Golf Carts (not included in rental): Colonial Beach is a Golf Cart community. There are rentals available and there is access to the town from the property, should you want an alternate way to explore the town.

Water Access: There is a small ramp for launching kayaks, jet skies, or small craft (e.g john boats) on the property. For run-abouts and larger craft, there is a public ramp in the town of Colonial Beach (5 minute drive). The public ramp is free, but there is a fee to park. There is ample trailer parking at the property. Monroe Bay Creek is mostly brackish water, but once one transitions to the Potomac River, the water is salt and requires a Potomac River or VA salt water fishing license.

The Dock: There are 2 slips for docking watercraft. The creek is tidal and the water depth varies; average water depth is about 4 feet. Bring your own dock lines, bumpers, etc. You are welcome to crab and fish from the dock, so pack your gear. Please clean up any bait so not to attract gulls. Typical fish species caught include Perch and Catfish; occasionally Spot and puppy drum (late summer/fall).

The Pool: There is a private pool, gazebo and sun deck on the property. Four (4) pool towels are provided for your use. The pool is not heated.

The Kayaks: There are two (2) sit-on-top kayaks, paddles and lifejackets available for guest use. Note: VA law requires assessable life jackets on board; Children 13 years of age and under must wear a life jacket at all times while boating.

Horses: There are horses adjacent to the property. They are not part of the rental, so please do not touch or feed. However, they are very peaceful to watch from the front of the house.

Two bedroom apartment at the end of the Point sleeps 4 and has beautiful panoramic view of Potomac River. Registered guests only have pool privileges. Apartment is one block to the River and two blocks to the bay, walking distance to restaurants and other attractions. Apartment is fully equipped with Wifi, cable TV as well as a new kitchen with washer/dryer, sleeps 4. Attached is our main residence owned by Eric and Edward.

The kitchen was SO incredibly equipped, we were shocked at all of the available appliances and things like spices, GOOD knives, etc. The location is great -- literally just across the park from the river, and probably a little over 100 yards to a beach! Walking distance to a great tiki bar and restaurant, and super close to lots of great little restaurants. We were provided with lots of information about the area, including restaurant recommendations, all of which were spot on. And the pool area was absolutely perfect -- this is where we spent most of our time! Lots of shade for those who need it, but plenty of sun worshiping space for those looking to get a tan! This serene and rustic cabin is on the Ingleside Vineyard's property. Have a glass or two of wine and walk around the vineyards and then retreat to your own private a-frame cabin oasis. A beautiful view of the Roxsbury Estate where abundant wildlife can be viewed all around the property and the pond is stocked and ready to be fished. Within driving distance to wineries, Stratford Hall, George Washington & James Monroe's birthplace, Westmoreland State Park, and the beach town of Colonial Beach.

There is no WIFI but most have great cell service, it's extremely private with an abundance of nature to view, and a full kitchen MINUS a oven and dishwasher, although there is a hot plate, toaster oven, and microwave. There are WINDOW AC units that do an amazing job of cooling down the little cabin too. It has everything you need for a relaxing stay.

It is rustic and private and with any cabin in the woods we make every effort to keep pests away but sometimes things are inevitable even with pest treatment regularly.

You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. From the either of the home's 2 lrg frt balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead & the nearby tree leaves rustle in the wind. The lower porch is spacious & gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving & nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community & you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting & using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony w/a drink & enjoy the sunset, the wind off the nearby water, the stars in the sky, & the exquisite little jewel-box homes lining the street.

On the main level of the home, you'll find comfort & fun & plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close wht kitchen cabinetry, the lrg dbl-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area & the private paver stone patio just outside the kitchen where you can sit outside to enjoy a meal.

The home's main level also features a large back bedroom w 2 dbl-beds, a full bathroom, lots of living room & dining room seating, a breakfast bar for the early risers & plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 add'l dining chairs in the living room & seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 add'l chairs in the dining room that turn and move easily into the living room for add'l seating + there are 2 barstools at the kitchen-bar that turn & add seating to the living area. This is the beauty of open-concept!

The 32" Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO or + your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the lrg luxurious primary bedroom w private balcony & a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed & enjoy coffee on your private lanai, an outdoor room with a view & no bugs (the balcony is screened). The bed is softened w a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter & cool in summer. The bedroom features nightstands & lamps on each side of the bed, a seating area for 2, a private balcony & a luxury ensuite bathroom.

There's a lrg Queen bedroom on the opposite end of the upstairs hall from the primary bedrm. With a bathroom just outside it's door, it feels in some respects like a 2nd primary bedroom. This bedroom features a slightly softer, but still firm mattress & it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed & a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage w/hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan & ample electric outlets.

The upstairs middle bedroom is a cozy retreat w/a cushy double bed, nice linens, lighting on ea side of the dbl bed, small shelf nightstands & a lovely pond & bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door.

In addition to the 3 upstairs bedrooms, there is a lrg downstairs bedroom that features 2 dbl beds. The games & puzzles are stored in this downstairs bedroom closet along w tennis rackets if you want to play at the nearby community tennis courts. This is a fun, double, 2 full-beds bedroom w/a full bathroom just outside the door. This is the only bedroom on the main level of the house & no indoor stairs need be climbed to reach this lower bedroom.

We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware & cookware (and sometimes bags of condiments) that you are free to use. We have a Keurig coffee bar, complete w/a few coffee pods & tea bags & sugar/creamer/sugar substitute. Cooks will appreciate that we stock cooking spray & a few spices available to use. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware & a few mixing, chip & cereal bowls. If you have the need for particular cooking or eating utensils, we'd advise you to bring those w/you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the frt-loading washer & a full-size dryer.

You’ll find our WIFI password in the kitchen when you arrive & a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong & fast 5G wifi signal for you to use free of charge.

We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 4 vehicles (depending on size-no work trucks, trailers, RVs, or company vehicles), a fenced yard w/grass & an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a 4 standard size vehicles. We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you & your friends to enter & exit the house w/o needing to keep track of a key. Int deadbolts & plenty of ext lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to arrive, a few minutes before check-in. Feel free to text for the code.

Check-in & check-out times are based on cleaning protocols & are difficult to move. If you need an earlier check-in time, let us know & we will do our best, but make no promises. No partying please. No loud music & no outdoor convo after 10 pm or before 8 am. No weapons in our home.

We don't expect you to clean the house when you are closing up, but we do expect you to clean as you go & stay in our house as a guest: wipe up stains and spills immediately, use trash can liners, take your trash out to the outdoor trashcan, etc. Please put your dishes in the dishwasher & start it before you leave. You do not need to do the laundry. You do not have to strip the bed & can just leave towels & washcloths in a pile in the tub/shower. There are a few items marked "Not For Guests" in the home & we'd appreciate you letting those alone during the course of your stay. A vacuum cleaner & broom is available for the guests but no iron or ironing board at the house. Basic utensils & basic dishes for serving-eating-cooking are available, but if you need something specific please bring it. We have some cleaning & cooking supplies, napkins, toilet paper, & paper towels available for you, but you may need more if you have a longer stay planned. We have the fastest & largest WIFI plan offered, but a large # of people using a lot of apps & platforms may slow the speed a bit. We have one 32" Roku television w/no cable tv service, but WIFI is available in every room. Bring your Amazon, Netflix, etc. passwords, but Roku TV & HBO is available free. We have ext cameras for your safety that automatically record video & audio & send it to the cloud. We have our email & cell # all over the house in spots so you can call or text in an emergency.

Government-issued photo identification may be required to verify age restrictions. Renting guest must be 25 years old. Majority of those in the house must be over 25 years.

The home offers fast WI-FI that can accommodate 10+ devices. There is a TV in every bedroom. Cable is provided on 4 TVs. Netflix and Prime are available on all 6 TVs. There is also a large backyard with a fire pit for relaxing evenings (burning wood is provided).

For the little ones there is a completely fenced in public playground about 3 blocks away.

The unfinished space is dedicated solely to laundry facilities and the storage of PFDs (personal flotation devices) which we insist you use for any water activities. Assumption of Risk:

You understand and acknowledge that the use of River Refresh involves certain risks, including but not limited to property damage, personal injury, and even death. You voluntarily assume all such risks associated with the use of River Refresh.

You understand that water activities (including use of the hot tub) and any other activities come with risks that can result in injury, illness, or even death. You agree to exercise caution and make responsible decisions regarding your participation in any water-related activities or any other activities at River Refresh.

Supervision: If you are traveling with minors, you are responsible for their supervision at all times, especially when they are near or in the water (including use of the hot tub), near or on the pier, outside and on the deck.

Liability Release: To the extent permitted by law, you release and discharge River Refresh and any hosts, agents, employees, representatives and any other associated parties from any liability, claims, demands, actions, expenses, damages or causes of action arising out of or related to injuries, damages, or losses you or any members of your group may incur, now or in the future, as a result of participating in waterfront activities, other activities or the use of River Refresh.

Onsite parking is free and allows for 4 vehicles (or a combination if you'd like to bring a trailer for your boat or jet-ski's). Please do not park on the street.

Our neighborhood is golf-cart friendly! We do not *yet* provide a golf cart during your stay (hopefully soon!). Daily/weekly golf-cart rentals are available in Colonial Beach, about 7 miles away, with drop-off and pick-up service during your stay, if you choose to rent one. They are a lot of fun to traverse to the water for a swim off the T-dock or fishing from either dock. Our home is not *directly* on the water but within easy walking (and even easier driving) distance.

The home has some accessible features, including a ramp to the front door, 32" door openings at the front door, master bedroom door, and master bathroom door, as well as a walk-in shower in the master bath with a small lip. Both toilets are ADA-height and elongated.

Please feel free to bring your bikes, golf cart, SUP's, kayaks, tubes, etc. Water access at the T-docks on Lake Placid is a quick 1/2 mile from the front door! Don't forget your fishing rods, nets, and a cooler if you would like to fish from the docks! Many enjoy the walk there and even bring their mats for a sunny yoga session over the water.

Public boat access is **not** available in the immediate neighborhood, but there are half a dozen boat ramps and launch points within an easy 10 minute drive, so bring your boat or jet-ski's as parking in our driveway will accommodate.

Pop over to Colonial Beach for a day spent in the sun and sand! It's a short 10 minute drive away, and the town is friendly and welcoming! Once you arrive in town, park your car and live the river life! There are several providers offering golf-cart rentals if you'd like to roll around the streets for the day like a local! The entire town is golf-cart friendly and there are shops, restaurants, parks, playgrounds, and more to see and do during your stay.

OTHER COOL TIDBITS:
Colonial Beach and the surrounding area are home to many memorable historic attractions, the "Playground of the Potomac River," the second largest sand beach in Virginia, wineries, festivals, hiking trails, and so much more. It is conveniently located for those visiting Dahlgren Naval Base, King's Dominion Amusement Park, the many rivers and tributaries of the Chesapeake Bay watershed, and the rest of the historical and natural landmarks for which the Northern Neck is famous. The home is a comfortable proximity to visit D.C. or Richmond as well, around 1.5 hours by car. Don't forget Colonial Williamsburg and Busch Gardens Theme Park are within driving distance also, if you're looking for a day-trip full of thrills and history outside of the immediate local charm of Colonial Beach. Antique shopping is abundant in this area, and I highly recommend Unique Antiques. If you head toward Tappahannock don't miss Northern Neck Burgers!

We welcome longer stays, including nurses, military servicemembers, and others! We are currently set to accept stays of 28 nights, but we are open to longer stays for verified guests. Reduced rates are available for longer stays.

YEP, WE LOVE YOUR DOGS:
Dogs are welcome! Up to 2 well-behaved, house-trained dogs can come along with a small, one-time pet fee assessed at the time of booking. Refer to the pet policies and rules below for further information. We do not have a fenced yard just yet, so please keep your pets leashed while staying at our home.

- Please do not wash or dry clothes or cleaning cloths that have been soiled by volatile or flammable chemicals like gasoline, oil, or even large amounts of cooking oil in the provided laundry machines--please take them with you or to one of several local laundromats to clean

PET POLICY:
Bring up to 2 dogs for an additional, non-refundable fee of $30 when you select to add it at the time of booking. We ask that you keep them securely crated if you choose to leave them alone or unattended at the property, and recommend keeping them leashed outdoors, as we don't yet have a fenced yard for them to roam freely. There are many other dogs in the neighborhood who are curious (and fenced or leashed). Please pick up pet waste in the yard prior to your departure, with our sincere thanks! We do not currently allow cats or other pets within our home.

Enjoy all the modern amenities in an original Victorian beach house! There is a well-stocked kitchen with coffee bar that leads to a dining room with seating for 8.

Relax in the waterview living room with a bartop. An additional waterview media room includes a card table, two recliners, pull-out couch, lots of games, DVDs, and books.

The deck has 180 degree views of the Potomac river and has a table, BBQ, hammock stand and seats all shaded by a 150-year old oak.

Downstairs has a master bedroom with a plush king bed, large bathroom & shower.

Upstairs has the original Victorian feel with two bedrooms and baths including a clawfoot tub! The front bedroom includes a bistro table to enjoy breath-taking sunrise views.

Guests have access to the home, hot tub, activities storage shed, and deck.

Other things to note
Do note that our home is over 100 years old! A lot of that original charm is gorgeous crown molding, but also beware of the low ceiling height coming down the stairs, some uneven original wood floors upstairs and every so often a new cosmetic crack from the home settling appears.

We have exterior cameras monitoring all exterior entrances (front, side and back of the home).

Being on the river means enjoying nature - bald eagles, osprey, herons and dolphins (if you are lucky!) but also bugs, flies, & mosquitos are common. Try to keep exterior storm doors closed to keep nature out of the home.

We also try to be as green as possible with our laundry. Towels are provided for each person. Let us know in advance if your guest numbers change or you would like additional ones for your stay.

We'll do our best to make sure as many amenities are available as possible, but due to shortages and shipping delays there may be some difficulty replacing items if and when they break. In particular, hot tub parts can be difficult to obtain quickly.

This was a dissappointment as the beaches were nice. *There was an ant issue in the kitchen area. When I mentioned this the owner she immediately responded that they had a service and could schedule to have it sprayed. We had two infants so declined the spray even though the spraying would be outside. We purchased ant traps but they did not help at all. We were dilligent in making sure there was no food left out, but still had signifigants ants daily for the full week. All and all its was lovely home and neighborhood and we enjoyed our stay. The owner is very responsive and easy to work with."

- "We were looking for a quiet weekend away and Carmen's place was just what we needed. There are many indoor and outdoor spaces with views of the "lake" (looks sort of like a canal). The place was spotless and was the most well-stocked rental I have ever stayed in, with lots of choices for coffee, hot drinks, and soda. It is about a 10 minute ride to town and we enjoyed the house so much that several times we got take out or groceries so we could eat at "home" instead. Carmen was great with communication. This peaceful and cozy home nestled along Monroe Creek, situated at the end of Creek View lane, creating a private and peaceful spot to get away from the hustle and bustle of the surrounding cities.
This waterfront home has a private pier. Guests can enjoy the peaceful view of the Creek while having breakfast, or watch wildlife from the overlook deck while sipping your favorite wine.
Colonial Beach, grocery stores, pizzerias and restaurants are 5 minutes away.
The space
This home has a ton of natural lighting from the living room to the bedrooms. The sunroom, dining room, kitchen and master suite are overlooking the creek. Stepping out of the sunroom is the upper deck level, providing a broad view of the creek creates a peaceful and relaxed environment.
The kayaks and the canoe are for guests' use. The body of water at this part of Monroe Creek is not too wide, not too deep and the water is very calm, therefore providing a perfect condition for kayaks and canoes.
Bird watchers are in for a treat; this is a bird sanctuary therefore guests would spot a variety of bird species.
Guests could also enjoy their favorite drink on the pier while waiting for the fish to bite.
Other things to note:
While the backyard has a steep hill providing a great view, it also creates hazards for young children, please keep them supervised.

The Riverbunk is located on the Rappahannock River in Colonial Beach, Virginia. The scenic River is home to Eagles, ospreys and great blue herons. The river offers the perfect kayaking experience and for boaters, a boat launch is within walking distance. Fishing, hunting, hiking and sightseeing are popular in this area.

The Riverbunk is a one-bedroom little house with a full bathroom, kitchen and a view to die for. The Riverbunk is encircled by the river in the front and acres of agricultural fields in the rear. The kitchen is equipped with a full-size refrigerator, a microwave, a 2-burner cooktop, a Kuerig coffeemaker and furnished with the basic pots, pans and dishware. The kitchen does not have an oven.

OUTDOORS:
The Guest House has off-street parking at the front door for 2 vehicles; making unloading and packing-up easy. The deck has an umbrella-covered table that comfortably seats four and a deck hammock (located in the closet under the stairs) for chilling.

Enjoy coffee or cocktails on the second floor balcony and then head out for a campfire after dark around the large front yard fire-pit (shared). Old fashioned Adirondack chairs, a fire-pit grill and cooking utensils are provided (located under the back stairs) as is a supply of firewood. All you need to bring are the burgers and s’mores!

Smoking is allowed on the deck, balcony or yard only. Please use ashtrays (provided), empty all butts into a trash bag and place in the outside trash can before leaving.

INDOORS:
Towels -
You’ll find beach blanket and towels located in the closet near the front door. The bath towels are for use in the Guest House bathrooms only - not for Beach use. Please shake sand off and leave wet, sandy items outside on the deck rails.

Sleeping accommodations -
The second floor bedroom has an en-suite bathroom with tub/shower and a full bed that sleeps 2 guests. In the closet you’ll find a foam chair that converts to a single bed for a young child. The living room sofa also provides an additional sleeping spot. Sheets and mattress protectors are located in the drawers below the full bed. Please use a mattress protector under all sheets. Blankets and extra pillows can be found in the built-in cedar hutch beside the bedroom closet.
Please note: Accommodation costs are for 2 adults and one child. There is an added fee of $50 night per additional guest.

Kitchen -
The kitchen has everything you’ll need to prepare your own meals on the gas stovetop or oven as well as a microwave and dishwasher. The dining area has a banquet that comfortably seats four.
An important note: Colonial Beach has “soft water” - use less soap in the dishwasher and washing machine.

Main Floor -
The living room sectional sofa is large and comfy and the gas fireplace adds warmth and charm when relaxing in front of the smart TV for movie nights.
The main floor also has remote controlled room darkening blinds, a full bathroom with a shower, and a washer/dryer. The AC/Heat setting can be adjusted separately for guest comfort on the first and second floors. (Please keep exterior doors and windows closed when using the AC/Heat).

HISTORY:
The Guest House is part of a larger Compound* that continues to be developed. The main house has grown over the years from it’s origin as a two room fisherman’s cottage circa 1889. The beautiful hardwood floors and shiplap along the stairwell of the Guest House was once the exterior walls of the original farmhouse outbuilding. The grounds now include an efficiency Studio and Vintage Camper as well as the Guest House. It’s original and endearing charm remains and reflects a simpler time in Colonial Beach. The Compound is a work-in-progress with old and new contrasting in perfectly imperfect ways!

Please Note:
All guests on the property must be booked through AirBnB. In other words—Guests are not permitted to invite guests of their own. Please inquire with owner if you would like to discuss an exception.

When you make your reservation please include the number of guests in your group. The first two adult guests and one child are included in the nightly fee. Additional guests are $50 per night, per person (total of 4)
Please respect our year-round neighbors by maintaining hours of relative quiet between 10am and 10pm. No parties please!

Guests have full use of the Guest House, deck and balcony as well as off-street parking for up to 2 vehicles. Please keep all vehicles on the graveled areas and off the grass.

The fire pit is located in the front of the property in the shared front yard. Use of the fire pit requires the continuous supervision of an adult (18 and older). There is a garden hose by the back yard steps. Please bring this out and keep by the fire pit for safety. Before retiring for the evening extinguish flames and embers, turn off hose and return it to the back yard.
There’s usually a generous stack of firewood ready for your use (although it’s not guaranteed) and you can often find an ample supply of sticks in the front yard or the park, or driftwood from the beach for use as well. The fire pit has a grill for cooking out. You’ll find utensils for outdoor cooking stored under back stairs.

The Guest House has a small side yard (16’x22’) that is fully fenced and accessible through the back door of the cottage.

Long term rentals are gladly accepted and discounted (10% off weekly rate and 25% off for stays of a month or more).

Government per diem rate is accepted. I’d be happy to work with you to keep total costs within your allotted budget using the special option offer if you’ll be here for longer than a month. Please reach out and I’ll send you an amended reservation to reflect the adjusted price.

Pet Fees:
The pet fee is $75 for the first pet and $50 for each additional pet for visits of less than 30 days. During stays of more than 30 days the pet fee is doubled.

Pets Inside:
Please keep pets off the furniture or use the pet pads to cover the sofa and beds. A dog gate is attached to the wall in the laundry area. This will allow you to corral your pets in the laundry and bathroom area while you’re out of the house.

About Barking:
If your dog barks continuously and audibly while you’re away you’ll be asked to return or keep your pet with you while you’re away from the guest house.

Pets Outside:
Kindly remove and dispose of pet waste in the outdoor trash bin. Dog waste that has not been removed from the yard will incur a $100 additional clean-up fee. Guests are expected to supervise their pets while outside.

This serene cabin is on the Ingleside Vineyard's property. Have a glass or two of wine and walk around the vineyards and then retreat to your own private a-frame cabin oasis. A beautiful view of the Roxsbury Estate where abundant wildlife can be viewed all around the property and the pond is stocked and ready to be fished. Within driving distance to wineries, Stratford Hall, George Washington & James Monroe's birthplace, Westmoreland State Park, and the beach town of Colonial Beach.

The space
This is an a-frame cabin with 2 floors. The "master" has a king bed but is a loft and open to the downstairs living room. The second bedroom is true with a daybed with a trundle. It has 2 twin beds. There is a TV, but only with movies provided, no cable or smart TV.

The air conditioning is provided by window units. Although they cool the cabin down excellently, they are window units.

This cabin is very secluded, rustic, and serene and there is NO WIFI available. Please make sure you notice this if you are traveling for business. Cell coverage is usually excellent, and many people are able to use their cell phones for a hot spot, however, WIFI is not included with the home.

Guests will have full use of the cabin. You can walk to Ingleside Winery from this home.

This cabin is directly on a pond; you must be careful with young children. We are not responsible for any accidents that happen due to the water and the grounds while exploring

This space is the lower floor on an expansive 3 story house overlooking the bay in Colonial Beach. It is spacious and relaxing with new modern amenities and some classic touches.

The upper levels are occupied, but you have access to a private entrance and patio. And shared use of the dock directly across the street.

Newly installed kitchen complete with induction cooktop and sink. Dish drain with soap and sponge is located under the sink. Please note there is a all-in-one Convection Oven/Mircowave/Airfryer for all your baking, toasting and reheating needs. A couple reviews are in user error and want to make it clear for future guests.

We have a dock that is available if you would like to bring a boat or kayaks. You can tie it up and have it out there for the duration of your stay.

A few blocks behind the house is the Potomac River which is great to walk or bike by. There are a few little beaches and some little shops. There are restaurants nearby that you can walk to as well.

The space
Enjoy this fully equipped one room studio, just steps from Monroe Bay, in charming Colonial Beach. Wake up to the view of the sunrise reflecting off the bay right out the front door. Unwind to the spectacular color display of our sunsets. This studio is situated on the top floor of the detached garage and has its own own private entrance, accessed by a full flight of stairs. Inside the studio is a kitchenette with microwave, small dormitory sized refrigerator, single burner cooktop, toaster oven, blender and Keurig coffee maker. The full bathroom with shower has everything you need enjoy your stay. The studio is rounded out with a walk-in closet and combined sleeping and sitting area. Internet is provided. Stream shows and movies via your personal accounts.

Guest access
Studio guests have access to the decks, patio/grill and grounds of the main property. The owners occupy the main house a few weekends a month; you'll have it to yourselves much of the time.

Also includes use of two beach chairs, two bikes and two kayaks/life jackets that can be launched from the dock. Renter assumes all responsibility for use.

Other things to note
This property is beautifully landscaped. The patio, decks and gardens are beautiful places to unwind. The private dock is just another wonderful feature for you to explore.

There is a three night minimum for holiday and Colonial Beach event bookings.

Relax and unwind in this historic Victorian home with a wonderful wraparound porch and views of the river right across the street. This home is perfectly situated right off the Potomac River, peaceful and secluded from the main downtown area, yet close enough to walk to the public beaches and restaurants. Feel right at home in this 145 year old home, complete with its share of historic charm and modern updates.

The space
Potomac View is the name given by our family’s matriarch, Grandma Dot, to her home, a spot where we relished spending our own youthful summers, enjoying a slower pace of life and are now thrilled to open up this space for others to appreciate. Although Grandma Dot and Grandaddy Bob don’t come down as often as they would like to this home anymore, they became a front porch fixture in this town. When you sit on the porch, remember to always give a wave to passersby, a tradition our grandparents started and we continue whenever we stay here. Local legend rumored this house to be a brothel at the turn of the century, complete with sinks in three of the four bedrooms and a secret hiding place on the left side of the dining room fireplace mantel.

A large kitchen includes all the supplies needed to make big meals and enough glassware for all guests to enjoy drinks throughout the day. The kitchen table seats at least six, and off the kitchen is a more formal dining room, complete with matching seating for six with room for more chairs. The walls of the dining room showcase photos of the original Colonial Beach fire department and an antique Victrola.

A separate family room boasts a large comfortable couch, two recliners, and television for movie nights, family Wii game night, or a throwback game of N-64. The formal parlor opens up to the family room and dining room, but can be closed off for anyone wanting a quiet space to cozy up on the couch and read, work, or sit and enjoy coffee looking out to the river. The first floor is complete with a laundry room available for guests' use, a full bathroom with walk-in shower and a small powder room in the family room.

Journey upstairs where the home features four bedrooms: a spacious master bedroom with king bed and three more bedrooms, one with a queen, one with a full size, and the fourth is perfect for kids and younger travelers complete with two twin beds. The fourth bedroom includes a small TV with a Roku connected for guests wanting to sign into any streaming services. The upstairs bathroom is newly renovated bringing modern amenities including a rainfall showerhead to this historic home.

This home comes with several yard games to enjoy in the spacious front and side yards and a yard cart (let us know in advance if you need) to wheel all your items to the beach. Board games and puzzles are plentiful as well for those wishing for quiet nights indoors.

For those traveling with young children: The house has a pack and play travel crib (with bassinet accessory), space saver high-chair (the kind that straps to a regular chair) which adjusts for infant or toddler use, two baby gates that can be used on the stairs/doorways, cabinet locks that can be put on kitchen/bathroom cabinet doors, and a baby bathtub. These are always stored at the house, but out-of-sight in the master closet. Plastic plates and spoons for kids are stored in a kitchen drawer by the oven. Paper plates are in the pantry.

For those traveling with four-legged friends: The house has food and water dishes, several toys, and an outdoor lead so your pup can enjoy the yard with you. These are always stored at the house in the dining room closet.

In addition to the main living room, the home has a kid friendly den with tv and a daybed that can serve as two twin beds. WiFi is provided guests. A full bath is also on the main level.

The kitchen has plenty of space if cooking a meal at home along with the basic pots, pans, and utensils needed. A coffee maker and filters are provided. Coffee grounds are not provided.

The front of the house has 2 chairs and a loveseat for sitting outside to view the sunset and escape the heat. The backyard is fully fenced with a patio and dining set that sits 4 people.

The driveway allows for one car. An additional car can park on the grass to the right of the driveway.

Kick back and relax in this calm, stylish private Flamingo Suite located in Docta Bird Beach House on the amazing "Point " in picturesque golfcart town, Colonial Beach. Guest have parking, separate entrance, small deck; located a block from Monroe Bay to the right, and about 2 blocks from the Potomac River on the left. Watch the magnificent sun rise or sunset. Easy stroll to the beaches, boardwalk, restaurants, thrift shops, ice cream parlors and so much more. Sorry STRICTLY NO ANIMALS.

The space
The bedroom in the Flamingo Suite has a king bed and a full bathroom with shower only. The next sleeping area is the queen sofa pull out bed in the living/dining area. Both the bedroom and living area each have a TV. Nice cozy and stylish private place to relax and enjoy what Colonial Beach has to offer.

FYI: We have another property in Colonial Beach; 2 blocks from the beach. It is a house with 2 bedrooms, 2 bathroom and a full kitchen. This home can sleep up to 7 guests- king bed, queen bed. queen sofa sleeper and twin sofa sleeper. Might be a great choice. It is listed as "Charming Docta Bird 2.

Flamingo Suite is strictly a private and secure space for guests. You will not be sharing any aspects of the space. This is not my primary residence; therefore I may or may not be at Docta Bird during your stay.

We love hosting your furry companions and welcome up to two dogs. Please include them in your reservation and a pet fee will automatically be included in your reservation total. Additional dogs may be considered on a case-by-case basis and are subject to additional fees to compensate for potential extra wear and tear at the property and additional cleaning regimens that we undertake. Note that emotional support animals (ESAs) are designated as pets and subject to these fees and other pet policies. Service animals are always welcome, but please let us know about them in advance so we can let our cleaning team know.

This is a one bedroom cabin , it does not have a kitchen or dining room, you do have a full bath and your cabin is spotlessly clean with a nice double bed and small pullout sofa in the sitting area. There is a microwave, a coffee pot and a small refrigerator. There is a full bath and a large front deck with a great patio and fire pit . It is in a lovely oasis on the point in Colonial beach, 1/2 mile to Town and one half mile to the point ,you can walk to everything. The adjoining cottage is sometimes occupied by owners and we are very nice and would love to meet you.

There are two comfortable bedrooms. Bedroom 1 has a king bed and luxurious en suite bathroom with a large spa-like shower and modern bidet toilet. Bedroom 2 has a queen bed and a twin-sized trundle bed. The second large bathroom has a soaking tub and separate shower.

Outside the house you will find ample off-street parking for everyone’s vehicle, even room for a trailered boat. Enjoy a cookout in our fully fenced backyard with the gas grill, pellet smoker, outside table, and plenty of seating.

Bring your boat and use our neighborhood boat ramp and our boat slip. Bring your fishing poles and fish from the neighborhood dock or beach.

Guests will have access to the whole house and yard except for the hallway closet, the closet next to the laundry room. The detached garage is also off limits.

We love dogs and we are dog friendly. We don't charge extra for dogs, but we limit our dog guests to 2 dogs per stay and require that guests pick up their dog waste.

The house comes stocked with all the amenities, a large kitchen and living room w/ play area for kids, sectional sofa and fireplace, 3 bedrooms, 2 bathrooms and is kid proofed for safety.

The space
The house is located in the middle of the Point where guests will find themselves equal distance from the downtown and the beach. It's a short five minute walk to watch the sunrise on the river side or sunset on the bay side. This house is perfect for any season you choose to visit. In the summer, it has a great backyard, outdoor shower and is close to the beaches. In the fall, winter and spring, it has a cozy fire place, outdoor fire pit and the screened in porch is perfect for bundling up and hanging out in the crisp air and quiet and peaceful area.

Inside, the house is thoughtfully decorated and styled with a calming coastal beach theme. The large living room features an oversized sectional couch so that everyone has a seat to watch the large flat screen tv (and the fireplace in the cooler months). The living room also features a designated children's play area with lots of toys, games and books and also has a puzzle corner and table.

The kitchen is fully equipped with all high end appliances and all the cooking equipment and utensils needed to cook a feast. It also has children's plastic plates, cups and utensils. The kitchen features two seating areas-- the kitchen table or counter seating- and can comfortably seat up to eight. Off of the kitchen is the deck with new lounge furniture and grill as well as a screened porch where it's the perfect spot to have a glass of wine at the end of the day or to start your morning with a cup of coffee. The backyard has a firepit and outdoor shower (outdoor shower is only available in summer months).

The three bedrooms all have new mattresses and bedding and include conveniences like phone chargers, noise makers and extra pillows. The two full bathrooms are recently renovated and have lots of storage and extra plush towels. One bedroom has its own private bathroom, perfect for grandparents or other guests that would like their own space. The other two bedrooms share a large bathroom.

This home is a perfect vibe for a family vacation and features three bedrooms, one with a private bathroom and one that is shared. The Tall Boy is a brand new build and has first been stayed in during the summer of 2024. It is centrally located on "the Point" and is within a couple blocks of the water and close by to local restaurants and other attractions.

The space
On the 1st floor of the home, you will find the kitchen and dining room, along with a half bath. The kitchen is generously equipped with all of the necessities you will need to make sure that your stay is comfortable.

The 2nd floor of the home is where the spacious living room as well as the primary bedroom/full bath are located. As you make your way up to the third floor, you will find another king bedroom as well as a room with two trundle beds. The third floor also has a full bath.

The home has a two car garage that you are welcome to use. This is also where you will find the washer and dryer for the home.
