The apartment is the right half of a duplex, and has three floors plus a washer/dryer and storage in an unfinished basement. Laundry detergent, dryer sheets, and a laundry basket are provided for ease of travel and use.

The first floor has a half bath, an open concept full kitchen and dining area, and a large living room featuring a 55” flat screen TV and a working electric fireplace. The kitchen has a large refrigerator, gas stove, dishwasher, coffee maker, toaster oven, microwave, and is well stocked with all the cookware and and space required to create whatever delightful meal you desire.

Our neighborhood in South Grafton (historically known as Farnumsville) is one of several mill villages in central MA, all created between 1900-1920, built to house the mill workers and create close knit communities around whatever the mill was producing in that area. In our village, while our mill is long disappeared, and our neighborhood is now filled with all sorts of folks, we still have the same sense of community, where treating neighbors kindly and maintaining a pleasant and safe place to live ranks among the most important priorities. Never an evening goes by where people are not out for a stroll with friends, walking their dogs, or having a jog up and around the streets. There is a small park at the end of the road with a playground and a large field, and a small river park to explore just adjacent to our street off the main road.

This apartment is central to all that the area has to offer. Locally, we are 8-10 minutes from a three grocery stores, multiple convenience stores and gas stations, and delicious restaurants. We are a short drive away from walkable Millbury Center, which has a historic movie theater, brewery, great restaurants, and the best wings in the area. The famous Shrewsbury Street row of restaurants in Worcester is also 20 minutes away, as are other many attractions in Worcester. The “T” station that goes into Boston is a 15 minute drive, and to travel to the city by car is 60 minutes to the east. Providence is a 40 minute drive to the southeast and has its own rich tapestry of attractions as well.

TO NOTE:

There are certain quirks that come with a 100 yr old building.
- The basement, where the laundry is, is an unfinished but clean space. Those with mobility issues may have difficulty accessing the laundry.
- The heating in the apartment is uneven and bedrooms can have a chill even when the downstairs is cozy and warm. A space heater is provided for the third floor as no vents reach that space. In the summer, window air conditioning units are provided for all living spaces.
- The apartment itself is half a duplex, and shares a wall with a currently empty second half, which will be under light construction for the months of February and early March. We are offering these months at a discounted rate with the understanding that there may be occasional but not excessive noise disruptions during this time.

This sunny one-bedroom apartment on the second floor in a restored 1810 Federalist home has a full bath, living room with single sofa-bed/loveseat, two generous closets, sunny bedroom with a full-sized bed, and a food prep area equipped with servingware and appliances. The unit has new hardwood floors throughout. The space is bright, cheery, private, and comfy. Enjoy a beautiful apartment with cable access, and WiFi. An Air Conditioning unit is in the bedroom.

The stairway in the front entry foyer leads to two separate apartment units. We like to offer our guests full privacy, but hosts are on site in a separate apartment to provide help when needed.

The house is 15 minutes from Providence on a main artery in rural North Smithfield. Local bus transportation is sporadic, and the local stop is 1/2 mile away. The T-train to Boston is 15 minutes drive away in South Attleboro. Ample parking is available for your vehicle. At bit $10 each way, this is a great way to see Boston while avoiding the city traffic.

Clean and private, with guest parking for one car. Our location in historical New England, and access to Providence and Boston make this an attractive summer/fall vacation spot. We are close to shopping, restaurants, parks, and local sites.

For someone on temporary employment contract, or who is seeking housing while awaiting a home purchase, special pricing and adjustments are available.

Bed Linens and Towels: These are scheduled for laundering once a week. A laundry bag is provided. If you would like laundering earlier than that, notify host and leave soiled linens outside the apartment door for pickup. Personal guest laundry can be done at the nearby Laundromat, which offers the option of self-service or laundering for the customer.

WiFi: is available unless there is a local outage. It is named “Airport2”, and we will be happy to provide the password for your use. Please be mindful of using the service legally by not downloading copyrighted materials. Such activity puts us at risk to loose access.

Guests: Our units are designed to be comfortable for one or two people. A third guest might possibly be accommodated. For a guests (adult or child) who will be here for the entire stay, please include them in the reservation. The charge is $15/night for each extra guest. For an occasional overnight guest, notify the host and make advanced payments separately. In the event of having an unregistered visitor, it is most important that attention be paid to noise levels. Also, please check with host about parking arrangements for an extra car (and see Parking below).

Parking: Please park as much forward in your space as possible. If you have a guest, then have that car park close behind your car… or to the right of the spaces on the grass in front of the compost bin (leaving room for compost access). Always be aware that others who come in or park need room for turning cars around.

Exiting Driveway: We are on a very busy road, and near a blind curve. Although a sign is posted, drivers can come around the curve too fast at times. To be safe, be sure traffic is clear to the right, the check the left and exit. If you see cars exiting on the left from Woonsocket Hill Road, then the left traffic has stopped for that exit, and you may exit at the same time. We would be happy to demonstrate this if you wish.

Noise: In a small building, noise is an important factor for all who live here. Please be mindful this when going up and down the stairs: someone may be enjoying quiet time, and have so please keep cell conversations within your apartment. TV or music may also be heard in other living areas, so, again be mindful of the volume, and for late night or early-bird listening, an earphone with an extended length cord can really help.

Long term guests: if you are going to be away from the apartment for a period of time (days), please let us know. It helps with parking and concern over your welfare.
Mail: will be left inside door on trunk for you, but feel free to check the mailbox for your mail whenever you wish. There is a slit in the top of the box for any mail you may want the mailman to take.

Trash and Recyclables: Generally the barrels at the back of the house are for trash and recycles. Our town is serious about recycling. The green bins are for paper, glass and appropriate plastics. If the weather is bad, the bins are on the porch to avoid having them blowing around the yard. (Other barrels on the porch area catch the rain.)

Emergency Entry to Apartment: I would always try to give notice if something needed to be attended to in your apartment. In the event that you cannot be reached in an emergency, such as fire or running water, etc I would enter without notice and let you know what occurred as soon as possible.

No Smoking, No Pets permitted in or around the apartment or on the grounds.

- "We stayed at this property and originally were supposed to have the upstairs unit. There was a mixup and we were accommodated in the lower unit. There was adequate space and we had a great time. The only criticism was that the cookware in the unit (pots and pans) were really not usable. Other than that the unit was clean and spacious."

This is a single family home with a furnished unit in the lower level. The house is located on a circular street that is quiet. We are located about 1.5 miles from Rt 99 allowing for fast access to Rt 146, 295 and 95. In the summer there is a built in pool, grill and patio area that is available to enjoy. The washer and dryer are located right outside the unit and are shared by the landlord.

The apartment is the right half of a duplex, and has three floors plus a washer/dryer and storage in an unfinished basement. Laundry detergent, dryer sheets, and a laundry basket are provided for ease of travel and use.

The first floor has a half bath, an open concept full kitchen and dining area, and a large living room featuring a 55” flat screen TV and a working electric fireplace. The kitchen has a large refrigerator, gas stove, dishwasher, coffee maker, toaster oven, microwave, and is well stocked with all the cookware and and space required to create whatever delightful meal you desire.

The second floor has three well appointed bedrooms with a total of 4 beds and room for up to 7 to sleep, as well as a full bathroom, fully stocked with towels, shampoo/conditioner/body wash, and other essentials. One of the bedrooms has a twin over full bunk bed for kids or for adventurous adults, in a room themed for arboreal relaxation with its tree painted walls. All beds have freshly laundered linens and comforters for a peaceful night sleep.

The third floor is a finished and cozy converted attic with a large desk for remote work, plus a comfortable futon sofa and TV as an alternate living room or sleeping space. High speed WiFi is available throughout the apartment.

There is a small unlocked front entry area and a similar but locked area in the back that works as a mud room. The backyard is spacious for children to play but is shared between apartments.

Our neighborhood in South Grafton (historically known as Farnumsville) is one of several mill villages in central MA, all created between 1900-1920, built to house the mill workers and create close knit communities around whatever the mill was producing in that area. In our village, while our mill is long disappeared, and our neighborhood is now filled with all sorts of folks, we still have the same sense of community, where treating neighbors kindly and maintaining a pleasant and safe place to live ranks among the most important priorities. Never an evening goes by where people are not out for a stroll with friends, walking their dogs, or having a jog up and around the streets. There is a small park at the end of the road with a playground and a large field, and a small river park to explore just adjacent to our street off the main road.

This apartment is central to all that the area has to offer. Locally, we are 8-10 minutes from a three grocery stores, multiple convenience stores and gas stations, and delicious restaurants. We are a short drive away from walkable Millbury Center, which has a historic movie theater, brewery, great restaurants, and the best wings in the area. The famous Shrewsbury Street row of restaurants in Worcester is also 20 minutes away, as are other many attractions in Worcester. The “T” station that goes into Boston is a 15 minute drive, and to travel to the city by car is 60 minutes to the east. Providence is a 40 minute drive to the southeast and has its own rich tapestry of attractions as well.
