Charming Bed and Breakfasts in Newport

A self-contained annex to the main barn, with its own private entrance and patio area. Ground floor comprises a fully equipped kitchen and sitting area with armchairs, TV, Wi-Fi, electric fire and a single bed (with an extra full-sized single pull out bed). Upstairs has a shower, sink and toilet, and a double bedroom. The Snug is all open plan with no internal doors (except for toilet door), so ideal for a family of 4 rather than 4 single adults. The space
Situated next to a working dairy farm, The Granary is a converted stone barn from the 1700's in a very peaceful rural location, with ample private parking, but only a few minutes from M4 motorway, Newport railway station, Caerleon, Velodrome at Newport International Sports Village, the new International Conference Centre and Celtic Manor Resort. Just 25 mins from Cardiff city centre and the Millennium Stadium.

Guest access
The Snug has a direct path from the driveway to its own front door and a patio area with a table and chairs, which overlooks our large mature gardens and ponds. Guests are welcome to sit on their patio or in certain areas of our garden too. We have an additional paddock which is mown and has seating and stunning views across the Usk valley towards the Celtic Manor 2010 Ryder Cup golf course.

Other things to note
We have 3 separate parts to our barn that we let (The Snug, The Loft and The Cwtch), but the online Airbnb calendar may indicate that we are full when only the first room is booked , so please email us to check. In order not to raise our prices this year, we instead charge separately for a full breakfast, which is payable on site by arrangement with Brian.

The Hayloft bedrooms are ideal for a family; it consists of two inter-connecting bedrooms and one private bathroom. There are tea/ coffee making facilities and a microwave available on request. (Note: the Hayloft bedrooms are let together as one family unit and you will not be sharing with other guests)

The Hayloft ( 2 bedrooms and one bathroom) is situated all on the first floor over the west wing of The Granary, with its own private staircase. It has been newly carpeted throughout ( so no wet shoes please!). Access is through the main hall. Guests may use certain areas of our large mature gardens and separate paddock, which has seating. Outdoor dining can be arranged on request.

During your stay
We live at this property and are always at hand to help, offer advice on where to eat or where to visit, maps etc.
This is our home not a hotel, so we ask you to respect this, and if you're nice to him, Brian may also offer to give you a lift to your event so you may enjoy a drink without driving!

Cosy room for one guest only with its own front door straight to outside, wet room and kitchenette.
Perfect for working from Newport, your own self contained space, excellent links to the M4 via Malpas road or Heidenheim drive. I work as a heating engineer and I can get to most places in Newport from here within 15 minutes.
We don’t allow third party bookings (don’t book for your employee/husband/girlfriend/son etc- strict cancellation policy) under 18’s to stay alone at the property

The space
Semi detached house in a residential area.
The AirBnb space is the ground floor of an extension, the bedroom about 3mx 3m so the bed is a small double. The bedroom leads to the kitchenette ( mini fridge/freezer, microwave, small slow cooker, 1.5L air fryer, toaster, single induction hot plate, basic kitchen equipment supplied) and the wet room (which acts as an Ensuite). There is a door to my kitchen that stays locked from both sides when I have guests in the AirBnb space.
The Tv has an Amazon fire stick and no terrestrial aerial, casting to the fire stick and screen mirroring are not possible on this model of the Amazon fire stick.

There is a small courtyard area to the front of the building for guest use, with seating and a bistro table.

The space is aimed at people being out at work during the day, the heating is on for a short time in the morning and a longer duration in the evening, the temperature is thermostatically controlled. The heating will not be on during the day, the standard price does not cover guests who need to occupy their rooms durning the day.

Modern, light and homely annex on private land with gated parking situated in a lovely little village called Magor. The village shops, restaurants and pubs are a short five minute stroll away and are well worth a visit.
Magor has fantastic links being 2 minutes from the M4. We are approx 30 minutes to centre of Bristol and 30 minutes to Cardiff, 20 minutes to centre of Newport and 10 minutes to the Celtic Manor Resort and ICC.

The space
The garden annex is situated on private land with gated parking. You can park right next to the annex.
Enter through to an open plan kitchen/ diner. The kitchen looks out to the owners garden.
Cook your own meal at the newly fitted and kitted out kitchen and enjoy your meal at the dinning table for two.
Following on from the kitchen is a large double bedroom with wall mounted TV. Enjoy freeview TV on the bed or on the sofa.
The bed is a double bed with a new medium to firm mattress. The duvet is all seasons 100% pure wool duvet from Fogarty will help keep you cool in the summer and warm in the winter. This duvet is suitable for those with allergies.
The bedroom also has a walk in wardrobe with shelves and a hanging rail to store your clothes and a full length mirror.
Bathroom is newly installed with a large tiled shower, toilet and sink.

Access to the annex is via drive way straight through to the annex kitchen.

The gates to the property can be left open or closed over night. If you have a preference please let me know.

The will be fully cleaned and sanitised on hard surfaces, handles etc. The bed linen will be laundered and an in-wash sanitiser used. Also, I use bed linen, towels and tea towels that have been laundered, sanitised and dried more than 72 hours before use. The remote controls etc will all be sanitised too. I use an anti bacterial surface cleanser which kills 99.9% of bacteria and viruses.

Bwthyn Bach (little cottage) is our beautiful, self-contained studio, boasting incredible sunset views of the Brecon Beacons and Pen-y-Fan from your bedside.
It’s perfect for a relaxing getaway, with patio and garden facilities accessible. Breakfast basics are included with fresh eggs from our hens when available
Please be aware that this is only accessible by a single tarmac track that winds up the mountain. Access in the winter can be limited.

You will have sole use of our beautiful annex called Bwthyn Bach which has everything you’ll need for a short or longer stay including kitchenette and spare pull out futon bed which turns into a single bed next to the comfy double bed ( if you need this spare bed made up please let me know in advance so I can make sure everything is ready for you ) this is a studio so if the spare bed is needed, it is set up next to the double bed.

You will have private access to Bwthyn Bach ( little cottage ) which has fantastic views through a huge triangular window to the Brecon Beacons from one side and Forest mountain views from the other side. Guests have use of a large garden/ patio / bbq area and there is a designated space with table and chairs and loungers .
Because of our remote location we advise you keep an eye on weather conditions in winter months as if it’s snowy or icy the road up here can be impassable by car.

We have ducks and chickens . We also have horses and are happy for you to bring your horse on holiday for a small additional fee. The moors are on our doorstep so offers fantastic hacking ...

This lovely annexe is attached to our home where my partner and I live with our little boy & dogs (who you may hear say hello!) The listing is completely self contained. 5min drive from motorway. In a residential area in the countryside.

It has cooking facilities (hob,toaster,microwave), a dining table and chairs, 2 arm chairs, a smart TV and more. Self check in using lock box.

We are in a sleepy little village with a pub 5 min walk away. Supermarkets 5 min drive. Near local castles and walks.

The space
A self contained annexe with kitchen facilities. Private entrance and driveway parking (space big enough for a vehicle up to the size of a small motorhome/horse van - plenty of free space available for larger vehicles 100 yards away in a community hall car park)

Note that we live on the property in the main house along with our dogs, so you may here some usual household noise from time to time (as we expect to hear from our guests too!)

Located in the village of Caerwent just 6 miles from the M48 Severn Bridge and the M4 Prince of Wales bridge.
Caerwent village has lots to offer, including Roman ruins, Post Office, and a traditional pub serving meals.

The space
A self contained cabin with double bed and ensuite shower room, boasting a fully fitted kitchen, including dishwasher. A small outdoor seating and patio area surrounded by trees and wildlife. Immediately adjacent to a rural and discreet footpath giving you space to stretch your legs as soon as you arrive or in the morning after your cup of tea.

Guest access
You are welcome to use the whole cabin and the patio area attached. There is free parking next to the cabin identified by wooden sleepers. Through the steel gate is a footpath which you can use to walk dogs or stretch your legs. We are happy for guests to walk around the yard and up the drive to the main road but we ask the refrain from walking anywhere else.
We also have two outdoor cats which may come and say hello but we ask that you don’t encourage them, they are used to living outside and hunting so please do not feed them. They usually stay away if dogs are near.

We provide bedding, towels, tea towels and oven gloves as well as a fully fitted kitchen making it feel like a home from home. We also provide milk and a small breakfast hamper as well as Glengetti tea, Nescafe instant coffee and sugar for that all important caffeine fix on arrival. The Welsh coastal path passes outside the driveway so it's ideal for walking. If you love a castle then Chepstow and Caldicot are both within easy reach where as well as the history, you can enjoy the town centre shops, pubs and restaurants.

Please shower and remove body cream, makeup or any other skin product before using the hot tub.

We'll make a request for a security deposit of £100 for your booking to cover the cost of cleaning and replenishing the hot tub where the house rules have not been followed. This will be requested through AirBnB's resolution centre and returned to you once we have checked the hot tub with you on your departure.
