayaks, water toys, outdoor games, bicycles and a fire pit available for guest use. Renters shall not leave a fire in the fire pit unattended. Please use all equipment and games and fire pit only as they are intended. Improper use may result in injury or damage to the equipment that will be the sole responsibility of Renter. The Renter and their guests use all equipment at their own risk. Renter must secure and/or stow all equipment prior to departure. Any equipment missing due to Renter's failure to properly secure the items will result in a retrieval charge (if equipment is located) or full replacement cost charge if the equipment cannot be located. Repairs will be charged to the Renter and/or deducted from their damage deposit. Renter acknowledges that use of any water equipment or outdoor game provided at Cod Creek Cottage is done so at the Renter’s or guest of Renter’s own risk.

Situated on 600 feet of prime waterfront & your own private beach, come ready to relax with a book and a drink or bring your boat and water toys for fun in the sun. The Haven is the perfect place for fishing and crabbing, or try your hand at sailing! Located 5 minutes from the quaint town of Reedville, you will be close to restaurants, ice cream and marinas.

The Haven's private beach is wrapped by trees and a private pond, just adjacent to the home, all tucked away from the hustle and bustle of life. The only umbrella you will see is the one you put in the sand and your drink! There are herons, eagles, osprey, dolphins, skate (not to be confused with stingray), turtles & a plethora of other wildlife to observe.

Our home boasts 2,500+ sq feet with million-dollar views overlooking the Chesapeake Bay and is meticulously maintained. We also have a pond on the property where wildlife abounds.

The Haven has 4 bedrooms and 3 full bathrooms, all filled with natural bright light.

The primary bedroom has a glass door opening to a private patio and sweeping views of the bay. Fitted with a king bed, sitting area and two bedside tables with lamps and a ceiling fan, this grand room flows into the primary ensuite with a large tiled shower, walk-in closet, hairdryer, linen closet and double vanity.

Next to the primary room is a bright bunk bed room with a sky light. This room is right next to a large bathroom with a tiled shower and laundry.

The other two bedrooms are on the other end of the home and both overlook the private beach. One room has a twin bed with a trundle as well as a desk.

The fourth bedroom room has a queen bed, bed side table, lamp, ceiling fan and dresser.

Between these two rooms is a bathroom with a tub and shower.

The family room is open and airy, designed for togetherness and relaxing with a large leather sectional, multiple ceiling fans, large glass sliding doors to the patio and is overlooking the bay. Entertainment: Wireless high-speed broadband throughout the house. Blu-ray player and DVD's, 70'' HDTV with streaming options.

The kitchen is big and bright and includes; large island, gas range top and oven, microwave, full refrigerator/freezer with icemaker, dishwasher, ample counter space, coffee maker and coffee bar, cookware, utensils, plates, bowls, cups, wine glasses (safe for the beach!) and much more.

Other: Bed linens included. Bath- bath towels are provided as well as a starter amount of bath tissue in each bathroom. Laundry- stain remover and detergent are available. Kitchen- starter pack of paper towels and napkins as well as some spices/seasoning. Beach- some chairs and sand toys are available as well as a paddleboard. PLEASE be sure to bring a life jacket that fits your group! We have some available but not in all sizes.

Patio- There is ample seating with a table, chairs, and umbrella as well as a gas grill.

Firepit- The fire pit is ready for your relaxing evenings by the water!

Our house is filled with wonderful features to make your vacation truly pleasant and carefree!

Please note this is a non-smoking property. No smoking of any kind will be tolerated.

There are several security cameras outside on the property. One on the front, one on the side and one off the back.

We require a printed, completed, and signed rental agreement in addition to the automated acknowledgment when requesting to book. Access to the home will not be issued until we have received the fully completed and signed rental agreement.

If you are looking to get away from it all, you have found your dream location. Wake each morning to the surreal sunrise over the bay and watch as the heron, bald eagles, egret, and many other birds catch their morning meal. Many warm days, the dolphins travel through too! Just sitting and watching, you will be enthralled with the wildlife, the massive ships passing by, and the small fishing vessels checking on their catch. Don't forget your binoculars!

As the sun goes down and the many bright stars come out at night, you will also have the enjoyment of watching the Smith Lighthouse's beacon of light, shining.

This home truly is a special and spectacular Haven on the Chesapeake Bay.

When we turned back the lane and rounded the curve to see the bay in front of us we all exclaimed WOW! To have a private place and our own beach with no other houses in sight was a dream. The house was spacious, beautifully decorated, and very clean. Everything we needed was provided including a basket that contained a toothbrush for my son who forgot to pack his. My six children ranging in age of 22-9 loved their first time using a wake board and paddling around the bay and floating the waves (more waves than I expected being on the bay side) The waves were enough to keep it interesting but not overwhelming for this mom :) The first evening a thunderstorm came through giving us a gorgeous rainbow over the bay. The second night we got our second rainbow to enjoy. The third night we were blessed with an amazing evening. We did a shrimp boil and pulled the picnic table to the edge of the yard to eat by the bay. By evening the waters calmed to almost still and my husband and I got our kayaks and went kayaking out into the bay. Mist came up along with the setting sun bathing the world in a pinkish golden glow creating an otherworld feeling - like as if we were in a floating bubble. We are already talking about the next time. Note - if you go on a Monday all local restaurants except one are closed."

ENTERTAINMENT: Board games and books are provided for your enjoyment. There is also cable tv on two smart TVs with apps for you to use with your own login credentials.

KITCHEN: The kitchen is fully stocked with cooking ware, plates, utensils, baking sheets, bowls, casserole dishes, an Instant Pot, and large pots for steaming crabs.

Guests may also use the bicycles in the shed, and the extra space in the garage for storage during their stay.

Parking is off street on the big gravel driveway. There is plenty of room for your boat or even two boats. You can walk or bike around the neighborhood and down to the ferry on the Little Wicomico River. A car is necessary to explore all that the Northern Neck of Virginia has to offer!

Pets: Pets are welcome! We allow dogs and cats. No breed or weight restrictions. We are pet friendly but only allow pets that are HOUSE BROKEN. Please do not bring your pet if they have not been house trained. This may cause you to incur extra fees for cleaning and/or damage. Please keep your pets on a leash when outside the home or fenced in area.

Please note that this is salt water and all waterfront homes in this area, up and down the Coast, will see jellyfish during the summer. The Chesapeake Bay experiences jellyfish from the months of June-August. There is no way to predict how many will be there. Some weeks you will see very few and some more. This can vary depending on the tides, weather, etc.

Before you arrive you will also be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
To finalize your reservation, all guests are required to complete a short registration and electronically sign a rental agreement after booking. A secure link will be provided via our property management system, hospitable. This helps us maintain a safe and seamless experience for everyone.

We are a 5 min. boat ride to the Chesapeake Bay. Spacious Victorian home allows multiple couples or families to stay without feeling crowded. Wonderful location for family reunions and couples get-away. Picturesque sun room overlooking the water, wraparound porch. Reedville is a quaint fishing village, with it's own "Millionaire's Row" of former sea captain's homes. Quiet streets are wonderful for biking or walking. Easy walk to the Fishermen's Museum, two delicious seafood restaurants (Crazy Crab and Reedville Market) with waterfront dining, a coffee shop (Fawn's), and an ice cream shop (Chitterchats). Perfect location for those with a boat (public boat ramp on our creek and private dock at the house) or kayaks to get out on the water daily. Crab pots on site to try your luck at catching a few of your own for dinner. Excellent Chesapeake Bay fishing and charters, as well as a ferry to Tangier Island. Area parks and nature preserves (Hughlett Point) for walking or bike riding or beach access (Vir-Mar Beach) within 20 minutes. Small town shopping and boutiques in the nearby area (Urbanna, Irvington). Wonderful antique shopping in the local hamlets(Killmarnock, White Stone). Williamsburg is 75 minutes away.
During the fall, there are several small town oyster roasts and open air music events. October begins the fall stripper season for the avid fishermen or the lucky caster.
