The Neighborhood:
The house is located on a picturesque row of Victorian terrace houses. It's centrally located and a short walk from all the local amenities, but in a peaceful location. It's right opposite Rock Park, which is a beautiful park on the River Taw where you can enjoy walks, a kids' play park, park runs, yoga sessions and more. Cycle hire can be found at the train station if you'd like to set off on the Tarka trail! You are also conveniently located nearby to a handful of shops, a Sainsbury's supermarket and a large ASDA superstore.

Barnstaple itself is situated right on the beautiful River Taw and some of North Devon's best beaches. Saunton Sands is just 20 minutes away by car, whilst Croyde and Woolacombe are a little further. Saunton Sands is simply superb, with a huge expanse of beach and sparkling blue waters. It is excellent for surfing, bodyboarding and swimming with lifeguards on duty. There is a café and surf hire shop behind the beach. Croyde and Woolacombe are equally as lovely, and there are a handful of pubs, restaurants and shops in the area.

Westward Ho! Beach is just 15 minutes away by car, and provides a gorgeous day out on the beach. Again, this is lifeguarded all year round. Appledore is a historic fishing village just south of Westward Ho!. It is just 16 minutes away and is a lovely day out: wander through winding narrow streets and admire colourful houses! In summer, you can take the seasonal ferry over to the neighbouring Instow for a day trip. For those keen on boat trips, we would also recommend taking the boat to Lundy Island from Ilfracombe or Bideford. This is a fantastic day out spotting wildlife and enjoying the remote island.

The Tarka Trail is one of the gems of North Devon. The entirely traffic-free 32-mile cycle trail runs from Braunton to Meeth in North Devon. The flat and family-friendly trail travels through beautiful countryside, offering stunning views across the estuaries of the River Taw and Torridge with many picnic spots, cafes and pubs along the route. You will be able to hire bikes from Barnstaple or Braunton.

Getting Around:
Due to the remote nature of North Devon, we recommend you bring a vehicle for your stay. There is a mix of free on street and paid parking nearby. The surrounding streets have lots of free parking, with the nearest being Victoria Road, which is less than a minute's walk away. The nearest paid car park, Portmarsh Lane, is a few minutes walk away and costs £3.50/day.

That said, there is a train station in Barnstaple with regular trains running to and from Exeter St Davids. There are hourly trains from Exeter St Davids to Cornwall, Bristol, Reading and London Paddington. The station is 5 minutes away by car or 10 minutes on foot. Taxis are available from the station, as well as cycle hire.

As the name suggests, the Carriage House is a conversion of an original building for storing horse-drawn carriages in the past. Now tastefully repurposed, the original carriage archways have been retained as an architectural feature and the interior fitted with the amenities for modern-day living. The building is set in an enclosed traditional Devon cobbled courtyard furnished with tables and chairs for sitting out.

In the former FJG Rainbow Confectioners, The Old Confectionery is located in the charming historic Street of Pilton, North Devon.

It is a convenient 9-minute walk from Barnstaple town centre and a 15 minute walk to North Devon District Hospital. It is also well placed for Exmoor and the spectacular North Devon coastline which boasts some of the best surfing beaches in the country.

The space
There is flat access to and within the flat. The flat is powered by electricity only. From the street, you enter the kitchen and living area – there is plenty of seating, a television that offers Netflix and we have wifi (the code will be available on arrival).

The Kitchen area has a fully working oven/ hob, a dishwasher, a washing machine, microwave oven and the usual kettle and toaster. There are basic cooking utensils, mugs, glasses and a corkscrew! There is also complimentary tea, coffee, sugar and milk on arrival.

Between the kitchen and bedroom, there is a doorway, with an inherited rather tacky door (but we kind of like it now) that leads up a short corridor to a bedroom where there is a small double bed, a second television, a walk in wardrobe and a shower room with toilet and sink.

There is an iron and ironing board for use. We supply bedding and towels for your use at The Old Confectionery and complimentary shampoo and shower gel. If the stay is for more than five days we can provide cleaning.

Elgar Escape is a recently decorated, bright and airy, self-contained annexe, accessed via its own step free entrance and comprises an open plan lounge and sleeping area with a separate kitchen and bathroom.

The space
Firscott is an annexe semi detached to our bungalow. There is an open plan living space, one bedroom and an en-suite shower room. The large, comfortable bed can be set up as two 3' singles on request. The sofa in the lounge is a small double sofa bed suitable for a child or small adult. There is a good supply of kitchen utensils, pots & pans, crockery, cutlery and glasses. Should you need something we haven't supplied just ask and we'll do our best to get it for you.

Guest access
The annexe is fully self contained with separate access. There are a few steps (one or two a little steep) throughout the garden that lead up to the property but the apartment itself is on the ground floor. The whole, quite small, garden is available to guests, as is the washing line, and there is a designated area with table and chairs for their use.

Other things to note
A welcome pack of tea, coffee, milk, sugar and biscuits is provided along with a few breakfast items.
Smoking or vaping is not allowed in the annexe.

The space
A lot of thought has gone into The Acorn. Its high ceilings and large, fresh rooms give a sense of space and lightness. It is both warm and airy.
Aimed at luxury, the bedding and towels are of high quality and the furniture and beds are made for comfort.
The main bedroom has a king sized bed and small desk and plenty of wardrobe and drawer space.
The second bedroom has two big single beds that can be zipped together to make a super king bed on request. It also has wardrobe and drawers.
The sitting room furniture is modular and can easily be moved around, it is perfect for lounging about on, it’s big and very comfortable.
The 65” television offers Netflix and Amazon as well as the usual terrestrial channels. For guests who enjoy playing or creating board games, puzzles and art material are on offer and there are plenty of books.
The bath is deep and wide and the shower has a decent pressure with endless hot water.
A large laundry cupboard with washing machine, tumble dryer, ironing board and iron are accessible in the bathroom.
The open plan kitchen diner is spacious and well equipped. It has a stock of herbs and spices, teas and coffee, washing up liquid, soap and other staples that might be useful.
The appliances are new and easy to use, instructions have been left in a guest file. A first aid kit, fire blanket and fire extinguisher are on hand in the shoe cupboard by the front door.

Other things to note
The Acorn really does offer a lot. Bradiford is a particularly lovely part of Barnstaple. It has beautiful walks from the door. Turn right, down the track to the end, through the wooden gate, over the field, across the little bridge, up the hill to the folly … from there you’ll find spectacular views of the whole of Barnstaple, the town and surrounding hills, the river and the Tarka trail. It is glorious, especially at sunrise and sunset!
Drive way parking and free space for a second car outside is unusual for the area.
