This is a great house, it sleeps 10 people, with plenty of room throughout the house, including an area with a pool table, and electronic darts, and a bar. The owners were very responsive to all our needs. There is a great fire pit in the backyard. Wit is set up beautifully with big rocks you can sit on while watching the fire at night. The backyard is huge, and they supply games such as cornhole. I would definitely recommend this and stay there again!"

Welcome to Trails Head Cabin! Located on a quiet dead end road, this cabin sits at the head of the Neversink River Unique Area and offers activities such as hiking, fishing and hunting. My wife and I have fully renovated the inside of the cabin, and have begun to update the exterior. A five minute drive to Resorts World Casino and Holiday Mountain Ski and Fun Park. A twenty-five minute drive to Bethel Woods Center for the Arts (sight of the 1969 Woodstock Festival). See you soon!

Please respect our non-smoking policy. Absolutely NO smoking of any kind is allowed in the cabin. A $200 charge will be applied if you do smoke inside to cover the additional cleaning costs.

We always like our guests to know ahead of time that there is mild to moderate vehicle and foot traffic near the hiking trails during the day. As this location has become more and more popular, the individuals who come to hike, bike, fish, hunt, etc. are required to parallel park their cars on the opposite side of the road. However, our property is private and clearly posted, and may only be used by our guests.

The cell phone service is very weak when you first arrive at the cabin however, once you are connected to the Wi-Fi you should have capability to call and text.

- "Everything you need is there. It's very quaint and quiet. If you need to get away from the world, this is the place to be." - "My son and I enjoyed our 2 night stay. My first booking using Vrbo and super easy process.You can't get closer to a trail than this. The trail -Neversink River Unique Area was absolutely Wonderfull and my 8 year old was able to handle the easy route to mullet falls (you need hiking boots and you will slip in sneakers) downloaded the "all trails" map app. The cabin was clean and weather tight. There are some houses around it so you don't feel out in the middle of nowhere. If you have an electric car and need a charge drive out to the World resorts casino and grab a meal while your car charges or for a quicker charge try the Karttrite waterpark, and hang in the arcade waiting for car to charge, charging was free. Bring some dry firewood and a lighter or you can probably hit the huge hardware store up the street. Also may want to bring nightlight if you have kids. Phone service was ok and even received a call on the trail and once connected to the wifi in the cabin the connection was great.We brought our mountain bikes but I didn't really see any trails however there are probably many around within a short drive, Lippman park was one we were going to try but ran out of time."

Our family home sits on Swinging Bridge Reservoir. The outdoor space is amazing including a massive deck with outdoor kitchen/BBQ, a new hot tub, Peloton spin bike, level yard, beach with sand, driveway, and dock.

The interior is in good condition throughout. There are technically 5 bedrooms and another room with several beds. There is also a sofa bed in the lower level. There is strong WIFI throughout through Google Mesh Network.

There are three bathrooms.

The kitchen is open to the living room and dining area. It is updated with newer stainless appliances.

There is a lower level that has a play area/TV room along with 2 of the 5 bedrooms.

There is also a lower deck with an outdoor shower.

- "We had a great time staying here with a group of friends. The house is new construction and the A-frame adds some interesting architectural features. Appliances are new and everything is clean. Really had no complaints. Wi-Fi is a bit spotty and the road to the house is not paved but was fine on the car, just need to drive slowly. Bring all groceries with you on the way in as there Arent any major stores nearby which is sort of the point! Close to swinging bridge reservoir for boat rentals and bethel woods for concerts."

Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house.

While the hike is short, some parts are steep, so please walk slowly and take your time.
Driving to the site requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY.

Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water.

The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up.

During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months.

We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night.

We provide the following linens:
fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

From the deck you can view a generous bit of land, at least in lakefront terms, down to the lake. A short, forested walk down a private path leads you to a gazebo right on the lake. This is the ideal staging area for lakefront adventures - putting on sunscreen, organizing your fishing tackle, towel storage - or as a shaded destination for sipping a cold beverage when the sun sets. This property comes with two row boats and two kayaks just begging you to explore Mohican Lake. A rustic fire pit is also available to guests down by the lake.

The thing we love about this cabin is that there's truly something for every season. Escape the winter blues with warm nights by a crackling fire or out in the hot tub under a blanket of stars. Fish off your own private dock in the spring (be sure to bring your own equipment). Grill up a feast during the heat of the summer. Let the leaves dazzle you in the fall. We were pleased the pictures matched what we walked into. The tall ceilings, wide hallways and many places to sleep allowed us all to relax in different areas without being crowded. The house had everything you need for your stay - including baby gates, extra tables/seating, everything you can think of in the kitchen cabinets, toys for the kids to play with, etc. The rooms and beds were also extra comfy. There was snow on the ground when we got there which made the views out the window even more pretty! We would highly recommend this house and will definitely consider it for our next family gathering. "

The Space:
Crosslands has been designed for maximizing enjoyment of your leisure time. Whether it's first thing in the morning, when you can fix your coffee quickly, with the Keurig, or brew it in a French press, you can opt to start the day on the bright, open side porch listening to the birdsong, or gather round the teak dining table in the 380 square foot screened / glassed porch with a background of tunes from your playlist on the housewide Sonos audio system.

You might choose to hike the extensive woodland behind the house, or grab a brick oven pizza or local produce in a nearby town. Alternatively, you may prefer to chill and login to Netflix or watch the big game on any of the four smart TVs throughout the house. The sectional seating area in the porch is pretty much guaranteed to be the favored spot during your stay. The screens make it the go-to spot in summer, but when temps drop the screens are swapped for glass, meaning you'll be able to enjoy the 3 season porch throughout the fall & spring.

Though the kitchen is incredibly well-appointed, with gas stove, ample counter space, and an abundance of high quality utensils and cookware, the gas grill will likely beckon, and the large bluestone patio will be the new center of the universe. Some will relax on the lounges while others will soak in the hot tub. And when the feast is ready, guests can dine al fresco, or in the porch, or at the dining table in the house.

But one of the most quintessential Catskills activities is spending quality time around the fire pit, under the stars. Ringed by Adirondack chairs, this fire pit is built into the patio and will foster lively conversation well into the night. If you prefer your fires in more rustic settings, a second, large rock-ringed pit can be found above the dramatic rock outcroppings in the woods. Spend warm summer days taking a dip in the one acre swimming pond. In the winter months, hunker down in front of the gas fireplace in the living room and watch the snow fall.

There are two bedrooms at Crosslands, a guest (full) and spacious master (king), which opens onto the patio. The tiled bathroom has a walk-in shower, and there is an outdoor shower near the side porch.

Getting Around:
Crosslands is less than two hours from New York City, and while you'll definitely want a car to get there and around the area, there is also a Short Line bus to the city from Monticello, about 10 minutes away. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads. There is plenty of parking on the premises.

- "We stayed at this retreat in the woods for a 3 day concert run at Bethel Woods. It was clean, quite & close to the venue. The yard was huge and we spent lots of time at the fire pit. Our favorite beach on the Delaware River was only 12 minuets away so we spent our days river side. Plenty of parking and the host was very helpful with our questions. The Space:
A gravel drive winds through the woods of Bush Kill Park, this substantial 330 acre property, delivering you to the cedar-shingled house and separate garage with bunkhouse. Inside, the beautifully-decorated, airy home is packed with creature comforts. The brick fireplace is a focal-point of the cherry-paneled living room, and there is ample seating to gather for movie- (or cable television-) watching.

The sizable chef’s kitchen includes a Wolf stove with griddle and other high end appliances, with all the gadgets (food processor, blender, etc.) you’ll need to prepare your feasts. And once the food is ready, you’ll have to choose whether to dine at the long farmhouse table inside, or adjourn to the screened porch on temperate days for your meals. The porch also has a comfortable lounge area, where you can find yourself serenaded by the vocal bird population, or where you might recline and watch the big game on the wall-mounted television.

There are two pretty guest bedrooms and their full bathroom includes a walk-in shower and a claw foot tub. The master suite has a seating area, a sparkling bathroom with double sinks and a walk-in shower with two shower heads. From this bedroom is direct access to the screened porch.

The kids are guaranteed to love the bunkhouse, which is off the garage, but it’s not just for the younger set. There are two sets of bunk beds, each with a full-size below and twin above, and a tiled bathroom with a walk-in shower. Its own little living quarters, the bunkhouse has a TV, and its own set of accoutrements including electric kettle, French press, plates, mugs, etc. for preparing coffee in the morning, or an impromptu snack.

The home is a destination unto itself, but the grounds present a huge attraction, whether for the mountain biking enthusiast or hiker (there are several miles of trails cut through the property), or those simply seeking tranquility in a picturesque natural setting. The topography is quite varied, from atmospheric hemlock forests, to fern-covered clearings, large rock outcroppings, a couple of huge fields, perfect for frisbee or touch football game, and an open grassy wetlands with delightful stream running through it.

There are two bluestone patios outside the screened porch with charcoal and gas grill, and in the woods not far from the house is a fire pit, surrounded by tremendous stones for perching the tall and the small.

This is a special property for a respectful group, a family, or a couple of families.

Cabin Dodeca is a twelve-sided retreat located in Cuddebackville, New York. This is the upgraded cabin experience for anyone looking to detach and unwind from busy life. Cell service is minimal/non-existent however there is WiFi which allows streaming but can be slow. Utilize the large, 360-degree wraparound deck to enjoy the outdoors, cozy up in the screened-in porch, or stay inside in either living space.

The space
@CabinDodeca is a 12 sided dodecagon shaped charmingly updated cabin that is situated in slightly wooded Cuddebackville.

Upon your arrival, you will be welcomed by our motion sensor activated lights on the deck and you may access the lockbox with the code provided to enter into your cozy stay.

Please note there is very poor mobile phone reception at the cabin and typically reception picks up just down the road. There is WiFi provided via internet satellite dish service due to poor coverage in the area. We do not recommend working from home inside the cabin as the internet can be slow and variable with inclement weather. We encourage you to utilize your time at Cabin Dodeca to disconnect and relax!

The deck that goes around the top floor is equipped with an outdoor fireplace, 2 rocking chairs and outdoor dining table. Utilize the space heater so you may enjoy the outdoors in the colder times. Not enough seating? Not to worry! There is a wrap-around bench that can be used for any social gatherings. Enjoy cooking outdoors with the propane grill.

This oasis shares the living, dining, and kitchen on the first floor with large windows making you feel as if you are one with nature. During the summer, try opening all the screened windows and take in the cross breeze in the cabin. The living area comfortably seats six people and the dining table offers seating for five with our fun multi-colored chairs. Find your favorite color!

Make your way to the fully equipped kitchen to prepare your best cabin meal. Our kitchen is equipped with coffee and tea to get your day started and adequate cooking supplies to make most meals. The spice rack is stocked for whatever you feel like cooking! Please enjoy the various appliances including the instant pot however we kindly ask that you clean everything afterwards.

The upper floor features one bedroom with a brand new queen mattress and freshly changed linens. This bedroom has a lovely view to the woods and sliding door access to the deck to enjoy your morning cup of joe. The bathroom is also on this floor and is equipped with a bathtub including two shower heads which have great water pressure. Utilize the different spray settings and you’ll find the handheld shower head contains the best setting to rinse out conditioner.

Take the custom spiral staircase down to the lower floor to find the second bedroom and a living space which includes plenty of board games, jigsaw puzzles, and a wood-burning stove. The second bedroom contains a queen bed with a brand new mattress and fresh linens to cozy up and get a good night’s sleep.

The lower level has multiple hangout spaces from the reading nook to the relaxing area by the fire surrounded by photos of New York with space to play a board game and access to the screened-in room.

The utility room on the lower level is mostly for storage but feel free to do your laundry with our new washer and dryer!

Enjoy your evenings dining in the three-season room. We kindly ask that you refrain from smoking inside the house however feel free to utilize the upstairs deck or the lower level screened room for whatever you put in your pipe.

Cabin Dodeca is approximately a 90-minute easy drive by car from NYC.
Kennel Road becomes a dirt road immediately following our cabin which wonderfully reduces any through-traffic keeping your stay remote and relaxing.

We are also accessible by Metro North "via NJ transit" at the following stops:
Otisville - 7.5 Miles (13 minutes)
Port Jervis - 12 Miles ( 21 minutes)

We recommend having a car to utilize all that the surrounding area has to offer however rideshare is typically available at the above train stations and cost roughly $20-30.

Our guests will have access to our mobile number and email in case any issue arises during your stay. Keep in mind that cellular service is limited at the cabin however WiFi will allow for emailing and messaging through airbnb.
Other things to note
This unique twelve-sided, two bedroom, one bathroom, fully-equipped cabin is located in Orange County, NY. Within 30 minutes of driving you will find lakes, amazing hikes, and a few local wineries. There is a gokart & motorcycle racing facility just down the main road. Driving for about 15-25 minutes you can explore the infamous Delaware Water Gap, Pocono Mountains, Middletown, and Port Jervis just to name a few local destinations.

Please also note that there is wildlife in the area including deer, groundhogs, rabbits, and the occasional black bear, snake, or skunk. For this reason we ask you kindly refrain from leaving food outdoors unattended and keep tidy inside the cabin.

One thing to keep in mind is that many things in Cuddebackville close relatively early and the grocery stores and restaurants are 15-30 mins drive. There is limited food delivery within the community. The nearest location to find fresh groceries is the Dollar General located on Route 209 only 7 minutes drive from the cabin and you may find a gas station just past the Dollar General.

- "While the listing states there are two bedrooms, that is not the case. There is a lovely bedroom with a king size bed and then the second "bedroom" is actually just a loft with two hard futons (pictured). There are also two showers, both located in the first bedroom en suite. We went to the cabin as two couples and these accommodations made for incredibly unequal stays. In addition, it should be know that you are asked to not flush your toilet paper, but put used paper in the garbage and the house rule state no alcohol. Overall, it was an uncomfortable stay. "

The 4-skylights placed in the cathedral ceilings allows for indoor stargazing and allows a lot of natural light into the home. This rustic stone cabin sits in a clearing between two converging streams that babble year-round. Cross a footbridge for your private entrance to thousands of acres of state forest. Other things to note
Just remember you are going to be on your own. Dress for the season and weather condition. Bring extra clothes that may get wet. There is a wood stove for heat while you are in the cabin feeding the wood.

Be mindful of your surroundings. Carry out any trash with you. Have fires only in the designated fire pits. And have a good time.

Remember that you are in the woods, about half a mile from the nearest road. So plan your supplies carefully. There is civilization a few miles away, even a Walmart.

A Special Note for City Folk:
You share the woods with wild animals, (lions, tigers and bears...Oh My! Skunks, bees and spiders too), don't eat yellow snow and don't get lost in the woods...

Also during holidays and busy seasons you may find other guests in the area or walking in the woods too.

If you are looking for an experience that combines comfort and modern amenities, closeness to nature, and ecological soundness, then look no further. Our modern cube-house is situated in a private meadow on our property and includes a kitchen area, queen-size bed, outdoor hot shower rooftop deck for stargazing, and private composting outhouse house. Cell phone phone service is available through Verizon and AT&T. T-Mobile is hit-or-miss.

The space
Our goal was to create a truly unique experience. Our cube house is situated in a beautiful meadow with bordering forest and an abundance of wildlife. It has a glass roof over the comfortable queen-size bed for viewing the stars, and wrap-around windows with a view of the forest. The rooftop deck places you in the treetop canopy where you can see the span of the meadow and the stars in the sky. You shower in a private outdoor hot water shower; if you have never taken a shower outdoors, it is a wonderful experience!
We offer a simple and functional working kitchen that has an induction cooktop, microwave, fridge, and coffee press. We supply pots, pans, utensils, dishes, silverware, shampoo, soap, linens, and towels. The composting toilet is situated in a private building just steps from the Cube. The toilet saves water (and the planet) and is odor-free and surprisingly comfortable to use. There is heat for colder days in the fall, and winter and plenty of ventilation for the warmer months. We also offer a BBQ grill and fire pit. Pick up charcoal and firewood before coming. But firewood can be gathered on the property if needed. There are trails on our property for you to explore, for birdwatching, or just for being in nature, as well as hundreds of miles of State and County trails in the area. The Delaware River recreation area is nearby if you want to take a lovely drive or spend time rafting, canoeing, or exploring cute towns.

Authentic hand made log cabin deep in the woods. A wilderness experience only 90 miles from Downtown New York. Abe Lincoln and Daniel Boone never had it so good... besides the wilderness, rustic space and the fireplace this country cabin has electricity and indoor plumbing! The cabin is close to Bethel Woods (14 miles) and Casino & Waterpark (10 miles).
NOTE: This remote cabin is for DISCONNECTING from civilization and has limited cell service. Abe Lincoln didn't have wifi and neither will you.

The space
This is truly a hand made log cabin built about 100 years ago with trees from the property. The original one room cabin with central fireplace/kitchen was the original "open floor plan" so common now in NYC apartments. But modernity encroached and a "modern" bedroom addition and a real kitchen was added with a sink and running water too. A bathroom with "flush" toilet was added shortly thereafter. Don't worry the out house is still on the property for emergencies...

The cabin is warm in winter and the fireplace is basically for atmosphere now. Romance is always in the air at this cabin... Candles provide additional atmosphere that contributes to the truly rustic authenticity of this place.

The space
Our barn-shaped guest house sits in the location of a former razed barn.
The modern barn has plenty of privacy. The walls of glass bring the outside in and flood the interior with the most wonderful sunlight as well as views of the surrounding property. It is not uncommon to wake up and see deer standing right outside your full- length windows. The sleeping area on the second floor overlooks the first floor and is extremely spacious with a
gambrel cathedral ceiling and large windows facing the east (sunrise side), with a great view of the field below. The guesthouse is equipped with a queen size bed for two as well as a sleeper sofa and a convertible couch for one or two small children. The kitchen is equipped with 4 burner gas cook-top, microwave oven, toaster, coffee maker, and all utensils and dishware. All linens and towels are provided. There is a gas barbecue grill, picnic table, lawn chairs, and fire pit.

Cell service is minimal/non-existent however there is WiFi which allows streaming but can be slow. Utilize the large, 360-degree wraparound deck to enjoy the outdoors, cozy up in the screened-in porch, or stay inside in either living space.

The space
@CabinDodeca is a 12 sided dodecagon shaped charmingly updated cabin that is situated in slightly wooded Cuddebackville.

Upon your arrival, you will be welcomed by our motion sensor activated lights on the deck and you may access the lockbox with the code provided to enter into your cozy stay.

Please note there is very poor mobile phone reception at the cabin and typically reception picks up just down the road. There is WiFi provided via internet satellite dish service due to poor coverage in the area. We do not recommend working from home inside the cabin as the internet can be slow and variable with inclement weather. We encourage you to utilize your time at Cabin Dodeca to disconnect and relax!

The deck that goes around the top floor is equipped with an outdoor fireplace, 2 rocking chairs and outdoor dining table. Utilize the space heater so you may enjoy the outdoors in the colder times. Not enough seating? Not to worry! There is a wrap-around bench that can be used for any social gatherings. Enjoy cooking outdoors with the propane grill.

This oasis shares the living, dining, and kitchen on the first floor with large windows making you feel as if you are one with nature. During the summer, try opening all the screened windows and take in the cross breeze in the cabin. The living area comfortably seats six people and the dining table offers seating for five with our fun multi-colored chairs. Find your favorite color!

Make your way to the fully equipped kitchen to prepare your best cabin meal. Our kitchen is equipped with coffee and tea to get your day started and adequate cooking supplies to make most meals. The spice rack is stocked for whatever you feel like cooking! Please enjoy the various appliances including the instant pot however we kindly ask that you clean everything afterwards.

The upper floor features one bedroom with a brand new queen mattress and freshly changed linens. This bedroom has a lovely view to the woods and sliding door access to the deck to enjoy your morning cup of joe. The bathroom is also on this floor and is equipped with a bathtub including two shower heads which have great water pressure. Utilize the different spray settings and you’ll find the handheld shower head contains the best setting to rinse out conditioner.

The second bedroom contains a queen bed with a brand new mattress and fresh linens to cozy up and get a good night’s sleep.

The lower level has multiple hangout spaces from the reading nook to the relaxing area by the fire surrounded by photos of New York with space to play a board game and access to the screened-in room.

The utility room on the lower level is mostly for storage but feel free to do your laundry with our new washer and dryer!

Enjoy your evenings dining in the three-season room. We kindly ask that you refrain from smoking inside the house however feel free to utilize the upstairs deck or the lower level screened room for whatever you put in your pipe.

Cabin Dodeca is approximately a 90-minute easy drive by car from NYC.
Kennel Road becomes a dirt road immediately following our cabin which wonderfully reduces any through-traffic keeping your stay remote and relaxing.

We are also accessible by Metro North "via NJ transit" at the following stops:
Otisville - 7.5 Miles (13 minutes)
Port Jervis - 12 Miles ( 21 minutes)

We recommend having a car to utilize all that the surrounding area has to offer however rideshare is typically available at the above train stations and cost roughly $20-30.

Our guests will have access to our mobile number and email in case any issue arises during your stay. Keep in mind that cellular service is limited at the cabin however WiFi will allow for emailing and messaging through airbnb.

Other things to note
This unique twelve-sided, two bedroom, one bathroom, fully-equipped cabin is located in Orange County, NY. Within 30 minutes of driving you will find lakes, amazing hikes, and a few local wineries. There is a gokart & motorcycle racing facility just down the main road. Driving for about 15-25 minutes you can explore the infamous Delaware Water Gap, Pocono Mountains, Middletown, and Port Jervis just to name a few local destinations.

Please also note that there is wildlife in the area including deer, groundhogs, rabbits, and the occasional black bear, snake, or skunk. For this reason we ask you kindly refrain from leaving food outdoors unattended and keep tidy inside the cabin.

One thing to keep in mind is that many things in Cuddebackville close relatively early and the grocery stores and restaurants are 15-30 mins drive. There is limited food delivery within the community. The nearest location to find fresh groceries is the Dollar General located on Route 209 only 7 minutes drive from the cabin and you may find a gas station just past the Dollar General.

Just 90 minutes from NYC, this modern cedar shake home, sitting in a light-dappled meadow surrounded by old oak and majestic tall pines, is perched on a rise overlooking the pond. With breathtaking views and complete privacy, Eden Pond provides a perfect opportunity to escape everyday life and spend some quality time with your family and friends.

The house was built in 1939 in Frank Lloyd Wright’s Usonian style by Eugene Schoen, described by the New York Times as “one of the leading exponents of modern architecture and design.” This tastefully renovated home has room for eight, across four guest rooms. All four guest rooms are on the second floor, and benefit from the forest sunlight that tumbles in from all sides. The primary bedroom features a king size bed and en-suite bathroom with a soaking tub (NOTE: The primary bath shower is currently awaiting repair, and is it not usable at the moment- July 2025). The two queen rooms and double twin bedroom share an additional full bathroom upstairs, with a walk-in shower. Downstairs you’ll find another full bath with shower, and a powder room.

The main floor of the house is set to entertain, or simply relax and unplug. The living and dining rooms are done with an updated wood panel style that calls the surrounding forest inside. The modern furniture and design flair meet this touch of cabin flair for a reminder that you’ve made it to the mountains. Cozy up on a couch with overstuffed pillows, throw on a vinyl record from the house collection, get that wood burning stove going, and you won’t want to leave your spot. For those that absolutely must check in on work, use the sunroom turned office with two desk seats looking out over the property.

The modernized chef’s kitchen features a six burner Wolf range and new appliances. The space
The house can host 8 guests comfortably in 5 beds distributed across 3 rooms in the main floor plus a studio in the basement. Please note that the room down the hall to the right has two separate twin beds (one on top of the other).

It has central heating, all rooms have full bedding and there are towels for every guest. The kitchen is fully equipped. It has all sorts of pots, pans, dishes, air fryer, microwave, small and big oven, blender, coffee maker, kettle, hot chocolate maker, waffle maker, all kind of spices and condiments…it even has a thermomix!

The hot tub is private and is right there on the property, 50ft away from the house. There is a fireplace (indoor) and firepit (outdoor). The yurt or tent is a fun and special place to read, meditate or even sleep under the stars if you’re feeling adventurous.

The lake is private and is part the property, right in front of the house. It is privately shared by 5 houses around the lake. You can swim in the lake or explore it with the paddleboard from the house. The other house are spread out and you can’t really see or hear almost anything else in the surrounding area besides the forest and the lake, it’s the perfect refuge if you want to disconnect/ reconnect!

A short drive from the charming towns of Bethel, Barryville, Callicoon, and Narrowsburg, this chalet is the perfect base for exploring the Catskills. Whether you're interested in hiking, fishing, boating, skiing, or simply relaxing in nature, you'll find plenty to keep you busy during your stay.

The space
As you step inside, you'll be greeted by a warm and inviting atmosphere. The open-plan living area features triple-height ceilings, a cozy fireplace, and comfortable seating, ideal for relaxing with friends and family.

We carefully stocked the kitchen with quality cookware and dinnerware, including AllClad pans, a Viking range, Hawkins stoneware plates, and chef knives.

Our sunlit den is a spacious room with a luxurious sectional sofa, cloud-like lounge chair, a 55-inch flat-screen TV, a shuffleboard table, and a card table. There are plenty of books, puzzles, and board games to choose from. The room is perfect for spending time together as a group.

The cabin features 4 bedrooms, each thoughtfully furnished with comfortable bedding and plenty of storage space. The first queen bedroom is located on the main floor, with the option to enclose access to the downstairs bathroom to create a private suite. There are three upstairs bedrooms, including one primary king bedroom with an ensuite bathroom and a dedicated workspace with a Fully standing desk and Herman Miller chair. An additional bathroom with a jacuzzi tub and skylight is shared between the other twin and queen bedrooms.

Outside, you'll find a spacious deck with beautiful views of the surrounding forest and lake. This is the perfect spot for enjoying your morning coffee or evening cocktail while taking in the fresh forest air and spotting bald eagles. The outdoor fire pit, wood smoker, and propane grill are available for meals & gatherings.

Guests have full private access to the house and outdoor areas.

Other things to note
- The lake across the street is private and there is strictly no guest access. There are plenty of other beautiful public lakes and the Delaware scenic river area nearby, which you can see on our guidebook.

- Outdoor trash and recycling bins are located to the right of the deck. Please ensure the straps on the bins are securely fastened at all times to prevent attracting bears and other animals. There is weekly trash collection.

- There is a covered back patio that is primarily used for storage but guests are free to use this space if desired.

- Please remove your shoes at the entrance and keep pets off of furniture. Any damage to the home will incur an additional cleaning and/or repair/replacement fee.

- Please respect our neighbors and keep noise down after 10pm outside.

- No smoking in the house but feel free to smoke outside on the open deck (not the covered back patio). Use the provided ash trays to dispose of butts.

- Please ensure all fires are properly extinguished before leaving the home or going to sleep, and always use the provided fireplace screens (indoor and outdoor).

- Children are not allowed unsupervised in the basement (where the laundry is). There are paints, chemicals, and tools which make it unsafe.

- You will be charged an additional fee for any guests beyond the 8 person limit. No parties or events allowed. No weapons allowed.

FITNESS EQUIPMENT WAIVER

The gym equipment is only allowed to be used by adults 18+. By confirming your reservation, you and all of the guests in your party agree to the following fitness liability waiver.

In order to use fitness equipment at this vacation rental, your Host(s) require(s) you to accept this Guest Fitness Release and Waiver, which is effective between you and your Host(s) as of the date when you first book a reservation at the vacation rental. The term “fitness equipment” includes exercise mats, yoga blocks, resistance bands, free weights, dumbbells, pull-up bars, exercise benches, and kettlebells. All terms not defined here have the meaning given them in the Airbnb Terms of Service.

FOR ALL FITNESS EQUIPMENT USERS:

You represent that you are 18 years of age or older. If you are bringing a minor as a Guest, you acknowledge and agree that you are solely responsible for the supervision of that minor throughout the duration of your stay, and have read this Guest Release and Waiver and agree to it on the minor’s behalf. If you are booking a stay on behalf of other Guests, you will ensure, and you represent and warrant, that each Guest on whose behalf you book has read and agreed to this Guest Fitness Release and Waiver, which shall apply to each of them as if the reference to "you" was a reference to him/her.

Assumption of Risks
You understand and acknowledge that any fitness equipment you use at this vacation rental may be hazardous and may carry the risk of injury or illness, including sickness, physical injury, property damage, disability, permanent paralysis, and death.

TO THE MAXIMUM EXTENT PERMITTED UNDER APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY AND FREELY ASSUME ALL RISKS, BOTH KNOWN AND UNKNOWN, OF USING FITNESS EQUIPMENT, EVEN IF THOSE RISKS ARISE FROM THE NEGLIGENCE OR CARELESSNESS OF THE HOST OR OTHERS, OR DEFECTS IN THE EQUIPMENT, PREMISES, OR FACILITIES USED DURING THE EXPERIENCE, OR OTHERWISE, AND YOU ASSUME FULL RESPONSIBILITY FOR USE OF FITNESS EQUIPMENT.

Release and Waiver
You acknowledge and agree that:
Only adults ages 18 and older will use the fitness equipment
You have reasonably assessed the risks involved in using fitness equipment and have made an informed and voluntary choice to participate.
You alone, and not your Host(s), are responsible for determining your fitness for using fitness equipment and your ability to fully understand any directions or warnings presented.
You will not use any fitness equipment when you have a physical, medical, or mental limitation or disability, or when you are aware or should reasonably be aware of any factors that may limit or prevent you from safely using fitness equipment.
You will act reasonably and responsibly and will comply with any provided and customary conditions, directions, and/or precautions for using fitness equipment. If you notice any hazard while using fitness equipment, you will stop using the fitness equipment immediately.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, YOU RELEASE AND PROMISE NOT TO SUE YOUR HOST(S) FOR ANY CLAIMS, DEMANDS, CAUSES OF ACTION, LOSSES (WHETHER ECONOMIC OR NON-ECONOMIC), DAMAGES, EXPENSES, COSTS OR LIABILITY OF ANY NATURE WHATSOEVER ARISING FROM OR IN CONNECTION WITH YOUR USE OF FITNESS EQUIPMENT IN THIS VACATION RENTAL, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), PRODUCT LIABILITY, OR ANY OTHER LEGAL THEORY.

If you reside in California, you expressly waive the protection of Section 1542 of the California Civil Code (“Section 1542”), which provides: A GENERAL RELEASE DOES NOT EXTEND TO CLAIMS WHICH THE CREDITOR DOES NOT KNOW OR SUSPECT TO EXIST IN HIS/HER FAVOR AT THE TIME OF EXECUTING THE RELEASE, WHICH IF KNOWN BY HIM/HER MUST HAVE MATERIALLY AFFECTED HIS/HER SETTLEMENT WITH THE DEBTOR. You understand and agree that claims or facts in addition to or different from those which are now known or believed by you to exist may hereafter be discovered.

You intend this Guest Fitness Release and Waiver to be a complete and unconditional release of all liability to the greatest extent allowed by law. You agree that if any portion of this Waiver and Release is held to be invalid, the balance notwithstanding shall continue in full force and effect.
