Property Information & House Rules
Quiet time is between 9:00 PM and 7:00 am (weekdays) and 9:00 PM and 7:00 am (weekends). We want to be always respectful of our neighbors. All guest not staying the night must be off the property by 9:00 PM.
Guests have use of the pool house, fenced in yard areas and driveway. Only paying preapproved guests are allowed on the property. The booking rate is based on Double occupancy per night two persons. Our daily rates are based on Double Occupancy (2 persons) with a $10 person per night charge for each additional guest up to 3 additional, (total of five). You can have another 5 guests for $30 per person per night, no beds or linens are provided for such guest (can bring a tent). We are perfectly happy having people pop by to pick you up, but if they are staying, using the pool, or lodging beyond the space available or paid for we are happy to help you find other lodging nearby to help you spend time with your family and friends. There is a $10 per person/per day fee to have additional guests who are not staying over to use the pool and backyard. The maximum people allowed on the property is 30.
All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price ($10/$30 per person/per night) paid for before check-in. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. Again, if you bring anyone with you at any point other than VRBO-verified guests that have been paid for, they will not be allowed on the property. This benefits us and will benefit you in turn should you stay here. We are safety-first kind of Hosts, and there are no stray people wandering on the property or the neighborhood.

Check-in/Out Times:
Check-in is between 3pm and 11pm unless otherwise discussed and agreed to via VRBO messaging. You will be issued a code for the electronic lock. This code is valid during the agreed-upon entry and exit times (normally 3pm - 11am). This code is disabled any time before or after those hours.
Access to property before 3pm on check-in day is not permitted. We don't allow early arrivals or late departures. We fully clean and turn-over the property daily. That requires time to ensure it is done to our satisfaction.

Smoking/Drug Policy:
There is to be no smoking in the pool house or use of illegal/illicit/recreational drugs anywhere on the property allowed by anyone visiting or staying at the pool house. Smoking permitted outside only. Please be careful and discard used butts appropriately. There will be additional charges incurred for smoking within the pool house to cover extra cleaning costs.

Pool Usage:
You swim at your own risk. There is not a lifeguard on duty so please enjoy the pool responsibly and safely. If there are small children, ensure that they wear the proper sized safety vests.
No diapers in the pool. Please have small children wear water appropriate pull-ups.

It had everything we needed ( we did not plan on cooking, but were able to bring in take out) and was located close to Quantico. It was an easy drive to DC for a day of touring the Mall as well. (Valet or offsite parking often adds $40 or more to each night at a hotel) Our daughter lives on Capitol Hill, but she was glad to come out to stay with us since our visit wan't dependent on being there. We were a little less than an hour from downtown DC, an hour or less from Shenendoah National Park (depending on which entrance you used), only about a half hour from Fredricksburg, within about 10 minutes of the National Museum of the Marine Corps (SO SO great to visit!!) and right next to Quantico Marine Corps Base if you are visiting someone there. I think someone mentioned it being close to Appotmatox also, but we were so busy seeing what we could, we never checked the distance on that. So, this property is perfectly situated for a great weekend away to visit many historical sites, or even DC proper without breaking the bank on hotels! The property itself was lovely and just like represented in the pictures. It has a dorm size fridge and microwave for quick warm up or storage of restaurant leftovers, which suited us fine! The hostess was very responsive to inquiries, and checked in on us when we arrived to make sure everything was good and we had what we needed. We had a wonderful stay and we would stay here again if/when we come back into the DC area"

It delivered on all that it stated in the listing! It was clean and conveniently located in Stafford. The host was easy to reach and quickly answered all inquiries. A couple things to note: - For coffee: there is both a drip system and a Keurig (which is not stated in the listing). - The check in/out time was a bit more constraining than other rentals I've booked in the past. 4pm check in and 10am check out (on a Sunday), especially given what we paid for our daily rate was not ideal. When I inquired about adjusting this by an hour or so on each end I was told I could for an additional fee. It felt very transactional and unaccommodating. Hotels generally offer this option without penalty."
