A cozy suite that would suit a student, traveler, working person or retiree. My guest will have a bedroom, double bed, sitting room with fridge and light cooking appliances, full bathroom and private access with on site parking.

The space
Small airy bedroom with lots of light overlooking the backyard and garden. A great sanctuary for writing and reading, working from home; a small desk and office chair as well as a clothing cabinet make this a cozy and practical space.

There plenty of storage space in the adjacent private sitting room equipped with basic cooking utilities: microwave, toaster, convection oven, hot plate, Keurig, that you might use as a mini kitchen. The fridge included is not quite full sized but has a freezing compartment.

Your private bathroom is just outside this room and provides access to the shared laundry, laundry supplies, and a laundry tub that doubles as your kitchen sink.

Most guests have found this space more than adequate for their short term needs.

Guests will have private backdoor access and on site parking. Inside they will have a bedroom, sitting room, private bathroom and shared laundry
You are free to use parts of the back garden. Please check about this, especially during warm months.

Other things to note
My environment is structured; my household is active by 7, and quiet by 9 in consideration of other guests.

During longer stays, the care and cleaning of your bedroom and kitchenette are up to you; I will clean your bathroom weekly.

If your stay is longer than two weeks, please do your own laundry and maintain cleanliness in your space. If you wish me to do it for you, the fee will be 60$ for each clean.

Please be aware that I have two young dogs who will have access at times to the yard. If you are uncomfortable in any way around dogs, allergic etc. please do not book with me.

We will share laundry facilities; you are welcome to use these within reason. Please, in this case, keep this space tidy and clean; you will have a compost container there that I will empty daily. I will check the bathroom daily for supplies and garbage; please hang your towels.

In regard to reviews: anything less than a 5 in all categories is of concern to me. Please be up front and specific in your criticism. I would prefer to know what needs improvement during your stay not after. Thank you!

The property is home to three horses, a dog and two cats. Look out your window and watch the horses graze the field.

Out your front door you may walk directly on to the forested trails which are marked with ribbons. Enjoy other hiking trails in the neighbourhood.

Feel free to use the Yoga platform outside your front door in the forest.

This newly built guest house is bright, spacious and modern featuring a large fully equipped kitchen and open concept dining & living room. The bedroom has a king bed, a desk for working privately and a 43" TV with Roku streaming device. High speed internet is included, Netflix and more is available. The living room has a cozy seating area and 55" 4k TV with Roku streaming device. The TV has a soundbar that doubles as a Bluetooth speaker for listening to your music.

There is a fold away queen bed in the living room for two extra guests plus two single sleeping pads. (Two guests on the king bed, two on the queen folding bed and two on sleeping pads)

*Please be aware that the typical maximum capacity is four but will work for up to six for those okay with sleeping on the floor using good quality sleeping pads.

The second floor outdoor patio has a covered BBQ area featuring a gas grill and your own private outdoor dining area with forest views.

We have a selection of books, puzzles, board games and snacks ready for your enjoyment.

The guest house is located on the second floor of our detached garage and is accessed by a staircase that leads to your private outdoor patio and private entrance. Our Airbnb is not well suited for those who find stairs challenging.

Two parking spaces are provided in front of the patio area off the main driveway.

The guest house is completely separate from the main house where our family lives. We are always available for questions and advice.

You are welcome to enjoy our large shared yard that leads to walking trails in the woods surrounding our neighborhood. Children should be supervised at all times when in the yard.

Welcome to our thoughtfully outfitted and inviting 2-bedroom suite, a true gem nestled in a quiet corner of East Abbotsford. The space
This walkout basement suite two floors below our family's main living space, has an entrance located at the back of the house and down a two-story set of stairs. We are a family with a dog and a couple of children at home and while we are not loud and the suite is well insulated, you can expect some "living" noise from the upper levels.

Off the entrance is a cute and private outdoor patio space that, most of the year, is surrounded by green space and has a dining set for four.

As you enter the suite you step down into the open kitchen with an entry/shoe bench to your left. The kitchen is stocked with all of the essentials for cooking and being comfortable during your stay. A coffee and tea station, induction hot plates and countertop air-fryer/oven for cooking, a full microwave, fridge, and dishwasher, and essential small appliances make it easy for you to enjoy prepping and eating your food in this space.

The living area is comfortable and cozy and outfitted with a smart tv, dvds, books, games and puzzles. Next to it is a small dining space with room for four, and a cute desk/workstation.

The bathroom has a double vanity and the extra deep tub/shower and toilet have a separate door. It is stocked with the essentials and a few extra items in case you forget anything!

It hosts two bedrooms, one king bed that can be made into two twins, and one queen bedroom. Both bedrooms have a desk space as well as a walk in closet with luggage stands and room to unpack if you wish! The suite can also accommodate an infant or toddler in a pack n play and is stocked with some children's toys, dishes, and a booster seat.

The entire suite is private and yours to enjoy during your stay. There are a fair number of steps down from the driveway to the back lower level of the home, and access to the suite is via a code door lock system.

The suite is located down a 2-story set of stairs on the outside of the home (for those with any mobility concerns).
