Property Information & House Rules
Quiet time is between 9:00 PM and 7:00 am (weekdays) and 9:00 PM and 7:00 am (weekends). We want to be always respectful of our neighbors. All guest not staying the night must be off the property by 9:00 PM.
Guests have use of the pool house, fenced in yard areas and driveway. Only paying preapproved guests are allowed on the property. The booking rate is based on Double occupancy per night two persons. Our daily rates are based on Double Occupancy (2 persons) with a $10 person per night charge for each additional guest up to 3 additional, (total of five). You can have another 5 guests for $30 per person per night, no beds or linens are provided for such guest (can bring a tent). We are perfectly happy having people pop by to pick you up, but if they are staying, using the pool, or lodging beyond the space available or paid for we are happy to help you find other lodging nearby to help you spend time with your family and friends. There is a $10 per person/per day fee to have additional guests who are not staying over to use the pool and backyard. The maximum people allowed on the property is 30.
All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price ($10/$30 per person/per night) paid for before check-in. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. Again, if you bring anyone with you at any point other than VRBO-verified guests that have been paid for, they will not be allowed on the property. This benefits us and will benefit you in turn should you stay here. We are safety-first kind of Hosts, and there are no stray people wandering on the property or the neighborhood.

Check-in/Out Times:
Check-in is between 3pm and 11pm unless otherwise discussed and agreed to via VRBO messaging. You will be issued a code for the electronic lock. This code is valid during the agreed-upon entry and exit times (normally 3pm - 11am). This code is disabled any time before or after those hours.
Access to property before 3pm on check-in day is not permitted. We don't allow early arrivals or late departures. We fully clean and turn-over the property daily. That requires time to ensure it is done to our satisfaction.

Smoking/Drug Policy:
There is to be no smoking in the pool house or use of illegal/illicit/recreational drugs anywhere on the property allowed by anyone visiting or staying at the pool house. Smoking permitted outside only. Please be careful and discard used butts appropriately. There will be additional charges incurred for smoking within the pool house to cover extra cleaning costs.

Pool Usage:
You swim at your own risk. There is not a lifeguard on duty so please enjoy the pool responsibly and safely. If there are small children, ensure that they wear the proper sized safety vests.
No diapers in the pool. Please have small children wear water appropriate pull-ups.

It had everything we needed ( we did not plan on cooking, but were able to bring in take out) and was located close to Quantico. It was an easy drive to DC for a day of touring the Mall as well. The family that lives upstairs was quiet and friendly." - "We were looking for a place to stay outside Washington DC since the hotels and parking in DC are so outrageous. (Valet or offsite parking often adds $40 or more to each night at a hotel) Our daughter lives on Capitol Hill, but she was glad to come out to stay with us since our visit wan't dependent on being there. We were a little less than an hour from downtown DC, an hour or less from Shenendoah National Park (depending on which entrance you used), only about a half hour from Fredricksburg, within about 10 minutes of the National Museum of the Marine Corps (SO SO great to visit!!) and right next to Quantico Marine Corps Base if you are visiting someone there. I think someone mentioned it being close to Appotmatox also, but we were so busy seeing what we could, we never checked the distance on that. So, this property is perfectly situated for a great weekend away to visit many historical sites, or even DC proper without breaking the bank on hotels! The property itself was lovely and just like represented in the pictures. It has a dorm size fridge and microwave for quick warm up or storage of restaurant leftovers, which suited us fine! The hostess was very responsive to inquiries, and checked in on us when we arrived to make sure everything was good and we had what we needed. We had a wonderful stay and we would stay here again if/when we come back into the DC area"

The Blue Pearl presents you with over 3500 SQFT of space to enjoy. It is new and custom home with unusually large rooms and 36 inches doors throughout the house. It was built from the ground up by us. It is 6 bedrooms (including 2 master bedrooms) and 4.5 baths space with a huge backyard and nicely constructed deck at the rear. There are 3 bedrooms and 2.5 baths on the first floor (no stairs), including the grand master suite. Second floor also has 3 bedrooms, including another master and 2 full baths. Step into the spacious living/ and dining area and you'll be swept away by the nicely and modern decorated space overlooking the backyard. The multiple windows make the view the centerpiece of the room - you'll want to sink into the beautiful furniture, relax and enjoy your well-deserved getaway!

Offering plenty of seating, this space also boasts a large 65-inch Smart TV hanging over the fireplace. The dining table can seat up to 8 and there’s an oversize ten-foot island comfortably seating additional 4.

The kitchen is open to this area -- so you can cook, enjoy your guests AND the view at the same time. There are 4 comfortable bar stools, so you can enjoy breakfast, snacks, beverages, or just good conversation with the cook! This well-equipped kitchen features a refrigerator, microwave, air fryer and plenty of counter space to work with. You’ll find all the necessities such as a dishwasher, toaster, microwave, icemaker, blender, ample plates, glasses, and kitchen utensils. It also comes with a separate living area! You’ll sleep well on the comfortable mattress king bed and wake up refreshed. You could also curl up with a good book or watch a movie on the large 65 inches Smart TV. Additional features include 2 bedside tables with lamps and a dresser.

2nd King Main Suite on second floor - This is the second master bedroom in the house. Located upstairs with its own bath and dual walk-in closet. This suite is truly private retreat. The luxury Master bathroom compliments the suite! With abundance of space, you’ll be spoiled by the gorgeous standing shower and double vanity. This second King Main Suite welcomes you with a comfortable king bed, a Smart TV to enjoy a movie or catch up on your favorite shows. Two bedside tables with lamps and draws provide plenty of space for you to unpack and make yourself at home.

Back to the first floor - There are two other big bedrooms with king and queen size beds. These two bedrooms share a full bathroom with a luxury standing shower. The bedroom with a king size bed overlooks the private backyard while the one with queen size bed overlooks the road (not really for a light sleeper). Both bedrooms are equipped with 55-inch TVs to catch up with your shows.

Back to the second floor - There is additional two big bedrooms which jacked and Jilled into each other with a huge bathroom. Bedroom on the right has another king size bedroom, walk-in closet and a 55 inches smart TV. The bedroom on the left has 2 bunk beds comfortably sleeping four people/kids. It also has 55-inch smart TV.

HOUSE RULES
Please Note: Guests will be asked to leave the property immediately without refund for the following reasons:

*Exceeding maximum occupancy. (14 guests maximum-children and infants count as guests.)

*We are a neighborhood friendly short & mid -term rental. After first warning for disruptive behavior such as impeding traffic, hanging out and drinking in the driveway, you will be out.

*Bringing any type of pet into the home. Exterior of the house is equipped with cameras. Do not try to sneak any pets into the Blue Pearl.

*Smoking in the home. Leaving house with any weed/cigarettes smoke smell will result to $300 charge. If you smoke outside, please do not discard cigarette butts in yard.

* No food in the bedrooms.

* No insolvents in the toilets. Toilet paper only in the toilets.

* No Parties or Events.

*No refunds on early check outs.

*Take out trash.

*Turn off lights if not in use.

*Minimum cleaning required such as taking out trash, and loading dishwasher.

*Violating any of the house rules as defined in the rental agreement.
Guest access
You will have access to all the entire two levels of Blue Pearl, including the back yard and deck.

Garage is not accessible to guests. However, you will have access to electric charger if you drive an EV.

House is self check-in with a key pad. No key required. You will be sent the guest access information the morning of your arrival in the Welcome Message with all the information you need to have a comfortable stay.

Other things to Note
House has a separate apartment underneath with separate entrance. There is no shared spaces between the two units. This apartment is also listed on short term platforms. There may be an occupant during your stay so please respect the Quiet Time rule.

PARKING: There are ample parking on the premises. The driveway in front of the garage is assigned to your stay. This driveway can easily park 4 cars.

You will need ask if you want to utilize the side driveway for overflow as this is assigned to the apartment downstairs.

The space
The space is settled on the upper level of the home , as you head up the lovely wooden staircase you will find yourself with a snug and warm room. The room offers a very comfortable queen bed and blackout blinds for those who don’t like too much sunlight in the morning. Room has large closet with many hangers for all your belongings.Essentials will always be readily available and room is completely private. We offer fast WiFi and a comfortable workspace for those who have to work indoors. We also provide live streaming TV & Netflix on Apple TV so you can binge watch on all your favorites.
**We are taking extra cleaning precautions during this time and disinfect common/shared areas and guest room thoroughly before allowing a new guest to come in. We use a number of household products but mainly Clorox Bleach, Lysol, Linen sprays and Mrs. Meyers Disinfectant. In the bathroom you can find hand sanitizer alongside the hand soap for extra cleaning.

Private basement apartment. It is a 1 bedroom but i can add a 2nd bed to the living room area and there is a cloth screen for privacy for the 2nd bed (see pictures). It has a separate entrance and you will have exclusive access to the basement during your stay. The property sits on half an acre and is the only house on the small side street. The unit has a full kitchen and full bathroom.

The space
The basement entrance is on the right side of the house (walk-up basement, 10 steps).

The location is near Quantico and the Stafford Corporate Center at Boswells Corner.

The full size bed is a memory foam mattress that is mid-to-firm.

Important other considerations about the place:
I live in the main house with a housemate. There are also three dogs that live with us (two German shepherds and one small chihuahua). We are generally pretty quiet; I try not to let the dogs bark that often and they sleep upstairs. I also try not to let them roam around the main floor after 9pm but sometimes it is inevitable. When people (or dogs) are in or walking on the main floor you may hear us moving around and may hear the TV or talking.

The kitchen is right above the basement bedroom so if the sink is being used or if someone is cooking, you may hear that. All the water in the house drains to the basement, so you may hear running water whenever anyone is using the sink, toilet, or shower.

We try to limit noise as much as possible when folks are staying downstairs, especially after 10pm.

There is usually someone around if you need any assistance with anything.

*POOL OPEN JUNE-SEPT 1* Located between Quantico, DC, and historic downtown Fredericksburg, this basement suite is ideal for touring the area or visiting your Marine at the Quantico base (it’s about a 15 drive from the entrance to TBS). We are located 10 minutes off of i95 and rt. 1 in a very safe, quiet, gated neighborhood. Great for stopping through on a road trip. We are waterfront on Aquia Creek, which opens to the Potomac River so come use our 2 kayaks and have a fire pit on the dock!

The space
This is our permanent home. You WILL hear us and our 2 toddlers, as we live on the top 2 floors. Our kids will be active between 8 AM-8 PM (although we are often on the go in the mornings).

*Also, we own and operate a local boat cruise company! Please ask us about booking a sunset cruise!

To enter, you will need to walk through our side yard and around the pool to get to your private entrance. Also note that when you exit this way, you CANNOT lock the door as you leave. It only locks from the inside. If this bothers you, please let us know and you can exit through our front door, no problem!

NO events or parties- you may not book our pool to throw a pool party. We have neighbors on either side and cannot handle large parties with several extra guests.

Please no more than 5 guests- we really don’t have the kitchen and bathroom capacity for more than that. Of course, if you have a special circumstance please send us an inquiry.

IF YOU WANT TO BOOK TO USE JUST THE POOL: You will still be required to book for the night and can use the pool within normal checkin/checkout times. Please no more than 5 guests at the pool.

Enjoy the shared outdoor space that includes a custom, one-of-a-kind playground, propane grill, hammock, hot tub, horseshoes pit, and a stocked fishing pond (must bring own fishing gear).

Outdoor space is shared with homeowners and potentially guests in one other rental unit. Please be kind and respectful when using the space. If you have any questions about use of space please message the hosts. (There is a swimming pool on the property, it is not included in or available for this rental unit.)

New additions to outdoor space include a 1000 sq ft artificial turf putting green, badminton setup, and basketball court.

Early check-in and late check-out are available for an additional charge of $10/hour for up to 2 hours each. Must be requested at least 24 hours in advance to ensure availability and to allow for cleaning from prior guests and cleaning for next guests.

The suite has it's own entrance, kitchenette, and private bath with walk-in shower and toilet separate from the vanity. Suite is located on a secluded 3 and 1/2 acre wooded lot just 1.5 miles from I95. Location is 18 min from Historic Fredericksburg, 20 Min from Washington Ferry Farm, 35 min from Mount Vernon, and 41 min from the Pentagon. Easy access to Quantico.

This very large studio apartment. Floor to ceiling black out curtains allow the guests to divide the space into 'rooms' for privacy.

Guests have a private entrance. Contactless check in with a key code for the lock will be provided 24 hours before check in. A patio (overlooking the woods) with table, shade structure and fire pit is directly out of the door. The patio is private, but is adjacent to a deck that we use.

There are 2 free parking spots on the property specifically for our guests.
