PARKING: There are two driveways and two garages. Off winter you can easily park up to 5 cars on the property. Street parking is prohibited. In snowy conditions, the upper driveway, being steep, gets icy and very slippery. When icy, we recommend only one car be parked on the upper driveway and parked at the bottom. The lower driveway is flat and also has a 2 car garage, thus accommodating 4 cars in summer or winter. There is plenty of permitted street parking, even in the winter; however, if it snows the city snowplows need access to the streets. If your car is parked on the street when the city has to plow they will likely maneuver around your car, but may tow or cite you as permitted by law. Regardless, during winter, the risks during scheduled snow plowing are yours. Please note, I contract annually with a local snowplowing service to remove snow from the driveways.

Surveillance Cameras, Noise Monitoring and Remote Control Devices: There are 5 motion censored exterior cameras on the premises: 1 at the lower driveway; 1 at the upper driveway; 1 at the 2nd floor front door and deck; 1 at the 1st floor front door and 1 on the 2nd floor rear deck (spa is not visible). There are 3 noise monitoring devices that measure noise levels in decibels but do not record any audio. They are located at the front deck, rear deck, and living room. Lastly, several functions can be controlled remotely by the Owner. These include the front door lock, the water supply line, the thermostats and the exterior landscape lighting.

-Please note we collect a $300 security deposit for trash situations. We need your help to put the trash into the dumpster and not the enclosure. Animal comes and scatters all the trash, and we get fine from the city. When you check out, please take a picture no trash was left on the premises, and we will return the deposit.
The cleaning company charges us $60 per pet per night. Please contact the host if you have pets.
- Indoor fireplace is not available for use for fire safety reasons.
-Please note that during winter time, furniture outside of the house is covered by snow or ice most of the time. Because of this, our cleaners cannot clean, and we can't guarantee the use of the furniture outside.
-Please put the cover of the hot tub/jacuzzi after use.

We have a zero-tolerance policy for this and will have authorities evict you upon first violation. You hereby agree under any circumstance resulting in an eviction to forfeit all rent and/or fees paid. Reasonable human generated noise levels outdoors are acceptable.

- PLEASE RESPECT OUR HOME. As this is a luxury home w/ high-end furnishings, the items in the house are intended to be both well-built and highly-functional. Please respect the premium level of amenities and features integrated into the home including the furniture, flooring, artwork, and appliances. Under absolutely no circumstances should any furniture or furnishings be moved, re-arranged, or modified in any way without prior written approval from the host. You will be charged a moving fee if any items are missing, moved, re-arranged, modified, or out of place upon check-out.

- Our house should be treated like your own home. While we strive to provide a luxury experience, this is not simply another hotel room that can be trashed and fixed up by a maintenance team. In the event any furniture, upholstery, floors, paint, carpeting, rugs, glass, countertops, cabinetry, electronics, televisions, appliances, or anything is damaged, relocated, moved, or missing, and not reported to the host, you will be charged out of your security deposit and a claim filed with VRBO.

- It is against the law to play loud music outside and you will be fined and ticketed for a noise violation by the village or county. Keep the music indoors!

- NO SMOKING: Smoking inside the house and or on the Patio is ABSOLUTELY PROHIBITED. Any trace of smoking or smells is in violation of this policy and you will be charged at cost plus daily administrative fee(s) to resolve any violations.

- Do not place any trash bags outdoors or on the Patio to avoid attracting animals and birds. PER CITY LAW AS A RENTER YOU MUST use take trash to the Clean Bear sites at the village.

- Any permanent stains from food, fluids, or make-up will result in a $100 replacement fee per pair of two (2) towels. Please use darker washcloth towels for make-up removal.

- Internet: Do NOT disconnect or interfere with any networking equipment. Unlawful access to any illegal or prohibited content or networks including file sharing or peer to peer connections is strictly prohibited and will be reported to authorities.

- Big Bear Lake / San Bernardino County Citations: The house rules mentioned herein are intended to comply with the village and county regulations and avoid any actions resulting in a ticket / citation. By proceeding with your booking, you are in acceptance of this agreement and you hereby agree to fully compensate the owner for the exact total amount of any and all citations, legal fees, postage, travel time, travel costs, plus any additional administrative costs or fees incurred or issued as a result of you or your guest's tenancy regardless of reason, cause, or scenario, at anytime during, through, and after your stay; no matter who is named in the citation or why the citation is issued including against the landlord, owner, tenant, guest, group, attendee, or any other person or persons involved with your stay.

- Check-Out Agreement
Check-out time is strictly set at 10:00am Pacific time. Any guests overstaying their reservation past the 10:00am check-out time will be charged a daily booking rate of $1995 weekdays (Mon, Tue, Wed, Thu) and $2495 weekends (Fri, Sat, Sun) plus a daily administrative fee.

Further, any staff intervention required during the check-out process including but not limited to personal assistance, lack of communication, eviction, notifying of authorities, police presence, first aid personnel, security officer presence, legal process, and/or any other incident requiring involvement of host-requested personnel will be charged at an additional daily administrative fee of $1500 per day starting on the day of check-out until the guests and their belongings are are completely off the property.

- Deposit Agreement
We reserve the right to deduct any fees or unpaid balances from your security deposit, late check-out fees, missing or damaged appliances, equipment, and/or misplaced or damaged items.

- Liability Agreement
Owner does not assume ANY liability for loss, damage or injury to persons or their personal property. Neither does Owner accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or any other reasons beyond its control.

- Outdoor Agreement:
Tenant hereby acknowledges that the property they have reserved includes wet areas impacted by moisture, water, and inclement weather, the undersigned is fully aware that the surrounding patio/deck can be dangerous with or without these conditions, that the deck/patio is slippery when wet, and that injury is likely to occur in these conditions. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the outdoor patio areas.

- Terms & Conditions:
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

- "Great house with a view to soak in! Great for a group. spacious and lovely. Its great to be able to walk to the village and have hiking trails close by!" - "The house is in a good location. The view was amazing. Waking up in the morning with the view of the lake was something to look forward to each day. The house is designed well. Each room is spacious and has nice decor. There was 15 people in our party. We all had plenty of room if we needed space from one another. The great room is perfect for hanging out with the family. We played games and had dinner together each evening in the great room. There was a couple shortcomings as well. The fireplace has ceramic logs with an old burner. It could stand to be updated. Does not look like much of a fire once it’s lit. It was better than nothing but a little disappointing. Also there was two dishwashers. Neither of those work. One dishwasher had dirty dishes when we arrived and some broken parts sitting in the bottom tray. The other one overheats and no water enters the dishwasher. We hand washed the dishes for three days. We could not get the top range to work in the kitchen. Also, bring some extra glasses and coffee mugs. The place has four coffee mugs that I counted. The biggest issue was the hot water. I think out of our entire group one person had a hot shower over the course of three days. Stayed in the master suite with my wife and kid. None of us had a hot shower. The shower would stay lukewarm for about two minutes and then go to cold. Also, the water pressure was very poor in the primary suite shower. Ultimately a good stay. Could of been better :)"

Guest access
During your stay at my house you will have full access to the entire house. Please consider this your home during your stay and also please treat the home and neighbors with respect.

All our vacation rentals are furnished and have a kitchen with amenities including a microwave, coffee maker, toaster and blender. Each property is stocked with cooking and serving items including plates, bowls and utensils, as well as a can opener, corkscrew measuring spoons and more. Regular coffee maker and Keurig machines. We also offer a spice rack, salt and pepper.
There are bath towels, pool towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with Shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap.

Frequently Asked Questions

Fishing at Lake Arrowhead is available with the following requirements:
• Lake Arrowhead is a private lake, and guest passes are required. Along with assigned agreement from ALA.
• Passes must be picked up at the Lake Clubhouse Association, Monday through Friday between 9 AM and 3 PM. No holidays.
• The cost is $50 per guest pass.
• We require at least 48 hours’ notice if you plan to fish so we can coordinate properly.
• Each guest must have a valid California fishing license.

What time is check-in and check-out?

• Check-in: After 4 PM local time
• Check-out: No later than 10 AM
• Early check-in and late check-out may be available for a fee, based on availability. Please contact us for more details.

Do I need to take my own trash?

• Yes, guests are responsible for dropping off their trash at local dump sites, which is customary in the mountain region. Any trash left behind may incur fees of up to $250.

Do you have a pool and spa?

• Yes, this home features a private pool and spa! Heating is available for an additional charge of $25 for the spa and $75 for the pool per day. Heating requests must be made 72 hours in advance. Please note that pool and spa availability is weather-dependent and may not be year-round.

Do you allow pets?

• Our rentals are pet-friendly! Up to two pets are allowed per property for a fee of $495. Additional cleaning fees may apply. Pets are not permitted in the pool/spa, and we kindly ask guests to clean up after their pets.

Will I need to meet the property manager to get a key?

• No, all our vacation homes have keyless locks. You’ll receive a unique code prior to check-in for easy access.

What is provided with my accommodations?

• Our rentals are fully furnished with linens, bath and pool towels, and stocked kitchens. We provide a starter supply of bath soaps, trash liners, toilet paper, paper towels, and dishwasher soap. Laundry facilities are equipped with laundry soap. Note that we do not provide spices, cooking sprays/oils, cling wraps, zip loc bags, or pool floaties.

Can I ship a package to my vacation home?

• We do not recommend shipping packages directly to the home, as we cannot guarantee their safety upon delivery. Please contact us if shipping needs arise.

Do your homes have outdoor music systems?

• Most outdoor music systems are disabled due to noise complaints. We suggest bringing your own small Bluetooth speaker. Outside music is not allowed past 8 PM.A fine of $750 will be assessed for loud music after 8pm.

Is there parking available?

• Yes, our homes provide designated parking spaces in the garage and/or driveway. Please note: absolutely no street parking is allowed. A fine of $750 will be assessed for overnight street parking.

Will WiFi and cable TV be available?

• Yes! All our rentals are equipped with smart TVs and high-speed WiFi.

Should I be worried about pests?

• Being in the mountains, local pests may be present. To keep the home pest-free, please keep all exterior doors and screen-less windows closed and clean up outdoor trash.

Additional Notes:

• Video cameras are installed at the front door entrance, driveway, backyard, and pool area for security purposes. Your host will not be on the property but is available for any needs during your stay.

Liability Waiver:
You understand that swimming and use of any exercise equipment (treadmill and weight set) is at your own risk and that special risks may be involved with swimming and use of exercise equipment. You accept full responsibility for any bodily injury arising from swimming and exercise equipment and hold owner harmless. You understand there are potential dangers that swimming and exercise equipment may present to children who are not carefully supervised, as well as the danger to any person swimming and using exercise equipment if a person has health risks, or if a person swims, uses the exercise equipment while intoxicated or using any kind of drugs or medication, or while pregnant. - "I booked this home for a fun weekend with our family. The host was very unresponsive. I asked 3 times for over a week about heating the pool and a few other questions. The host never responded. The day before our arrival we still had no information regarding where the home was or how to access it. They finally sent the info late, the night before. There are 2 security cameras in the property located in the front yard- one is monitoring the front of the garage and the other one front of the house. They are recording 24/7 for security purposes. There is also a noise monitor installed. It is not recording video or audio.

Please remember, City of Big Bear Lake has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the spa, but it's just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule to avoid citations. Guest is responsible for the citations (if any). All Credit card fees are not refundable if reservation is canceled (does not apply to Airbnb bookings).
