Super cute, furnished cottage on the point. 2 bedroom (1 queen bed, and 1 twin bed), 1 bath, kitchen, sunroom, covered back patio. Hardwood floors, and privacy fenced backyard. Note that if there is a lot of rain the yard will flood and get muddy. The entire town has a drainage issue. Dogs big and small welcome.

Come relax and enjoy a sunset walk around the point. Nestled on a quiet street two blocks from the Potomac River and two blocks from Monroe Bay. This is a great location for boating, kayaking, fishing, or just relaxing on the beach. This cottage is just 6 blocks to the free public boat ramp, public beach and park. Everything in the town is accessible by walking, bicycle or golf cart. The public library, boardwalk, town pier, antique shops, coffee shop, grocery, and boat charters are close by. Located in a private community 2 minutes from down town Colonial Beach and just 2 hours from Washington, D.C.; 1 hour from Richmond, VA, and about 30 minutes from Fredericksburg, VA. The quaint Town of Colonial Beach has restaurants, grocery stores, breweries, a dog park, and public beaches.

Just minutes away is access to wineries (Monroe Bay, Ingleside, Back Porch, General's Ridge), State Parks (Westmoreland and Caledon), and historical sites (Birth places of James Monroe and George Washington, as well as Stratford Hall which is home of the Lee Family).

The house is equipped with High Speed Internet and two Smart TVs for your streaming needs.

Golf Carts (not included in rental): Colonial Beach is a Golf Cart community. There are rentals available and there is access to the town from the property, should you want an alternate way to explore the town.

Water Access: There is a small ramp for launching kayaks, jet skies, or small craft (e.g john boats) on the property. For run-abouts and larger craft, there is a public ramp in the town of Colonial Beach (5 minute drive). The public ramp is free, but there is a fee to park. There is ample trailer parking at the property. Monroe Bay Creek is mostly brackish water, but once one transitions to the Potomac River, the water is salt and requires a Potomac River or VA salt water fishing license.

The Dock: There are 2 slips for docking watercraft. The creek is tidal and the water depth varies; average water depth is about 4 feet. Bring your own dock lines, bumpers, etc. You are welcome to crab and fish from the dock, so pack your gear. Please clean up any bait so not to attract gulls. Typical fish species caught include Perch and Catfish; occasionally Spot and puppy drum (late summer/fall).

The Pool: There is a private pool, gazebo and sun deck on the property. Four (4) pool towels are provided for your use. The pool is not heated.

The Kayaks: There are two (2) sit-on-top kayaks, paddles and lifejackets available for guest use. Note: VA law requires assessable life jackets on board; Children 13 years of age and under must wear a life jacket at all times while boating.

Horses: There are horses adjacent to the property. They are not part of the rental, so please do not touch or feed. However, they are very peaceful to watch from the front of the house.

Two bedroom apartment at the end of the Point sleeps 4 and has beautiful panoramic view of Potomac River. Registered guests only have pool privileges. Apartment is one block to the River and two blocks to the bay, walking distance to restaurants and other attractions. Apartment is fully equipped with Wifi, cable TV as well as a new kitchen with washer/dryer, sleeps 4. Attached is our main residence owned by Eric and Edward.

The kitchen was SO incredibly equipped, we were shocked at all of the available appliances and things like spices, GOOD knives, etc. The location is great -- literally just across the park from the river, and probably a little over 100 yards to a beach! Walking distance to a great tiki bar and restaurant, and super close to lots of great little restaurants. We were provided with lots of information about the area, including restaurant recommendations, all of which were spot on. And the pool area was absolutely perfect -- this is where we spent most of our time! Lots of shade for those who need it, but plenty of sun worshiping space for those looking to get a tan! A beautiful view of the Roxsbury Estate where abundant wildlife can be viewed all around the property and the pond is stocked and ready to be fished. There is no WIFI but most have great cell service, it's extremely private with an abundance of nature to view, and a full kitchen MINUS a oven and dishwasher, although there is a hot plate, toaster oven, and microwave. There are WINDOW AC units that do an amazing job of cooling down the little cabin too. It has everything you need for a relaxing stay.

It is rustic and private and with any cabin in the woods we make every effort to keep pests away but sometimes things are inevitable even with pest treatment regularly.

We have equipped our luxurious home to our high standards and to anticipate your needs during a relaxing stay. This is a non-smoking & no-weapon property: no smoking anywhere inside or outside. 7 occupants recommended, Max 10 humans: kids, babies & infants all count. Small fee for more than 7 occupants. Pets are $125 per pet with some restrictions.

You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. No additional guests, friends, or relatives can stop by or come onto the property or come into the house. This is due to insurance rules and city regulations.

We hope you will enjoy our little slice of paradise whether you are boating, fishing, worshipping the sun, playing on the beach, or headed to our charming wineries and restaurants! Situated on a street smack-dab in the center of town, we are about 1.5 short, small-town blocks to the beach & boardwalk. & if it weren't for our lovely tree-lined street you'd even be able to see the beach from our windows. & not just the beach, but we are also just a short block from Monroe Bay. You can see the bay water shimmering from the upper windows on the east side of the house & you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars.

From the either of the home's 2 lrg frt balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead & the nearby tree leaves rustle in the wind. The lower porch is spacious & gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving & nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community & you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting & using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony w/a drink & enjoy the sunset, the wind off the nearby water, the stars in the sky, & the exquisite little jewel-box homes lining the street.

On the main level of the home, you'll find comfort & fun & plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close wht kitchen cabinetry, the lrg dbl-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area & the private paver stone patio just outside the kitchen where you can sit outside to enjoy a meal.

The home's main level also features a large back bedroom w 2 dbl-beds, a full bathroom, lots of living room & dining room seating, a breakfast bar for the early risers & plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 add'l dining chairs in the living room & seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 add'l chairs in the dining room that turn and move easily into the living room for add'l seating + there are 2 barstools at the kitchen-bar that turn & add seating to the living area. This is the beauty of open-concept!

The 32" Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO or + your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the lrg luxurious primary bedroom w private balcony & a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed & enjoy coffee on your private lanai, an outdoor room with a view & no bugs (the balcony is screened). The bed is softened w a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter & cool in summer. The bedroom features nightstands & lamps on each side of the bed, a seating area for 2, a private balcony & a luxury ensuite bathroom.

There's a lrg Queen bedroom on the opposite end of the upstairs hall from the primary bedrm. With a bathroom just outside it's door, it feels in some respects like a 2nd primary bedroom. This bedroom features a slightly softer, but still firm mattress & it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed & a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage w/hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan & ample electric outlets.

The upstairs middle bedroom is a cozy retreat w/a cushy double bed, nice linens, lighting on ea side of the dbl bed, small shelf nightstands & a lovely pond & bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door.

In addition to the 3 upstairs bedrooms, there is a lrg downstairs bedroom that features 2 dbl beds. The games & puzzles are stored in this downstairs bedroom closet along w tennis rackets if you want to play at the nearby community tennis courts. This is a fun, double, 2 full-beds bedroom w/a full bathroom just outside the door. This is the only bedroom on the main level of the house & no indoor stairs need be climbed to reach this lower bedroom.

We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware & cookware (and sometimes bags of condiments) that you are free to use. We have a Keurig coffee bar, complete w/a few coffee pods & tea bags & sugar/creamer/sugar substitute. Cooks will appreciate that we stock cooking spray & a few spices available to use. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware & a few mixing, chip & cereal bowls. If you have the need for particular cooking or eating utensils, we'd advise you to bring those w/you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the frt-loading washer & a full-size dryer.

You’ll find our WIFI password in the kitchen when you arrive & a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong & fast 5G wifi signal for you to use free of charge.

We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 4 vehicles (depending on size-no work trucks, trailers, RVs, or company vehicles), a fenced yard w/grass & an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a 4 standard size vehicles. We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you & your friends to enter & exit the house w/o needing to keep track of a key. Int deadbolts & plenty of ext lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to arrive, a few minutes before check-in. Feel free to text for the code.

Check-in & check-out times are based on cleaning protocols & are difficult to move. If you need an earlier check-in time, let us know & we will do our best, but make no promises. No partying please. No loud music & no outdoor convo after 10 pm or before 8 am. No weapons in our home.

We don't expect you to clean the house when you are closing up, but we do expect you to clean as you go & stay in our house as a guest: wipe up stains and spills immediately, use trash can liners, take your trash out to the outdoor trashcan, etc. Please put your dishes in the dishwasher & start it before you leave. Basic utensils & basic dishes for serving-eating-cooking are available, but if you need something specific please bring it. We have some cleaning & cooking supplies, napkins, toilet paper, & paper towels available for you, but you may need more if you have a longer stay planned. We have the fastest & largest WIFI plan offered, but a large # of people using a lot of apps & platforms may slow the speed a bit. The location is perfect....2 blocks to the beach, 1 block to the creek where we enjoyed beautiful sunsets and playing with the volleyball and football in the grass, 1 block to a marina and restaurant. As you're arrive at the charming farmhouse style cottage, you will find ample parking for 3 or 4 cars. You will be greeted by the cozy screened-in front porch with rocking chairs and porch swing. This spot will quickly become your favorite morning spot to enjoy a quiet cup of coffee, watch the sun rise, or hear the lapping of the river.

Upon entering the house, you arrive at the large front room with additional seating area and full downstairs bathroom. This spacious area will be your spot for family games, or just to unwind after a day out.

Through the living room you enter into the combination kitchen / dining room. The kitchen will be your home away from home as it includes a full-sized refrigerator, stove, dishwasher, microwave, air fryer, and toaster oven. Depending on how you like to cook, you're covered! The kitchen is fully stocked with pots & pans, bakeware, plates & bowls, cooking utensils, silverware, etc. The kitchen also includes a coffee pot and k-cup machine to include coffee, filters, and sugar and non-dairy creamer. Additional supplies are included such as paper products, hand soap, cleaning wipes, dishwashing liquid, cooking spices, and basic cooking supplies limiting what you need to bring!

Off of the kitchen is the laundry room that includes a full-sized washer and dryer with all necessary supplies to do laundry while vacationing.

Beyond the kitchen is the sunroom. Should you need to do any work while on vacation, the sunroom includes a work station with desk, monitor, and printer. But unplug and relax in the sunroom and watch movies, DVDs, or shows on the 50" TV, and cozy up with the electric fireplace.

Off of the sunroom is the 2nd screened-in porch where you can enjoy breakfast, happy hour, dinner or just to relax after a day at the beach. The porch includes a table, chairs, a fun egg chair, and porch lights for evening enjoyment.

Through the side porch, you enter the fenced-in backyard, where you will find a charcoal grill, gas fire pit with chairs, outdoor umbrella, and storage tent that holds beach items for guests to use.

The upper level includes 3 bedrooms that can comfortably sleep up to six (queen, queen, and 2 XL twin beds), all with smart TVs, and a full bathroom. What you don't see is a 4-6 person iron dining set with center umbrella surrounded by tasteful rustic beach decor on a well placed, privacy fence All perfect for drinking or dining alfresco. Plus, a seating slab for 4 in the yard with fire pit in center. For more fun, the bikes are brand new and the large pier is all yours with 2 bolted Adirondacks and easy steps to get in and enjoy the river! This place is such a gem, no wonder it's always booked. My dog had a blast running around the fantastic yard, enjoying all the nature. The space
This Tiny House Container measures 8 ft x 20 ft and boasts 160 sqft of living space. Blending indoor luxury with the natural beauty of the farmland, this Tiny House Container is designed to create a harmonious connection. The container features 2 large doors – the container doors at the end and a French Door with screens on the side. Inside, you'll find a well-appointed kitchenette, full bathroom, and a sofa/day bed that serves as both a couch and a pull-out bed for two people. Instructions are provided. Many individuals and couples love the space. While you can have a child it gets tight quickly and we do not recommend it for young children < 2 years old. Enjoy a meal or a glass of wine in the Adirondack chairs on the porch facing the farmland, or take a stroll to the nearby winery and waterfront.
Guest access
Guest can check in on their on with an access key. You can park in front of the end of the container in our parking area. You can bring your bike and Colonial Beach is <1 mile away to walk or bike or take your car and explore. There is a kayak on the property you can launch and take down the Monroe Bay or bring your own SUP or boat.
Other things to note
The Cabernet Cottage is on the property of Monroe Bay Winery that is open as a tasting room on Saturdays and Sundays from noon - 5pm and for other events. You are welcome to check hours and any fun events happening during your visit by looking on Monroe Bay Winery main site under "Calendar". During weekends, most guest come to the barn and enjoy a glass or wine and meet the staff and owners of the winery. We encourage all guests to come be part of the family and experience. Those that visit during the weekday typically have the entire winery and land essentially to themselves. Some guest stay to themselves in their own indoor and outdoor space or explore Colonial Beach or the recreational opportunities around.
You are diagonal to the barn which is about 25 feet away and parking is directly in front of end bathroom door. The large container doors on far end can be opened and has a magnetic screen that clips to the metal container and opens to grassy field to give you some privacy and enjoyable outdoor space. You are around 100 feet from water front per Chesapeake Bay Act regulations :) We are a working farm so you will find tractor, trailers and other equipment around the property. The land you will be staying at is part of James Monroe (5th US president) birthplace farm and the adjacent 80 acres has a museum and farm house replica you can hike to and visit.

The home flows naturally and feels airy and spacious for its size. Both the king bedroom and queen bedroom are super comfy and cozy. The living room includes a pull out queen sofa if you want to squeeze in 2 more.

Beyond the bedrooms, the house includes one full bathroom, a large dining table in an open-plan, brightly lit kitchen/dining area. The front porch is shaded after the early morning, and the back porch is open and sunny. The large back yard is fenced in and includes grass and patio space with a gas grill.

The home includes lots of free off-street parking, and is an easy walk to the bay, the beach, and to restaurants on the water or downtown. Rent golf carts or use the bikes to explore a little further, or hop in your car and hit historic sites or beautiful vineyards.

Arrive by boat and walk 1.5 blocks from the dock to the house, and then spend a few days exploring the lower Potomac River, Shark's Tooth Island, or venture out into the Chesapeake Bay.

- "We were looking for a quiet weekend away and Carmen's place was just what we needed. There are many indoor and outdoor spaces with views of the "lake" (looks sort of like a canal). The place was spotless and was the most well-stocked rental I have ever stayed in, with lots of choices for coffee, hot drinks, and soda. It is about a 10 minute ride to town and we enjoyed the house so much that several times we got take out or groceries so we could eat at "home" instead. Carmen was great with communication. A+, 5 stars."

Prepare your meals in our fully equipped kitchen and gather around our large dining table for a meal or card game. Enjoy free coffee (regular and decaf) with the push of a button. There are two common sitting areas, each with a smart TV, so plenty of room to spread out and relax.

There are two comfortable bedrooms. Bedroom 1 has a king bed and luxurious en suite bathroom with a large spa-like shower and modern, bidet toilet. Bedroom 2 has a queen sized bed and a twin sized trundle bed. The second large bathroom has a soaking tub and separate shower.
Outside the house you will find ample off-street parking for everyone’s vehicle and your trailered boat. Enjoy a cookout in our fully fenced backyard with the gas grill, pellet smoker, outside table, and plenty of seating.

This peaceful and cozy home nestled along Monroe Creek, situated at the end of Creek View lane, creating a private and peaceful spot to get away from the hustle and bustle of the surrounding cities.
This waterfront home has a private pier. Guests can enjoy the peaceful view of the Creek while having breakfast, or watch wildlife from the overlook deck while sipping your favorite wine.
Colonial Beach, grocery stores, pizzerias and restaurants are 5 minutes away.
The space
This home has a ton of natural lighting from the living room to the bedrooms. The sunroom, dining room, kitchen and master suite are overlooking the creek. Stepping out of the sunroom is the upper deck level, providing a broad view of the creek creates a peaceful and relaxed environment.
The kayaks and the canoe are for guests' use. The body of water at this part of Monroe Creek is not too wide, not too deep and the water is very calm, therefore providing a perfect condition for kayaks and canoes.
Bird watchers are in for a treat; this is a bird sanctuary therefore guests would spot a variety of bird species.
Guests could also enjoy their favorite drink on the pier while waiting for the fish to bite.

While the backyard has a steep hill providing a great view, it also creates hazards for young children, please keep them supervised.

- "We have stayed at VRBO's in Colonial Beach before and had a good idea of what to expect. However, these owners need to decide if they want to be professional with their VRBO. The listing doesn't state there is NO parking, not off street not on street either. 1/3rd of both bedrooms are taken up with owner stuff, they are small rooms to begin with...WHY? One bedroom door has no knob...WHY? There is no electrical outlet in the bathroom...WHY? There is a very sketch "seating unit" in the back yard that is made up of old pallets with some cushions on it, no thank you! Could be a very cute place, but....."
