The front door to our two-level home is located up just a few steps on our front porch with an additional rear door up just one step in the backyard. The main level on the east side of the house features two full bathrooms and three bedrooms along with the kitchen, living room, and dining area. The lower level on the western side of the house, down a set of 4 steps, features one bedroom, one bathroom / laundry room, another living area and our office area along with access to the basement, which has another set of laundry machines. Our backyard living space includes a limestone fire pit sitting area and a deck, both accessible via the rear gate and via the sliding glass door in the western living room.

99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:

We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.

We have sensors to detect indoor smoking (nicotine and marijuana) and have an automatic $750 fine for violations, and have also had to ask guests to leave early for violating this rule.

We have two driveways: one that fits up to four (4) cars all in tandem and one that fits up to four cars (in two tandem columns). There is no public street parking on either side of our house so if additional parking is needed, we recommend parking in the neighborhood to our northeast.

Entry

The house is fully accessible via a YALE smart lock at the front door and on the side kitchen door. To access the house, enter the code we provide in your reservation check-in instructions, and press the CHECK to unlock.

When leaving, enter that same code followed by the CHECK mark and the deadbolt will close. The locks will also auto-lock after one minute if you forget to lock.

Air Mattress: Designed for camping, our air mattress is extra-sturdy and provides a wonderful sleeping space for two. To inflate, please plug in the pump and wait for it to charge. Once the light on it is solid (not blinking), unplug the pump, insert the end into the air mattress, and flip the switch to inflate.

This house is well-located for access to I-696, meaning quick access to the whole Detroit Metro area from downtown Birmingham down to Royal Oak and nearby cities including Clawson and Ferndale. The house is also only a thirty-minute drive to Michigan Avenue and all of Detroit’s best amenities.

We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:

- No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know.
- Respectful, quiet volume, particularly after 9 pm.
- Please leave your shoes at the door.
- No pets please, as many of the guests we host have allergies.
- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.
- If you break or damage something, please let us know and arrange for its replacement or repair.
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.

1. Guests and visitors should comply with the parking regulations and requirements and must show consideration to other vehicles in the neighborhood.
2. Equipment stored in garage is not a part of the rental experience and should not be operated.
3. Event premium must be paid in order to host an event. If you are found to have more than 6 guests without providing the event fee. A 100 dollar fee will be assessed for each guest, and the stay will be terminated without refund.
4. Music must be at reasonable level after 11 p.m.
5. No eating or drinking in bedrooms. Please enjoy your meal in the dining room.
6. Dispose of the garbage in the trash bin.
7. Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to close the windows and lock the door.
8. Report any damages and/or breakages in a reasonably timely manner. Damages must be paid by guests and will be reported to Airbnb.
9. We are not responsible or liable for any accidents, injuries or illness that occur while on the premises.
10. Check out time is 11am. An 100 dollar fee will be assessed for late checkouts.

13. Garage door is only to be opened by wall mounted opener located inside garage on north wall. 14. Long term guests (<7 days) are not allowed to host events unless confirmed by host. Event fee must be paid if your event is approved. If you are found to have an event without permission and or fee your stay will be immediately terminated without refund.
15. Local guests will be subject to the event fee if booking for a Friday, Saturday or Sunday only.

- "wonderful!" - "We were in town for a bowling tournament with our 17 year old daughter and our mini-doodle. This house was perfect for that! Large back yard and comfortable beds. The stairs to the master bedroom are steep and narrow, so that could be an Issue for some people. The owners are lovely. Small snafu with check-in was quickly resolved. They also called us when they discovered a bag we left behind and were very gracious about mailing it to us."

This is a 2-bedroom + 2 full bath condo with everything you'll need for a very comfortable stay. The location is exceptionally convenient with freeway access very close.
The main bedroom has a comfortable queen bed furnished with cotton linens. The guest room/office has a new futon, which is firm but decently comfortable. It's suitable for a child or young adult. I have a foam topper to go on it as well as extra linens and blankets for it.

The kitchen has everything you'll need, there's a dishwasher, clothes washer and dryer as well as access to the pool (during summer months) and gym in the leasing office.

Upon request we can help on the pet sitter since we live in the neighborhood .
When/if cooking heavy meals please use the high setting of the range hood , and close the doors toward the rest of the house , the airflow takes food smell into bedrooms and is hard to clear for next guest when we have back to back booking .
For the toiletry , if using the “flushable “ wipes , please put them in the common trash , not flushing on the toilet . The main sewerage pipe is already challenged by the age and the multiple mature trees who are clogging it thru the connections.

-Please note that GPS may direct you to the back of the property. Upon arrival, you will see the sign for Airbnb. Follow the road to the end; the building is the last one on the left. Park in any available spot, go to the front door and to look for your reservation information.

**Room Access:**

-Your room will be available at 4:00 PM. To unlock the keypad, use the code ...... The keypad will lock automatically after 5 seconds, so please memorize the code for access. For safety, turn the small black knob on the inside of the keypad sideways to activate the lock. To unlock, turn the knob straight.

**Heating and Cooling:**

- Use the white remote control for the AC unit.
- The wall thermostat is only for heating.

**No Smoking:**

-Our Airbnb policy prohibits smoking, including e-cigarettes and cigars, inside the building. If any smell is detected, a $250 fee for special cleaning will be charged.

The retreat center on the back of home features 1400 square feet of space to gather or relax including a hot tub seating up to 8, sauna seating up to 6, changing room, shuffle board table, built-in bar, waterfall rock shower and a gas fireplace.

Guest access
The entire interior and exterior of the home is available for guest use except for the basement.
