Our family's full-sized second home. It sleeps 14 people and would be great for small family reunions. You can watch and enjoy majestic eagles flying and fishing over the lake from any one of the 3 decks (upper and lower on the house, and one lakeside with attached dock. Pedal boat, 2 kayaks, rowboat, and canoe included. Firepit by the lake, lots of wood included. Fishing poles, golf clubs included, 2 bikes. Large lawn area in front and rear yards for your enjoyment. Weber gas grill on upper deck of house, with nearby umbrella table and extra chairs. Large hammock. Many blueberry bushes on property to pick during season. Modern kitchen, granite countertops, Large Jacuzzi tub in master bedroom. Large picture windows in bedrooms, living room, and dining room with amazing view of the lake. Kitchen fully equipped, ice maker, all cooking and serving utensils. 2 TV's, broadband wireless internet access, cable TV service, phone, air.

Large room over 2 car garage: Has 2 single beds, a full bed, and Single bed with pullout single, and large sectional sofa, and new full bath recently added. Finished basement has 2 single beds, full bath, 2 sofas, a TV, small library, extra chairs, 2 back doors to large lower deck with hammock and heavy duty wood and leather chairs/glass table set. Perennial gardens in front and back of house. Upper deck is off of living room and has a gas grill, umbrella glass table with many extra chairs, and fantastic view of lake. Air conditioned. Unfortunately, we don't have a beach, but a rocky shoreline and rocky, muddy bottom, so swimming from shore is difficult.

- "We loved this beautiful spacious home ! The lake is breathtaking and my daughter took the most amazing pictures of bald eagles. You can hear the wildlife and it’s so uplifting to spend time here. Stargazing at night and hiking at local parks during the day made this a fantastic way to reconnect with our adult children. The Museum at Bethel Woods is not to be missed . The local barbecue places were top notch. We played games and floated on the lake. We also caught a lot of fish right off the dock!! I highly recommend this home if you want to get away from it all! This is the country and you can expect to see many animals, birds, snakes and insects (including ticks) that are all part of the ecosystem. Black Bears live locally although we have not seen them on the property yet. There are Eagles and hawks in the area so keep small dogs close to you at all times. When hiking through wooded areas or grass we recommend using Off spray or another known brand on your shoes and legs.
During the summer you might hear distant music from the summer camp a mile up the road but it is not bothersome.

Owner is more responsive than my mother. This house has been undergoing an epic renovation by the owner, to save it from the elements. The house is nice and the Mitsubishi AC is a winner. Because the rental is expensive, I am going to tell you that the house could be improved as follows: 1. MBR bed is too low to the floor and needs box spring to bring it to a normal height. 2. Kitchen is Great and modern but fridge is way too small for the number of people that the house is slated to have. A second fridge in the basement would be helpful. 3. The windows mostly don't work and one doesn't close. without screens, the numerous flies fly in when opened. 4. The land is beautiful but underutilized. The deck should be ripped out and one that is twice the width built. If you put a long outdoor table, you could actually use the deck to dine and with an awning, the backyard would be the star of the house so long as you cut all of the weeds in the back to the end of the property line, the view would be improved. Recliners would be great as those backyard chairs look cute but have no use."

- "This is was clean, roomie, comfortable beds with nice pillows and bedding, comfy chic furniture, kitchen equipped (no toaster tho'), bathroom (could use more hand towels), pleasant environment place to stay. Couldn't quite figure out the TV but not tech savvy so sure others would be able to. Maybe some better directions printed out? The decking and grill could us a little work but the privacy setting of that area was wonderful. Saw families of deer meandering through, large winged birds flying by, a very quiet place to have breakfast, lunch and dinner. It was a bit pricey but it went up for headliner at the Bethal Woods Arts Center. Enjoyed that immensely but the surrounding area didn't provide much. A few restaurants in the center of town. No vegetable farms? If we missed the action maybe making a quick listing of area attractions might be nice. Thanks for a great get away weekend!!"

Enjoy kayaking, boating and fishing on 326 acer lake and relax in the picnic area by the lake that includes 3-pickinc tables, fire pit and another gas barbeque grill. Property has 5-kayaks, 1-canoe, and 2-rowing boats. It has parking for several cars and guests can also enjoy playing basketball, volleyball and badminton.

- "We stayed for a week with our four adult children, their spouses, and three grandchildren ages 1-4. There are bedrooms for 5 married couples and a few kids if you use some single beds together. A rare find. The bed in the master is super soft if you like that. The kitchen and dining tables together provided plenty of seating. We had fun with the pool table when it was rainy, but almost all of the sticks had broken tips. The dock area was terrific with picnic tables, fire pit, lounge chairs, volleyball and badminton, lots of kayaks, a canoe, and a couple boats on which a trolling motor can be used. The lake is very weedy, so a trolling motor is a challenge. We brought corn hole and enjoyed that down by the water too! Overall, this was another great family vacation!"

Hilltop Hideaway is a split level ranch home set on a grassy acre and adjacent to 108 acres of never to be developed wilderness - the perfect escape.

Spacious interiors with open living and dining area, full chef's kitchen, and large family room with a projector, classic wood stove, and access to the patio. Bedrooms are comfortably outfitted with all cotton linens, and plush pillows. Outside on the patio you can sit around the fire pit and gaze at the stars. The resort like pool is set a few feet away from the house heated to 84 degrees. The deck is off the kitchen with a propane grill, and 8 person dining table for wonderful outdoor entertaining. A playground in the backyard to keep the kids entertained for hours.

- "My sisters and I grew up in Sullivan County and still have lots of family there! We wanted a place where we could all stay together and Hilltop Hideway was a great fit. Margie even had a Christmas tree there waiting for us :) Only down side was the parking. Only 3 spots and since there was a decent amout of snow, there was no ability to park on the street. All in all, we were very happy with our stay. Would love to go back in the summer when we could enjoy the property and the pool!"

To ensure a comfortable, safe, and enjoyable stay for all guests, we’ve implemented the following guidelines and house rules; please read carefully.

- No parties, gatherings, loud music, and smoking are allowed at the property.

- The use of drugs, including marijuana and other substances, is strictly prohibited both inside and outside the property. Please be aware that marijuana detectors are in use throughout the property. For security reasons, a camera is installed outside the entryway, and noise and smoke monitoring devices are also in place within the apartment.

OTHER THINGS TO NOTE;

- All guests are subject to additional screening and a security deposit.

- Check-in 4:00 PM/ check-out 10:00 AM.

- Quiet time is from 9:00 PM to 9:00 AM.

- Any property damage will be charged to the guest. If the property is left extremely dirty, an additional cleaning fee will apply.

- In order to ensure an enjoyable stay for our guests, we ask that you follow the house rules; failure to comply may result in cancellation of your booking with no refund, and you will be required to vacate the premises immediately. We appreciate your cooperation and understanding in maintaining a respectful environment for all.

Fees & Discounts;
~ We offer a 10% discount to active-duty personnel and veterans and guests who travel for work.
~ Lost keys $175 penalty fee
~ Early check-in or late checkout that is unauthorized there will be a $300 penalty fee.
~A maximum of 6 guests are allowed to stay at this property. Any extra guest will be charged a fee of $45.
~ Security Deposit: A deposit equal to 10% of the reservation total will be charged and held securely. It will be fully refunded 48 hours after checkout if the property is left in good condition and all house rules are followed.

- We do provide basic amenities such as toiletries, paper towels, and essentials to get you started. However, if you’re planning an extended weekend stay or visiting with a larger group, we recommend picking up some extra supplies to ensure you have everything you need throughout your stay.

The Flagler is our flagship. Slightly larger than its neighbors, it boasts luxurious bathroom with shower, vegan bath products, cotton spa towels, queen bed with exquisite ironed linens, fully stocked galley kitchen with refrigerator, induction cooktop and Nespresso coffee maker. The dome features a dining area, gas indoor fireplace with club chair seating, and additional reading nook. Outside use the wood-burning firepit, propane grill, table, or just relax on one of the deck lounge chairs or our luxury hammock.
