A newly converted boathouse offering a secluded and tranquil location on the fringe of the Peak District national park.
The boathouse is situated beside its own trout pool surrounded by decking which overhangs the water's edge.
Guests have exclusive use of the lake and paddocks.
Fly fishing is strictly catch and release only, barbless hooks no lures/ no spinning.
There is a large outdoor seating area with built in barbeque,French stove and a four seat hot tub right outside the bedroom only feet from the water's edge and overlooking the waterfall.
One double bedroom [ further folding double for additional guests ]
Spacious kitchen/ living room and wonderful summer room overlooking the lake.
The property nestles in the 4 acre grounds of the old village schoolhouse in a quiet backwater.
A public house serving award winning food and real ales is a 100 yard walk away and a michelin starred restaurant is in the next village.
Guests may enjoy use of a boat , canoe , pedalos and swimming in the clear waters of the trout pool.
There are two adjacent 2 acre Paddocks one of which has three golf holes ( clubs/balls available)These are not maintained to golf club greens standard , more of driving range target holes.
Within a 10 minute drive is the historic market town of Chesterfield, a further 15 minutes is Bakewell, Dovedale, Hardwick Hall , Chatsworth and Matlock Bath.
Long lets available in winter months.

PLEASE NOTE - The facilities are for the exclusive use of the guests included in the booking only. If the paying guests wish to have any day visitors these may be permitted up to a maximum of four, but please check with the owner before arrival.
Fishing is not permitted for day visitors and under no circumstances are day visitors allowed to stay overnight.

Guests should note security cameras around the exterior are not in use whilst guests are staying , these are only activated whilst the property is empty and closed during jan/feb/march.

Beautiful Grade II* listed Gatehouse in Great Location

The Sextons Lodge is located in the portico of the Grade II* listed gatehouse to Sheffield General Cemetery. It is the original lodge, built in 1836 for the cemetery manager. The site is one of the oldest, most complete garden cemeteries remaining in the UK and is now a registered Conservation area, Local Nature Reserve and Local Wildlife Site. It was closed for burials in 1978 and is now a public park.
Located a short stroll from Ecclesall Road, with a good choice of restaurants and bars, M&S food hall and Waitrose supermarket. Within 5 minutes is the independent area of Sharrow Vale, with its range of interesting and quirky shops and cafes. Nether Edge Village is 10 mins walk.
The Lodge comprises a living/dining room, small well equipped kitchen, shower room and a bedroom, which can be made up as twin beds or a super king bed – please specify which you prefer when booking. The accommodation is furnished with original antiques and lighting from the 19th century, in keeping with the building. There is underfloor heating in the living room and thermostatically controlled heaters to the bedroom and shower room.
There is no TV but a well-stocked bookcase, plenty of board games and a wi-fi connection.
The restored Samuel Worth Chapel can be found in the centre of the cemetery, where a range of music events and history tours take place. Please see www.gencem.org for What’s On during your stay.
Parking for the lodge is on the street locally, parking permits are provided for your full days stay.
The gatehouse is the main entrance for the cemetery and is the meeting point for our landscape volunteers, a dedicated bunch who look after the whole park and who may be working in and around the lodge during your stay. They may also take a tea break under the portico if it’s raining!

Situated in Crookes, Sheffield; the "ManCave" welcomes careful guests to visit.

Enjoy a private space, a quiet garden, with City centre, Ecclesall Road, Kelham Island, Universities and Hospitals within walking distance and the right side of town for the Peak District.

Play pool (no drinks at the table) and imagine yourself to be at the Crucible. Go hiking and come back to your own space for a shower and space to make and enjoy your dinner (takeaway menu's can be provided ;) )

The space
The Mancave is approx 6.5m x 6m and is open plan, with its own shower/toilet, kitchen, fridge, oven, microwave, sofa's that turn into comfortable bedding, tv, wifi and usual man cave things, a bar, a pool table and a drum kit.

Situated in a quiet Crookes garden, with free on street parking on evenings and weekends (for weekdays let me know and we can plan something) with access to the man cave through a side gate.

5 minutes walk from Weston Park Museum, Weston Park Hospital and Hallamshire Hospital, and from the Crookes and Broomhill centres.

Easy access to the city centre - walkable, or the number 52 bus or £6 - 8 in a taxi, and Ecclesall Road and the Botanical Gardens are walkable too.

West of the city means easy access to the peak district and all the glorious sites to be found there!

Take it easy at this unique and tranquil getaway, quiet and in nature with a natural swimming pool and sauna. Also walking distance to amenities, good pubs and the train station.

The space
Berrywell comprises a large open wildlife garden with an organic swimming pool as the centre point. I stay in a house close by to the cabin, but the 2 buildings are separated and maintain privacy from each other.
There is a private garden area for the cabin with a sauna, outdoor shower and deck area which gets morning and evening sun. The 4 person sauna can be used as an add on (please see additional notes), and is great in conjunction with the cold water of the pool!
The cabin itself has recently been completed, and has a bedroom with bathroom (toilet, shower, Japanese deep bathing bath) and an open plan living room with kitchen, and a mezzanine with double bed, as well as a sofa bed. All open onto a deck area overlooking the garden and pool.
Parking is a short walk away (30m) up a stepped public footpath.
The garden is tranquil and there is plenty of wildlife. There are no neighbours so the site is very private and not overlooked at all.
There are many beautiful walks/cycles in the surrounding area, and the house backs on to the Trans Pennine trail. It is 15 minute walk along the trail to the train station (direct to Sheffield, Barnsley, Huddersfield), and to Penistone town with most amenities, including a large Tesco, small quirky cinema, cafes and pubs/bars.

Other things to note
Please note that for sleeping arrangements there is a king bed in the separate bedroom, but the double mezzanine bed is accessed by a ladder in the open plan living room (see photos). For guests sleeping here, they would also have to access the bathroom through the main bedroom. There is also a double sofa bed if required in the open plan living room.
Also to use the Sauna is an add on due to the high running cost. I ask for a £20 per night deposit which is done through the ap. The difference is refunded at the end of your stay. Heating the Sauna for 1 hour is £10. The use is monitored by the smart meter (electric sauna heater consumption).
