The rental has almost everything you need and if it doesn't the grocery store is minutes away. Everything was spotless. We always try to leave a place cleaner than how we found it but I don't know how we could have. Access to the river is RIGHT THERE! No steps or huge bank to go up and down. The area is quiet and peaceful. Definitely on our list to rent again!"

Home was large enough for my family to have supper every night we were there together. I was there visiting my parents from Georgia. The amenities were all we expected. Grandson borrowed a fishing rod and caught a few small bass and he had a blast! Every morning we were greeted by deer and Turkey. There were even reports of bear in the neighborhood. We spent a day at East Sidney Dam boating, tubing and swimming. My only complaint is I could not stay longer! Highly recommend"

Come and hang under the porches with the chiminea, or stargaze by the firepit by the river. About 2 miles outside Bainbridge and Sidney, where you can find food, fuel, diners/restaurants, brewery/cider. Many local State lands for hiking. Local canoe/kayak launches. 30 minute drive to the colleges in Norwich, Oneonta and Binghamton. Motorcycle enthusiasts welcome. Lots of great adventure and tour riding.

Escape to The Hightop House nestled in the NW Catskills! Come and enjoy the privacy and beauty of the forest-covered hills from our spacious country home, nestled on 3+ acres high atop a hillside and next to the 1100 acre Beals Pond State Forest.

Enjoy your morning coffee with endless views of the Catskills on our expansive covered deck which we dare to say has the best bird watching, star-gazing and fall foliage views in the county! Our massive covered deck includes an outdoor dining table (seats 6) and sitting area for enjoying sunset evening drinks or take the party over to the fire pit for more epic views and an incredible unfenced yard.

It has 3 bedrooms, 2.5 baths, two separate seating areas each with their own vibes, a wood burning fireplace, a gracious dining room that seats 8, and of course a well-stocked kitchen for cooking any type of meal. Windows abound so you will never be without a view. The main floor also boasts a large, primary bedroom with en-suite as well as a half bath. The upstairs has an additional full bath and two additional spacious bedrooms (1 kind, 1 queen) both with brand new NEST mattresses and SAATVA toppers and each with their own private work area, perfect for working from the woods!

The Hightop House offers extensive privacy but you certainly aren’t isolated. Our home butts up against 1100 acre Beals Pond State Park where just half a mile in you will find the Finger Lakes Trail (FLT), a popular 549 mile hiking trail and don’t miss out on Oquaga Creek State Park, just 2 miles away, where you can swim in beautiful Oquaga Lake and have a picnic on the beach, play frisbee golf and even bring your four-legged friends! Play a full 18 hole round of golf on a stunning course surrounded by natural forest at Hardwood Hills (3 miles away) and finally we are just 10 short miles north of the hugely popular Trout fishing town of Deposit, located on the West Branch of the Delaware River. You can shop in Franklin and Delhi (only 30 minutes away) or head to the big cities of Oneonta or Binghamton--and certainly don’t forget The Baseball Hall of Fame a short 45 minutes north in charming Cooperstown. So bring your hiking shoes, fishing poles, telescopes, binoculars, dogs, love of baseball, golf clubs and favorite books because we have it all!

Guest access:
We use a YALE smart lock keyless entry for our house, your customized passcode will be sent as soon as booking is confirmed. Guests will have access to the entire home, except for the garage, the basement (unless staying over 5 days), a walk-in closet in the primary bedroom and a closet at the top of the stairs.
Our driveway is private parking and can accommodate 4 cars comfortably. In winter months the road leading to our house and driveway is plowed, however new snowfalls may require parking at the bottom of the driveway and 4WD or AWD is recommended in the winter.

Other things to note:
The Hightop House is dog friendly! We encourage you to bring along your well-behaved furry family members. Up to 2 dogs are allowed for your stay, but we do charge a small fee given additional cleaning and maintenance on the home that is required between each stay. The yard is not fenced in however your animals can enjoy the entire grassy area, we only ask that you pick up after them as best you can–bags provided. Also note that there is wildlife in this area and encourage you to keep an eye on your pet to avoid any run-ins or unanticipated chases. Sorry no cats.

The primary bedroom has a Saatva king mattress, while the king and queen mattresses in the upstairs bedrooms have Saatva toppers, all provide absolutely heavenly comfort for a great night’s sleep!

As for the coffee/tea set-up, there is kettle, a coffee grinder, 55 oz french press, pour-over coffee makers, a Nespresso machine (5 caffeinated pods provided) and plenty of mugs (some of which are made locally and can be purchased at our outstanding Masonville General Store)
The fireplace is extremely toasty and cozy and the firepit is a must–but again we provide one complimentary basket of firewood so don’t forget to pitstop on your way up. There is also a list of safety precautions in the book provided upon arrival to ensure not only the safety of the all people and pets but also all property.

The house has great air flow throughout and we have an attic fan to bring in cooler evening air. Each room is equipped with ceiling fans and portable fans for extra air flow as well. There is only one AC unit in one of the upstairs guest room.

We have indoor and outdoor security cameras. The indoor camera is situated over the refrigerator and will be turned off after check-in to ensure your privacy, the outdoor cameras are facing the driveway and the forest.

The path in our yard allows access to Beals Pond State Park and can be used for exploring the woods, or as a ‘shortcut’ back onto the gravel portion of Beals Pond Road. You are free to access the state park via our path or take the gravel road into the park but as with any state park it is against state law to alter anything once you enter the park.

FINALLY, my husband is an AVID cyclist and has cycled thousands of miles throughout the area so if you are in need of cycling routes recommendations, he is your guy and would love nothing more than to offer insight for the best possible cycling experience!

We are sure this will be a relaxing space for anyone looking to get away and unwind. We also provide a list of all local attractions and nearby stores, we ensure you will be able to unplug without missing out on the charm all of NW upstate has to offer!

You will have access to the entire house and property! We have only restricted access to the garage, 2 closets and basement (unless staying over 5 days).
