Under a 2-hour drive from New York City with skiing at Big Bear close by, not far from Milford, PA, and Bethel Woods Arts & Concert venue (home of the original Woodstock festival) and Resorts World Casino. Close to the Forestburgh Playhouse & local arts venues, antiquing, Minisink Battlefield, Fort Delaware, Barryville & scenic Route 97 that runs alongside the protected Delaware River. Many inns and restaurants are found in a string of villages such as Barryville, Milford, Narrowsburg, and Callicoon.

In addition to being on a lakefront there is easy access to other lakes, streams, for hiking, fishing, river rafting, zip-lining, tubing, canoeing, horseback riding, and in the colder weather, skating and ice fishing off private dock plus snowboarding and tobogganing on the gently sloping area on huge private lawn.

This roomy lakefront retreat is a custom contemporary, energy-conserving, 3 storey cedar post and beam which is bright and light-filled and is situated on almost two park-like acres, with its private dock/beachfront on the sandy-bottomed lake (great for swimming, boating, and or fishing.)

House has multiple indoor/outdoor seating areas, a sunroom, a fireplace with wood burning stove insert along with electrical baseboard heating, Cable TV, wifi, security system, smoke detector, carbon monoxide detector, fire extinguisher, first aid kit plus fully equipped, up to date kitchen with stainless steel appliances, fridge has ice maker & water filter, whole house water filter, ceramic range top, wall oven, microwave, toaster, keurig coffee maker, drip coffee maker, and washer/dryer/ironing facilities in separate laundry area on the ground floor.

As we are energy-conserving (passive solar heat) the house is cooled with cross ventilation and great breezes from across the lake as well as huge ceiling fans (plus a huge mini split ac/heating unit on the main floor that cools/heats the entire ground floor and also benefits the 2nd floor bedrooms).

The kitchen has a breakfast bar that flows into the large dining area with a table that expands to seat ten, then flows into a living area with a cathedral ceiling, wood beams, skylights, wood-burning stove plus a spectacular lake view through the entire lakeside's glass wall.

There is a separate den with seating and a sun room that has a nice table to enjoy breakfast while watching the butterflies flit past the windows while enjoying the cross breezes coming through the door to the (lakeside deck.)

The fully finished semi-basement has a comfortable seating area/large play areas and a 60' screen for playing videos, DVDs, or gaming systems.

There is a large outdoor table on the side porch with a market umbrella that seats eight, a lakeside table with a market umbrella that seats four (we sit here for breakfast while watching the hummingbirds at the feeder.) There is an additional bistro table that seats two plus two cozy, armchairs with a drinks table. Under a shade tree down by the dock, there is a large table that seats four - plus additional captains chairs and benches seating.

Bedroom 1 (queen bed) overlooks the lake.

Outdoor space - has multiple seating areas perfect for reading, eating, entertaining, meditating, or practicing yoga. The huge lawn is peaceful with ample room for games while others in your party may find a nice quiet space to just enjoy nature.

There is a private dock and beach on our sandy-bottomed, natural, spring-fed, motorboat lake which is ideal for fishing, swimming, and boating - one does need a short-term fishing license from NYS which is obtainable online,

There is a barbeque grill on the side porch and the fire pit is great for roasting marshmallows -

Depending upon the season you may enjoy outdoor dining; private dock and beach from which you can walk into the natural, spring-fed motorboat lake - take out the canoe or paddleboat, swim, fish from the dock (there is also lots of shallow water should children be in your party.)

We love the opportunity to relax, enjoy nature watching from hummingbirds to bald eagles, sit quietly and do absolutely nothing - we rarely leave the house when staying ourselves - there is no need - I always comment to my husband that it feels as if we have our own private resort.....

Sandy Beach Tavern (1 mile from the house) has a full bar, snack bar, pool table, game room, and private beach for swimming (closed in the winter.)

Eldred is the closest village (3 miles away) with a supermarket, library, shop, ice cream/sandwich shop and outdoor pizza restaurant.

Barryville right on the Delaware River is 6 miles away with restaurants, antique stores, and the opportunity to rent canoes or kayaks,

White Lake is 8 miles away and also boasts restaurants, boat rental, and antique stores.

Cochecton is worth checking out, in particular the amazing Hennings restaurant.

Bethel Woods home of the famed 1969 Woodstock festival is just 10 miles away.

Public transit is not available - this area needs a car although one may bus to Monticello (good for bigger stores such as Walmart of Shoprite) or take a train to Port Jervis and then take a cab ride.

If you intend to throw a party during your stay (guests in excess of 20% of your reserved guest list would constitute a party) you would need pre-authorization. There would be an additional fee (to be negotiated) as this larger group involves extra liability, wear, and tear, as well as higher cleaning fees and usage of basic house items such as paper goods and utilities.

Guests may check-in after 4:00 p.m. on the day of arrival and must check out by 11 a.m. on the day of departure.

If there is no back-to-back reservation it may be possible to request an earlier check-in or later check out. Please be aware that an additional fee may be required depending upon season and or weekend.

Should a guest need to cancel last minute due to extenuating circumstances such as personal or health emergencies and/or natural disasters, they should contact the host to discuss options.

Please note:
For security purposes only, this property has a doorbell camera on the front door and on the basement door. There are also two driveway cameras; one for the side of the house and one for the back of the house. There are no indoor cameras whatsover.

Additionally, as much as we love animals, due to many with allergies, (including the hosts), we are unable to accomodate visiting pets either indoors or outdoors.

Amazing 8 acres of property and a 4,300 sq ft home, renovated 5 bedroom / 4 bathroom. The house sleeps up to 10 people. Perfect setting in the woods and on the lake. Enjoy the 2 kayaks, 2 standup paddle boards, tubes and rafts, lake trampoline and fishing rods. Relax on the hammocks, roast smores at the fire pit, play basketball and enjoy the outdoor shower. There’s also a Weber gas BBQ. The house has ample living and entertaining space with the open kitchen, sitting area, and huge living room with 10 person dining table, 65 in tv and couch with 3 recliners. The whole house was just renovated over the summer and has ample space to accommodate families and large groups of friends. The 1,500 sq ft basement was just completed, it’s fully carpeted with a bedroom, full bathroom, sleeper sectional sofa and lots of fun stuff...a ping pong table, bar area with dart board, 55 inch tv, Nintendo 64, and a huge toy closet. There is AC in the living which keeps the downstairs cool, and all bedrooms have AC, other then the basement, which stays cool and has a Dyson fan in the bedroom. The house is shaded, so stays cool even on hot days.

Across the lake is Sand Beach, a beach with swimming area, picnic tables and has a dive bar with food, drinks and music. Go visit Bethel Woods for concerts during the summer or The Woodstock Museum all year round, checkout Catskills Distillery across from Bethel Woods. Float down the Delaware River, explore hiking trails, go to the cute town of Narrowsburg and all the great restaurants in the area.
For the winter, the 2 closest ski areas are Big Bear in PA and Holiday Mountain in Thompson, NY.

A forested lane leads to the cabin, and guests enter into an open plan common space. A basic kitchen supplies all the necessities, along with a couple of bar stools overlooking the living room, a generous deck, and the lake beyond. The interior features wood detailing throughout with occasional accent walls. A wraparound leather sofa is the perfect spot for everyone to squeeze in and enjoy the warmth of the fire, or alternatively, a movie night.

The sunny master bedroom, a king, extends off the living room, along with a small queen guest room and a twin room. All bedrooms share a bathroom with a walk-in shower.

Outside, the sun deck is easily accessible from the kitchen, which is great for outdoor dining. And a crystal clear, bubbling hot tub is just a few convenient steps from inside. From the deck you can view a generous bit of land, at least in lakefront terms, down to the lake. A short, forested walk down a private path leads you to a gazebo right on the lake. This is the ideal staging area for lakefront adventures - putting on sunscreen, organizing your fishing tackle, towel storage - or as a shaded destination for sipping a cold beverage when the sun sets. This property comes with two row boats and two kayaks just begging you to explore Mohican Lake. A rustic fire pit is also available to guests down by the lake.

The thing we love about this cabin is that there's truly something for every season. Escape the winter blues with warm nights by a crackling fire or out in the hot tub under a blanket of stars. Fish off your own private dock in the spring (be sure to bring your own equipment). Grill up a feast during the heat of the summer. Let the leaves dazzle you in the fall. This time of year is perfect if you want seclusion and quiet we basically saw only one person the whole time we were at the house or on the lake. The lake has a good amount of fish and we caught a few from the dock and while kayaking around . Steven replied to all my messages with answers to all my questions . He made it very easy for us to enjoy ourselves . This was our first time at his property and hopefully not the last. I would like to someday return with our 3 boys they would love it . If you love nature and fishing and hiking there is no shortage of really spectacular trails and trout rivers nearby. Final note .....the hot tub was amazing. Beautiful 3 bedroom 1 full bathroom lake front house on the west side of Mohican Lake. Bedrooms sleep 6 but has 2 futons in Livingroom. Enjoy your morning coffee while you watch the sunrise. In the evening, enjoy the sunset from the lake. Extra large open grass yard with XL private dock, one of the largest docks on the lake. Relax at night by the fire pit and watch the stars over the lake. Lake accommodates motorized boats or enjoy Kayaks and fishing during the no wake/quiet hours from 7pm to 11am. A great weekend getaway for the whole family.

We have been going to this lake for over 40 years and we were fortunate enough to have a spot to launch our boat and to take it out. My niece was getting married and her house was quite busy with guests so we could not stay there. If we did not have a spot to launch our boat, there is no launch available to you. That’s something to know. It’s not an issue unless you plan on bringing a motorboat. The association is very strict with their rules for this lake and do not want outsiders coming and launching their boats. This is not communicated in the listing. The way it’s written, you would think that if you bring a boat to this beautiful dock, which it is absolutely gorgeous, you would have a way to put your boat on the lake. If the property we launch from is sold, unfortunately, we won’t be back because our purpose of renting is to enjoy our motorboat. The cabin itself has been renovated and is very cute. You need to bring absolutely nothing. It is very well stocked. The kids enjoyed the kayaks. Communication with Susie is excellent. Check in process was a breeze. If you’re looking for a little getaway, on a beautiful lake, in a cute cabin,then definitely this is your go to."

Our favorite beach on the Delaware River was only 12 minuets away so we spent our days river side. Plenty of parking and the host was very helpful with our questions. To relax, The Sand Beach is a great local spot on the water for drinks, BBQ, and music.

Being minutes from the mighty Delaware River and the Rio Reservoir will give fishermen the waters of their dreams (American shad, trout, eel, perch, and pumpkinseed in the Delaware and bass, perch, crappie, walleye, and pickerel in the Rio). Hikers and ramblers will enjoy the many exceptional trails, especially the much-loved Mongaup Trail, which children can easily do. Like any rural environment, this house is surrounded by countryside, farms, and wildlife. While it's lovely to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night and encounter the less cute mice, flies, snakes, ants, and bees. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong.

Highland Lake is a very peaceful and safe private lake with spectacular sunset views, great fishing, lots of birds and wildlife, and close proximity to the Delaware river, supermarket, restaurants. The house has a fireplace, game room, deck overlooking the lake, 1 master bedroom, 5 guest bedrooms, 1 living room, 75" flat screen TV in the living room, 10 person dining table, dock, boat, and a stainless grill.

This brand new 3,200 sq ft building on 2 acres is set back over 300' from the road, with no neighboring structures in view from the back of the property (totally private). The rental space (half of the building) is a clean, modern 1,600 sq ft City-like apartment set in the countryside. Guests can also enjoy outdoor areas like the front porch, the surrounding yard and the fire pit patio out back. There is a grill on the front porch with a table and chairs, seating and firewood provided for use with the fire pit.

The building on this forested property is set back from the main road, providing guests with privacy and quiet atmosphere. Neighboring properties are forested as well, including the private 3,300 acres behind the property. The Delaware River at Barryville is a 12 minute drive. Within 15 minutes of this property are many excellent bars and restaurants. The local Peck's Market and gas station are 4 minutes south on Route 55, while the famous Eldred Preserve with the Homestead Steakhouse and future high end Spa is a 2 minute ride north on Route 55 (it's a nice walk, too). Bethel Woods is 16 minute drive (and it's the better back road to avoid traffic). Lake Superior State Park is a 10 minute drive.

Nearby cultural centers are Narrowsburg, NY (23 min), Callicoon, NY (30 min), Milford, PA (34 min), Port Jervis, NY (29 min). Other nice places to visit and shop in PA are Honesdale and Hawley. Driving in any direction is a lovely ride. The Hawks Nest on the way down scenic Rt 97 to Port Jervis is a must see. Anywhere along the Upper Delaware is worth the visit - some of the bridges are particularly noteworthy.

The property is well marked uphill from Route 55 (look for the 921 black on white sign), guests should drive up and there's ample room for parking in front of the building (this area is dedicated for guest parking). The guest entrance is located on the lefthand side of the building, on the porch under the porch roof. The grey door with glass panels will be open for you. The owner will meet you with the keys or leave the door unlocked and the keys on the kitchen counter by the front door.

Sand Beach lake is about 0.5 miles from the house. The entrance is through Sand Beach. There is a $10 entrance fee for adults and $5 for Children under 10. Sometimes it is waved, it depends on who is there and what the mood is.

Summer Lake Resort features 3,800 sq ft of living space - 4 bedrooms/3.5 bathrooms. Newly renovated master suite with king size adjustable massaging bed and spa-like master bath with heated floors. Bunk room features 6 beds - 2 twin over full bunks with trundle beds (sleeps 6-8) and en suite bathroom. 3rd and 4th bedrooms include queen size beds with one having a lake view. Kitchen includes 7-stage filtered drinking water system, high-end appliances and 6-burner stove, knock twice see-through fridge and quiet dishwasher. Sunroom provides 270 degree views of the lake and over 400 square feet to relax, play board games, cards, and puzzles. The sunroom is also a great place to view the eagles in the area who like to perch in the big tree right in front of the big picture window. Living room features a 65-inch tv and 2 oversized brand new couches for your lounging pleasure. The basement is half finished with portable heaters throughout the space, and has a host of game room amenities including foosball, arcade, ice hockey table, ping pong table, dart board, gym, 55 in tv, video games, bar and sitting area! Its a huge rec space to hang out or banish the noisy to while a movie can be enjoyed in the living room space upstairs.

Overall, the home provides a family friendly, spacious environment with cozy features designed for a relaxing time with family and friends. The sleeping quarters are separate from the public spaces making it easy to sleep in or continue the party without disturbing anyone. The kitchen is stocked with the essentials including new pots, pans, utensils, Kuerig machine with coffee pods and electric water kettle. . This is the perfect place to enjoy nature. The deer graze on the open grass in the front yard; eagles perch in the backyard trees and Sunsets that are truly mesmerizing.

The entire house is exclusively yours for an uninterrupted stay—relax, unwind, and truly make yourself at home. 🏠. There is one locked owners closet in the loft level.

Ample parking is available in the driveway for multiple vehicles.

Access to the house is through the front door with a keyless entry smart lock. A unique access code will be provided to you 24 hours before your arrival.

***Please note: We DO NOT have direct lake access from the house. The driveway in front of the house that leads down to the water is private property. Please respect our neighbors and do not trespass! We thank you in advance for your understanding and cooperation***

Bedroom #3 is located in an open loft area. It is accessible via a full sized set of stairs. The half bath is also located in the loft area.


Sand Beach is closed for the season. It will reopen again in the Spring.

This is a beautifully constructed log home with modern furnishings and appliances. With rustic and cozy detail that sleeps 8 people comfortably, you will feel right at home. You’ll also have private access to the lake for swimming and boating, prime sunset viewing, a fire pit & outdoor shower.

The space
Our ground floor is spacious and inviting, perfect to share quality time with family and friends. The living room boasts gorgeous natural lighting through floor to ceiling glass windows and a stunning view of the lake, as well as a large TV with impressive surround sound and a comfy leather sectional. The wood stove makes winter months toasty and comfortable. The bedroom on the bottom floor is a queen bed with an ensuite private bathroom with a brand new rainfall shower and private outdoor entrance. There is also a half bathroom on the bottom floor.

The kitchen is fully equipped with all appliances, including a washing machine and dryer. We do our best to provide guests with spices and condiments for cooking. The dining room sits 8 comfortably, although with good weather, we highly recommend enjoying your meals from the back deck!

Top floor has 3 bedrooms: a master bedroom suite with a California King bed and bath, a room with bunk beds (queen on bottom, full on top), and a room with two twin beds. The two bedrooms share a full bath. In the upstairs family area, there is a pull out sofa (full size) and TV for overflow sleeping arrangements.

The wrap-around porch has two dining sets, a grill, and additional seating for tanning, relaxing, or cocktail hour. Continue around the porch and you will find a hammock to enjoy some peace and quiet! Below the deck you will also find a outdoor sitting area with wrap around cobblestone flooring, a swing, and outdoor shower. Our basement is under construction and will be off limits during your stay.

There is also a garden tucked away in the front lawn where you’ll likely find all the herbs you’d want for cooking!

The house is just a staircase from the lake - feel free to enjoy the outdoor deck overlooking the lake and use the private lake access for swimming, kayaking and fishing. In recent years, bald eagles have been nesting on our lake so in all likelihood you will have the rare opportunity of seeing these fantastic birds fly in their natural habitat.

The space
4,300 sq ft- 5 bedrooms/4 bathrooms. We just renovated the whole house and built a master suite upstairs with new bathroom including steam shower, connecting to the kids room with trundle bed, and full bed (sleeps 3-4). The downstairs and all bedrooms have AC (except basement which stays cool). There is a finished basement that has one bedroom and full bath, plus sleeper sofa, ping pong table, 55 in tv, bar area with dart board and play area for kids.
There is ample amount of space to relax and unwind in both the kitchen and living room areas. There are 2 large bedrooms on the main level, a king bedroom and 2 queens in the other with en suite bathroom. The open layout makes a great setting for large groups. Listen to the birds chirp and watch the deer and wild turkey walk through the woods. Very peaceful setting. Perfect for all 4 seasons... watch the leaves change color in fall, enjoy the lake in summer, serenity and white beauty of winter, or all the flowers blooming in spring.

Guest access
The guests have access to the whole house and whole property including the lake area. There's kayaks and standup paddleboards, fishing rods, and furniture on the deck/dock area. Great for hiking and relaxing by the fire pit as well.

Other things to note
Tons of activities at the house and in the area. Hiking trails close by, Sand Beach Dive bar and restaurant is on the other side of the lake, which has a beach area, swimming, picnic tables and good bar food and tasty beers.

The Delaware river gap is 10 minutes away for rafting trips and great scenery.

Bethel Woods is the home to the original Woodstock. It's 15 mins away and has great concerts and events. The Woodstock Museum is worth the trip! Across the street is the Catskills Distillery (try the bourbon!). White lake is just a few minutes away from there with great restaurants on the water.

Narrowsburg is a very quaint town right on the Delaware River and has cute shops and delicious restaurants. The Heron and Gerard's are both great.

The Lodge at Woodloch Spa is 30 mins away. It’s a luxury resort and spa, the spa is newly renovated and perfect for a relaxing afternoon! There’s also all types of outdoor activities for couples, groups and families.

Resorts World Casino is opening in Monticello in March, 2018. Its a 100,000 sq ft casino with a 10,000 sq ft spa, 10 restaurants, golf, and indoor/outdoor water park.

Our game room is fully equipped with pool, ping pong, Foose ball, and darts, providing endless entertainment options for kids and adults. You can also play a game of pickleball/basketball/shuffleboard outside on the court, 9 hole private disc golf course, kayak around the lake, or simply relax in the indoor sauna. Our fully stocked kitchen has everything you need to prepare meals for your family and friends.

The space
Approximately 6,000 square feet home with an open floor-plan. Main floor makes for great cooking, dining, and entertaining. Enjoy the wrap around oversized main floor deck, back patio with a picnic table that seats 16 guests along with a fire pit and gas Weber BBQ. 4 Large bedrooms allows for optimal comfort up to 16 guests. On the main floor, there are 2 bedrooms and a full and half bath. First bedroom has its own full bathroom with a queen bed and a twin bunk bed. Second bedroom has a queen bed and a twin bunk. Upstairs loft area there is a poker table along with 2 massive bedrooms both with a king bed and a twin over full bunk and a full bathroom. In the basement, play a round of table tennis, pool, foosball, darts, basketball, relax and unwind in the traditional Finnish Sauna. There is a full bathroom downstairs with heated floors. There is another half bath in basement as well. In the basement you will also find a bar kitchen downstairs with a big island to seat 8 guests.

Chefs will appreciate the spacious kitchen. Main area open-floor plan allows for everyone to spend time together, the dining table spaciously seats 8, with room to add an additional table for another 8 guests. There is an additional fridge/freezer in the basement floor to help organize your food & beverage. Gas grill is on the back patio with extra propane.

Outdoors, guests will find outdoor fire-pit, covered grill, outdoor picnic table for up to 16 guests, pickleball and basketball court, private dock, and use of kayaks. (in-season only when conditions permit)

There is also a Tesla charger for your use. There is a flat rate of $15 if you decide to use the charger.

Right off the driveway is a ~400ft catwalk to the private dock with a table to enjoy the lake and sunbathe!
