It’s a 1993 AV Jennings brick-veneer house. It sits on a 1000sm corner block very close to a sports field/park that’s great for walks. There is an independent one-bedroom granny flat on my block. The house has 3 bedrooms, two bathrooms and two toilets. Recently renovated bathroom and toilet in the main house. The kitchen has plenty of bench space, gas cooker, dishwasher and microwave.
There are vegetable gardens in two different locations around the house. The front veranda is a nice place to sit and watch the world go by.

The cottage is on my property and close to the main house but is completely self-contained. The bathroom/laundry is also my laundry, however, I will ask before using.
The kitchenette has a portable hob, portable oven/air-fryer, sandwich press, microwave, decent sized fridge/freezer and Nespresso coffee pod machine.
There is a screen with a chromecast device connected. It does not function as a normal tv with live channels.
The bedroom has a king-single sized bed which is super-comfy and all sheets and towels are 100% cotton. There is a reverse cycle heater/aircon in the bedroom for perfect temperature control.
The cottage is filled with rustic charm but has everything you need for a comfortable stay.

You are welcome to wander around my garden, however please only use the table and chairs that are designated for guests, and not the settings directly next to my back door or kitchen door.

There is a single step down to the bathroom/laundry and a further single step down to the loo andexterior door.

I have a small range of books for you to enjoy during your stay.
The screen only works to cast apps to from your phone/ipad/etc. You must have the apps already working on your own device.

1) Prohibited Activity

- All Guests must comply with all house rules and any other instructions from us during their stay.

- Parties and events are strictly prohibited during your stay.

- Excessive noise is prohibited at all times and may result in termination of the Accommodation Agreement, eviction, extra charges.

- Guests are reminded that smoking is not permitted inside the property. Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

2) Residence

- Guests must notify the hosts of any issues during their stay.
- Guests are fully responsible for the safety and security of their guests/children at all times, as well as any - disturbance caused to other residents in the neighbourhood. Guests must notify the hosts of any disputes or complaints from neighbours as soon as possible.

- Guests must keep noise to a minimum as not to disturb the occupants of neighbouring properties – especially during night-time hours (e.g. 11 pm – 8 am), and upon arrival and departure.

- Any small gathering must comply with other rules set regarding Noise, the Neighbourhood and Visitor numbers.

3) Departure
- We ask guests to vacate the premises by 11am on the day of departure. Any extra stay over 11am will incur an additional charge at $40 per hour.

- Your assistance in leaving the property clean and tidy with all cookware, cutlery and utensils washed and put away is much appreciated.

- Please note that we will charge additional cleaning fees should you choose to leave the property in an unclean or untidy manner. Do not leave any food or drinks in the refrigerator when vacating the property. Please clean up
all kitchenware, place in dishwasher and start cycle when leaving.

- Please ensure that you secure and lock all windows and doors whenever you are not on the property. Any losses or damage caused by leaving the property unsecured may result in extra fees.

Please ensure the all lights, appliances and air-conditioner are off and keys are left in the lockbox when vacating the property.

4) Cancellations
- Please ensure cancellations are made within our cancellation period, otherwise guests will not be able to receive a full refund on their booking.

- Guests discretion is advised when booking at any of our listed properties in regards to COVID-19. If a guest is a close contact, tests positive or has reason to believe they are infectious due to symptoms or visiting an exposure
site, they must notify us and cancel their booking. Our standard cancellation policy period still applies.

5) Damages, missing items or unexpected cleaning
- All breakage and damages must be reported to the hosts.

No contents are to be removed from the property. Penalties apply if an item/s is taken and not returned.

To avoid Damages and Breakages, no furniture or contents are to be moved from one room to another without prior agreement.

6) Pets
- Pets are NOT ALLOWED at this property.

7) Cleaning
- If there is a cleaning issue upon arrival, please let the hosts know as soon as possible.

Undertake an art class on the deck and take home a canvas. You can also tour the historic goldfields region .

Catch22 is located in the heart of Bendigo on level 1 upstairs at 129 View St. Opp the Frida Kahlo exhibition. View St is the hub of arts, culture, vintage and fine dining. The iconic Rifle Brigade is next door offering great food and superb local wines. The Capital Theatre is on your door step literally across the road, as is The Bendigo Art Gallery, which has had some amazing events like ELVIS & Grace Kelly. The amazing Ulumbarra Theatre is only a 5 min walk. Electric blankets in winter.

Please no pets sleeping in the bed with you. If your pet does sleep in the bed with you, you will need to use your own linen. Please advise if you will be bringing your own linen.

The QB bedroom has side tables, touch-reading lamps, ceiling fan, electric blanket, a portable heater in the cooler months, open dresser for hanging clothes with drawers.
Lovely, garden area with outdoor furniture and sun umbrella, a fire pit and BBQ. Access to a clothesline.

There is a car park at the front of the shed in the area closest to the BnB. There is ample room and easy access for a truck, trailer or large vehicle. Private pebbled garden path for entry or path to the Bnb from the parking spot. The key lock box for your key collection is at the door entry to the Airbnb.

Owners live in the home, on the property. Airbnb is a private and separate dwelling. The 2.5-acre property is surrounded by trees, gardens and native birdlife.

The studio is made up of three main spaces. From the street you enter a kitchen with full sized fridge, coffee maker, gas burner hot plates, electric oven, and all your basic cooking needs. A cosy table space is a perfect size for two!
The bedroom has a king sized bed, desk and built in robes with hanging and shelf space. A gas fireplace is set inside an original restored mantle. Above the fireplace, a 55 inch TV can be viewed from the bed, or the from the freestanding bath in the ensuite.
The ensuite is accessed through stunning 2.5m high french glass doors, which showcase the large freestanding bath. Around the corner in the ensuite you will find vanity, walk in shower and toilet.
Off the bedroom there is a small laundry room with combination washer/dryer and indoor clothesline.
As well as the gas fireplace, there is a split system with heating and cooling.
We provide free wifi and Netflix.
The laundry has a door connecting the apartment to the larger building, this is deadlocked at all times and key access is only available to the owner.

Guest access
Although the studio is part of a larger building, it has it's own street access and the double brick internal walls ensure total privacy. As with any shared building, you may occasionally hear evidence of other humans!

Other things to note
We have designed this studio to be a luxurious couples weekend away, or high end business stay. We do however have a portacot and other baby items if required, please just let us know!

Late Check Out / Early Check In

We understand that set check in (3pm) / check out (11am) times don't always work for our guests so we do offer early check in or late check out for $50. We just need a few days notice so we are able to schedule the cleaning of the property appropriately.

The space
Nestled under a magnificent lemon scented gum with a return verandah, lawns and gardens.
Garden cottage has a relaxed feel in a very quiet and peaceful location, help yourself to the lawn and maybe a game of Finska.
The cottage itself is very cosy, with everything you’ll need to prepare meals and relax

Guest access
Guests have full private use of the cottage and shared use of the garden, bbq etc

Other things to note
We have two very friendly dogs, if you’re not comfortable with dogs we can keep them in the other yard, just let us know

The Parlour Suite is a downstairs suite with a queen-sized bed and heritage-designed ensuite with a shower over a bath. There is direct access from the suite to the north-facing downstairs verandah, tea and coffee-making facilities and a bar fridge.

The Parlour Suite is named for the fact that it was designed for use as a Parlour, or 'Sitting Room' in 1904 by the architects of the mansion, William Vahland and John Beebe.

Designed as a main north-facing bedroom in 1904, the ensuite is within a charming crenelated tower facing across to the Chapel. The suite also contains a sofa and desk together with tea and coffee-making facilities and a bar fridge.

As with all rooms at Langley, the suite is heated and air-conditioned.

The Chapel Suite is named for the view from its windows across to the estate's 1873 'Carpenter Gothic' Lauriston Chapel.

The Langley Suite is a large upstairs suite featuring a four-poster king-sized bed, antique furniture and ensuite with shower.

Designed as the main formal bedroom in 1904, the room features a beautiful box bay window complete with chequerboard stained glass and direct access to the upstairs verandah. The suite also includes tea and coffee-making facilities and a bar fridge.

As with all rooms at Langley, the suite is heated and air-conditioned.

The suite is named for Henry Archdall Langley (1840-1906) who, with his family, were the first occupants of Langley Hall.
