This newly renovated house sits in a prime fly fishing area on the famed Upper West Branch of the Delaware river. Located in the "No Kill" or "Trophy" section with 150' of private riverfront access. Trout Camp features an open floor plan with an island bar in the kitchen, dining area, living area with cable TV/DVD, internet and fly tying table all with a clear view of the river through the huge picture window, and a back deck with afternoon shade. There are four bedrooms and six beds(2-queen, 1-full, 1 single w/bunks) able to sleep 6+. 1 1/2 baths and laundry room.
With 150' of riverfront, a fire pit, riverside pavilion and picnic table, it's easy to enjoy this property. A gentle grassy slope to the rivers edge makes it easy to launch small watercraft such as canoes, kayaks and float tubes. There are many floating options available with two boat launches upstream within two miles and many more downstream, the closest being a half mile. There is a spotting scope at the house so you can zoom in on the eagles, beavers, rising trout, ducks or even (Loona) the Loon the has spent the summer with us.

In the summer fly fishing on the Delaware River is a favorite for anglers of any ability and if you've always wanted to learn, sign up for classes or guide at one of the renowned local fly fishing schools. Cannonsville Dam and Reservoir offer recreational activities with rental boats by reservation, fishing and breath-taking scenery. Activities for children include a wonderful zoo at the Discovery Center or Roberson Museum in Binghamton, and Animal Adventure Park in Harpursville 20 minutes away.
The perfect walk any time of day is around the lake at 2.7 miles or bike the area's beautiful hills with great views of farms and woodlands and reservoirs.
The beautiful and quaint Chestnut Inn next door offers many amenities including a full service restaurant and bar.
Our cottage has four bedrooms, two on the upper level and two on the lower level. The master bedroom has a double door that opens to the front porch and has great sunrise views. The second double room has views of the wooded area. There is a full bathroom off the hallway to the bedrooms and a washer/dryer unit off the hallway as well.
The living room is spacious with a comfortable couch and chairs . There are beautiful views out the large glass double doors that lead to a porch with outdoor seating for dining and lounging.
A full kitchen with skylights makes the space bright and fun and there is plenty of cookware and utensils for the cook in the house with ample cupboard space to store your food. A side entrance door in the kitchen leads to the side porch and gas grill.
The dining room is off the kitchen and living room in a open floor plan. Lots of light from skylights through out the upper living area adds to the cheery atmosphere and gives glimpses of the night skies.
The stairs off the hallway lead to the lower level where there is a double bed with double doors leading to a patio and open to great views of the lake and the outside lawn. The cozy single bedroom on this level has a attractive full bath attached.
There is parking for four vehicles on the property behind the cottage.

- "We spent 3 nights at this beautiful, well stocked home and made some beautiful memories. The house was big enough for our party of 7 including a child and everyone was very comfortable. The house was stocked with all the things that we ever needed in these 3 days. It was as completely as described and as shown in the pictures. We reached later than we expected on the evening of our check-in and the snacks provided by the owner came in very handy. Everything was as expected in the house and was very thoughtfully planned/provided by the owner. We could see attention to details all around the house. The owner was also very responsive and responded to all the questions we had prior to checking in. The location also is phenomenal, very beautiful, calm, and serene. It is a place where one can go and reconnect with themselves. I have nothing negative to say about the property or the location. All in all a beautiful experience, we would certainly return to this house again and recommend to all our friends and family. Truly a home away from the home."

- "The house is beautiful. Very accommodating. We loved it." - "We had a family gathering with nine people in the house ranging from 3 years old through 77. The layout was great with an open ground floor area with pool table, kitchen, dining area, living room and adjoining deck, with a nice view of the river. One floor up there are 5 bedrooms with 10 beds. The mattresses were nice and firm and the linens were clean. On the last floor was a nice games room with ping-pong, air hockey, and foosball.The house is tastefully decorated and has modern amenities, comfortable furniture, and was well heated for our winter stay. The hot-tub was very clean and well maintained.Check-in and check-out were very easy and the host, Yehuda, was very responsive when we needed to contact him, either before the trip with questions, or during the trip.We have only 2 complaints.The first is that the water was cut off three different times. The first was an automatic cutoff after running a bath (Yehuda was able to quickly reset this at a distance, but this could be corrected by changing the threshold). The second time, the cold-water pipes had frozen (we had sub-zero temperatures the entire 3-day stay, but it would seem to me not that unusual in the Catskills). A guy was able to come by after about a half hour and settle things. He recommended we let water trickle from the faucets during the night, which led to a 3rd cut-off because of the smart-valve.The other complaint is that the kitchen was lacking some basic items (easy to fix, I'll send a list)."

Historic multi-family home in rural country village. This home built in 1800 is a 3 family house with one unit serving as a Holistic Center run by owner. Minimal noise, home is located on a main street in the Village guests can expect some traffic noise.
Guests will enjoy a quiet private room with work & sleep space. Shared bathroom, kitchen & laundry area for guests and holistic center. Guests can get information to book services in guidebook.

Guest access
Guests can utilize all parts of space except for 2nd private room and owners office.
Take advantage of covered front porch with furniture and curtains for privacy. Also backyard with picnic table, gas grill & chairs.

During your stay
I live on the property with my boyfriend and our son. One of us is always available to assist guests. Upon arrival guests will find contact phone number in addition to communicating through the app.
I utilize the space a few times a week seeing clients & teaching classes as well.

This is a 3 family home and this private room is located on the 2nd floor. Due to the age of the home the stairway is quite steep. Rooms are equipped with a deadbolt lock so guests can secure their items. At various times of the year doors may stick but they will always lock.
This private room is inside a unit that is being used for my business, unless there is another guest you will have the space to yourself.
Tuesday evenings there is a mediation and occasionally events other nights during the week. The host will notify you of schedule when you book.

Enjoy your stay at my country home close to Binghamton, NY. I welcome you to a cheerful, light filled living space, ample parking, room to roam, and a home made breakfast sensitive to food allergies. The second floor has two separate, private bedrooms. I have an additional room in a separate listing. Each room can accommodate two guests. There is a full bathroom for guests steps away from the bedrooms. I live on the first floor with a Maine Coon cat.

The space
My home is comfortably decorated with art work and antiques. The house sits on one acre with a backyard overlooking a wooded hill and an ample side yard for outdoor activities. There are several sunny decks and a screened in porch for conversation and relaxation. The neighborhood is peaceful, perfect for a walk or jog.

During your stay
I live in the house; my bedroom and 1/2 bathroom are on the first floor. I am usually here to greet you and get you settled. If I am not at home, guests will have a key to enter and my cell/text number. I am happy to give you suggestions on restaurants and attractions.

Other things to note
I cater to people with food allergies, especially gluten and dairy. The house is smoke-free/perfume free and gluten-free (foods containing wheat, rye or barley). Breakfast is included with your Airbnb room; you have an option to request additional meals during your stay. The dining room and sun room are available to eat food. Please note there is a house cat, in case you have an allergy. (He is out much of the time.)

Take it easy at this 1980s inspired bungalow in a peaceful country setting. The interior is beautifully decorated with retro accents and modern comforts. Enjoy beautiful views from every room of rolling hills and forests. There’s plenty to do at the half acre fishing/ swimming pond and this location is close to Hawkins Pond and hiking trails.

The space
The views are of rolling hills and forests. Night views of a million stars. Half acre pond for swimming and fishing with a floating dock. WiFi at over 100 Mbps. Central Air. Linens and towels provided, towels are not to be used at the pond. Paved driveway with a gravel turn-around. The water in the house is well water. There may be a slight smell and a bit of cloudiness. This is completely normal for houses in this area.

The space
110 feet of lakeshore is great for boating and fishing. The cabin was fully renovated in 2021 with upgraded utilities, flooring, heating and air conditioning, and fully insulated for winter. Popular ice fishing lake known for large bass. Every detail has been met - full kitchen, crystal clean drinking water, high speed wifi for streaming and cell calling. For outdoors numerous lawn games, beach towels, firewood, fire pit, and gazebo are provided. Master bedroom is a gem with morning views of the wildlife, a workarea, and a queen bed. Other bed room has two full beds and closet. A sleeper sofa in the living room is queen sized. All linens, towels, life jackets are provided. If anything is desired, check with the hosts who live on the lake. We have no laundry facilities in the cabin.

The space
Large picture perfect living room great for hosting with an 85" flat screen tv perfect for watching any of the included sports packages and movies channels. Private patio with BBQ grill and a full chefs kitchen with all the cooking gear to host a group dinner.

Guests will have access to the full house which includes two full bathrooms including shampoo, conditioner, body wash and bath towels. Three full bedrooms with a total of 6 beds and two air mattresses.

3) Parking is permitted in the front and back of the property off to the side allowing other cars to pass through.
4) BBQ grill is provided however, guests are responsible to bring propane gas or charcoal and clean grill after use.
5) The water supply is from a well and has a smell which is not of concern for use in shower. However, guests are responsible to bring their water for drinking and cooking.
6) Firewood is not provided, it is responsibility of the guest
