The space
The studio is attached to the main-house and has a 50 square metre balcony and deck that both have views of the valley and mountains.

The shutters of windows of the main-house that face the balcony and deck will be closed throughout your stay to provide you with complete privacy.

The kitchnette contains a microwave, mini-fridge, toaster, kettle and coffee pod machine (no oven or stove).
We also provide salt, pepper, tea bags and Nescafe and enough cutlery and crockery for two.

Guest access
You will have complete access to the studio (downstairs bedroom/ensuite and upstairs living area) and the entire large deck and balcony. You will have complete private access to all spaces that can be seen in the pictures of the listing.

Other things to note
The main house which is attached to the studio will be occupied by my family and I during your stay, but your privacy will always be respected. Our presence in the main house will not be visible to you. You will have complete and exclusive access to the entire balcony and deck.

The space
Our large luxurious Loft is a very spacious, (over 60 sq metres) and a very quiet and peaceful retreat, bright and breezy set above the treetops in leafy Leura. It is completely private, set way back on our property with its own parking spot, separate entrance and garden path.

The Loft has brand new hybrid floors, a new 55 inch TV with 2 free streaming sites (Disney and Prime) for you to enjoy (and you can easily log into your own Netflix and Stan accounts), fast satellite wifi and a large study desk for those needing to work or great to use for writers and artists. We've recently installed the new Starlink satellite system for wifi after issues with NBN in the mountains in our area. It has been working very well so far but we also have a back up Telstra dongle in case it goes down so there should never be any issues with wifi in theory but please note that being in the mountains with its unpredictable weather, there is always the small chance that they will both go down which is beyond our control sorry. We have loads of books and games for you to enjoy and a DVD player with a great selection of dvd's too just in case. Or you may just enjoy getting away from all things electronic while here and just relax and enjoy the peace and quiet of nature.

Also, please note that mobile reception can be patchy in the Loft due to our location in the beautiful mountains with our large surrounding trees. Our Vodafone phones work pretty well in there but some guests have told me that Telstra and Optus are not so great. Once you go down the stairs into the garden area though the reception returns pretty strong. So think of staying at the Loft as being an escape from everyone being able to reach you constantly, which can be nice when you are getting away from it all :-)

Although the Loft doesn't have a built in oven and stove top, it does have a brand new Panasonic Convection oven/microwave for cooking, baking and grilling and a portable stove top with 2 burners (and an extra one too if you need more than 2 hobs while cooking) plus all new kitchen appliances, including a coffee pod machine, toaster and kettle, toasted sandwich maker and a Breville blender. There's also a brand new BBQ outside for cooking meals. There is also an abundance of restaurants and cafes in nearby Leura village to dine out in or order takeaway from so you will be spoiled for choice (I have a booklet in the Loft with my favourite recommendations and am happy to forward to you before your arrival).

The Loft has been furnished beautifully in rustic colours with a warm, inviting and cosy decor. There is a wardrobe, shelf for shoes, storage ottoman at the foot of the bed for luggage, numerous chairs and a comfy sofa and 2 armchairs to lounge in while watching TV or reading a book in your own corner. There is a large library of books to read and games to enjoy, loads of natural light coming through the many floor to ceiling windows but block out plantation shutters and curtains for darkness if you fancy a sleep in.

The bed is king sized with gorgeous soft linen, a thick comfy topper, heated blankets, loads of pillows, and extras of everything if needed. The bathroom is very large with a huge walk in shower with unlimited continuous gas hot water so the water never runs out, great on a cold winter night in the mountains! There are his and her sinks so you don't have to share and a heated towel rack to keep your towels toasty warm! Being in the mountains though, the bathroom tiles can get cold under foot at night, there are memory foam mats for certain areas but remember to pack your slippers to keep your tootsies warm if you don't like your feet getting cold at all, especially in the winter months.

Outside, you can sip on a drink on the low lounge chairs, or use the BBQ and enjoy a meal at the French style dining setting while listening to the local birdlife and admiring the leafy outlook. There is also a hammock you can use in the garden below to star gaze or swing in the sunshine while reading or just daydreaming!

Please note that we have another airbnb "The Beattie Retreat" underneath the Loft, but there is a thick concrete slab between the floors and therefore it is very soundproof. You shouldn't hear anything from the guests below but please let us know if anything is bothering you and I will speak directly with our guests. So far, we have never had any issues.

Whatever you choose to do while staying at our "Loft in Leura", you will definitely come away feeling spoiled, relaxed and refreshed. :-)

You'll have the whole Loft, all 60 square metres of it, to yourself! Even though it is on our property, you will feel like you are in a completely separate house to us as it is so far back. You will park on the right side of our house in your own personal parking space and enter the side gate and walk up the well lit (sensor lights come on at night) garden path and up the stairs to the loft. There are no laundry facilities inside the Loft but I'm very happy for you to use my washer and dryer free of charge which is outside the back of my house if you need to do any laundry during your stay. Just reach out once here to arrange.

Other things to note
Even though the Loft is more of a romantic retreat with a king sized bed so therefore ideally suited more for couples, I'm happy for you to have a child stay for an extra charge of $30 per night. I will set up a single bed or a comfy foam mattress on the floor on the side of the bed away from the bathroom where there is plenty of space. I'm also happy for young infants aged under 1 to come free of charge and I have a brand new portable cot for you to use if needed.

Wake up to hearing the birds singing and open your door directly into nature! Breath in the fresh mountain air at this cozy studio guest house. Backing directly onto the national park with a short 8min walk downhill to the famous Leura Cascades, from right out the back gate.
A short 6min walk to Mount Olympian lookout. A short 5min walk into Leura Mall with all the boutiques, restaurants and grocery shops. A short 8min walk to Leura train station. Perfectly centrally located.

The space
This is a newly renovated in 2024 studio apartment under the main house.

It has a small kitchenette for heating food, fridge, toaster and kettle for making tea or coffee. Though the coffee is better at Sparrow in Leura Mall. A short 6 min walk from the home.

The best part of the quiet oasis is the yard you open to every morning. It backs onto the National Park. Just a stroll out the back gate to the trail to walk to the Leura Cascades, to Mount Olympia, and the backside view of the Three Sisters. It's breathtaking!

It has a beautiful new full sized bathroom with a bath and shower separate.

The guest house studio has it's own access and entry, just down the end of the driveway and around the back of the house.

It's a quiet street and neighborhood, so parking is easy street side.

Bonus: We only use non-toxic cleaning products that are not only better for you but harmless to the environment. :)

Just to note:
The bed is a double sized mattress.
And we have a portable cot and a single blow up bed if you have a children with you.

Please let the host know if you are scared of dogs. The host has a cute toy poodle who will bark initially, but loves cuddles as pats.

Other things to note
This is a studio guest house, underneath the main house. You may hear some noise from upstairs. Though we are very respectful and conscious of noise to make your visit as tranquil as possible.

Because it’s an underneath house studio, the ceiling is on the lower side. Those very tall people will find it cozy ;).

The entry to the bathroom does not have a door. As seen in the photo it is positioned by the sink and a small arch entrance. Nothing is visible when inside the bathroom.

"The Beattie Retreat" - very large but cosy and beautifully converted double garage on a quiet street, 5 mins walk from Leura village, separately located at the back of our property. With 2 Queen beds and Double futon sofa bed too, it's ideal for large families or friend groups of up to 5. It offers complete privacy, own parking spot, gas heating, fast wifi, 50 inch TV and 2 free streaming sites, an X Box for the kids or adults, study desk and continuous gas hot water for long showers!

The space
Relax and unwind in our spacious and peaceful retreat, located on the ground floor directly underneath my very popular airbnb "Loft in Leura", but very soundproof and quiet. You may occasionally hear my guests upstairs in my Loft walking and pottering around but it is only a distant sound. There are no creaky floorboards!

The Retreat is a super large and brightly decorated open plan space of 50 square metres, very private and set at the back of our property with its own parking spot on the grassy area off the road in the front of our house. It has its own path to its front door along our left driveway and a beautiful outdoor shady dining area surrounded by lush greenery.

Please note it is a very large modern newly refurbished double garage, with only a few windows so is not as light and airy as my Loft upstairs but it is brightly decorated with lots of lamps for a warm ambience. If you love super bright light and loads of opened windows, even in the cold mountain air, then you may prefer our Loft upstairs which has floor to ceiling windows plus 2 skylights. But for those wanting a cosy warm retreat who enjoy a sleep in while on holiday and lazing around on the large L shaped sofa, then the Retreat is perfect!

Although the Retreat doesn't have a built in oven and stove top, it has a microwave and a portable stove top with 2 burners plus all new kitchen appliances, including a brand new large fridge, coffee pod machine and milk frother, toaster and kettle and a toasted sandwich maker. too There's also an abundance of restaurants and cafes in nearby Leura village to dine out in or order takeaway from so you will be spoiled for choice. My information booklet in the Retreat offers loads of local suggestions and I'm happy to forward it to you before your arrival if you wish.

The Retreat can sleep up to 5 guests comfortably, as has 2 Queen beds plus a Double futon sofa we can make up, all with gorgeous soft linen, comfy toppers, heated blankets, loads of pillows and extras of everything if needed. There is a brand new bathroom with a large walk in shower with UNLIMITED continuous gas hot water so the water never runs out so no one will miss out on a hot shower and it is awesome on those cold winter nights in the mountains!

As mentioned before, as it's a converted double garage, it doesn't have any skylights or as many windows as my very bright Loft above does, so it is may be more suited for those enjoying cosy accommodation where you can enjoy a long sleep in on those cold winter mornings.

Please note that the Retreat is not only perfect for couples wanting a romantic cosy time away, but the extra Queen and double futon sofa bed can make it also very suitable for groups of friends and families with kids. If there are only 2 of you staying, please let us know if the one Queen bed is enough for your stay or if you will require both Queen beds to be made up? Please also note that the futon sofa bed is automatically made up for 5 guests, but if needed for only 3 or 4 guests, please let us know beforehand so we can have it made up for you too. I'm also happy for young infants (under 1 only) to come free of charge and I can provide a portable cot for you for free if needed. But please be aware that the Retreat is not completely baby proof for toddlers who are crawling or walking.

Guest access
You'll have the whole Retreat (all 50 square metres of it, to yourself). Even though it is on our property, you will feel like you are in a completely separate house to us as it is so far at the back. You can park in our left driveway if you wish up near the wooden barrier with the Beattie Retreat sign on it so we can get our red car in and out if needed (pics in photo section). You will then enter on the left side of our house along our driveway to the back of the property where the large roller door is, and will see the Retreat door to the right of that. Sensor lights will come on lighting your path if you arrive at night. There are no laundry facilities inside the Retreat but I'm very happy for you to use my washer and dryer free of charge which is outside the back of my house if you need to do any laundry during your stay. Just reach out to arrange a suitable time for us both.

Other things to note
PLEASE NOTE that the Retreat can be booked at the same time as the Loft above (my other listing "Loft In Leura") and would be ideal for parents with teenaged kids (over 12) who could happily stay independently downstairs on their own in their own private space with all the amenities. Booking both would also work great for extended families or groups of friends travelling together but wanting their own space.

We invite you to stay in our charming, well appointed studio. It's an ideal couple's or single's retreat - a very private studio in a quiet location. It's a 2-minute drive to the quaint Leura shopping mall and train station. It's a great base for hiking and cultural events in the Blue Mountains wilderness area. We are surrounded by fabulous shops, pubs, restaurants and cafes. Only minutes to drive to the world-famous hiking trails and scenic lookouts. A wonderful place to visit in all seasons.

The space
Studio 5a is a modern open-plan design with cedar blinds and Cyprus-pine flooring throughout. The cosy sitting area has a comfortable leather chair and a wall-mounted smart TV. A well-appointed kitchenette is complemented by a cedar dining table. A modern bathroom and separate laundry area are along the short hallway (up 2 steps). A private patio and BBQ area is just off the front entry. A separate private courtyard is located at the rear of the studio for sun-lounging and relaxation.

A complimentary welcome pack is provided for your enjoyment during your stay.

We are able to accommodate babies up to crawling stage. Unfortunately our studio design does not guarantee a safe space for older, more active toddlers and children. We can provide a high chair, change table and baby bath but we don't have a cot or bedding. Please provide advance notice if you are arriving with a baby.

A separate office and work space (adjacent to the studio) is available free-of-charge to guests who stay a minimum of 5 nights - but pre-booking is essential. (We charge $50 per day for use of the office for 4 days or less). This quiet, peaceful space is ideal for professionals working away from home and others working on creative projects.

Studio 5a has its own driveway and ample parking space.

Guest access
Guests will enjoy access to the studio via a private garden and courtyard / BBQ area. Keys are located in the entry key-safe on the left-side of the front door.

Free parking is provided in front of the studio for your exclusive use. There is ample off-street parking and level-ground access to the studio.

Umbrellas are available in the studio for guests arriving on wet days.

We provide a comprehensive guidebook on arrival which includes important information about the studio. We have included suggestions for our favourite places to visit; restaurants and shopping; and things to do during your stay.

‘The Cottage’ is a rustic, light-filled self-contained studio in Leura. Enjoy a long soak in the claw foot bath, a comfortable Queen sized bed and a beautiful outlook onto garden, orchard trees and bushland.

The space
The Cottage is a rustic self-contained bush studio renovated with recycled materials. It's set back in the garden of a 1.4 acre property, overlooking bushland. Suitable for up to two guests, enjoy the light-filled living, a long soak in the claw foot tub, a glass of wine by the slow-combustion fire and a tranquil sleep in crisp, high quality hotel linen.
You can enjoy walks nearby (Minnihaha Falls is a 20min walk), bring a mountain bike to make use of nearby tracks, or just relax in privacy and peace. The Cottage is near to both Leura and Katoomba villages (a very short drive, but a longer walk) where there are ample dining options and local wares.

**During the months of Dec, Jan, Feb & March, we do not provide firewood. You can purchase wood from the local BP all year round.

**When booking, you are charged a “Guest Service Fee” on top of the accommodation and cleaning fees. We would like to make clear that this is not our fee, it is Airbnb’s service fee and is not in our control.

**There is no traditional shower in The Cottage. Bathing is provided via a large bath tub with a handheld shower-head**

**Basic cooking is via a Weber gas BBQ (outside), a microwave, toaster and kettle. We provide an induction hot plate for basic reheating/cooking, but please note The Cottage is a small space with no exhaust fan and any cooking of particularly pungent foods like onion and garlic, fish, bacon, steak etc, must be done outside. There is an outside PowerPoint (near the front door) to plug in the hotplate, as well as a bbq.

**All cutlery, bbq utensils, crockery, pots & pans are provided. As are olive oil, balsamic vinegar, salt, pepper, sugar, a variety of teas and coffee.

**Heating is provided via electric oil heaters and/or a very effective slow combustion wood heater.

**We have a smart TV that allows for streaming via your hotspot, a DVD player, a selection of DVDs and a portable BOSE speaker for streaming music.

**There is WIFI in The Cottage, but it can be slow and unreliable at times, as it's unfortunately a long way from the node on the street.

**If without a car, we are a 30min walk from Leura and a 40min walk from Katoomba. Taxis are available, but can be unreliable. There is no public transport from the main town centres to The Cottage and Uber is generally unavailable in the mountains.

The Shed is a funky self-contained studio renovated with recycled materials. It's set back in the garden of a lush 1.4 acre property with orchard trees, near bushland. Suitable for up to two guests, enjoy the spacious light-filled living, a soak in the claw foot tub and projected movies on the pull-down three-metre screen. It's very well insulated and cosy in winter, moderate in summer.

**We have two dogs on the property. We will endeavour to keep them away from the accommodation during your stay, but they may occasionally come up and say hello.
