- "Check-in was seamless even though we arrived several hours early. The staff was wonderfully attentive, but unobtrusive at the same time. We had an oversized vehicle, which is not common in Georgetown with it's quaint narrow streets. The hotel valet allowed us to park directly in front of the hotel for 2 nights because we couldn't easily fit anywhere else. We also had leftovers from a tailgate party and the staff came with 5 gallon pails of ice to refill the coolers in our truck so the food would make it home. Most importantly we heard absolutely no noise from the other rooms. No doors slamming, toilets flushing, nothing but silence. If you get the chance, come stay at the Rosewood. You will NOT be disappointed."

The space
This is a basement studio in my DC townhouse in historic Fort Dupont- where DC proper meets outer-city calm. Be aware that Southeast DC is not as gentrified as other areas of DC. I consider my neighborhood relatively safe and know my neighbors. It is rare that guests report feeling uncomfortable, which has much to do with one’s level of worldly exposure.

Please note: this is a semi-detached townhouse, with my main home above the basement apartment. I do host other guests, one solo traveler at a time, in the main house. You may hear some footsteps, my young child occasionally (he is vocal in the morning), mild noise next door, and I sometimes but rarely host a friend(s) on the main floor. But, it’s a quiet, peaceful place to be, overall. I provide earplugs for the rare traveler who does not keep normal hours. FYI - we are up having breakfast on the main floor at 7:30 am on weekdays but leave by 8:15. I do work from home, but that's quiet time for me. On weekends, we're up and about by 8. We retire for the day to the top floor by 7:30 pm almost every night. So, there's little noise throughout most of the day.

A manual in the apartment will assist you further in restaurants, transportation, house rules, and things-to-do.

Guest access
There is a private parking pad off the alley that runs behind my property. There is also free street parking and what I find more convenient for my own use. It is unlikely you would be ticketed for out-of-state plates, as parking laws are not strictly enforced in this area.

My laundry facilities are not available to short-term guests. ONLY guests staying 1 week or more may use the washer/dryer. In this case, guests MUST 1) supply their own detergent and 2) not exceed 1 or 2 loads, if booked for 1 week. Also, guests staying for longer than 1 week are expected to provide their own toilet paper, soap & shampoo, coffee & tea once the supply I provide is exhausted.

There is a lockbox for the key. Please read the manual prior to your arrival for the code.

1) Stay overnight is for the person who booked only. No unauthorized guests can stay overnight. The price is per person.
2) You must wash your dishes/kitchen appliances every time after using them with food or drinks, and you must clean the sink of any food that remains every time after use.
3) You must properly place waste products in the proper bins, there are three separate containers for recycling (plastic, metal, and glass) paper products, and all other trash.
4) Turn off lights/electronics in the main areas when not in use.
5) Check and turn off the oven and gas when not in use.
6) Fridge and Food shelves are divided between guests – please use your designated area, otherwise, if you leave the food outside your area – it can be removed during cleaning.
7) Alcohol – being a health-oriented Club, we recommend minimizing alcohol consumption in Outpost Club.
8) Don’t leave your personal items in the common areas.
9) Quiet hours – 10 pm – 8 am (no loud music, talks, TV… etc.)
10) Smoking cigarettes, weed, or other substances are strictly prohibited anywhere inside any Outpost Club property.
11) You must clean the bathroom/toilet after each use and remove any dirt/hair etc.
12) Night check-in (after 9 pm) may be also organized for an extra fee of $40 USD. We can't guarantee check-in between 12:00 am and 9 am, however, if we are able to do it, there will be a $70 late check-in fee.

The space
We live in a quiet traditional DC neighborhood a mile from wonderful tourist attractions such as Union Station, the Supreme Court, and the Postal Museum, and the National Mall. We're also only blocks from Gallaudet University (proud alumni in this house!) Public transportation is fantastic from our house as there's a bus that goes right to Union Station and links up with all of the major bus lines right on the corner by our house. H St and Union Market are also a 15 minute walk each and they offer a wonderful array of culinary delights, shopping, and nightlife. Stay in our space to get the true local experience!

This apartment has a joint living room/dining room. This leads into our galley-style kitchen and then the bathroom. The private bedroom also has an entrance from the living room as well as a private entrance to the back alley. In the living room, we have two fold-down style sofas that convert into a small full-size bed. These beds can sleep two people or children but are more comfortable for one person.

**We provide Tempurpedic mattress pads for additional comfort for each as well as sheets, pillows, and comforters.**

Please note that these beds will need to be prepared and made up by the guests as we will have our listing set up in "living room" mode rather than "bedroom" mode for your check-in. There is no need to reset the living room upon check-out, we work with a professional cleaning service who will take care of that.

**As a special and advanced request, we have a queen-sized air mattress that can be set up instead of the couch if guests prefer but we must be notified about this request in advance. If guests request this, they must also remove all air prior to departure and acknowledge that setting it up will severely restrict bedroom access. This cannot be set up with all of the sofas set up or with additional guests beyond 5 people.**

The kitchen table can be expanded easily by lifting up the white piece and pulling out the supportive leg and then notching it into place which allows for seating for five. We also have a coffee station set up just outside of the kitchen to prevent crowding in the kitchen at breakfast time.

We provide detailed instructions on how to set up the couches or use our coffee machine etc. We want everything to be as simple as possible for you to use. We also provide plenty of guidebooks and maps to help you get around and plan your sightseeing adventures.

This is a full English basement-guests will have access to everything in the apartment. We keep it stocked with some basic amenities, towels, sheets, comforters, duvet covers, and some toiletries. There are hand soaps, paper towels, dish soap, spices, and oil for cooking as well as plates, cutlery, cooking essentials, pots and pans, filtered water, coffee, and tea.

The living room is set up with a Wii, a DVD player, and some DVDs, and a Roku with Hulu with Live TV, Netflix, Amazon Video, Hulu, and more. We are a sporty family so we already can catch most all of the games that are on (not including PPV or HBO). The back bedroom is also set up with a Roku TV as well, where you can access all of the apps/channels that are listed above. If you need any help using any of these devices, send us a message and we'll come over and show you or explain via message.

If you have a want or a need while you are at our place, please shoot us a message, we live nearby and are happy to bring anything down if we've overlooked something.

The bedroom is fully equipped with a Queen bed, while the living room features two sofas that convert to small full-size beds. We provide mattress toppers for the sofas to ensure the comfort of guests who stay on them.

Our breakfast amenities include a coffee machine, a tea kettle, with sugar, and a tea selection. In addition we provide instant oatmeal, and granola bars to snack on.

For guests requesting long-term stays (greater than 3 weeks), we provide complementary biweekly cleans by a professional cleaning service. We will work with you to coordinate scheduling of these cleans, you do not need to be at the listing unless that's your preference.

The cleanings include a total changeover of linens, towels, bath mats, as well as cleaning of the kitchen, bathroom, surfaces, and vacuuming. If you'd like, you can also add on your personal laundry for $50 per clean.

Guests have full use of the parking pad during the week (when street parking has a 2-hr time limit). We ask that guests utilize the free street parking on the weekends to allow usage of the shared back patio.

Public Transit Information

You’ll find that our apartment is very centrally located by being approximately 2 miles directly north of Union Station and 2.2 miles from the US Capitol building, which is at the Eastern end of the National Mall.

There is metered street parking downtown and multiple parking garages. However, in our house manual, we provide some information about public transit options and getting around town in case it’s helpful.

We are steps from multiple Metrobus routes, which go downtown and connect to DC’s subway system (Metrorail) in under 5 minutes via the Red Line’s Brookland station. If you prefer to walk to the Brookland metro station instead of taking one of the buses, it is about a mile. The D30 bus line runs 24 hours a day at varying intervals and is steps from our front door, connecting visitors to every Metrorail line. The northbound D30 passes Trinity College, Catholic University, Brookland-CUA metro station, and continues north before ending at the Fort Totten metro station. The southbound D30 passes near Union Station, the Capitol, Judiciary Square, the White House, and ends at Federal Triangle.
