TRASH DAY is Monday morning! We will handle the trash for you by taking the cans to the road on Sunday evening and returning them on Monday evening. We will enter through the garage as not to disturb you.

Keep garage doors closed when not in use.
Return corn hole to garage when not being used. Please do not leave out in the rain or snow.

Do not put food or grease down kitchen drain. There is a disposal however, the house is old and still tends to clog easily.
All food and drinks must remain in the kitchen and dining areas. Guest will compensate host for any food/drink stains in the bedrooms or living areas.
Use bunk bed ladders at your own risk. Children should use under adult supervision.
By using the treadmill you are assuming liability for potential injury that may occur as a result.

Weather: No refunds will be given due to weather-related incidents including but not limited to canceled flights. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four-wheel drive, at the very least all weather tires, and/or chains or snow tires during the winter months. We do not refund due to road conditions.
**Please be aware of the Colorado Traction Law during snow storms: During an active Traction Law (also known as a Code 15), motorists must have either snow tires, tires with the mud/snow (M+S) designation, or a four-wheel/all-wheel drive vehicle.
Snow Removal Service Provided- If it snows please park in the garage or on the street to allow the plow to clear the driveway. Not responsible for any damage caused by snow removal equipment.
At the sole discretion of the host, an additional cleaning fee of $100 can be charged if additional cleanup is required that goes above the standard cleaning.
Accidents happen, please report any damage immediately and do not try to repair it on your own. You’ve already pre-paid for damage protection up to a certain amount, which protects us both.
Any damage made to property or furnishings which exceeds the deposit or rental insurance amount will be billed to the guest and reported to VRBO.

The good: The space was newly renovated and had enough beds for all of us, and then some. There was enough floor space for us to add some air mattresses when we had people who couldn't sleep with others. The kitchen has all the essentials with a large island to put out those huge meals for all the people. Each building has laundry and a full kitchen which we used everyday. The outdoor space was generous and worked well for us. The game garage was perfect for the teens in the group. The location is close to lots of shops, coffee, Manitou Springs, Garden of the Gods, Pikes Peak Railroad. The host responded immediately when we had need to speak with them and answered questions quickly. The bad: This property is located on a VERY busy 4 lane road and the only option was street parking. There are people walking by, at all times of day/night. This caught us by surprise. I was thankful all of our children are old enough to understand what to do in this situation. I wish this had been in the listing. There are only 4 bathrooms, not 5...which was fine for our group but was incorrect on the listing. The middle: The stove in the large house is induction. It takes some getting used to and we burned some stuff. We are all great cooks and this took us by surprise. You might do some basic research on these types of cooking appliances before"
