The space
Located just 2 miles from the center of the Village of Aurora and a 5 minute drive to Long Point State Park. Cayuga Lake is a mile down the road. There is a beautiful view of the lake from the backyard.

The farm is a work in progress. We are constantly developing the farm and hope for it to soon be a flourishing, sustainable market garden. The hosts, Jessanna and Neddy, are always happy to share details about the farm and our dream of growing food for our community.

This is a country and farming location. There are some times when there will be insects around, wild animals in the area or farm smells. We do our best to keep the guesthouse clean and free of these issues.

We strive to make our farm and guesthouse a sustainable environment. The farm is 100% solar powered and we encourage recycling and composting.

When produce comes available on the farm we love to share with our guests.

The kitchen was remodeled and the connecting living room is ample space for a get together. When the weather is nice, you can really spread out on the screened in porch, the deck overlooking the lake, the lower deck or the fire pit. This 2 bedroom, 1 bath property can sleep up to 6 guests and has parking for 4 vehicles. It features upper and lower decks with panoramic views of the lake, a lower waterside patio area with a relaxing 6-person hot tub available for use year-round, a private dock with a large sun deck and a 7 ft waterslide,1 sling boat lift (2000lb max),1 cradle boat lift (4000lb max). Cast a line off the dock for some great fishing, float peacefully in an inflatable tube (we have 2 available for rental!), relax in the oversized hammock or enjoy a paddle around the lake in the 2 kayaks provided for use.

Additional description: Drive right up to the water’s edge & climb only 4 steps to enter the 4-season house. The very recently updated interior is small in square footage (1200 sq. ft), but cozy, comfortable, & well-appointed. The beautiful small-space chef’s kitchen is efficient & well-stocked with cooking equipment. A new induction range provides lots of heat & fine temperature control while also minimizing our eco-footprint (a similar experience to cooking on gas cooktops). An open floor plan offers lake views from most of the common areas. On the first floor are 2 bedrooms (1 Queen/2 Twins) & a full bathroom, & the second floor has a half bathroom, a 3rd bedroom (1 Queen) & an open loft TV area. Ultra-comfortable memory foam mattresses. The 1.5 bathrooms are small, but also clean, efficient, & boast heated floors & lighted mirrors! Recently updated decor features a retro cabin aesthetic with modern conveniences and styling. Eco bonus: Heat & AC is provided by an efficient heat-pump system & all electricity supplied to the property is 100% solar generated, purchased from a nearby solar farm! Aside from the fireplace, the house is run by the sun!

Step out of the house right onto the deck for incredible water views & sounds of the waves against the sea wall. A small shale beach area allows easy launching of kayaks/SUPs as well as a right-by-the-water firepit, perfect to relax lakeside & contemplate the universe. Located in a friendly lakeside neighborhood a very short distance down a quiet, dead-end, single-lane private road with a 5-mph speed limit, the house is very peaceful & safe with quick & convenient access (no long drive to get back to the main road). The flat gravel road is pleasant for a morning or evening walk. Property outdoor conveniences like the watercraft & some outdoor furniture are seasonally stored & *not available* during colder months (usually late Oct to mid-May; exact dates are weather-dependent & not guaranteed). We do our very best to keep them out of the house, but because we are so close to an important water source, use of chemical sprays must ethically & legally be limited due to environmental impacts. A quiet, quaint lakefront cottage located 2 miles in on a private dirt road, great for walking or bike rides. Cottage is on the east side of the lake, close to Aurora, and several wineries and restaurants.

This is our vacation paradise. When we are not enjoying it with family and friends we rent it out. We don’t treat it as a rental. It has the quirkiness that comes from being our cottage. We are always changing, adding, updating. Our very first renter still comes back every year and looks for what we changed or added. Our cottage has over 200 feet of level beachfront, small dock, and is on a more secluded part of Cayuga lake. On the east shore so there are amazing sunsets. The cottage itself has one large camp style bedroom with one double bed and a twin over full bunk bed. Has a living/dining room, fully equipped kitchen, and bathroom with shower. The outside features a large wraparound covered porch with lots of seating, and amazing views. There is also a sun deck, and BBQ area. Note: There is no tv, or internet. If you are looking for a quiet place to get away from it all and unwind this is it!!!

The main house is one level with an easy, no steps entrance and a wraparound porch. The living room offers seating, 2 sliding glass doors for easy access to the dock and pavilion, Sling TV, Bluetooth speaker for listening to your favorite music and a panoramic view of the lake! There are 2 comfortable bedrooms with ceiling fans and queen size beds. The bathroom has a shower and is also where you will find a washer and dryer. The dining room features a large table, a water cooler and a coffee bar. The fully equipped kitchen includes a dishwasher and microwave. Dishes, utensils, pots, pans, and glassware are provided. A mini split air conditioner in the main house will help you beat the heat. Window air conditioning units have been installed to provide extra comfortable sleeping conditions in the bedrooms.

Be sure to visit the Aurora Inn for a 5 star meal at 1833 Kitchen & Bar on the water, or go across the street to the Fargo Bar and Grill for a laid back atmosphere with an outside patio garden. NOTES
As mentioned, this property is on a private road. The speed limit on this road is 10mph—please be mindful and respectful of this. Rental is towards the end of the road, so it is very peaceful with little traffic. Road is PERFECT for biking, jogging, walking, etc.. Be sure to wave at all the neighbors on the way in!

Travel time from the main road to the property is approx. 20 minutes.
We highly recommend bringing your groceries and supplies with you—going to the stores can be time consuming due to the private location of the property. Spend your time enjoying the lake instead!

A boat lift is provided for V-bottom boats that weigh 4000lbs or less. If your boat does not meet this criteria, you may launch and load at Long Point State Park. Due to unpredictable weather and the 2-3 foot waves that it can bring, tying of boats to the dock is not permitted. Broken boats and docks are no fun and we know fun is the goal.

Smoking or vaping inside the property is not allowed. Feel free to smoke outside on one of the porches.

NO large or loud parties are permitted. The neighbors are lovely and kind people that are enjoying their friend and family time too. Small gatherings with your family and friends with reasonable and respectful music volume is highly encouraged!

- "This was a family trip for 8 adults and 2 dogs. We had a great time. The property consists of a main house with two bedrooms that is right on the Lake. The guest house is a two story home with bedrooms on each floor. The hosts were great, No issue checking in. The house was well stocked and they were kind enough to provide recommendations on places to eat and see. The home was clean and had plenty of room for our group. The only challenge is that the house is near the end of a partially paved road that takes about 20 minutes to get out of the neighborhood so when you run out to the store, make a list to avoid forgetting things. We spent some time at the brewery and winery when we weren’t enjoying the lake. The hosts provided two kayaks and plenty of tubes to enjoy the water and a small pump to inflate and deflate. We also rented out a pontoon boat at a nearby and had a great day (reserve early). Lake was not crowded and the water was pretty warm. Overall we had a great time and would recommend the place!"

- "Loved that it was close to the water, dock and small beachy area. Not a lot of steps to go up and down. As we were an older group this was helpful. When they say the road the house is located on is 10 mph believe them. It is a private road and maintained by homeowners so is not fully paved and smooth. Drivers are very courteous and lots of places to pull over to pass. Just factor that in to your driving time Kitchen was very well stocked. Master bedroom mattress was very hard for our liking so I slept on the sofa. The porch was amazing. It had not been cleaned when we arrived so the furniture and railings needed a good sweeping which I did. I did call and they did offer to send someone the next day to clean but I opted to do myself so we could use right away. Plenty of living space to watch movies, play games and cards. Would stay again"

Other things to note
You can see bald eagles and their nest from the great room!

There is a Water Sports fun room available at an extra charge of $300. This includes 2 larger lake kayaks, 1 pedal boat, boating tube, 2 pairs of water skis, knee board, tow ropes, blow up boat raft, 2 river tubes for floating, 2 sunning floats, noodles, boogie board, snorkeling gear for adults and children, flippers, children’s floaties, and life vests.

Laundry is also available for an extra fee of $200 per stay. Because of our limited holding tank space, this helps pay for additional tank pumping.

Boats can be moored at our dock, but please do so at your own risk. Be sure to have ample bumpers/buoys to securely tie off to cleats.
Additional rules
Please:

No unregistered/ rsvp'd guests allowed - you must include all people entering the cottage in your reservation head count. (This includes adults AND children)

No parties or gatherings, registered guests only.

No smoking or candles.

Take your shoes off when inside.

Please remember you are on a lake - keep doors and windows closed to conserve your AC and keep bugs out! If the weather is cool enough, there are screens and no need for AC!

Water conservation - Please be conservative with water usage. Because of its unique location directly on the water, the cottage has a holding tank for the septic - keep showers quick ... go jump in the lake! Plenty of clean towels provided. If there is a “laundry emergency” please contact the host. Laundry room access is available for $250 per stay.

Pets - we all love our furry friends and sometimes can't part with them for the stay. Pets are allowed for a $200 additional fee, however they do have to abide by house rules as well - please keep pets off furniture and no sleeping in human beds. Also do not use bath and beach towels for pets. Pets also have to be on a leash while outside and potty breaks must also be disposed of. They must be crated while left unattended.

If something seems off or breaks in the cottage, you must contact the host. DO NOT try to fix it. Guests are responsible for any damage and missing items that occur during their stay.

Guests are responsible for replacing linens and towels that are damaged by makeup, bronzers, self tanners, stains, etc.

Please use plastic serve ware while dining and drinking outside, so you and future guests can safely walk barefoot!

Please stack outdoor chairs and put under cover during inclemate weather so they don't blow in the water!

Return any water sports gear to Bonus Water Room when not in use or during inclemate weather.

Put out any fires in fire pit when not under supervision.

All vehicles must be parked in designated parking area on lakeside by gazebo. Parking will fit 4 vehicles comfortably.

No smoking or candles.

Take your shoes off when inside.

Use provided beach towels while outside, not bath towels.

Use only mild soap and warm water on kitchen counters, sink and stovetop.

Lock the cottage when not occupied. Simply press the “lock” on the top of the keypad.

Be mindful of our neighbors. There is also one security camera at the main kitchen door entrance by the road, this is for guest security and monitors arrivals and departures only.
