All of our bedrooms, bathroom, and washer/dryer area all available on the main floor. Guests will find our bathroom fully stocked with towels and an assortment of bath amenities available for use.

For sleeping arrangements, guests have access to our a primary bedroom with a King-sized bed as well as a jack-and-jill style bedroom with Queen Bed and a beautiful wooden bunk bed (that can accommodate two adults or children utilizing both the bottom and top bunks). There is also an additional sleeper sofa in the living room for guests who need to host a larger group.

Outside, you will have shared access to a spacious deck, outdoor seating and charcoal grill.

As a 2-unit vacation rental house, there are a small number of shared amenities available to all guests on a first come, first serve basis. We always encourage guests to coordinate with each other if they have a desire to use any of the shared features during a specific day or timeframe. We've yet to have a conflict that wasn't easily reconciled to the benefit of both guests.

The first of these shared accommodations is the off-street driveway parking. The gravel driveway sits on the right side of the house (when facing the house from the street), and is wide enough for a single vehicle, however does provide plenty of length for 2 larger vehicles to park nose to tail without obstructing the street or sidewalk. With that in mind, we ask any guests whose party arrives in 2+ vehicles that choose to park in the driveway to make an effort to take full advantage of the 2 driveway spaces with 2 vehicles. While on-street parking is rarely an issue, it can become crowded at times for other guests and our neighbors without driveways, and every little bit counts.

The house features a wrap-around deck and an outdoor table, chair, and umbrella set for shared use. We provide a propoane/charcoal grill as well. The grill is not large enough for more than one grill-master at a time, so we encourage guests to coordinate with each other for any planned use of these amenities.

For all of the TVs in the home, you can use your own streaming accounts to enjoy your favorite shows and movies. The vacation rental does not include access to any paid streaming services unless Guests use their account credentials. However, we do provide guests with a basic cable package, which provides a limited number of standard definition (SD) and High Definition (HD) cable television options.

The Neighborhood:
Nearby, you'll be just minutes from beaches, bakeries, and breweries. North Beach offers a great mix of antique stores, gardens, gift stores, ice cream shops, and of course, the North Beach Boardwalk. While access to the boardwalk is open to the general public, the beach itself requires a pass between Memorial Day and Labor Day. Two residential passes (good for up to eight guests) are provided in the home. The cost to access the beach without a pass is $25 per person/per day. Additionally, a variety of beach gear is provided to guests including towels, chairs, a wagon, umbrella, and cooler - all are available on a first-come, first-served basis. Additional beach gear is available for rent at the beach should you need anything else for your visit.

Many fellow residents living in the area of North Beach regularly use our street during their daily pilgrimage to the water. This has the benefit of providing residents living on our little section of 3rd Street with a disproportionately high level of human diversity than one would normally expect for an area of this small size. This anomaly is both welcomed with open arms and appreciated by our neighbors.

The location puts Guests less than a mile walk to the North Beach boardwalk, pier, public beach, coffee shops, antique shops, US Post Office, and ice cream shops.

The boardwalk has a separate bike path and is lined with benches that are perfect for relaxing and enjoying the view of Chesapeake Bay. There is a fee for using both the beach and the fishing pier for non- residents. But we have beach passes included for our guests plus beach chairs, umbrella and wagon. Paddleboards, kayaks, and bikes are available for rent at the beach.

We provide beach passes, beach gear, games, a Pack & Play, and tips for jet ski rentals and day trips. The shed has a huge Smart TV. Fully-equipped kitchen. Single-story living with 2 bedrooms, accessible shower on the ground floor.

Gorgeous, recently renovated 4 bedroom house with four large bedrooms (two on the ground floor and two upstairs) and 3 full bathrooms (one has a bench and grab bar). Use the house as your base for local activities- including fishing, sailing, kayaking, paddle-boarding, biking and more. North Beach has everything and this is the perfect spot to enjoy it all!

Host dinners outside at home using our fully equipped kitchen and our large patio table under the stars, or choose from our list of recommended restaurants or local activities. Relax afterwards on the front porch or back-deck (with smokeless firepit); chill out on the beanbags in our secret library that kids love; or even burn it all off with yoga or on the bike in our exercise room!

The house can sleep 8 adults (two king beds and two queens). With 3 full bathrooms there is plenty of room for everyone. North Beach is close to big cities like Washington, DC and Baltimore- but feels a million miles away. You'll head home refreshed, relaxed and happy!

We allow reliably house-trained dogs for a $25 pet fee per dog per night for stays under 7 nights. If you want to bring your dog, please let us know:

Looked just like the pictures, proximity to the ocean was wonderful (we walked down to the water every night with our son and dog) and a quick 5 minutes drive into North Beach, which had a beautiful, very kid friendly beach, a good grocery store, coffee shop, ice cream shop, and a range of restaurants. The house was very dog friendly - a couple dog beds, a bunch of bowls and a very secure back yard. House also worked well with our toddler, the small office room was perfect for him. Just a quick flag, the only table to eat on was the covered pool table on the screened in porch. Not an issue for us as it was summer and we loved eating outside every night, but could be less comfortable when it's chillier out. We will definitely stay in the house again on our next visit to North Beach!"

Rules for Tiki Torch Use:
1. Each Tiki Torch is full of fluid. When lighting please keep a safe distance away
2. When done, please place the attached tops onto the flame and ensure that each flame is out prior to leaving the area

NOTE: Failure to follow any of the above rules will result in a minimum $100 fine.

NOTE: There will be a fee of up to $400 charged for smoking inside the residence and/or persistent odor of smoke. In addition, there will be an early check-in fee starting at $100 and late check-out fee starting at $100 added and will accumulate at a rate of $50 for every hour prior to 3:00pm and after 10:00am (after the initial hour) for guests who do not adhere to the 3:00 pm check-in & 10:00am check-out time and do not have at least 24 hours advance approval by the owner. By accepting your booking you agree to pay a mandatory $100 fee per person for any additional guests over 6 guests, with a maximum of 8 guests allowed at any time. Any missing or destroyed towel or linen is subject to an additional $50 fee per item.

Please park in the driveway only as there is a two way street at the home. There is a 3 car maximum at the home only. Violation of this rule will be subject to a $100 per vehicle fee.

Each of the home’s bedrooms is designed with guest comfort in mind. Fall asleep in comfortable beds and wake up refreshed for another exciting (or relaxing!) day at the beach.

There are three stylish bedrooms. Get away from the world in a spacious primary ensuite that takes up the entire third floor, offering plenty of privacy in a zen atmosphere. The other two bedrooms are on the second level and share a second full bathroom.

The kitchen and dining area offer plenty of room to comfortably host family dinners and are outfitted with all the cookware, dishes, utensils, appliances, and popcorn maker you will need to cook delicious meals. The dining table can seat up to four.

The main level has a living room with a large, comfortable couch and seating for six. Each of the bedrooms also has a small seating nook if you’re looking for a little more privacy from the rest of the group.

We love hosting remote workers and have two dedicated spaces with desks to accommodate when you need to get a little work done! We are a favorite for writer's retreats.

While there are plenty of outdoor activities nearby, the house also provides its own outdoor sanctuary for guests to enjoy. We invite you to relax in the backyard or on the deck. There are plenty of seating areas for guests to sip morning coffee or enjoy a happy hour drink as the sun goes down. There are string lights to provide ambient lighting.

Your safety matters. This property has a Ring camera with audio at the exterior part of the house, this will be on at all times but don’t worry, it does not look into interior spaces.

Our homes in North Beach stand out to guests for being extremely clean thanks to our top-notch cleaner!

Noise & Parties

We ask that guests be mindful of noise because the townhome shares walls. No parties are allowed. Walking in and out of the house with visible alcohol, visitors, or high noise levels indicate a party atmosphere and will be dealt with strictly. Our neighbor is a cop!

Local laws require music to be turned off at 10 pm.

No smoking or incense. We have smart systems that document smoke. $500 fine for violations.

Pets

We allow up to 2 reliably house-trained dogs for a $25 pet fee per dog per night for stays under 7 nights. If you want to bring your dog, please let us know:

- If they are 100% reliably house-trained
- The dog's age

We must approve their stay, but we have never rejected a reliably house-trained dog. We do not allow cats or puppies.

We would really appreciate it if you could bathe your dog before visiting.

Also within a block were awesome restaurants for breakfast and dinner as well as a cute little brewery and wine spot! The listing states there is a hot tub and a spa tub but just to be clear, the cottage has neither of these amenities (we didn't care but others might). If you're spending a weekend in North Beach, this is a really good option!"

This cozy, compact suite is perfect for a relaxing stay. Comparable in size to a Hilton micro-hotel room or a cruise ship cabin (with lots of window), it’s filled with style and comfort. The unit has its own private entrance that's separate from the main house.

The suite includes:

• Sleeping & Relaxing: Queen bed, electric fireplace (multiple LED color options), 50” TV (with Firestick)

• Dining & Workspace: Mini bar with quartz countertop, Keurig, wine cooler/mini-fridge, microwave, toaster oven, and a small table with two chairs.

• Bathroom: Modern stand-up shower with bench, marble, and tile finishes.

• Other Amenities: Mini-split AC/heat, USB outlets, closet, and outdoor seating (bistro table and screened porch), mini-ironing board and iron.

Please note: There is no full kitchen, but a microwave, keurig machine (coffee maker), and toaster oven are provided. We use well water, and access to the suite requires climbing several stairs.

You’ll have access to the suite using a keypad, and we will provide the access code along with parking instructions prior to your check-in. Free parking is available directly in front of the suite.

• Street Conditions: The guest suite is several blocks from the water, visible from the driveway. The first long block to the beach/boardwalk has no sidewalk, (if you choose to walk down to the boardwalk) then you'll walk on the grass or road until reaching the sidewalk that leads directly to the boardwalk.

• Tourist Area: Located in a lively, busy street in a tourist area, close to the boardwalk, shops, and restaurants, with heavy foot traffic from spring through late fall.

• Water Notice:
Our guest suite uses clean, tested well water that’s safe to use (inspected by Culligan Water Systems). You may notice a slight smell when first turning on the sink faucet—this is normal and will fade after several seconds of running the water. Also note, a water filter was recently installed for your comfort—just make sure the knob is facing down to avoid any unexpected sprays.

• Noise: Quiet hours are from 10PM to 7AM. No excessive loud noise anytime of the day, fyi.

*Other noises to keep in mind:

• You might occasionally hear a soft, muffled hum from a generator or fridge that kicks on and off.

• We also live near a big old tree stump surrounded by bamboo and trees, so don’t be surprised if you hear birds chirping (they often do), croaking and ribbit sounds or the gentle rustle of deer or bunnies dashing through. (They’re shy — sightings are sporadic, but magical! If you do spot them, please enjoy from a distance and no feeding or petting, no matter how cute they are!)

• Experience Requirements:
We prefer guests with prior experience on Airbnb, VRBO, or similar short-term rental platforms, along with high star ratings and positive reviews. The space
Step inside the front door to the cozy, sun-soaked living room, a modern and fully-stocked kitchen, and dining area that opens up to a small deck and fenced-in yard perfect for kids or pups.

On the second floor, you'll find the blue bedroom (twin over full bunk bed) and green bedroom (queen bed), which share a bathroom stocked with essentials for your stay.

The entire third floor is a large primary suite with ensuite bathroom and plenty of space to set up a dog bed, or pack-n-play (available to our guests at no cost - just ask!). All three bedrooms have black-out curtains to keep the sunshine at bay if you want to sleep in!

Guest access
Guests will have access to the entire home. Front door can be opened with a unique code that we will provide before check-in and that is only valid during your booking.

[PARKING] There is one marked/reserved parking space in front of our unit. You will have a pass for a second unreserved parking space. Only two vehicles may be parked in the community lot; please let me know if you have plans to bring more than 2 cars.

[BEACH ACCESS] Our home comes with two beach passes during the summer months, good for a total of up to 8 guests. These passes are irreplaceable, so please be very careful not to lose them! Check out North Beach's website for more info on beach rules and rentals (umbrellas, inner tubes, and chairs). We have beach chairs, a wagon, and towels for guests to use. [Note: Beach passes are not provided or necessary to access the beach prior to Memorial Day or after mid-September]

The Town of North Beach has a noise ordinance in effect from 10pm to 7am, so please be mindful of music and noise in the late evenings. No parties are allowed. Further, this is a townhome community and we ask that all guests be respectful of our neighbors whether you're in the backyard, walking your dog, or in our home. Any complaints from neighbors will be investigated and addressed appropriately.

Relax with the whole family at this renovated 1930's bungalow.

This waterfront front home offers a unique, peaceful vacation experience for up to 6 guests (2 bedrooms, 1 sofa-queen bed). As a waterfront property, it provides breathtaking views of the Chesapeake Bay with family-friendly amenities (e.g., child roller coaster, sandbox, children toys / books, pack-n-play, etc.).

The property features a private parking lot for up to 4 cars and a full kitchen.

The space
The house has 2 bedrooms (1 full bed with a 1 trundle twin underneath for easy access and 2 twin beds in the bunk room) and a sleeper sofa (queen bed). We also provide an inflatable twin mattress in case it is needed.

*Note that the bunk room includes a safety rail that can be easily added or removed.

The entire home is oriented to the water with large windows overlooking the Chesapeake. The house has a large, fully stocked kitchen and open dining area for guests. In addition, Rowan's Rendezvous comes with outside seating as well as a grill for those who want to enjoy the deck or the yard.

John and I love North Beach and its close proximity to Washington, D.C. where our two precious grand daughters live. Chesapeake Charmer is our second home where we stay about 3 months out of the year. The optional damage waiver is $37 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Sitting on the Chesapeake Bay, North Beach is a town where you are so close to things, yet can feel so far away. Only 45 minutes form Washington, DC, you can sit on one of three decks and gaze into the Chesapeake Bay, enjoying all that small town life has to offer. An open plan, with defined spaces, the house is at once cozy (with a fireplace) and spacious for a family. It is great for couples, adventurers, business travelers, and families. This is not a house for large groups or parties.

The space
It is also a home that is lived in - it is not perfect. If our kids break something, we don't throw it away - if it is worn, we don't trash it for something new. If you make reservations at the Four Season, this is not the place for you. If you travel the back roads and find warmth in a clean house with a comfortable bed and an eclectic collection of books, furniture and wall hangings, you may well enjoy it - and we would like to have you stay.

A note about the bedrooms. There is a master bedroom with a queen size bed, deck, and bathroom. There is another bedroom with a queen bed and a single bed bunked above it. Finally, there is a cozy 3rd bedroom with a raised full size bed (3.5 feet up - so you need to step up to it). Happy to answer any questions about the layout.

The garage is the entire first floor. It is a garage - but a place to escape and shoot pool or play foosball. It’s total unfinished, but functional.

For those who live in DC, but don’t have a car, this is a great place to go. There ae seven commuter busses which run from DC to North Beach (and back). Look up MTA: Route 820 - NORTH BEACH/PG EQUESTRIAN CTR – DC. They drop you five short blocks from the house. The town and restaurants are totally walkable, and there is a grocery store in town, Roland’s where you can order online and have it delivered!

This prime waterfront property has spacious and comfortable living spaces, a fully equipped kitchen, and a designated work area with large double monitors. The two large bedrooms and 2 full bathrooms are perfect for a relaxing stay. The beautiful outdoor area offers stunning views of the bay, as well as a gas grill, comfortable chairs, a portable dining table for you to enjoy.

Please note that our house is in a quiet residential neighborhood. We ask that you respect our neighbors' privacy by not walking through or parking on their property for any reason, not taking any wood or anything else from our neighbors' property, and not walking or otherwise using the docks (that is private property). Separately, please note that we do not allow parties or gatherings of any kind. The maximum number of guests allowed in the property at any time is 6.

Guest access
As guests, you will have access to the entire house and our property! Please note that the adjacent neighboring homes are not delineated by fences. As such, please be mindful not to inadvertently walk or park on our neighbors' yards. You may park (up to 4 cars) on the gravel pad next to the house (do not park on the grass). You may also enjoy use of the front and back yard, as well as the side yard where our grill and firepit are located.

Please note that the area 20 feet from the water to our property is a public easement for the neighbors of our community, so you may see our neighbors enjoying a walk with their children or pets. We do not have dock access. Please do not walk or otherwise use the docks as those are private property.

For the Kayaks, there is a small park, called, Rose Haven Memorial Park, less than a mile north on Walnut Ave where you can easily put them in the water. The park has free parking spaces.

Entrance, access, & all indoor spaces of the unit are private, however there are often other guests and families on the first floor. There is also a STAIRCASE to the 2nd floor unit and a STAIRCASE to the loft. Please ensure this home suits your needs.

OVERVIEW
Guests are provided with the private access and use of the entire 2nd floor vacation rental unit, a fully furnished home that we actively update and maintain on an ongoing basis. The home is fully equipped with a standard suite of modern appliances and furnishings in an effort to provide guests with a comfortable set of household functionality and options similar to what they are normally accustomed to.
TV/WIFI
The vacation rental is equipped with high speed WIFI, XFinity cable, Roku Devices, and a DVD player. TVs are located in the main living room and in the loft.

SHARED DECK AND FURNISHINGS
The deck, table, chairs, charcoal grill, and umbrella are all shared-use and available to guests first-come, first-served.

MAIN FLOOR
The main living area consists of the dining area, full kitchen, and wide-open living room, which features a 14-foot cathedral ceiling. The Queen-sized bedroom is located on the main floor, along with the laundry room and the home's single bathroom.

BATHROOM
In the bathroom, you'll find a newly renovated space with a family friendly shower/tub equipped with a grab bar. Guests will find a fully stocked set towels and basic toiletries.

Another unique feature, one which we equip all our vacation rentals with, as well as our own home, is an add-on toilet bidet. We offer this option as a means of encouraging guests to use less toilet paper than they normally need. If you're already well versed in the use of a bidet, it should work in a similar manner as any other installation.

LAUNDRY ROOM
The laundry room is equipped with a stacked set of late-model full-sized Samsung frontloading washer and dryer, ironing board and electric iron.

KITCHEN
In the newly remodeled kitchen, guests will find a full-sized Samsung double French door refrigerator with a bottom pull-out freezer drawer, brand new dishwasher and 4 burner electric stove.
We've fully equipped the kitchen with full settings for all 8 guests, a multi brew coffee maker with options for coffee pods, single brew, or fresh pot, plus a, espresso and latte machine, a toaster, a full-sized microwave, a full set of pots & pans, and much, much more.

DINING AREA
The dining area offers a large wood-finished dining table with seating for 8 people to enjoy a meal comfortably.

LIVINGROOM
If you need to relax, in the living room, you can take your pick from a full sized couch and multiple cushioned chairs to stretch out. Two of the new Crate & Barrel wide armchairs pull out into twin beds for additional, comfortable sleeping options.

THE LOFT
The home's remaining sleeping accommodations are located up a set of stairs off of the living room, which leads to the home's distinctive and unique upper loft - a truly exceptional area found in this home! Guests will find one king-sized bed, one full-sized bed, one twin bed and an additional seating area with TV, board games, and plenty of storage options for unpacking your personal items.
This loft runs roughly 2/3rds the length of the main and most guests love the rare perch offered by the loft, to overlook the main living room area below, and a closer look at that 14-foot ceiling! The stairs to the loft are at a steeper pitch than a normal staircase, so please use caution and ensure the space suits your needs.

With respect to the home's HVAC systems, heating and cooling both require guests to be accustomed to some old-school systems. With both heat and A/C, there is no centralized thermostat control to adjust the temperature of the entire home.
In the summer, the unit is equipped with 2 window-mounted air conditioner units on the main floor and 1 wall-mounted air conditioner unit in the loft. Together, they are more than capable of cooling the house effectively, even during the hottest days of the year. Guests will need to adjust the desired temperature setting for each of the 3 individually.

In the winter, each room (and the loft) are equipped with at least one electric baseboard heater, which effectively heat their respective areas. As with the air conditioners, each heater must to be adjusted individually using the selector knob on one end of the unit.

The challenge with the heaters is that, unlike the air conditioners which offer digital temperature settings, the heater setting knobs are equipped only with a knob which can be set to full on, full off, and an infinite range of settings between the two. It takes some getting used to, but that doesn't take long.

SHARED ACCOMMODATIONS
As a two-unit vacation rental, there are a few shared amenities available on a first-come, first-served basis:
• Off-street gravel driveway with space for 2 vehicles. On-street parking is generally not an issue, but can become crowded during peak times.
• Wrap-around deck with an outdoor table, chairs, and umbrella.
• Charcoal grill.
• Backyard: We ask guests with pets to avoid using the backyard as a regular “relief area.” If it's necessary, we kindly request that all waste be removed immediately after it is produced.
• Firepit

Guests will enjoy full unbridled access to the entire vacation rental unit which is located on the 2nd floor and loft of the house. In general, guests will also have access to use the off street driveway to park, however this is available on a first come first serve basis, and is also available for guests staying in the other unit.

Entry to the house requires you climb a set of STAIRS from the deck to the 2nd floor. If guests are using any of the other beds beyond the queen sized on the main floor, those are located in the loft which requires the use of another set of STAIRS, and that set run at a steeper than standard pitch.

Please take these characteristics into consideration before you book. if you have difficulty negotiating STAIRS or tend to lose your balance regularly, this unit may not be ideal for you. Contact us, though, because we have another vacation rental unit located in the same property, however it resides completely on the first floor.

3. Pool hours are from 8:00 am until 10:00 pm daily. A separate agreement including pool rules and regulations must be fully executed prior to the commencement of any stay.
