- "Everything was perfect! " - "Safe and nice home next to a major street (Delaware Ave). " - "Overall, this listing was not as described. The property is in an old home that has potential, but unfortunately it is not yet ready to be rented out. The owner provided keys to the front and side doors to the home, and initially we chose to go in the side door - this was a mistake. As soon as we entered, there was a clear smell of gas, which seemed to be coming from the basement door, and pieces of drywall/plaster were missing. There were no working lights that we could find, and as we did not feel safe continuing up (it was 10:30pm, and very dark outside), we went to the front entrance. We followed the instructions provided by the owner to turn on the lights for the front stairs, but could not get them to turn on. Inside the unit, it seemed like effort had been made to make the living and dining areas look inviting. However, there was still a smell of gas present. One of the windows had been left open, and we wondered if this was to diffuse the odor. The bathroom was dirty, with garbage on the floor and almost no toilet paper provided (including in the cabinet). The shower was visibly unclean and seemed dated/in need of some repair. Although the bedrooms did appear to have clean linen, they also seemed in need of some TLC (for example, bare/unfinished light fixtures and water spots in the ceiling). In fairness, we should have called the maintenance number provided as soon as we arrived, but as it was late and we had been traveling all day we opted to stay in a h"

This unit can accommodate up to 8 people. After 6 people, there is a $15 fee per person & an additional cot will be set up in living room. The 3 bedrooms include a queen size bed and a trundle daybed that sleeps two separately. Amenities include off street parking, WIFI, coffee/tea station, central A/C and a well-equipped kitchen for cooking meals. There is a spacious porch with patio furniture which offers view of Hertel Avenue for your morning cup of coffee/tea and winding down with a glass of wine under the patio lights.

This apartment is cozy with enough room for our family of 4 adults and 2 kids. Also, the location can’t be beat! Being within walking distance to stores and restaurants on Hertel Ave was a definite plus. The owners did a great job of answering requests in a timely manner. The only suggestion is for there to be more hooks available for towels as well as additional targeted lighting in the front room for reading. 5 stars granted! We enjoyed our time in Buffalo and looking forward to our next visit."

This home is bright and light colorful and cozy. Short walk to the Elmwood Village restaurants and shops. This is a historic home with eclectic decor. This is a large home with period moldings and large windows. Steam heat, it's cozy in the winter!
This is our second home and has an arty vibe. We use it fairly regularly so it is more like a home than a standard vacation rental. There are spices and condiments in the refrigerator and canned goods and things like oatmeal and rice in the cupboards. Use whatever you like. (or not lol).
This home is not renovated and modern. The house is 130 years old and the apartment has not been updated since the 80's. The appliances are older and there are not new countertops etc. If sleek and high tech finishes are what you want, this is not for you. The heat is steam radiators and there is only window unit A/C in the bedrooms from June - October. All the windows work and there are screens and lots of fans. It's in the middle of a fabulous neighborhood and is priced accordingly.

Our private Turn-of-the-Century home offers a home away from home in an urban oasis setting. There is plenty of room for those needing accommodations for a large family (sleeps up to 6 comfortably) yet cozy enough for those traveling solo.
The kitchen is fully equipped; appliances, cast iron pans, cookware, and a couple of extras to allow you to prepare full meals, reheat leftovers, and/or enjoy your DoorDash take out. Coffee, tea, filtered water, and ice available.
All necessary toiletries are provided for your stay including just in case essentials you may have forgotten at home (Just Ask). The bathroom has the original claw foot tub.
The dedicated office and apartment is powered with high-speed internet WiFi. There is plenty of seating throughout the place for gathering. The living room has a 55" Smart TV to login to your favorite streaming services or easily cast from your device. There are also a number of board games for those rainy days as well. The front porch provides extra space for hanging out, relaxing, and sips. The heat/central air in the apartment is controlled by the guests. With a separate entrance, the entire apartment is yours!
Since this home was built in 1907, we have steam radiators heating and we do not have central air (Radiant heating). However, each bedroom will have a dedicated window A/C unit beginning June 1st for your comfort in the evenings and a ceiling fan for the main area during the day. The space is not child proof, so if you're traveling with a little one(s) please keep this in mind. However, there's not much for them to get into. We've tried to limit those smaller/breakable objects in the home. Anything else you need to make your stay more enjoyable, just ask!

Spacious and comfortable, large yard in the back on a quiet street. Great for families and anyone looking to explore the Buffalo area. Not far from canal side, and an easy commute to anywhere in Buffalo.

Northwood Estates is in a GREAT location. This house is only about 20 minutes away from Niagara Falls and less than 15 minutes to downtown Buffalo. This beautiful 2-bedroom house has been freshly painted and remolded including new hardwood floors, new bathroom and all new furniture including Granet counter tops. I also put in a gas grill in the yard that can be used for cooking as well. This listing also includes free coffee made in a Keurig machine and Pepsi and diet Pepsi in the fridge. This listing will also include a $10 Gift Card per day for free Breakfast or lunch. This Cafe is called Cafe on the avenue. Cafe is only about 3 miles away from the Northwood Estates.

Spacious, recently updated modern lower apartment located close to everything. Only a few short minutes from Hertal street in North Buffalo. Only 20 minutes from Niagara Falls. Apartment is newly renovated. Within close proximity to trendy restaurants, bars, shops and cafes on Hertal street. Easy access to downtown and I-190. Close to zoo and Delware park. Quite neighborhood. Good for relaxing at the front porch.

Enjoy a stylish and relaxing Gates Circle stay. Centrally-located at the heart of Buffalo a short away from local boutique shops. Our third floor 2 Bedroom newly renovated apartment has a dining room, kitchen, bathroom, and spacious living room. There is also a back yard with Adirondack (Muskoka) chairs giving you some green space to enjoy the beautiful Buffalo weather!

The host was extremely responsive to messages and provided above and beyond amenities, including fans in the bedrooms (we are hot sleepers!), plush towels (not the thin cheap ones), puzzles and games, and coffee. The kitchen is fully stocked which was also helpful with cooking at home. The parking spot is also a perk, as well as on site recycling. We had a great stay!"

THE NEIGHBORHOOD
North Buffalo is a fantastic location in our fine city. The street is is very quiet and located within walking distances of some great places to dine (about mile walk to Hertel Ave/Parkside area). Just down the street (5 Min walk) on Kenmore Ave is one of the most popular Italian restaurants in all the city: Sinatra’s, a new gourmet hot dog joint called Franks and one of the best burgers in town Vizzis.
GETTING AROUND
Uber and Lyft work great if you aren't coming with a car. This house is located right near a bus line as well (200meters away) should you want to access public transport. The bus can then take you to University at Buffalo South Campus which is has a stop on the Metro Train. The train can then take you all the way to our waterfront and Key Bank Center (where concerts and NHL hockey games are held).

- "This was a really nice location and everything listed on the booking was available. My dad and I were looking for a place near UB Campus so really great location! The main issue me and my dad had was cleanliness. The beds were made and things seemed in order, however the night stands were really dusty and some of the dishes didn’t seem clean (etc tea pot or mugs). Thankfully, dish soap is provided and we were able to wash any dishes we wanted to use. Additionally, I choose this place because it had a no pet policy but after staying I am not sure how well that rule is upheld by guest. My dad and I are allergic to cats, my dad more so than me, and we were definitely were having a strong reaction during our stay, which made sleeping a challenge. A previous guest might have brought a cat against the policy, which isn’t the host’s fault, however, with the cleaning fee we pay on Vrbo, I wish there was more precaution and effort in ensuring the place was a pet free zone. Besides this, everything we could need was in our reach, the host had a nice binder of information about Buffalo, the apartment, and reminders of the policy and checkout. Overall all review, the host was good at checking in and sending information when needed, the place was a great location and parking on the street wasn’t bad, and although the beds were nicely made, the cleanliness seemed lacking and that is a big issue for me. Therefore, I would rate this a 3.5/5 but have it a three on Vrbo because my dad refused to round up to a four."

1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 AM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours(4 PM-11 AM).
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $300 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.

3 - Door codes will not be shared if the incidentals deposit of $300 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.
11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $300. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Hartwell Road is in the northern part of Buffalo, New York. The neighborhood was developed in 1923 with two family dwellings. Our neighborhood is multicultural with mixed income families. Most residences are owner occupied. We are located near many shopping areas. Major bus routes are within walking distance. Major colleges (University at Buffalo, Buffalo State College, Medaille, Canisius) are close by.
The space
This is a WHOLE APARTMENT on the second floor of an owner occupied residence. You will not be cramped here! The rooms are large. You'll have plenty of space. Furnishing is very traditional - more towards the antique feeling. Although there are two balcony porches, use is limited to the front porch.
Other things to note
Parking on the street is alternate side. One side is Monday from 6:00pm - Thursday at 6:00pm and the alternate is Thursday from 6:00pm - Monday at 6:00pm. These parking changes are different on other streets around, so please take a look at the parking signs and follow them. Tickets are issued regularly!!!!!

This is a first floor flat in the Elmwood Village. Built 1898, it has been beautifully maintained. It is steps to the shops, restaurants, bars, galleries &fun. 3-4 blocks from the Saturday farmers market and the Lexington Food Co-op, Close to Buffalo State College and Canisius College. 20-25 minute drive to Niagara Falls, 4 miles from Canalside, Buffalo's fabulous waterfront harbor. 1 mile to Delaware park, with Art gallery, Japanese Garden, lake with paddle boat rentals, jazz in the park.

This home is over a hundred years old and has period woodwork, and beautiful hardwood floors. Because of its age there is only one full bathroom. There is off street parking (2 spaces) behind the house but it is a narrow driveway. Large trucks, suburbans etc will not fit. There are two 32" TV's. One in the living room and one in the largest bedroom.

This home is bright and light, comfortable and cozy. This a short walk to the Elmwood Village shops and restaurants. It is a historic (1895) home with an eclectic decor. It is a second home for us and has an arty midcentury vibe. We use it fairly often so it is more like a home than a typical vacation rental. Parking is usually pretty painless in the neighborhood but once in awhile it can get a tad frustrating. When that rare moment happens, just be patient, a spot will usually emerge rather quickly! Or a space could be available nearby, just a little down the block.
The 50's RCA Tube Television is awesome but sometimes temperamental (like all TVs of the era). It often requires manual adjustment with the knobs... we have provided instructions but if you can't negotiate it, please feel free to contact me and I'll help you through it. ENJOY!
