- "Not the greatest of neighborhoods. Police we taking one of the neighbors into custody when we arrived. Then the neighbors behind the property were outside partying until way after 1 am. The 3 bedrooms include a queen size bed and a trundle daybed that sleeps two separately. For the safety of guests I have a video camera mounted outside the entrance area. This is only on the entrance and driveway.

THE NEIGHBORHOOD
North Buffalo is a fantastic location in our fine city. The street is is very quiet and located within walking distances of some great places to dine (about mile walk to Hertel Ave/Parkside area). Just down the street (5 Min walk) on Kenmore Ave is one of the most popular Italian restaurants in all the city: Sinatra’s, a new gourmet hot dog joint called Franks and one of the best burgers in town Vizzis.

GETTING AROUND
Uber and Lyft work great if you aren't coming with a car. This house is located right near a bus line as well (200meters away) should you want to access public transport. The bus can then take you to University at Buffalo South Campus which is has a stop on the Metro Train. The train can then take you all the way to our waterfront and Key Bank Center (where concerts and NHL hockey games are held).

- "This was a really nice location and everything listed on the booking was available. My dad and I were looking for a place near UB Campus so really great location! The main issue me and my dad had was cleanliness. The beds were made and things seemed in order, however the night stands were really dusty and some of the dishes didn’t seem clean (etc tea pot or mugs). Thankfully, dish soap is provided and we were able to wash any dishes we wanted to use. Additionally, I choose this place because it had a no pet policy but after staying I am not sure how well that rule is upheld by guest. My dad and I are allergic to cats, my dad more so than me, and we were definitely were having a strong reaction during our stay, which made sleeping a challenge. A previous guest might have brought a cat against the policy, which isn’t the host’s fault, however, with the cleaning fee we pay on Vrbo, I wish there was more precaution and effort in ensuring the place was a pet free zone. Besides this, everything we could need was in our reach, the host had a nice binder of information about Buffalo, the apartment, and reminders of the policy and checkout. Overall all review, the host was good at checking in and sending information when needed, the place was a great location and parking on the street wasn’t bad, and although the beds were nicely made, the cleanliness seemed lacking and that is a big issue for me. Therefore, I would rate this a 3.5/5 but have it a three on Vrbo because my dad refused to round up to a four."

This is a quant historic (1820) home just off of Main street in the village of Williamsville, walking distance to restaurants, bars, shopping and a waterfall. The accommodation is all on the ground floor with one double bedroom, 2 porches and backyard patio (upstairs is not in use). As the house is old, the layout is unconventional, the bathroom is off the kitchen and a bit of a walk from the bedroom, so bear this in mind before booking.

Although close to the action it is set in a quiet neighborhood, flanked by a beautiful cemetery to the front and a duck pond to the side. Walking distance to a choice of restaurants, bars and the entrance to Glen Park with it's beautiful waterfall is just steps away.

Generally I try to give you your space as you are most likely on vacation. If any issues arise I always will do my best to make sure they are handled promptly. You can get into the home via our smart lock key pad at anytime (i will send detailed description with photos on how to enter the home).

For the safety of guests I have a video camera mounted outside the entrance area. This only covers the entrance and driveway.

THE NEIGHBORHOOD
North Buffalo is a fantastic location in our fine city. The street is very quiet and located within walking distances of some great places to dine (about mile walk to Hertel Ave/Parkside area). Just down the street (5 Min walk) on Kenmore Ave is one of the most popular Italian restaurants in all the city: Sinatra’s, a new gourmet hot dog joint called Franks and one of the best burgers in town Vizzis.

GETTING AROUND
Uber and Lyft work great if you aren't coming with a car. This house is located right near a bus line as well (200meters away) should you want to access public transport. The bus can then take you to University at Buffalo South Campus which is has a stop on the Metro Train. The train can then take you all the way to our waterfront and Key Bank Center (where concerts and NHL hockey games are held).

6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.

11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $300. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. 12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.

Check-out is at 10 AM. Please note that a late Check-out without authorization will lead to a night-rate cost penalty, that could be deducted from your security deposit.

1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 AM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours(4 PM-11 AM).
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $300 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.

11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $300. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Airbnb's policy, see here: https://www.airbnb.com/help/article/140 In situations where the damages exceed the amount of the deposit, we will utilize the resolution center to address the liability for these damages. 12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.

Check-in is any time after 4 PM.
Check-out is at 10 AM. Please note that a late Check-out without authorization will lead to a night-rate cost penalty, that could be deducted from your security deposit.
Parties are fully prohibited. QUIET TIME FROM 10 PM TO 6 AM.
$300 penalty for smoking on the property. You will also be dismissed from your rental without a refund.
$250 penalty if noise level, parties, or other obscene behavior requires a police callout. You will also be dismissed from the property without a refund.
$100 Penalty for leaving trash outside the entrance to your property. Once your trash cans are full, please deposit trash in the large trash cans located at the building entrance.

Damage to the interior of the property or common areas will result in a pro-rated auto-chargeback from your booking account

This listing is for a second bedroom on the first floor of my house, which is right next door to the bedroom I have listed on the Cozy Home for the Holidays listing . This bedroom would share a bathroom with guests that occupy that room as well. The bed is actually two, twin beds. The one twin pulls out from under the other. And the great part about it is that the bed rolls back under for when you want quiet moments of reading and sit in a cozy corner like it is your own couch.

I do have specific check in and check out times as I need to have the housekeeper come and clean between those times. I like to greet all of my guests personally as I do live in my home and enjoy meeting each and everyone one of you. I prefer to to keep the check in times between 3pm and 7pm, so that we can all enjoy our evenings. If you think that your travels won't allow you to arrive until after 10pm, please let me know as that is a bit late for me and something I don't prefer as I have a full time job.

🔹 With the exception of the owner's closets, guests have access to all areas.

Other things to note
Well-behaved, house-trained dogs are allowed. No cats. Please refer to our house rules for pet owner responsibilities and rules. Any excessive cleaning, carpet shampooing, stain removal, or damaged furniture due to the guests' pets will be charged an additional cleaning fee of a minimum of $175, and/or the actual cost of replacement items.

The following devices are on the premises and should not be tampered with: a security camera on the front porch & via the doorbell, security camera on the flood light at the back door, and noise monitoring (no noise or voice recording) via Noise Aware.

We will be onsite for outdoor property maintenance. This includes snow clearing, pool cleaning, and general groundskeeping/property maintenance.
