If you were traveling with friends or family, probably not an issue, but on a couples trip to be able to hear the entire couple next door’s conversation, TV viewing choices, etc etc felt a lil “not the point” of the rustic, isolated cabin. For the price point, they should have significantly better soundproofing - our couple next door woke us up both mornings of our stay. With that said, we’d still visit the property again, as it’s well-located to explore local towns and the amenities (restaurant, gym, overall aesthetic) were flawless."

Enjoy your coffee, scenery, and tranquility in the vaulted living room or on the upper balcony off the bedroom, the architect’s own private retreat. Hidden from the road, the house is a cedar and teak construction both inside and out set among four private acres of woods and rock outcroppings. It features:
• Two spacious bedrooms with king size beds, one of which is a loft facing the front wall of windows.

Please note, we do not rent to anyone under the age of 25 and have a strict 5 adult maximum (6 people total, with one child or 4 adults and two children). This rental is not suitable for very large or party groups (adults should supervise children if staying in the upstairs loft). - "The house was beautiful and tucked nicely into the woods. The kids got a belaying lesson before their rock climbing day right on the property thanks to some large boulders. Smaller kids would love the tree fort (ours are too big now) and might spot some deer in the woods. Be sure you have a heavy sleeper willing to stay in the loft, especially if you have early risers. We went hiking, rock climbing and swimming all at Minnewaska State Park. It was a great end of summer family trip! PS - that Kiehl’s shampoo/conditioner was so great that I ordered some for myself!"

A long private driveway takes you to an elegantly restored, period colonial with modern amenities like geo thermal central air. The secluded property has a crystal clear stream running through it and has been likened to a mini adventure resort that can be enjoyed by hikers, adventurers and meditators. It was named after the springs that feed the crystal clear stream and swimming pool. Imagine hiking for an entire morning without crossing a road, hearing a car or seeing a soul, past turquoise swimming holes, waterfalls, 250 foot white granite cliffs, a small lake, deep gorges and ancient dwarf pitch pine forests. Then returning to lunch at a blue stone terraced Japanese fern garden with fountain pools and small waterfalls and spending the afternoon swimming and relaxing at a 50 X 30 foot, chemical free, swimming pool with a mill stone fountain. An elegant, simple yet grand, private getaway two hours from Manhattan.
NOTE: Eric, who personally built many of the hiking trails is available to lead an optional hike. Eric and Troy live in a converted barn on the property.

Owners, Troy and Eric were" - "Eric and Troy were the consummate hosts, we had a wonderful week staying at their property with our 14 and 17 YO daughters. Eric took us on a guided hike through his property, following the creek up into the mountains and continuing into Minnewaska state park which is contiguous with their property. He showed us the caves on his land which were occupied by native Americans thousands of years ago in which he found ancient artifacts. The house is great, was very cool during the August heat with its geothermal AC. The swimming pool is beautiful, water is crisp and refreshing, great place to relax after a hike or bike ride. We look forward to coming back!"

This gracious secluded designer post and beam home is nestled on eight acres in the town of High Falls, NY. Approximately 1.5 hours drive from NYC. It's ideal for families, romantic getaways, girls weekends and pets are allowed (w/ prior approval). Everything is detailed exclusively for you including the finest all cotton percale sheets some from Italy. Secluded and airy, this home has breathtaking pastoral views. This country retreat neighbors a 100 acre organic Angus cow farm. We have large common areas and a spacious gourmet kitchen.
Enjoy the heated salt water pool, nearby fairs, farm to table gourmet restaurants, apple and berry picking, wineries, Mohonk Mountain House, hiking, climbing, golfing and canoeing. The property has eight acres ... four acres of open flat mowed lawn and four acres of lush woods. This 4000 sq ft home flows with five bedrooms and three bathroom, living room, dining room eat in kitchen and a large finished basement with regulation ping pong table.
The backyard contains grilling, fire pit, sitting area, salt water based pool which opens Memorial Day and closes the end of September.
The house was built with a grand open feel in mind. There is a huge bedroom downstairs that has a king bed and a full size loft with a twin bed. The second bedroom is the master located upstairs with a king bed, handmade Shifman mattress and en-suite bathroom with Jacuzzi, double shower and two sinks.
Additionally it has a breakfast terrace that faces the back expanding views. There is an additional full bath upstairs along with three more bedrooms. One bedroom has a queen bed with a single loft. There is a bunk bed in one room and a queen in another upstairs bedroom. There is a separate den that has an L shaped sofa and a queen pullout sofa in the living room. No detail was left behind in this gracious home.

- "My wife and I have stayed in this house every summer for the past few years and love it. This year my wife and I chose to be alone for the first week after which we had our children and grandchildren come up. Being alone in this great big, beautiful home was ideal for just relaxing, swimming in the pool while enjoying the plethora of restaurants in the area. And then having our children and grandchildren come up was a treat for all of us. The kitchen is ideal for group cooking with plenty of room at the table, indoors or outdoors, for eating together. It's a beautiful home, with all the modern amenities. The 5 bedrooms allowed for everyone to have comfortable sleeping arrangements. The master bedroom, with its large bathroom, a double shower and separate whirlpool met our needs entirely. And when my youngest grandchild awoke at the ungodly hour of 6 AM, there was plenty to keep him busy, puzzles, games and toys, allowing the rest of us to sleep. And when we were all awake, there was ping pong, the outdoor fireplace for heating up our "some mores", and the pool which is heated to the perfect temperature. Our renting this home has made my wife and I big stars among the children and grandchildren. I highly recommend this home. You will not be disappointed."

Simply elegant studio located at the Inn at High Falls, lovely restored perfect for a single traveler or couple! The studio is located on a ground floor of the barn which is perfect for people who cannot handle stairs very well. It is one of three self contained units on the property. There is a main house and carriage house. The carriage house contains the studio on the first floor and loft on the upper floor. The cozy space has a mini frig, microwave, and coffee maker. Also, the studio comes with access to the shared back yard. Anything else you need, just let us know!

Welcome to the Inn at High Falls! 'The Loft' is our newly renovated barn that features an open floor plan that is perfect to stretch out and relax in a rejuvenating country setting. It is one of three units, self contained on the property with its private screened in porch and shared yard. Please walk in, kick off your shoes, and leave your worries at the front door! Welcome to this secluded home in New Paltz. This excellent property features 3 bedrooms with 2 queen beds and 1 full bed, perfect for a tranquil getaway in nature while being only 10 minutes from New Paltz village center. The 2 full bathrooms are equipped with all the essentials you need for a peaceful stay.
This property is surrounded by the Mohonk Preserve, 10 minutes from New Paltz Village, 10 minutes from Minnewaska State Park, and five minutes from the Mohonk visitor center. You can access the Mohonk preserve right from the backyard! You will find the preserve provides tons of outdoor activities such as hiking, mountain biking rock climbing, cross country skiing, and more- check their website for details: Mohonkpreserve.org
Each window of the house has a full view of trees, making you feel like you are in a treehouse!
Relax on the back deck each morning while having a cup of tea or coffee and listening to the birds. There is an outdoor dining area where you can enjoy your meals. At night, gather around the propane fireplace on the deck with the café lights on or off to enjoy the stars! You will find it the perfect spot for stargazing.
When you pull in, you will see a dedicated fire pit in the yard to use your leisure, please clean up after yourself. Gather around the fire while discussing the day’s activities of hiking, climbing, mountain biking, and exploring.
Unfortunately, this house is not fit for toddlers. We have two toddlers so we are very aware of how dangerous the staircase is. If you refer to the pictures, you will see there is a large drop off from the first floor into the basement with no railing.
If you are bringing your dog, please keep an eye on them. The property does not have a fence. We ask that you clean up after your dog- I think we can all agree that nobody wants to step in poop while exploring the property! We will provide dog bags- please place them in the garbage can in the white shed. Be aware- there is a lot of wildlife around house! Such as bears, fox, raccoons, fisher cats, coyotes, porcupines, snakes, mice, bugs-including ticks, and anything else you can think of!
This house is located in a quiet residential neighborhood bordering the Mohonk Preserve. There is a long driveway that leads you into the property. There are no visible neighbors from the house as there is full coverage of the property 3 seasons out of the year. Come check it out!

It was comfortable for 6 of us (2 in each room) to hang out inside when it was rainy outside. Check in and check out was easy. Location was perfect for our needs (hiking in Minnewaska and Mohonk and roller skating at Skate Time in Accord). I recommend bringing coffee filters if you're planning on making coffee! Also, just a quick warning - the driveway is very steep with a little bit of a drop off on one side. "

INTERIOR: Boasting a fully finished and immaculate interior, the home is both comfortable and visually stunning (gas in stove will be operational starting May 1).

What Happens In The Cabin Stays in The Cabin." - "This property is absolutely stunning. A huge cabin, equipped with all the modern amenities one would expect and a very large heated pool and deck. The pool was heated to a perfect temperature (often not the case!). The hot tub was piping and everything was in good working order. The communication from the owner was great, let us enter the property early on arrival day, suggested local hikes and restaurants to eat at. All the rooms are spacious and quiet. Everything needed for the stay was provided, propane for the grill, condiments, coffee, TP, trash bags, etc. The price point is at the higher end of the range, but we felt that we got what we paid for: absolute seclusion on many, many acres, close proximity to hiking in Minnewaska and Mohonk, and a weekend of grilling, swimming, talking and relaxing. Also, the house is large enough that if someone wants to nap while everyone else is swimming or on the deck they can sleep without being disturbed. Being in the woods, be sure to bring some bug spray. At the end of our stay the owner was very eager to hear feedback on how to improve the guest experience. We provided two suggestions to which the owner was immediately receptive, with one of the issues already in the process of being addressed. All in all, a fantastic stay. Attentive host, and a superb location to host a large group without feeling crowded but with enough communal space so that 12 adults can still be together for a meal (with a little creativity)."

“The Gunks” is one of the premiere rock-climbing areas in the country and the house is only minutes from hiking and climbing areas.

- **very importantly** please replace the cover on the tub when not using it + ensure the tub is fully covered and straps are buckled.
- The hot tub will be turned on, it heats up to a temperature of about 104°. (The temperature cannot be controlled by the panel on the tub, please do not touch the buttons otherwise the tub will go into service mode and will stop working.)
- The tub is made of pure cedar, please expect some natural coloration of the water from the tannins in the wood as well as the scent of cedar.
- "I would love to keep this gem all to myself, but that would be unkind. The location is a stones throw from New Paltz, but secluded enough to be removed from the crowds. The house feels like you're sitting high in the trees with big windows and cozy furniture. They also have the best LP collection to just lay back and chill in the sunroom. The home was very clean and in a great location close to New Paltz for my son’s graduation. We especially liked the sun room. We managed to get in through the bulkhead to the basement. The code worked the following morning. We welcome you to our spacious, creekside three bedroom Arts and Crafts home, perfectly located in High Falls on almost eight beautiful wooded acres. We love relaxing on the enclosed back porch, exploring the woods around the house, swimming in the creek below, and playing on the sprawling lawn with our children. Pick raspberries around the property in the summer or sit by a cozy fire in the fall!
The house is appointed with stylish, modern furniture. The living room has a fireplace and tv with access to streaming services. There are three large bedrooms with a king bed, one queen bed, and a bunk bed for the kids. There are mini-split units throughout the house for heat or air conditioning, including in each of the bedrooms. The master bedroom has a home office with a large desk and computer monitor available for use. The kids room has its own tv. There are two recently renovated bathrooms, one with a bathtub. The kitchen is fully stocked for those who love to cook and you can share meals with friends or family at the beautiful dining table, and a gas grill is outside for barbecue. There is also a large table on the back porch where we like to eat meals in the warmer months. The porch is also the perfect place to watch the sunrise over the ridge behind the house or look for wildlife in the woods below. Families with children will find a pack and play, toys, games, puzzles and books. There are also two kids bikes available to race around the driveway and a basketball hoop.
The house sits on nearly eight wooded acres with trails snaking through the trees. The trails lead to the Coxing Kill creek, which flows behind the house, with a swimming hole and rock formations to explore. There is a fire pit by the woods to enjoy the crisp evenings.
The area has so much for you to explore as well! We are 10 minutes from excellent hiking at the Mohonk Mountain House and Mohonk Preserve. Minnewaska State Park is a 20 minute drive from the house with some of the most scenic views in the Hudson Valley. Just down the road is the Rosendale trestle with access to more than twenty miles of trails to bike, run or stroll on.
There are also excellent restaurants nearby including Ollies Pizza, right down the street. Arrowood Farms and Westwind Orchard are within 15 minutes and are the perfect place to spend a beautiful evening outside!

AWD/4WD is HIGHLY recommended during the winter, the road leading to the house is gravel and there is a very steep hill to get up to the driveway. Cars with RWD or FWD may have trouble getting up the driveway with snow or ice.

You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.
With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

This quiet country road just outside of New Paltz is the perfect place to relax in seclusion. The lake is only accessible by a select few homes along the shoreline, with no sound but lapping waves and wind in the trees. Make sure to keep an eye out for soaring eagles overhead, who've made their home along the ridge.
During winter months, snow and ice can make navigating this driveway difficult. We strongly recommend booking only if your vehicle has AWD/4WD and winter tires for safe access.
While our plow service clears the driveway after snowfall, they also service multiple properties in the area, which may cause delays. Please plan accordingly.

The dreamiest Escape ever! The unique L-shaped layout provides total seclusion and solitude. A sanctuary of light, this 1700 square foot home boasts extra wide sliding doors complete with transom windows which create a feeling of outside in. We are 5 minutes to Stoneridge, 15 to New Paltz, 20 to Kingston, 30 minutes to Woodstock and Mohonk preserve with 8,000 Acres of hiking is under 10 minutes away. Minnewaska with 22,000 acres is 15 minutes away.

The house is one of the original deeds in Clove Valley dating back to the 1700s. The home has lots of character on a sustainable farm adjacent to the Mohonk Preserve & 7 miles to Minnewaska State Park.

The Art Room is very private, comfortable & has unique country charm. The space has its own private entrance & bathroom. It is equipped with a one burner electric stove, electric tea kettle & kitchen ware for heating up or preparing food. We provide a mini refrigerator & cooler with ice.

Only 3 miles from fabulous Mohonk Mountain House Resort, get away from it all in this beautiful, ultra peaceful retreat on 45 private acres of woodland. Peacock Place, the original "tiny house," is a comfy, newly renovated camper, now a lovely home. 1 dog allowed, crated inside please. (No cats) Electric heater, AC, wifi, TV/ DVDs, regular bathroom w/flush toilet and shower, full kitchen with marble floor & lovely stained-glass cabinets. Double bed + couch/bed. Firepit table chairs.
The space
Peacock Place is named for the peacock sculptures planted outside. I'ts located on our gravel drive about 50 feet from our house, near an unused barn. We're too far off the beaten path for cable, but you'll have access to a TV with lots of DVDs to watch, satellite wifi (it works but it's slow), and good phone reception.
This tiny house has a comfortable, firm double bed plus a pull out couch in the living room, a full kitchen and bathroom. The pull out couch is made up with a super comfortable foam topper and cotton linens into a twin bed. Peacock Place is great for a a single person or a romantic getaway for a couple. It also can work for two friends, or a couple with one child (OR two toddlers who can share the twin bed). We allow one dog (crated inside please) but do charge a replacement fee if the dog irreparably damages or stains anything. The pet fee is $25 for your entire stay. No cats, sorry we're allergic!
Lots of light, fresh air, birds and trees. Even the rain sounds magical.

You need a car in our rural area. Parking is right by the tiny house. There's plenty of outdoor space by the camper, far enough from our house for privacy but close enough for security. You can walk right into the woods if you like.
Other things to note
We permit one dog, crated while indoors. You can leave the dog in the camper as long as it's crated. Sorry we don't permit cats (we're allergic). If you want to bring a dog, please be sure to include it in your reservation. The pet fee is $25 per stay. Guests will be required to reimburse any damages.
The tiny house has two beds, one double and one twin. That means a maximum of three adults: one couple and one extra. We can't accommodate four adults in the tiny house. However, if a couple has two small children who can sleep together in a twin bed, that can work.
Also please note: An infant can NOT sleep on the double or twin bed. For safety, you will need your own bassinet or portable crib. Please check with us for space requirements.
Internet and streaming on TV; cabinet of DVDs for your entertainment. You can play CDs also.

The space
Walk in the door and enter a portal to calm, peace and quiet. The efficient kitchen and dining area lead directly onto the deck where you can take in the view. The bedroom is a refuge for rest and study. The bathroom is spacious and the deep tub is a boon after a long day of hiking, antiquing and exploration. Downstairs is both a living room with media and a private place to sleep, read or to have a blissful meal in the screened porch. Later the patio beckons for grilling, cocktails and a little star gazing. No fuss. No muss.

The space
Our guesthouse is set up to sleep 4, with a queen sized bed on the main floor and a full sized bed on a sleeping loft. The loft is accessed by a ladder and is not suitable for young children.
This space is ideal for couples and/or small families who are wanting a clean and quiet space to come back to after spending the day exploring the outdoors.
The kitchenette is equipped with a 2 burner electric cooktop, sub-zero mini fridge and freezer, toaster, pour-over coffee, and dishes/silverware.
Please note that the guesthouse is connected to our main house by a covered porch, all under one roof. No walls are shared between the guesthouse and main house.

You'll have access to the guesthouse and the stone patio with firepit out front. We do have a number of other outdoor spaces/amenities, but they are not available for use just yet. We are working on this for the future!

There is little to no cell service at the property. Please take note of the wifi network and password prior to your arrival.
We provide a few pieces of firewood for guests to use. This will be located adjacent to the firepit. Please do not take firewood from other parts of the property.

Our large but friendly pups (Fritz & Gelsa) might be happy to meet you and will almost certainly bark when you arrive, so dog lovers are a must because sometimes the dogs are off leash and out and about. You may also hear them when we're transitioning through the breezeway or when they hear an owl or coyote -- they can't help but be excited by life's prospects in the country -- but they settle back down quickly.
Our home is in a perfect location to access your favorite Hudson Valley destinations. 5 minutes to Spring Farm Trailhead & Bonticou Crag. 5 minutes to Split Rock swim hole. Less than 10 minutes to the historic Mohonk Mountain House. 10 minutes to West Trapps Parking for rock climbing (contact Joe at Vitti Mountain Guides for a guide). 15 minutes to gorgeous Lake Minnewaska State Park. Please note that much of this house dates back to the 1760s, some parts are as old as 1720s, so please treat her with care. The floor boards may creak and be a bit uneven, but we feel this is part of the charm of the house. Also, this house is surrounded by preserve. You are amongst nature and with that comes the wildlife. We hope all creatures stay outdoors, but if doors are left open or food left out, critters will make their way in. Please be mindful and do not feed wildlife inside the house or outside of it.

The last of three properties on a beautiful wooded driveway, your apartment is approximately 200 feet from the main house. It is private, but accessible. Your back view is nothing but trees, as our 26 acre property turns into Mohonk Preserve land. You are staying in our 1,200 square foot studio on the top floor of our carriage house style garage.
We are always updating and improving the space. Most recently, we installed a blackout roller shade above the bed, and light filtering shades along the back windows.

Fully renovated schoolhouse first built in the 19th century. On Mohonk Preserve, guests have access to over 80 miles of hiking trails from the garden. The space
The house was built as a schoolhouse in the mid-19th century for the local community. Originally one room, the class chalkboard was under where the stairs to the newly installed 2nd floor are. The bookcase in what is now the living room was the first public library in Ulster County, NY.
The house sits on 2 acres of land, which backs onto the prestigious Mohonk Mountain Reserve. You may catch deer searching for some tasty tulips. Keep an eye out for wild turkey!

We're located along the scenic Shawangunk Trail, very near to the hamlets of High Falls, Stone Ridge and Rosendale and a short distance from the towns of New Paltz, Kingston and Woodstock. We are central to numerous hiking locations (Mohonk Preserve, Minnewaska, local rail trails), swimming holes, antiquing, breweries, wineries, u pick farms, animal sanctuaries, theatre, live music venues and many farm to table restaurants. You can see why the NYTimes has dubbed our area the new Hamptons!
The space
You may not have been raised in a barn, but you can still vacation in one! Our 2000 sq. ft. space is completely private. There is a kitchen with a farmhouse table and seating for 8. It is fully stocked with dishes and utensils and contains a fridge and commercial grade double burners. Our full bath houses a shower, sink and toilet and both sleeping areas (located upstairs in the hayloft) contain comfortable queen-sized beds. Our great room is furnished with a couch and loveseat and the adjoining sitting room comfortably seats 4. There is a large stage set up for music, if you are so inclined, as well as a stereo, vintage record player with vinyl records and an assortment of board games. We also provide a television with basic cable. Last, there is a small patio set placed outside.

You are free to stroll around our entire property. Enjoy spending time up on the hill in our rustic handmade gazebo. Launch a paddle boat on our 1/4 acre spring fed-pond to feed the hundreds of koi and goldfish that swim about. Pick some herbs from my garden or visit the next door farms to purchase organic veggies.
Simple, sweet renovated 3 bedroom house in High Falls with ideal layout for families. Our 12 acre property is filled with trees, front and back yards, open fields, and features an in-ground pool, stone patio with seating, swings, ping pong table, charcoal grilling area, fire pit, hammock, deck with table chairs and lounges, and a comfortable front porch with seating. The spacious open fields allow for activities of all kinds and the private walking trail in woods leads to a pond and the Roundout Creek, with a canoe available on request.
Our home is set back from the road, offering peace, quiet and privacy, with a large front yard featuring many old trees. Perfect for whiffle ball, football or any group activity, or just watching the birds over morning coffee on the porch. A large sunroom faces the back of the house where you can view the pool and where there are trees as far as the eye can see. A trail down to the creek runs alongside the open field.
The first floor features a full country kitchen with all modern appliances, mudroom/laundry room, full bathroom, a breakfast area with table for 6-8, cozy living room with WBF and Smart TV with app's and cable subscription, and a generously-sized and light-filled sunroom with additional dining table for 10, multiple seating areas, games, another Smart TV, working desk/printer etc. - guests spend most of their time here! Wi-fi available throughout the house.
The second floor features 4 comfortable bedrooms including master (King), guest (Queen), guest (trundle with 2 twin beds) and guest (with 2 twin beds). We welcome you to our spacious, creekside three bedroom Arts and Crafts home, perfectly located in High Falls on almost eight beautiful wooded acres. We love relaxing on the enclosed back porch, exploring the woods around the house, swimming in the creek below, and playing on the sprawling lawn with our children. Pick raspberries around the property in the summer or sit by a cozy fire in the fall!
The space
The house is appointed with stylish, modern furniture. The living room has a fireplace and tv with access to streaming services. The kitchen is fully stocked for those who love to cook, and you can share meals or play board games with friends or family at the beautiful dining room table. There is also a gas grill outside for barbecue. In the back of the house, there is a fabulous porch, perfect for watching the sunrise over the shawangunk ridge, enjoying coffee with a book, or looking for wildlife in the sprawling woods below. There is also a large table on the back porch where we like to eat meals in the warmer months. A newly renovated basement has a ping pong table, foosball table and 75 inch tv for a family movie, along with a laundry room.
There are three large bedrooms upstairs with a king bed, one queen bed, and a two twin bed for the kids. There are mini-split units throughout the house for heat or air conditioning, including in each of the bedrooms. The primary bedroom has an en suite bathroom and a home office with a large desk and computer monitor available for use. The kids room has its own tv and lots of toys. A second recently renovated bathroom is between the other two bedrooms. Families with children will find a pack and play, toys, games, puzzles and books. There are also two kids bikes available to race around the driveway and a basketball hoop.
The house sits on nearly eight wooded acres with trails snaking through the trees. The trails lead to the Coxing Kill creek, which flows behind the house, with a swimming hole and rock formations to explore. There is a fire pit to enjoy the crisp evenings.
The area has so much for you to explore as well! We are 10 minutes from excellent hiking at the Mohonk Mountain House and Mohonk Preserve. Minnewaska State Park is a 20 minute drive from the house with some of the most scenic views in the Hudson Valley. Just down the road is the Rosendale trestle with access to more than twenty miles of trails to bike, run or stroll on.
There are also excellent restaurants nearby including Ollies Pizza, right down the street. Arrowood Farms and Westwind Orchard are within 15 minutes and are the perfect place to spend a beautiful evening outside!

Welcome to your High Falls getaway: a dog-friendly 3bd/3bath home complete with a hot tub, outdoor shower, chef's kitchen, wood stove, fire pit, and propane grill for entertaining your friends and family. Sonos Bluetooth speakers are provided throughout the house, a Smart TV with all of your favorite streaming apps, a large collection of board games, and laundry facilities are all available for you to use during your stay.

Chef's kitchen with everything you need including: Ninja air fryer, microwave, dishwasher, panini press, 4 slice toaster, serving platters, large roasting pan, mixing bowl set, strainers, graters, cutting boards, can opener, potato masher, sheet pans, saute pans, cast iron mans, and baking pans. A 12-cup drip coffee maker, french press, Moka Pot, stove top tea kettle, and coffee bean grinder are available for you to use.
OUTDOOR:
A hot tub is on the deck, available year round and maintained regularly by our maintenance team.
A fire pit is down by the creek area and we will provide an initial small supply firewood for you to use. Please support local stores if you purchase more on your way in!
A propane grill and back up tank is available for you to use for your grilling and entertaining needs.

Guest access
This driveway can be difficult to navigate, especially in winter months with snow and ice. We strongly recommend booking only if your vehicle has AWD/4WD.
While our plow service clears the driveway after snowfall, they also service multiple properties in the area, which may cause delays. Please plan accordingly.
Other things to note
If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats.
Please note guests may experience difficulties with cell service while staying at Mossybrook. We recommend connecting to the internet during your stay to mitigate communication issues with our team and anyone you wish to contact.There is a landline phone for for local calls, and WiFi calling is available.
You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.
With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- For winter reservations, you must have a car with AWD. The driveway is long, steep and narrow.
- Parking shall be allowed solely in the designated parking spaces (Please note: only 3 cars max allowed for the property.)
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited
- This house does NOT currently have a backup generator.
