Except December - March on-street overnight free parking is available in addition to the driveway parking. In the winter time a guest would need to share the driveway with current tenants to avoid being fined for overnight parking by the city of Newton by $25. Currently there are 3 tandem parkings and 2 single parkings, usually we have 4-5 cars for the house.

From this Newton/Auburndale location a travel to Brookline, Longwood medical area or Boston downtown is as comfortable as possible. We are making this an inexpensive comfortable quiet place for travelers and locals. It comes with its own full kitchen and bath for your exclusive use. The Queen-sized main bed is very comfortable; so is the L-shaped lounge area formed by two convertible couches in the bedroom, for TV-watching. The open-floor-plan outer room contains kitchen, dining, nook and living area; Twin-sized bed in the nook, daybed in the living area, and 2 desks accommodating varying needs.

A comfortable, quiet and inexpensive place in Boston area. Not fancy, but you will have the entire unit to yourself: wide bedroom (10ft x 20ft), full bath, full kitchen, efficient open floor plan for living-room/dining-area/kitchen, all yours. Entrance to the unit is directly from the exterior of the building, so excellent privacy and home-like setting, no need to go through any hallway or front desk to arrive at your own space. Excellent sound insulation, not sharing any wall with any other bedroom or living room. Please do not book our place until you have read the following:

We make this place affordable for travelers and locals because we were young once and wanted to travel despite limited budget. Please don't book our place if you are afraid of getting help from host (we are the owner of the house), unwilling to sweep the floor during your stay (due to having a direct door to the yard, like a normal home, not a hotel room hidden deep in corridors), or inclined to give out any review lower than 4 stars (the passing grade on AirBnB). Our house is a Karma House: happy and honest people tend to enjoy their stay and love the place, whereas negative people and scammers won't enjoy their stay or aftermath.

After years of hosting and purposeful furniture acquisitions over time, our place is especially good for:

1. Large groups up to 7 guests visiting Boston area needing a space just for sleeping and meals. Either an extended family, or up to 7 friends sharing the space (will be quite full if all beds are laid out).

2. Two lovers. Our main bed (Queen size) is very comfortable. We also have a DayBed / Chaise that is solidly built with an integrated lean-to curved back; its mattress is fully sealed in water-proof wrap under the sheets. Excellent for love-making. Sound insulation of the unit is excellent. Second bed in a separate room (kitchen nook), so just in case one of the lovers snores the other can still have a good sleep over night. Having a private full kitchen is great.

3. Parents with 1 or 2 kids, and still want privacy. The second bed and the daybed with extension (turning into a single bed) are not in the bedroom, which has a door for locking, so parents can enjoy their private time. The two beds in the L-shaped outer open-space room are also placed far away and around the L-bend from each other, so each of the two kids can have some privacy from each other, with fridge and walls blocking direct line of sight between the two single beds.

4. 1 or 2 people on business travel and stay in. The space inside is very quiet and has wired Ethernet connection (in addition to WiFi) for high bandwidth video conferencing. It's also great for video interview as you can select the marble kitchen backsplash as background with excellent kitchen lighting. We have two desk top spaces in addition to the dining table.

5. A small group of a few friends, enjoying a game or movie on TV gathering around the L-shaped lounge, also having a full kitchen for making snacks. We have also hosted Bible study groups in the past.

The space is not good for:

1. Unhappy people. People who hate anything they don't find useful to themselves as "clutter" won't enjoy this place; as you can see from the above "good-for" list, we cater to different groups of guests so that we can have most nights booked in order to bring you a low per-night price. There are likely things that you don't need but might be beneficial to other guests. Yes, there is a twin-size bed in the kitchen nook, as shown in the pictures (to the left of the dining table and fridge, near the mobile dishwasher); the usual desk in kitchen nook has been moved to the living space facing the day-bed, so that the two beds in the open-floor-layout kitchen-dining-living room can accommodate two people on two beds outside of each other's line of sight (with the wall corner and the fridge between them giving each some privacy) (in addition to the beds in the bedroom). We put a lot of thought into making the layout and limited amount of space work for various different groupings.

2. People who are fastidious about cleanliness yet unwilling to pick up a little during their stay. We charge a very low cleaning fee for the amount of facilities we provide. Instead of typical hotel carpets that hide dirt, we have tiles and floor planks that show dirt easily so you can decide if cleaning is necessary, in order to maintain real hygienic standards instead of a passable visual that might hide pathogens. Before your arrival, we clean the place to a far higher standard than typical apartments that people live in (far cleaner than our own unit) but it is not and can not stay spot-less if you are not willing to use the sweeper or vacuum during your stay when necessary (especially given the door directly to the yard, which gives you privacy but also can let in dust when you enter/exit).

3. People who are accustomed to large empty space, and not willing to adapt to the realities of the Boston area. Some lucky parts of the world need little maintenance on existing houses (no snow or storms) and don't need heating in winter, so houses can get very large with enormous empty space inside. That is just not reality for New England; here we have to heat every square/cubic foot of indoor space and remove multiple feet of snow both above the house and around it every winter. So houses here tend to be smaller and more expensive. We strive to make our place affordable; ironically it has attracted tourists from far away who are not used to the smaller space and higher price in the Boston area. Our place is actually on the larger side for a 1BR unit in the Boston area.

4. People who are not willing to adapt to Boston area weather realities and insist on opening windows and/or front door for "venting." The Boston area has heavy snow in winter, and is very humid in late spring to summer. While we do our best removing snow from our grounds, you will need proper footwear to cover public grounds (which might be snow-covered for up to 12hours after snowing) before reaching our cleared grounds. During the high humidity season, keeping the front door and all windows closed and using our A/C units and dehumidifier will give you much better experience than trying to "vent" the space by leaving any of the windows or the front door open when the outside humidity is high and warmer air from outside would condense moisture on interior tile floor and walls (just like a cold beer or a box of ice cream would have water condensation if left exposed to warm moist air in summer). Leaving the front door or windows open during the warm seasons would also let in outdoor critters and gnats/fruit-flies smaller than bug-screen grid openings.

5. Large group of heavy smokers. We are fine with 1, 2 or 3 smokers in the group so long as all smoking is done outdoors and cigarette butts are disposed properly in outside bins not in the trashcans inside. A large group of heavy smokers, especially coming from a warmer and drier area, tend to find their stay here less than ideal due to the front door often being open due to smoking, which then let in unconditioned air leading to moisture condensation problem during the Spring and Summer, too many leaves blown in during the Fall, and snow/ice during Winter. We are looking into building a semi-enclosed glass atrium for better compatibility but don't have that yet.

While the unit is very quiet inside, the parking lot is not quiet as it is on the other side of the sound barrier berm and faces a road , so please don't expect to hold a private party in our parking lot. Inside the unit, when the dehumidifier, AC's and forced air heater are not actively running, the bedroom sound level is around 32dB, living room 35dB; when dehumidifier is running, bedroom with door closed is at 38dB, bedroom with door open 42dB, living room 52dB; when both AC's (one in bedroom, one in living room) are running, bedroom 55dB, living room 58dB. For comparison to industry standard reference sound levels: 30dB is the sound level of empty areas of the Grand Canyon, 40dB is that of library and average fridge (our fridge is around 35dB as we picked a very quiet one), 50dB is considered "faint sound" exemplified by moderate rain fall and quiet office, 60dB is normal conversation at 5ft distance, toilet flushing is normally around 75dB, jet engine normally makes 110-140dB sound. As you can see, our place is quiet; however, on very rare occasions, our description of our place being quiet attracts people who have extremely sensitive hearing and sensitive/Borderline/Narcissistic personality traits, unfortunately.

The unit is located at the ground-level of our house built near the top of a hill (and its southern slope near the top). The unit is surrounded by the hill top earth berm on 3 sides (north, east and west), with full height door and windows facing out the south side, and above a plateau that is nearly 20 feet above the streets and field below. Some guests arriving via the north side parking lot at the top of the hill walking down the steps to reach the unit think this unit is in a basement but in reality it has none of the common problems associated with typical basements as it is above-ground and benefits from sound insulation provided by the earth berms on the 3 sides. However, if you don't like a place with all windows and the front door facing one direction, or if you are into venting a place by opening windows (which would bring in a lot of dust in this location due to the hill, nearby large fields, and winds), please do not book our place.

We do not mandate interaction with host for a normal stay, and indeed most guests have enjoyed their happy stay without ever meeting us in person. However, if there is ever a problem, you are expected to interact with host face-to-face, so we can render help. If you are afraid of interacting with host, please do not book us, as claiming to be afraid of interacting with host has become a scammer's modus operadi lately. We own the house, and want to bring more affordable units to AirBnB, but don't enjoy being scammed and don't take scamming lightly, especially because we have strived hard to make the place affordable by design. We encourage you to ask questions if you have any concern instead of jumping to conclusions. If you are in the habit of jumping to negative conclusions, please don't book our place, as we'd rather serve positive people who appreciate our effort so that we can bring more comfortable and affordable units to people that will enjoy our house.

The Property is a single family home located on the #57 bus route and is just a 20 minute ride from the BU main campus.

There is an exercise room on the second floor as well as a sitting area in the attic (see NOTE below). A back patio with picnic table and seating for 6 is available. NOTE: Two additional single beds are located in the attic bringing the total number of possible sleeping accommodations from 5 to 7 (See Theme Room in the Photo Gallery). These beds are not included in the standard listing as this number of guests would make the space uncomfortable, primarily because there are only two full baths. Exceptions to use these beds, at an increased cost, can be negotiated before booking the unit.

Public transportation: Take the #57 bus to reach Kenmore Square in 20 minutes. There you will find Fenway Park and can connect to the T (Boston subway). The #86 bus to Cambridge leaves from Oak Square, a 10 minute walk away. Off street parking for two vehicles is included and ample on-street parking is available for additional vehicles. The neighborhood is completely safe to walk around, even at night.
