Our family's full-sized second home. It sleeps 14 people and would be great for small family reunions. You can watch and enjoy majestic eagles flying and fishing over the lake from any one of the 3 decks (upper and lower on the house, and one lakeside with attached dock. Pedal boat, 2 kayaks, rowboat, and canoe included. Firepit by the lake, lots of wood included. Fishing poles, golf clubs included, 2 bikes. Large lawn area in front and rear yards for your enjoyment. Weber gas grill on upper deck of house, with nearby umbrella table and extra chairs. Large hammock. Many blueberry bushes on property to pick during season. Modern kitchen, granite countertops, Large Jacuzzi tub in master bedroom. Large picture windows in bedrooms, living room, and dining room with amazing view of the lake. Kitchen fully equipped, ice maker, all cooking and serving utensils. 2 TV's, broadband wireless internet access, cable TV service, phone, air.

Large room over 2 car garage: Has 2 single beds, a full bed, and Single bed with pullout single, and large sectional sofa, and new full bath recently added. Finished basement has 2 single beds, full bath, 2 sofas, a TV, small library, extra chairs, 2 back doors to large lower deck with hammock and heavy duty wood and leather chairs/glass table set. Perennial gardens in front and back of house. Upper deck is off of living room and has a gas grill, umbrella glass table with many extra chairs, and fantastic view of lake. Air conditioned. Unfortunately, we don't have a beach, but a rocky shoreline and rocky, muddy bottom, so swimming from shore is difficult.

- "We loved this beautiful spacious home ! The lake is breathtaking and my daughter took the most amazing pictures of bald eagles. You can hear the wildlife and it’s so uplifting to spend time here. Stargazing at night and hiking at local parks during the day made this a fantastic way to reconnect with our adult children. The Museum at Bethel Woods is not to be missed . The local barbecue places were top notch. We played games and floated on the lake. We also caught a lot of fish right off the dock!! I highly recommend this home if you want to get away from it all! This is the country and you can expect to see many animals, birds, snakes and insects (including ticks) that are all part of the ecosystem. Black Bears live locally although we have not seen them on the property yet. There are Eagles and hawks in the area so keep small dogs close to you at all times. When hiking through wooded areas or grass we recommend using Off spray or another known brand on your shoes and legs.
During the summer you might hear distant music from the summer camp a mile up the road but it is not bothersome.

Owner is more responsive than my mother. This house has been undergoing an epic renovation by the owner, to save it from the elements. The house is nice and the Mitsubishi AC is a winner. Because the rental is expensive, I am going to tell you that the house could be improved as follows: 1. MBR bed is too low to the floor and needs box spring to bring it to a normal height. 2. Kitchen is Great and modern but fridge is way too small for the number of people that the house is slated to have. A second fridge in the basement would be helpful. 3. The windows mostly don't work and one doesn't close. without screens, the numerous flies fly in when opened. 4. The land is beautiful but underutilized. The deck should be ripped out and one that is twice the width built. If you put a long outdoor table, you could actually use the deck to dine and with an awning, the backyard would be the star of the house so long as you cut all of the weeds in the back to the end of the property line, the view would be improved. Recliners would be great as those backyard chairs look cute but have no use."

- "This is was clean, roomie, comfortable beds with nice pillows and bedding, comfy chic furniture, kitchen equipped (no toaster tho'), bathroom (could use more hand towels), pleasant environment place to stay. Couldn't quite figure out the TV but not tech savvy so sure others would be able to. Maybe some better directions printed out? The decking and grill could us a little work but the privacy setting of that area was wonderful. Saw families of deer meandering through, large winged birds flying by, a very quiet place to have breakfast, lunch and dinner. It was a bit pricey but it went up for headliner at the Bethal Woods Arts Center. Enjoyed that immensely but the surrounding area didn't provide much. A few restaurants in the center of town. No vegetable farms? If we missed the action maybe making a quick listing of area attractions might be nice. Thanks for a great get away weekend!!"

- "We stayed for a week with our four adult children, their spouses, and three grandchildren ages 1-4. There are bedrooms for 5 married couples and a few kids if you use some single beds together. A rare find. The bed in the master is super soft if you like that. The kitchen and dining tables together provided plenty of seating. We had fun with the pool table when it was rainy, but almost all of the sticks had broken tips. The dock area was terrific with picnic tables, fire pit, lounge chairs, volleyball and badminton, lots of kayaks, a canoe, and a couple boats on which a trolling motor can be used. The lake is very weedy, so a trolling motor is a challenge. We brought corn hole and enjoyed that down by the water too! Overall, this was another great family vacation!"

- "My sisters and I grew up in Sullivan County and still have lots of family there! We wanted a place where we could all stay together and Hilltop Hideway was a great fit. Margie even had a Christmas tree there waiting for us :) Only down side was the parking. Only 3 spots and since there was a decent amout of snow, there was no ability to park on the street. All in all, we were very happy with our stay. Would love to go back in the summer when we could enjoy the property and the pool!"

- No parties, gatherings, loud music, and smoking are allowed at the property.

- The use of drugs, including marijuana and other substances, is strictly prohibited both inside and outside the property. Please be aware that marijuana detectors are in use throughout the property. For security reasons, a camera is installed outside the entryway, and noise and smoke monitoring devices are also in place within the apartment.

You enter a mudroom with a dramatic floor to ceiling three-way mirror, sliding door opens into the light flooded living room with 7 large windows, large fireplace and huge twin Restoration Hardware couches.

There is a game table to enjoy the many board games provided, a ladder leading to the sleeping/medtation loft where there are two twin mattresses for overflow guests.
A beautiful full bathroom with a yellow concrete sink and tiled shower stall services the living room.

A hallway leads from the mudroom into the large eat in kitchen with induction cooktop, oak counters, large Samsung refrigerator with beverage center and ice machine. Dining table seats 8-10people.

Continuing on there are two bedrooms, a green bedroom with a queen sized bed and desk area and a king sized bedroom sharing a bathroom with an oversized clawfoot tub and shower.

The master bedroom is on the first floor with an ensuite bathroom with an enormous 72inch freestanding soaking tub. There is plenty of space in the bedroom to lounge, do yoga, or work from home. Next to the master is a small room with a bunkbed, perfect for young kids, there are children’s books and toys to keep them entertained while you sleep in.
There is a covered porch with hammock and an extendable dining table which can seat 8-10 and three cozy Adirondack chairs.
The fire pit is a smoke free solo stove which can be moved around to be used on the deck, out in the field or on the covered porch.
In the garage you can find a ping pong table, a kids tipi and a few toys, yoga mats and block.

Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.

Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation.

Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses or gardens completely.

Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Should a guest feel that something is amiss or needs additional attention, we will have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.

5 minutes from Bethel PAC! A full sized bed (New Mattress for 2025 season) with a little room to move around it. Bathroom, shower in private room separate from the main house, no “shared spaces”. Private keyed entrance, Air conditioned and heated. Free WiFi. 150 feet of Lakefront. “Resorts” Casino just a few miles away. The house is very private on the lake. 2 minutes from the quaint town of Jeffersonville, minutes from Liberty and Monticello. Peaceful and quiet surroundings. Security system.

The space
The “space” is classic Catskills!, green forests, places to hike or have a healthy walk in nature. My deep water residential well is tested and free of pollutants and delicious to drink right out of the tap. Eagles, beavers, deer and all NY bird species, frogs croaking on the lake in the distance on summer nights, fireflies. In the winter it is a wonderland, a white sheet with trees cradling humps of snow, the lake dotted with ice fishermen, yet inside warm and cozy with all the modern conveniences. An automatic Generac house generator with a 100 gallon propane source to guarantee comfort in case of any rare power outages! When arriving please DO NOT GO ALL THE WAY UP THE DRIVEWAY as my neighbor is very concerned about people turning around in HIS parking area. I am the second house in the driveway. Not the third house, not to the end of the driveway, but the second house in on the left. Park to the left at the "Airbnb Parking HERE" sign, leaving room for my neighbor to get by. There is no TV but there is WiFi! The Remote Control you see in the picture is for the Air Conditioner. There are at least three places to sit, just relax or maybe have something to eat, outside your room. Thank you. No smoking in the room, thank you.

Shampoo and soaps provided with towels and washcloth and clean bed linens. A small kitchenette with refrigerator, microwave and coffee machine separate from your room at no extra charge. I do not serve food but I do set up the coffee machine so all you have to do is turn it on. Sugar and milk also provided. Access will immediately be denied on the property for smoking in the room, or letting the cat Freyja in the room as many people have allergies to such even after the offending guest is long gone, Thank you

During your stay
I like to give my guests space but I am usually on the premises and always available by phone, text and email. I have my own quarters in the main house. Your room and entrance, bathroom and shower is connected to the main house, but separate, with no access from the main house.

Other things to note
You can take the boat out on the lake or go fishing off the dock for free. One person complained that there was no "usage manual for the row boat or the Grill", which is also free! Ridiculous! Stay the weekend and catch a couple of the big-name concerts that perform at the Bethel Performing Arts Center, Try out the new Resorts Casino, or just get away for a couple of days. You can find someplace cheaper but you won’t find one as clean and with all the amenities that are here, though it is not the Hilton. The room is big enough to provide a nice full sized bed with a HALF bath, separate shower from the bathroom with towels and linens provided. I think a shower should ALWAYS be separate from the bathroom so that one person can use the shower without being subjected to what is going on in the bathroom. Bathroom has a window with a nice view and blinds. The view of the lake is spectacular, even from the bed, and beautiful to wake up to in the morning.

Briscoe Blue is a cozy property ready to host you and your guests. An open floor plan maximizes the living and dining spaces to feel comfortable and spacious.

Our kitchen is small but mighty with full size appliances and a variety of cooking tools makes it easy to prepare a meal.

The dining space can double as a gathering space and as a dedicated work area. Privacy curtains make it easy to separate the space if needed and a provided monitor makes it easy to transition from play to work.

The living room has ample seating as well as a pull out couch for additional sleeping space.

The bedroom hosts a queen sized memory foam mattress.

We love pets! Especially dogs! We have tennis balls, bowls, extra leashes, treats and more for your furry friend!

Snowed in or rainy day? We have plenty of board games, playing cards and complimentary streaming platforms to keep your day full! Enjoy Peacock, Hulu, Disney+, and ESPN+ on us! We also have an XBOX 360 that serves as a DVD player (Redbox is down the street at the Dollar General)

Black Bears live locally although we have not seen them on the property yet. There are Eagles and hawks in the area so keep small dogs close to you at all times. When hiking through wooded areas or grass we recommend using Off spray or another known brand on your shoes and legs.
During the summer you might hear distant music from the summer camp a mile up the road but it is not bothersome.

PROPERTY CONDITION & DAMAGES
All damages to the home will result in a cost to replace and/or repair. The tenant must report if any damages are present at the property within two hours of arrival. If there is no report of any damage, the tenant assumes responsibility for damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs.

Our sustainable home is powered by a large solar array that provides the majority of the home's energy consumption. We have our own well and sceptic. The home is all electric- no gas or propane. Our 1 acre pound serves as a natural resource for local and migrating birds and other animals that use it as a watering source, you'll see deer, rabbits, birds, frogs, and fish depending upon the season. When needed, additional electric is seamlessly pulled from the grid.

The basement is a huge retreat for children or adults! Complete with an arcade room with classics- Pac Man, NBA Jam, ski-ball and basketball. Turn on the LED lights for a real Dave & Busters experience, or enjoy the pool table/ ping pong , ​couches and large screen tv. Plenty of space for family to gather and have a good time!

The home has 9 Bedrooms including 2 bunkrooms to accommodate 26 guests. All the mattresses, pillows and linen are brand new. The main floor master is very spacious, with a king bed that has an 84 inch wingback headboard, a loveseat, walk-in closet and en-suite bathroom.

Each floor has a master (king or queen bed), a full bathroom, and a room with twin beds, so 3 families can each stay on their own floor with privacy.

First floor includes 3 bedrooms (one is a master), open kitchen, 2 living rooms, dining room, and fireplace.
Second floor includes 1 Queen room, 1 bunkroom with 4 bunks.
