Our place is close to the Turtle Point clubhouse, the Sanctuary, and East Beach. We are about a 10 minute walk to the beach (or 3 minutes by bike). Our 2 bedroom villa is spacious, and is rated top-tier by the Kiawah Island Resort. Our patio is finished and is now part of the interior, offering a separate seating area, a game/work table and an office area. Because we are managed by the Kiawah Island Resort, our guests enjoy full resort amenities, including use of the 2 resort pool areas.

We are required by the village to provide our Kiawah Island business license: RBL 19-006176. There is parking available for 2 vehicles.

One guest suite offers a king bed and the other has two twin beds, both with new mattresses. The primary bedroom is located on the 2nd level and also includes a new king bed and mattress, a 46" HD flat screen TV and a beautifully redone bath with separate soaking tub and deck overlooking the lagoon.

The space
1104 Duneside is a former 3BR unit newly renovated into an upscale 4 bedroom, 4.5 bathroom oceanfront villa boasting a private elevator, modern interiors, exceptional ocean views and a boardwalk from the first floor deck down to the beach!

The main living area is located on the 2nd level, affording guests fantastic views from the living room, dining area and kitchen. Updated with high end, comfortable furnishings, the living area comfortably accommodates eight and includes a wall mounted 52” LCD TV. A screened porch located just off the dining area is a great place to enjoy your morning coffee or evening meal before heading down to the beach. A Keurig coffee brewer has been installed for your enjoyment.

1104 Duneside comfortably sleeps 8 guests in 4 bedrooms. The main entry floor features 3 bedrooms with a primary suite on the upper level, all with private baths. One bedroom is to the right of entry and has two twin beds. Two bedrooms face the ocean and include sliding glass doors that lead to the lower deck and beach access, one with a king bed and one with a queen. Continue up one set of stairs to the main living area and continue on up to the third floor primary suite with king bed, wall mounted TV and deck overlooking the ocean. The private bath offers his and her sinks and a walk-in marble/tile shower. There is a full size washer/dryer in the villa for your convenience.

The ocean is just a hop, skip and a jump from the villa and guests may access the gated Duneside community pool for added enjoyment. The oceanfront Duneside Villas are situated steps to the ocean on the rolling sand dunes of Kiawah Island’s charming West Beach Village neighborhood. West Beach Village is located nearest to Kiawah Island’s main gate and is situated around the Cougar Point Golf Course and Clubhouse. West Beach is Kiawah’s oldest neighborhood with meandering boardwalks, mature maritime forests and a charming, Lowcountry island vibe.

You’re an easy walk to the beach, a bike ride away from Freshfields Village, The Sanctuary Hotel, Night Heron Park and Kiawah Island’s world-class golf courses and tennis, and a short 40-minute drive to historic downtown Charleston.

Our well-appointed 3BR3BA townhouse-style villa enjoys stunning lagoon views out to the Turtle Point No. 18 Fairway and is located a quick 5-minute stroll to Kiawah’s 10-mile beach, the Sanctuary Hotel, and the Turtle Point Clubhouse. Explore the splendor of the island by land (on bikes) or sea (by kayaks) & check out Kamp Kiawah & nature programs for kids, take a short drive to see the magnificent Angel Oak and the tea plantation on Wadmalaw Island, and don't forget to visit nearby Charleston!

The space
Our villa features professionally-redesigned upscale and luxurious coastal decor, including gorgeous wide plank floors, floor-to-ceiling windows, and sliding glass doors.

On the first floor, a great room combines the living and dining areas. Guests can also lounge comfortably in a spacious & enclosed sunroom that was designed specifically for maximizing enjoyment of the island's natural landscapes. Our kitchen features custom glass-front cabinetry, marble counters, and a good-for-gathering pass-through counter with elevated bar seating.

Also on the first floor are two generously-sized bedrooms with large closets and private, stone-appointed bathrooms. Each has its own closet and television.

The upstairs level is devoted entirely to the private master suite. Peaceful and bright, the bedroom features ample storage, custom built-in furnishings. Sliding glass doors open out to a private balcony that overlooks the lagoon and golf course. The master bath features a marble-topped vanity, travertine floors, and a travertine-tiled walk-in shower with frameless glass doors. A full-sized washer and dryer are in the master suite.

This villa has no neighbors above, enjoys ultra privacy, and offers fabulous views. We welcome you to our favorite spot!

Guest access
We have a keyless coded entry for our guests. Two parking spaces are available right out front, and Kiawah's extensive walking and biking trails run right past the property. The beach is an easy 5-minute walk via multiple paths, and the world-class Sanctuary Hotel (and its restaurants, shops, and lobby bar) is also a 5 minute walk. Golf is right off the back deck--our lagoon is on the 18th fairway of the Jack Nicklaus-designed Turtle Point Golf Course.
