Tucked away in the heart of North Beach, this original 1940s colonial-style home is a delightful blend of modern comfort and rustic-farmhouse warmth. Sunlight seems to find every corner, from the comfortable living room (with ample seating and a TV) into the dining room and country kitchen. Step outside and take summer meals on the spacious, wraparound deck, and linger afterwards in Adirondack chairs around the firepit in the yard.

Your stay is located on the first floor of this duplex-style home, offering a quaint, Chesapeake Bay beach experience.

The Space:
Upon entry, you will immediately fall in love with the home's warm wood flooring and charming beach decor. Any chefs in your group can cook up something delicious in our country-style designed kitchen.

Our living room offers an multiple seating options for families and friends who love to congregate together; especially over a good board game or movie. This is also where guests will find the wall-mounted flat screen television which offers Xfinity cable service with hundreds of local and national network options, a DVD/ Blu-Ray player (with a small library of movies), and Roku Streaming Entertainment Service. We also provide two sofa chairs that pull out to offer additional sleeping options for larger group reservations.

All of our bedrooms, bathroom, and washer/dryer area all available on the main floor. Guests will find our bathroom fully stocked with towels and an assortment of bath amenities available for use.

For sleeping arrangements, guests have access to our a primary bedroom with a King-sized bed as well as a jack-and-jill style bedroom with Queen Bed and a beautiful wooden bunk bed (that can accommodate two adults or children utilizing both the bottom and top bunks). There is also an additional sleeper sofa in the living room for guests who need to host a larger group.

Outside, you will have shared access to a spacious deck, outdoor seating and charcoal grill.

Guest Access:
Guests are provided with private access and use of the entire 1st floor, a fully furnished home that we actively update and maintain on an ongoing basis.

As a 2-unit vacation rental house, there are a small number of shared amenities available to all guests on a first come, first serve basis. We always encourage guests to coordinate with each other if they have a desire to use any of the shared features during a specific day or timeframe. We've yet to have a conflict that wasn't easily reconciled to the benefit of both guests.

The first of these shared accommodations is the off-street driveway parking. The gravel driveway sits on the right side of the house (when facing the house from the street), and is wide enough for a single vehicle, however does provide plenty of length for 2 larger vehicles to park nose to tail without obstructing the street or sidewalk. With that in mind, we ask any guests whose party arrives in 2+ vehicles that choose to park in the driveway to make an effort to take full advantage of the 2 driveway spaces with 2 vehicles. While on-street parking is rarely an issue, it can become crowded at times for other guests and our neighbors without driveways, and every little bit counts.

The house features a wrap-around deck and an outdoor table, chair, and umbrella set for shared use. We provide a propoane/charcoal grill as well. The grill is not large enough for more than one grill-master at a time, so we encourage guests to coordinate with each other for any planned use of these amenities.

For all of the TVs in the home, you can use your own streaming accounts to enjoy your favorite shows and movies. The vacation rental does not include access to any paid streaming services unless Guests use their account credentials. However, we do provide guests with a basic cable package, which provides a limited number of standard definition (SD) and High Definition (HD) cable television options.

The Neighborhood:
Nearby, you'll be just minutes from beaches, bakeries, and breweries. North Beach offers a great mix of antique stores, gardens, gift stores, ice cream shops, and of course, the North Beach Boardwalk. While access to the boardwalk is open to the general public, the beach itself requires a pass between Memorial Day and Labor Day. Two residential passes (good for up to eight guests) are provided in the home. The cost to access the beach without a pass is $25 per person/per day. Additionally, a variety of beach gear is provided to guests including towels, chairs, a wagon, umbrella, and cooler - all are available on a first-come, first-served basis. Additional beach gear is available for rent at the beach should you need anything else for your visit.

Many fellow residents living in the area of North Beach regularly use our street during their daily pilgrimage to the water. This has the benefit of providing residents living on our little section of 3rd Street with a disproportionately high level of human diversity than one would normally expect for an area of this small size. This anomaly is both welcomed with open arms and appreciated by our neighbors.

The location puts Guests less than a mile walk to the North Beach boardwalk, pier, public beach, coffee shops, antique shops, US Post Office, and ice cream shops.

There is always something going on in North Beach, regardless of time of the year. We'll do our best to keep you posted about what is planned during your stay, and make sure you are provided with the resources to find more information.

Getting Around:
The home's proximity to the Chesapeake Bay means the boardwalk, beaches, and majority of shops & restaurants in North Beach are just a short 10 minute walk away.

The public transportation options are limited, but the county does operate a regularly scheduled bus route during weekdays, as well as limited service on weekends.

We have a property manager who lives in/near Annapolis. He is approximately 30-45 min drive away from you and can assist in an emergency situation.

We also provide two sofa chairs that pull out to offer additional sleeping options for larger group reservations.

There is a bedroom, bathroom, and washer/dryer area all available on the main floor. In the bathroom, you'll find a newly refinished cast iron clawfoot bathtub; equipped for quick showers as well. Guests will find our bathroom fully stocked with towels and an assortment of bath amenities available for use.

Up an additional set of stairs, the loft offers an additional king-sized bed, one full-sized bed, and one twin bed. There is also a small seating area with a TV, board games, and plenty of storage options for unpacking your personal items. The stairs to the loft are at a steeper pitch than a normal staircase, so please use caution and ensure the space suits your needs.

Outside, you will have shared access to a spacious deck, outdoor seating and charcoal grill.

Entrance, access, & all indoor spaces of the unit are private, however there are often other guests and families on the first floor. The space
OVERVIEW
Guests are provided with the private access and use of the entire 2nd floor vacation rental unit, a fully furnished home that we actively update and maintain on an ongoing basis. The home is fully equipped with a standard suite of modern appliances and furnishings in an effort to provide guests with a comfortable set of household functionality and options similar to what they are normally accustomed to.
TV/WIFI
The vacation rental is equipped with high speed WIFI, XFinity cable, Roku Devices, and a DVD player. TVs are located in the main living room and in the loft.

SHARED DECK AND FURNISHINGS
The deck, table, chairs, charcoal grill, and umbrella are all shared-use and available to guests first-come, first-served.

MAIN FLOOR
The main living area consists of the dining area, full kitchen, and wide-open living room, which features a 14-foot cathedral ceiling. The Queen-sized bedroom is located on the main floor, along with the laundry room and the home's single bathroom.

BATHROOM
In the bathroom, you'll find a newly renovated space with a family friendly shower/tub equipped with a grab bar. Guests will find a fully stocked set towels and basic toiletries.

Another unique feature, one which we equip all our vacation rentals with, as well as our own home, is an add-on toilet bidet. We offer this option as a means of encouraging guests to use less toilet paper than they normally need. If you're already well versed in the use of a bidet, it should work in a similar manner as any other installation.

LAUNDRY ROOM
The laundry room is equipped with a stacked set of late-model full-sized Samsung frontloading washer and dryer, ironing board and electric iron.

KITCHEN
In the newly remodeled kitchen, guests will find a full-sized Samsung double French door refrigerator with a bottom pull-out freezer drawer, brand new dishwasher and 4 burner electric stove.
We've fully equipped the kitchen with full settings for all 8 guests, a multi brew coffee maker with options for coffee pods, single brew, or fresh pot, plus a, espresso and latte machine, a toaster, a full-sized microwave, a full set of pots & pans, and much, much more.

DINING AREA
The dining area offers a large wood-finished dining table with seating for 8 people to enjoy a meal comfortably.

LIVINGROOM
If you need to relax, in the living room, you can take your pick from a full sized couch and multiple cushioned chairs to stretch out. Two of the new Crate & Barrel wide armchairs pull out into twin beds for additional, comfortable sleeping options.

THE LOFT
The home's remaining sleeping accommodations are located up a set of stairs off of the living room, which leads to the home's distinctive and unique upper loft - a truly exceptional area found in this home! Guests will find one king-sized bed, one full-sized bed, one twin bed and an additional seating area with TV, board games, and plenty of storage options for unpacking your personal items.
This loft runs roughly 2/3rds the length of the main and most guests love the rare perch offered by the loft, to overlook the main living room area below, and a closer look at that 14-foot ceiling! The stairs to the loft are at a steeper pitch than a normal staircase, so please use caution and ensure the space suits your needs.

HEATING & AIR CONDITIONING
With respect to the home's HVAC systems, heating and cooling both require guests to be accustomed to some old-school systems. With both heat and A/C, there is no centralized thermostat control to adjust the temperature of the entire home.
In the summer, the unit is equipped with 2 window-mounted air conditioner units on the main floor and 1 wall-mounted air conditioner unit in the loft. Together, they are more than capable of cooling the house effectively, even during the hottest days of the year. Guests will need to adjust the desired temperature setting for each of the 3 individually.

In the winter, each room (and the loft) are equipped with at least one electric baseboard heater, which effectively heat their respective areas. As with the air conditioners, each heater must to be adjusted individually using the selector knob on one end of the unit.

The challenge with the heaters is that, unlike the air conditioners which offer digital temperature settings, the heater setting knobs are equipped only with a knob which can be set to full on, full off, and an infinite range of settings between the two. It takes some getting used to, but that doesn't take long.

SHARED ACCOMMODATIONS
As a two-unit vacation rental, there are a few shared amenities available on a first-come, first-served basis:
• Off-street gravel driveway with space for 2 vehicles. On-street parking is generally not an issue, but can become crowded during peak times.
• Wrap-around deck with an outdoor table, chairs, and umbrella.
• Charcoal grill.
• Backyard: We ask guests with pets to avoid using the backyard as a regular “relief area.” If it's necessary, we kindly request that all waste be removed immediately after it is produced.
• Firepit

Guest access
Guests will enjoy full unbridled access to the entire vacation rental unit which is located on the 2nd floor and loft of the house. In general, guests will also have access to use the off street driveway to park, however this is available on a first come first serve basis, and is also available for guests staying in the other unit.

Other things to note
Other things to note:
Entry to the house requires you climb a set of STAIRS from the deck to the 2nd floor. If guests are using any of the other beds beyond the queen sized on the main floor, those are located in the loft which requires the use of another set of STAIRS, and that set run at a steeper than standard pitch.

Tucked away in the heart of North Beach, this original 1940s colonial-style home comes fully restored! Up a flight of stairs, your stay is located on the second story of this duplex-style home, offering a quaint, Chesapeake Bay beach experience.

The space has an open floor plan with 14' cathedral ceilings for a grand feel but with beach-house charm. Only a 2 block walk to the beach and boardwalk!

Upon entry, you will immediately fall in love with the home's cathedral ceilings, warm wood flooring, and open layout. Any chefs in your group can cook up something delicious with the help of our stainless steel appliances, full-sized Samsung French door refrigerator with a bottom pull-out freezer drawer, electric smooth-top 4 burner stove and broiler-capable oven.

Our living room offers an oversized sofa perfect for families and friends who love to congregate together; especially over a meal. This is also where guests will find the wall-mounted flat screen television which offers Xfinity cable service with hundreds of local and national network options, a DVD/ Blu-Ray player (with a small library of movies), and Roku Streaming Entertainment Service. We also provide two sofa chairs that pull out to offer additional sleeping options for larger group reservations.

There is a bedroom, bathroom, and washer/dryer area all available on the main floor. In the bathroom, you'll find a newly refinished cast iron clawfoot bathtub; equipped for quick showers as well. Guests will find our bathroom fully stocked with towels and an assortment of bath amenities available for use.

Up an additional set of stairs, the loft offers an additional king-sized bed, one full-sized bed, and one twin bed. There is also a small seating area with a TV, board games, and plenty of storage options for unpacking your personal items. The stairs to the loft are at a steeper pitch than a normal staircase, so please use caution and ensure the space suits your needs.

Outside, you will have shared access to a spacious deck, outdoor seating and charcoal grill.

Guest access
Guests are provided with private access and use of the entire 2nd floor, a fully furnished home that we actively update and maintain on an ongoing basis.

As a 2-unit vacation rental house, there are a small number of shared amenities available to all guests on a first come, first serve basis. We always encourage guests to coordinate with each other if they have a desire to use any of the shared features during a specific day or timeframe. We've yet to have a conflict that wasn't easily reconciled to the benefit of both guests.

The first of these shared accommodations is the off-street driveway parking. The gravel driveway sits on the right side of the house (when facing the house from the street), and is wide enough for a single vehicle, however does provide plenty of length for 2 larger vehicles to park nose to tail without obstructing the street or sidewalk. With that in mind, we ask any guests whose party arrives in 2+ vehicles that choose to park in the driveway to make an effort to take full advantage of the 2 driveway spaces with 2 vehicles. While on-street parking is rarely an issue, it can become crowded at times for other guests and our neighbors without driveways, and every little bit counts.

The house features a wrap-around deck and an outdoor table, chair, and umbrella set for shared use. We provide a propane/charcoal grill as well. The grill is not large enough for more than one grill-master at a time, so we encourage guests to coordinate with each other for any planned use of these amenities.

For all of the TVs in the home, you can use your own streaming accounts to enjoy your favorite shows and movies. The vacation rental does not include access to any paid streaming services unless Guests use their account credentials. However, we do provide guests with a basic cable package, which provides a limited number of standard definition (SD) and High Definition (HD) cable television options.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

We do charge a pet fee of $45/night per pet that you bring with you. This reduces to $200/week per pet and $350/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation.

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to North Beach and book for less than 7 days we reserve the right to ask you to cancel your reservation.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $150
3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends. We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
