This cabin is in the park-like Edgewater Beach Resort on the shores of Lake Taneycomo. The cabin is on the quiet edge of the resort with a view of the water and Ozark hills. It also borders Empire Park, which has a fantastic disc golf course, paved walking trails, and Powersite dam.

■ RENTAL AGREEMENT & SECURITY DEPOSIT - You will be sent a Rental Agreement. Signing and returning the rental agreement is a requirement for staying at this property. If you do not sign the rental agreement within 24 hours of booking, your booking may be canceled. This includes setting up a security deposit that will be held during your stay and refunded 48 hrs after checkout, assuming there is no damage to the property.

■ LAKE INFO- Lake Taneycomo is the coldest lake in MO and is famous for fishing trout, bass, bluegill, and more. It is not an ideal swimming lake, but the cold waters can be enjoyed in the hottest months of the year. Lake weeds do grow up in the shallow waters in front of the resort for about 6 months of the year, so if you want to get into the water, plan to rent a boat and take it to one of the coves across the lake. These deep coves are also a great fishing spot!

■ HOT TUB - Absolutely NO GLASS or food near the hot tub. NO BUBBLES, NO SALTS OR OILS can be added to the hot tub. You must shower first and wear a swimsuit (not clothes) in the hot tub. The hot tub is professionally serviced after each guest. If it needs to be served during your stay, just let us know.

■ PETS - Dog friendly! The number of dogs must be selected upon booking. We allow up to 2 house-trained dogs under 75 lbs. each. There is an additional fee of $150 fee per dog added to the total of your trip. Pets must be kenneled when left home alone. They must be on a leash at all times when outside of the cabin. Guests are responsible for cleaning up any waste from their pets. Guests must ensure that barking does not disturb our neighbors. Pets are never to be left alone outside. Please use the dog blankets provided if your pet will be on the couch or bed. We provide a basic kennel, a doggy bed, waste bags, and a lint roller. Excessive pet hair, damage, or smells will result in additional fees.

■ AGE - All guests must be 21+ with the exception of children with their parents.

■ OCCUPANCY - Maximum 6 Persons. If you bring more people than accounted for on your reservation, you will be asked to leave without a refund.

■ SECURITY CAMERA - There is a security camera overlooking the parking by the cabin for your protection. If you touch or tamper with the cameras, you will be asked to leave the property immediately. This is for your protection.

■ NO SMOKING - This is a NON-SMOKING/VAPING cabin.

■ UNCONTROLLABLE SITUATION - No refunds for weather/natural disasters/power outages/other things that are beyond our control. Please purchase travel insurance for coverage.

■ CRITTERS - We have the cabin on a regular pest control schedule to help minimize the possibility of insects and critters. However, this is a lake area, and some insects are unavoidable. You can occasionally expect to see critters (bugs, bats, ants, squirrels, frogs, etc.) in or around the cabin. If this is a concern for you, a place further from the water may be a better fit for you. Please help us by keeping the floors swept, keeping sweets in the fridge, and cleaning up the trash.

This is not a brand new cabin, but has been updated in 2020. We left all the original knotty pine walls. This is a STUDIO cabin therefore we named it our "cozy" cabin.
Our intention was to tidy this cozy space and leave its history. Enjoy a private bathroom and shower. A small stove, full refrigerator, microwave, toaster and coffee maker. Keyless entry. There are assigned parking spaces. Our cabin is located on a large property with 4 other cabins spaced out. Feel free to walk around and enjoy nature with the respect of others.
NEW smart TV. local wifi is available BUT hard to connect to at times in this cabin. We have purchased a smart tv allowing cell phone wifi or Hotspot connections.

You will have an adorable cottage to spend your downtime in after all the activities of the day. This home features a nicely equipped kitchen, and plenty of room for the group to hang out. Step out outside and take in the sounds of the lake and the amazing views.

STOCKED ITEMS
All of our properties are stocked with a starter kit for toiletries and kitchen supplies. We aim to meet the essentials for your stay, but anything beyond what is listed below (or if you plan to have a large group/long stay) you will need to provide for your stay.
Kitchen: Coffee, Sugar, Coffee Filters, Salt and Pepper, Potholders, Dish soap, Dishwasher pods, Hand Soap, Kitchen Hand towels and dishcloths, Paper towels, Trash Bags
Toiletries: Shampoo, Conditioner, Body wash, Hand Soap, Towels, Toilet Paper, Trash bags, Make up wipes, tissue.
All linens will be provided as well as laundry detergent.

The Neighborhood:
This adorable cottage sits right on Lake Taneycomo, make sure to bring your fishing license & poles! Enjoy some local dinner at 'The Pizza Cellar' just two blocks away and check out 'White River Coffee' on your way out for your daily adventures!

Other Things to Note:
**This property is pet friendly. A one-time, non-refundable pet fee of $100 is required. This fee covers up to two dogs. VRBO & Airbnb bookings can add pets in the guest count area, all other booking sites must contact us to pay fee separately.
**Freedom complies with all ADA regulations and welcomes Registered Service Animals. ESA's (Emotional Support Animals) are allowed at this property but still incur the $100 pet fee.
**Registered Service Animal requirements: 1 - The service animal may not be left alone in/around the property. 2 - The service animal must be on a leash when outside. 3 - Owners are required to pick up all pet waste.
**No cats allowed. For all other pets please contact us.

- "I only have 2 complaints about the place. Beyond that I do not have enough space to say all the nice things I would like. The first complaint is the provided toilet paper was awful but we left the place stocked with good paper. The second complaint is the mold or something set my allergies off really bad. The cabin was clean, the dock is right across the street, parking was enough for 3 vehicles. We will definitely be back." - "Wanted a getaway to relax and this was perfect!! Loved the house, just the right size for the two of us and our dog. Everything was clean and easy to find. Easy walk down to fish and coffee by the water. Branson is a 20+/- minute drive. We met so many nice, friendly people and look forward to returning! The only minor thing was the window AC didn't cool off the bedroom area, so we bought another fan to move the air. There is one furnished, so the two cooled it off nicely, plus the weather was gorgeous! Just something to be aware of, definitely won't affect our plans to return!!!
