Note that if there is a lot of rain the yard will flood and get muddy. The entire town has a drainage issue. Dogs big and small welcome.

Located in a private community 2 minutes from down town Colonial Beach and just 2 hours from Washington, D.C.; 1 hour from Richmond, VA, and about 30 minutes from Fredericksburg, VA. The quaint Town of Colonial Beach has restaurants, grocery stores, breweries, a dog park, and public beaches.

Just minutes away is access to wineries (Monroe Bay, Ingleside, Back Porch, General's Ridge), State Parks (Westmoreland and Caledon), and historical sites (Birth places of James Monroe and George Washington, as well as Stratford Hall which is home of the Lee Family).

The house is equipped with High Speed Internet and two Smart TVs for your streaming needs.

Golf Carts (not included in rental): Colonial Beach is a Golf Cart community. There are rentals available and there is access to the town from the property, should you want an alternate way to explore the town.

Water Access: There is a small ramp for launching kayaks, jet skies, or small craft (e.g john boats) on the property. For run-abouts and larger craft, there is a public ramp in the town of Colonial Beach (5 minute drive). The public ramp is free, but there is a fee to park. There is ample trailer parking at the property. Monroe Bay Creek is mostly brackish water, but once one transitions to the Potomac River, the water is salt and requires a Potomac River or VA salt water fishing license.

The Dock: There are 2 slips for docking watercraft. The creek is tidal and the water depth varies; average water depth is about 4 feet. Bring your own dock lines, bumpers, etc. You are welcome to crab and fish from the dock, so pack your gear. Please clean up any bait so not to attract gulls. Typical fish species caught include Perch and Catfish; occasionally Spot and puppy drum (late summer/fall).

The Pool: There is a private pool, gazebo and sun deck on the property. Four (4) pool towels are provided for your use. The pool is not heated.

The Kayaks: There are two (2) sit-on-top kayaks, paddles and lifejackets available for guest use. Note: VA law requires assessable life jackets on board; Children 13 years of age and under must wear a life jacket at all times while boating.

Horses: There are horses adjacent to the property. They are not part of the rental, so please do not touch or feed. However, they are very peaceful to watch from the front of the house.

Two bedroom apartment at the end of the Point sleeps 4 and has beautiful panoramic view of Potomac River. Registered guests only have pool privileges. Apartment is one block to the River and two blocks to the bay, walking distance to restaurants and other attractions. Apartment is fully equipped with Wifi, cable TV as well as a new kitchen with washer/dryer, sleeps 4. Attached is our main residence owned by Eric and Edward.

The kitchen was SO incredibly equipped, we were shocked at all of the available appliances and things like spices, GOOD knives, etc. The location is great -- literally just across the park from the river, and probably a little over 100 yards to a beach! Walking distance to a great tiki bar and restaurant, and super close to lots of great little restaurants. We were provided with lots of information about the area, including restaurant recommendations, all of which were spot on. And the pool area was absolutely perfect -- this is where we spent most of our time! Lots of shade for those who need it, but plenty of sun worshiping space for those looking to get a tan! There is no WIFI but most have great cell service, it's extremely private with an abundance of nature to view, and a full kitchen MINUS a oven and dishwasher, although there is a hot plate, toaster oven, and microwave. There are WINDOW AC units that do an amazing job of cooling down the little cabin too. It has everything you need for a relaxing stay.

It is rustic and private and with any cabin in the woods we make every effort to keep pests away but sometimes things are inevitable even with pest treatment regularly.

This is a non-smoking & no-weapon property: no smoking anywhere inside or outside. 7 occupants recommended, Max 10 humans: kids, babies & infants all count. Small fee for more than 7 occupants. Pets are $125 per pet with some restrictions.

You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. No additional guests, friends, or relatives can stop by or come onto the property or come into the house. This is due to insurance rules and city regulations.

You can see the bay water shimmering from the upper windows on the east side of the house & you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars.

From the either of the home's 2 lrg frt balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead & the nearby tree leaves rustle in the wind. The lower porch is spacious & gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving & nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community & you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting & using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony w/a drink & enjoy the sunset, the wind off the nearby water, the stars in the sky, & the exquisite little jewel-box homes lining the street.

On the main level of the home, you'll find comfort & fun & plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close wht kitchen cabinetry, the lrg dbl-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area & the private paver stone patio just outside the kitchen where you can sit outside to enjoy a meal.

The home's main level also features a large back bedroom w 2 dbl-beds, a full bathroom, lots of living room & dining room seating, a breakfast bar for the early risers & plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 add'l dining chairs in the living room & seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 add'l chairs in the dining room that turn and move easily into the living room for add'l seating + there are 2 barstools at the kitchen-bar that turn & add seating to the living area. This is the beauty of open-concept!

The 32" Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO or + your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the lrg luxurious primary bedroom w private balcony & a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed & enjoy coffee on your private lanai, an outdoor room with a view & no bugs (the balcony is screened). The bed is softened w a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter & cool in summer. The bedroom features nightstands & lamps on each side of the bed, a seating area for 2, a private balcony & a luxury ensuite bathroom.

There's a lrg Queen bedroom on the opposite end of the upstairs hall from the primary bedrm. With a bathroom just outside it's door, it feels in some respects like a 2nd primary bedroom. This bedroom features a slightly softer, but still firm mattress & it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed & a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage w/hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan & ample electric outlets.

The upstairs middle bedroom is a cozy retreat w/a cushy double bed, nice linens, lighting on ea side of the dbl bed, small shelf nightstands & a lovely pond & bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door.

In addition to the 3 upstairs bedrooms, there is a lrg downstairs bedroom that features 2 dbl beds. The games & puzzles are stored in this downstairs bedroom closet along w tennis rackets if you want to play at the nearby community tennis courts. This is a fun, double, 2 full-beds bedroom w/a full bathroom just outside the door. This is the only bedroom on the main level of the house & no indoor stairs need be climbed to reach this lower bedroom.

We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware & cookware (and sometimes bags of condiments) that you are free to use. We have a Keurig coffee bar, complete w/a few coffee pods & tea bags & sugar/creamer/sugar substitute. Cooks will appreciate that we stock cooking spray & a few spices available to use. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware & a few mixing, chip & cereal bowls. If you have the need for particular cooking or eating utensils, we'd advise you to bring those w/you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the frt-loading washer & a full-size dryer.

You’ll find our WIFI password in the kitchen when you arrive & a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong & fast 5G wifi signal for you to use free of charge.

We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 4 vehicles (depending on size-no work trucks, trailers, RVs, or company vehicles), a fenced yard w/grass & an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a 4 standard size vehicles. We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you & your friends to enter & exit the house w/o needing to keep track of a key. Int deadbolts & plenty of ext lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to arrive, a few minutes before check-in. Feel free to text for the code.

Check-in & check-out times are based on cleaning protocols & are difficult to move. If you need an earlier check-in time, let us know & we will do our best, but make no promises. No partying please. No loud music & no outdoor convo after 10 pm or before 8 am. No weapons in our home.

We don't expect you to clean the house when you are closing up, but we do expect you to clean as you go & stay in our house as a guest: wipe up stains and spills immediately, use trash can liners, take your trash out to the outdoor trashcan, etc. Please put your dishes in the dishwasher & start it before you leave. You do not need to do the laundry. You do not have to strip the bed & can just leave towels & washcloths in a pile in the tub/shower. There are a few items marked "Not For Guests" in the home & we'd appreciate you letting those alone during the course of your stay. A vacuum cleaner & broom is available for the guests but no iron or ironing board at the house. Basic utensils & basic dishes for serving-eating-cooking are available, but if you need something specific please bring it. We have some cleaning & cooking supplies, napkins, toilet paper, & paper towels available for you, but you may need more if you have a longer stay planned. We have the fastest & largest WIFI plan offered, but a large # of people using a lot of apps & platforms may slow the speed a bit. We have one 32" Roku television w/no cable tv service, but WIFI is available in every room. Bring your Amazon, Netflix, etc. passwords, but Roku TV & HBO is available free. We have ext cameras for your safety that automatically record video & audio & send it to the cloud. We have our email & cell # all over the house in spots so you can call or text in an emergency.

Government-issued photo identification may be required to verify age restrictions. Renting guest must be 25 years old. Majority of those in the house must be over 25 years.

- "The process of renting, communication with the host, check-in and check-out were perfect. The house is ABSOLUTELY gorgeous, open, spaces well used, kitchen well appointed, and comfy furniture all around. The outdoor area was comfortable and well maintained. Did miss having a grill though! The location is perfect....2 blocks to the beach, 1 block to the creek where we enjoyed beautiful sunsets and playing with the volleyball and football in the grass, 1 block to a marina and restaurant. We had so much FUN and can't wait to come back to enjoy it again."

Located in the town of Colonial Beach on "The Point" and Monroe Bay, we are just 5 blocks away on the other side of the peninsula and the beach areas. Monroe Bay has several marinas where you can dock your boat and enjoy our stunning sunset water views!

The view is extraordinary, we could (and did) sit for hours just looking at the water and watching the boats and all the wildlife (ducks, cormorants, osprey, fish, etc.) from the deck.
