- "The flat was clean , well equipped. The problem was the. Open stair area ,very unpleasant .." - "2 disabled guests unable to gain access to the property. Access stairway too dangerous. Environment at the property and surrounds were extremely rough, too unsafe to stay. Both guests were too frightened to stay at such a rough location. Access was via a eternal metal staircase which was too dangerous for two severely disabled guests to access and use. Also to gain access we would have needed to brush past washing lines containing filthy clothing. A total nightmare. The owner failed to make contact urgent about this awful situation. Expedia systems make it impossible to speak to a customer service agent. We consider that we were seriously misled and were caused serious levels of distress. Other members to the public and a local hotel assisted in helping 2 severely disabled pensioners to obtain suitable accommodation . We felt thoroughly cheated and conned in this situation with neither Expedia or the owner of the property had fulfilled any obligations to the customer. This serious failing is being referred to Rutland Country Council trading standards, Rutland Tourism and Political Representation at national level etc. A very high price was charged by this provider which was comparable and in excess of 5 and 4 star hotels used during our 3 month wait fo our new home to be completed. We would not have stayed at this location even if it was provided free of charge, for the safety reasons outlined above. A truly nightmare experience with excessive prices"

A spacious and elegant apartment on the middle floor of a Grade II listed Georgian house. The apartment is minutes away from the Market Place; it is in a peaceful location and so handy for all that Uppingham has to offer: great restaurants, lots of independent retailers, antique shops and art galleries, all in a historic heritage setting.
The apartment has its' own entrance, accessible through the passageway leading to the pretty courtyard.
The two main bedrooms have ample storage - a walk-in wardrobe in the bedroom at the front and a fitted wardrobe in the bedroom at the back. The third bedroom is small but it has a window, small bedside table with drawers and is big enough for a single bed. We anticipate it will be especially suitable for a child who does not want to share a double bed with their sibling!
The bathroom is half tiled and has a rainfall shower in the bath. Constant hot water is supplied by a new Combi boiler.
We have a full kitchen with small pantry. It has a pine table and chairs, electric cooker, microwave, tall fridge freezer and full size dishwasher. Ample crockery and pans if you want to cook at home.

Rutland is the smallest county in England with 53 villages and just two towns: Oakham and Uppingham. Uppingham is the smaller town, and many would argue that it is the prettier of the two. It's an ideal place to come to eat or to generally mooch about in the many independent shops & galleries.

The kitchen is fully equipped for cooking and includes a coffee machine, iron and washing machine.The living room is spacious and light with a dining table and two generous single sofa beds. There is speedy WiFi and a TV for evening entertainment and relaxation.The large super king size bed will ensure you have a comfortable nights sleep with adequate room for hanging and storing your clothes. The Lantern and Larks site, Exton Park, is nestled in a walled garden of a rural estate in beautiful Rutland. These luxury safari tents are ideal for anyone looking for a few days of rest and relaxation glamping in the great outdoors. With hot running water, a cosy wood burning stove and wooden furniture, they’re a perfect combination of comfort and adventure. We have six tents on site meaning group bookings are welcome.
Lantern and Larks has established a glamping site within the 500 hectares of beautiful 18th Century Grade II listed Exton Park. With its sheltered five-acre walled garden which gradually slopes down to an ornamental lake at the southern end, where ospreys have even been known to catch their dinner! Exton Park Rutland really is the perfect glamping spot.
Each of our glamping tents accommodates up to six and has three bedrooms that each sleeps two people. There is one king size room, one twin room and one bunk bed room per tent. If necessary you could also fit a travel cot in any of the bedrooms (these can be hired before your stay if required.)
Exton Park, 20 minutes by car from Peterborough and less than 10 from the A1, is home to the Gainsborough family. The house and grounds are occasionally still used for weddings, and regularly as a location for film and photo shoots. The parkland has existed since the 12th Century, and the gardens witnessed performances by Handel in the 18th Century. The old potting shed now forms the on site honesty shop where essential items and local produce can be purchased, making your luxury glamping stay yet more authentic.
Environmental considerations have been foremost in the planning and stewardship of the estate, creating and maintaining a diverse habitat and haven for all manner of wildlife and despite being landlocked, one of Rutland's most distinguishing features is the large body of water right at its centre. Rutland Water is one of the largest artificial lakes in Europe, making it a truly beautiful spot for some 'glamorous camping' or glamping. It is the Anglian Water's drinking water reservoir and an internationally famous nature reserve that provides a home for over 25,000 waterfowl. It lies less than three miles to the south of the Exton Estate and is ringed by 25 miles of cycle and footpaths.
There is so much to do locally including water sports, fishing, golf and of course the many walks around Rutland Water reservoir.

Delightful and tranquil open plan apartment with double bedroom and stunning views across the Chater Valley. Situated in the modern annexe of an C18th stone farmhouse with separate side entrance and immediate access to the house's beautiful NGS gardens. Located on the edge of Manton village in 100 acres of private land and minutes away from Rutland Water. The market towns of Oakham and Uppingham are only 3 miles away; Stamford is only 20 minutes away.
The space
This open plan Apartment has: Master Bedroom – available as either a super-king double or with twin beds – with flat-screen TV; open plan ‘Suite’ with sofa-bed (available as a bed for an additional guest) and small dining/seating area; en-suite Bathroom with full bath and over-bath shower; fully-equipped galley Kitchen with combination microwave oven, fridge, 2-ring electric hob, toaster and kettle; and washing machine. With wide windows, it is very airy and boasts fabulous views across the Chater valley and beyond to the Ridlington ridge. The first floor apartment is very private and is accessed by a separate side entrance. From here there is also direct access to the NGS garden and guests are invited to explore - the lower terrace by the pond is a lovely place to sit with a glass of wine.
