We are situated right on the Tarka trail for great walks and the beauty of Exmoor is only mins away. We're 30 min to Saunton Sands Croyde or Woolacombe the north coast is within easy reach. Its a 10 min drive to the market town of Barnstaple or a short drive to Bideford where you can take the ferry to Lundy Island, a small dog is welcome by prior arrangement.

The apartment is situated at the back of our farmhouse and looks out on its own enclosed patio and garden where any outside gear like bikes, wetsuits and surfboards can be kept.

There is a dedicated off road parking space outside the front door in the forecourt that we share with our lovely neighbours.

Other things to note
The barn is part of a small, rural settlement.
It is best suited to those looking for quiet, peaceful accommodation.

There are no shops in the locality, so you may want to buy any groceries on your way here.

The apartment is designed for two but if you would like to use the downstairs sofa bed we can make it up for your arrival or leave you the linen to do it later. Just let us know.

Unfortunately, the apartment isn't suitable for toddlers, but an additional guest of an older child (8+) is welcome during school holidays.

You are welcome to bring one well behaved dog but as we are surrounded by farmland please can they be kept on the lead when they get out of the car and when exercising in the locality.

Please don't leave your dog alone in the accommodation. If you need a dog sitter we can try and arrange this for you.

Escape the hustle and bustle and breathe in clean country air. Higher Meadow Cottage at Northleigh House is situated on the edge of a small rural community with spectacular views through the valley to the coastline. Guests will be able to enjoy the large enclosed garden featuring a fire pit and children’s swings and slide.
If your favourite pastime is hiking, cycling, surfing or just relaxing, it is all with in reach, including the fabulous Exmoor with stunning views just a few miles away.

The space
Higher Meadow is a 2 bedroom cottage set over 2 floors with family bathroom on the ground floor and lounge/diner, toilet and well equipped kitchen on the upper floor. The main bedroom has a super king size bed, the 2nd bedroom has zip’n’link beds which can accommodate 2 single beds or 1 super king size so suitable for a family or 2 couples.
Outside is an area for relaxing and dining along with a charcoal barbecue.
Also outside is a table tennis table and other garden games.

Guest access
Guests have full use of the cottage and outside seating area, along with use of the large main garden. The small garden is private and for the use of Northleigh House only.

Other things to note
With easy access to Barnstaple, Higher Meadow can be your holiday home or temporary workplace.
Goodleigh Village has a great gastro pub which has excellent dining.
You also have access to North Devon beaches and Exmoor, along with many other places of interest. Information for these can be found in the cottage.

This quaint three bedroom property is a self-contained annex attached to a 17th century former farm house in the village of Newton Tracey. With beautiful gardens, ample parking and a lovely country pub within walking distance this is the ideal spot for a quiet break. Just 15 minutes drive from the market towns of Barnstaple, Torrington and Bideford, north coast beaches, an RHS Rosemoor Garden, Tarka Trail and Dartington Crystal near Torrington.

Mobile and Wi fi is LIMITED and SLOW and intermittent in the area, given the rural location.
Whilst complimentary WiFi is provided, the connection can often be poor.

The property is connected to a SEPTIC TANK and if anything besides toilet paper is put into the toilet it will get block .Tenant maybe held responsible if any blockages are caused by misuse and will have to bear the cost.

The kitchen is compact and area size is 2.8 metre by 2.2 metre. There is a fridge freezer (freezer size 38cm by 52cm by 38cm)

The size of 3rd room is 3.8 metre by 2 metre.

Dining area has got low beam in part.
