This is an old home built in the early 1900s, so certain imperfections should be expected. We work hard to provide a 5-star experience for our guests, but PLEASE have realistic expectations!

There cannot be more than 6 persons in and out of the property at any one point of time. The violation of this rule could lead to immediate removal of all guests without refund.

Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.

CHECK-OUT PROCEDURES:
- Please place all used towels and linens on the bathroom floor.
- Please throw all waste away prior to check-out.

There is a $50 late check-out fee if your late check-out is unauthorized for more than 30 minutes.

If you hold possession of the property for more than 2 hours after the allowed check-out time, then we will charge you for an additional day. However, this does not award you the possession for an additional day (base rate without any discount).

If the home is extremely dirty after check-out beyond what a courteous guest would normally leave, then there is a charge of extra $100 fee for cleaning.

You agree you are booking in good will with your host and you will not attempt to damage your hosts business because you are unhappy with the ruling by Airbnb or the host in the event that you experience anything dissatisfying in regards to your stay or you can't come to a resolution, you are waiving your right to a trial and if we sue you and this has to go on trial for any reason you agree to pay all court and attorney fees that the host incur in addition to damages.

Our modernized home offers a home away from home in an urban oasis setting. There is plenty of room for those needing accommodations whether you're in town for a solo business trip, or a family of 4-5.

The kitchen is fully equipped; appliances, cast iron pans, cookware, and a couple of extras to allow you to prepare full meals, reheat leftovers, and/or enjoy your DoorDash take out. Coffee, tea, filtered water, and ice available in the space.

All necessary toiletries are provided for your stay including just-in-case essentials you may have forgotten at home. The bathroom has the been recently remodeled and has bright and shiny new white tiling!

The space is powered with high-speed internet WiFi. There is plenty of seating throughout the place for gathering. The living room has a 55" Smart TV to login to your favorite streaming services or easily cast from your device.

The space is not 100% child proof, so if you're traveling with little one(s) please keep this in mind, but we do our best to accommodate all ages and limit small or breakable items. We do have a pack n play with bedding, high chair, baby bath tub, and a selection of kids books. Anything you need to make your stay more enjoyable, just ask!

This home was extremely clean and very well taken care of. The bathroom was updated with a nice remodel. The beds were extremely comfortable as were the sheets provided. The house was very spacious. The kitchen had many appliances and utensils. My kids had no wifi issues either. The drive to Niagra Falls took 30 minutes or less and was well worth the additional space the house provided over a hotel. My only issue is that I live in the suburbs of Texas and was not used to the environment of inner city Buffalo, especially with small children. But the house itself was excellent !"

Walking is a convenient option to reach shops and restaurants, while downtown Buffalo, as well as the Allentown and Elmwood Village neighborhoods, can be easily reached by bicycle. The driveway is very narrow and slopes up to the carriage house. 8 ft wide at the narrowest point. Guests are responsible for any damage done to their vehicles while using the driveway. Based on experience, we have found its easier to back up the driveway when arriving opposed to having to back down the whole length of the driveway.

Driveway is for the Guest of the Carriage House and may only be used temporarily by other Guests for loading and unloading their vehicle then they must be parked on the street. If you encounter another Guest using the driveway, kindly park on the street and ask them nicely to move their vehicle as soon as they finish loading/unloading.

This provides excellent privacy .A new split system A.C./Heater was installed so you are able to control the temperature of your suite with a remote. While, I will try to maintain a shoveled walkway as much as possible, I do work and will leave an additional shovel in case there is snow accumulation that I can't get to right away.
