Ideal for VT/MA/NY Vacation, this unique property is unlike any you've ever seen. Entrance is though a brick courtyard up a spiral staircase (alternate handicap entry is available - please inquire in advance) to a huge balcony with hot tub, gas grill, and dining table for six.

This renovated 1938 dairy barn with its 1963 additions is a Vermont icon with 'rooms' cleverly defined throughout the spacious, loft-style 2100 sq. ft. The kitchen, dining “room”, media “room”, and bunk "house" are located in the original structure, and the living “room”, master bed “room”, bathroom/laundry are in the 1963 addition with a big barn door separating the two open layouts.

The large kitchen was designed with a family of chefs in mind and includes the Media area at the far end, perfect for informal gatherings. Kitchen is fully supplied with all necessities for the usual culinary activities, and has a dishwasher, gas stove, refrigerator, free-standing freezer, microwave and a variety of smaller appliances.

The kitchen flows into the media area with a flat screen TV and full+ sofa bed we enhance with a memory-foam topper. Please request use of this bed in advance and know once a bed, it cannot be folded up to be used as a sofa during the day.

Around the corner is the dining room with seating for 6, expandable to 8. The outdoor grill is just a few steps away so you can still BBQ when its too cold to eat outdoors. A Vermont slate buffet invites you to plan serve-yourself meals, with chairs comfortable enough to encourage after-dinner conversation!

Next comes the bunk area with accommodations for four youngsters or teens. (Top bunks are not good for adults due to low ceiling.) New memory-foam mattresses encourage a good night's sleep after skiing, swimming or just lounging around.. There is also a game table for those who remember how to play games without batteries, and a couple of bean bag chairs for reading, texting or playing those games that do require batteries.

The media, dining and bunk areas and much of the kitchen are closed off on three sides being open to the passage area.

Through the barn door is the accommodating living room with a gas log stove, big comfy furniture and soaring cathedral ceiling. If you're trying to break the TV habit there's a library with something for every taste, G-rated that is. The amazing feature of this wing is the seven floor-to-ceiling stained glass windows installed over 60 years ago. One has even been made into an emergency exit to bring the building up to 21st century safety-standards.

Behind a partition created by a row of 9' high closets is the master bedroom with king bed and additional closets. A quiet work space in the bedroom is an ideal respite for a type A personality who can't leave it all at the office.

The bathroom doubles as a laundry with large capacity, low-flo/low-energy machines. The shower is ample for two people, but tub enthusiasts will have to hit the deck and use the hot tub.

The pool and yard are for guests from both apartments to enjoy. The deck box in the courtyard includes croquet and other outdoor games. You can enjoy the large lawn area big enough for tournament croquet, swim in the seasonal 30' lap pool, or use the bikes (please request at time of reservation) for a stress-reducing ride around one of the nearby scenic loops. Or, use the bike rack to transport them for, say, a historic tour around Old Bennington following in the footsteps of Ethan Allen or a shop-free trip to Camelot Village where two barns full of antiques and handmade crafts are offered..

Grilling and dining out are purely private as is enjoying the hot tub and your own fire pit located behind the pool. If you bring additional chairs from the courtyard, please remember to bring them back! Also, you may want bug repellant out in our wilderness!!

Note to renters: 99% of our guests love staying here and recommend us to their friends. Fewer than 1% have a problem with the rough-hewn barn boards, the windows not designed to open, an occasional mouse "leave-behind", the proximity to a road, and any number of observations about a barn converted into a residence that maintains a barn-like flavor. So if these things bother you please do not rent from us! We depend on good reviews and a good rental season to cover the costs of owning this rural treasure.

A second apartment is a wholly separate space that can be rented and accessed first floor of the 1963 wing or, by special arrangement, through the interior service entrances and staircase.

On rare occasion, you may see us enter our studio at the other end of the complex, but we're quiet as church mice. When (rarely) in Vermont we usually stay out in the commercial parking lot in our RV in order to maximize your privacy. The School House, which was originally built prior to 1815, has undergone a complete renovation, painstakingly preserving its historic structure. There is a charming aura of history throughout the house that is coupled with all the modern conveniences. The appearance of the School House from the outside belies its spacious interior. From the outside, it looks like the one room school house it used to be. On the inside, however, there are two floors with generously sized rooms. On the entry level, the high ceilinged Common Room includes a well equipped kitchen, tables and chairs for dining and a comfy area for lounging. There is also an office/den as well as a full bathroom with a shower. Stairways lead to the lower level where there’s a large bedroom with a queen-sized bed, desk and a wide screen, wall TV. A sliding door leads to a full bathroom with a combination tub and shower. A washer/dryer is installed in a small room off of the bathroom.
The furniture throughout the house (a mix of modern and antique), the art works and oriental rugs are seamlessly blended together. The kitchen is fully stocked with cooking utensils, dinnerware, and an assortment of appliances. The stove is set in a center island.
High speed fiber optic internet is provided by Verizon FIOS (300 Mbps).
A blue stone patio allows for enjoyment of the property outside with a propane fired barbecue and table and chairs. Views of farm fields are the prominent vistas seen from inside and outside the house. All seasons at the house are distinctive. In the fall, the vistas of the multi-colored foliage are breathtaking; winter is serene; spring is noteworthy for early blossoms; and in summer nature shows off its bounty of flowering plants.
The School House is available for year-round rental. Pets are welcome, but there is an added fee of $15 per pet per night.

The closest ski area is Willard Mountain (a 15-minute drive). Other ski areas within a reasonable commute include Prospect Mt Jiminy Peak in Hancock, MA; Stratton Mountain, Bondville, VT; Mt. The Williams College campus is within walking distance and the Massachusetts College of Liberal Arts is about 10 minutes away.

A paved multi-use walking/biking trail is within walking distance and features access to the nearby Hoosic River and views of the mountains.

This cozy cape style cottage has two bedrooms with 2 full-sized beds, living room, porch, free parking, small laundry, kitchen, full bath, central heat and a wood stove. The two bedrooms have blackout curtains and shades. The yard is a generous size but not fenced in.
The listing has two bedrooms and a single pullout couch in the living room. It is a private residence and you and your guests will have the first floor all to yourselves.
A wood stove, with an ample supply of wood, is located in the living room to complement the central forced hot air heat. In the summer, ceiling fans and two air conditioners cool the space.

This home has been in my family since 1983 and is very sentimental to me.
The house was also home to many pets including cats and dogs, so if you are extra-sensitive or have severe allergies to pets, this listing will not be right for you as it continues to be pet friendly.
The house is cleaned thoroughly after each guest with pride. We do not use any products to cover up odors and our cleaning products do not have strong scents.
Guests can be assured that their bedding and towels have been laundered thoroughly.

The house can be accessed easily by a keypad. There is ample free parking in front of the house and additional parking in the back. Please do not park in front of the garage. The house is on a main road so it should be easy to find and navigate from. There is a second floor to the home that is not open to guests and is used primarily for storage. The basement is accessible to long-term guests primarily who would have access to a larger washer and dryer. An apartment size washer/dry unit is located upstairs for small loads.
A vintage 1990 Mazda Miata is stored in the garage and an inflatable hot tub is located in a gazebo in the back yard. Neither of these are for guest use.

I am only comfortable hosting guests through the app so please do not request that I work with you off the app.

For anyone who likes to visit breweries, hang out in the country without a lot of noise and traffic, observe the brewing process and talk to the owner/brewer, this is a good place to hang!

The stairs to the apartment are outside and on the back of the brewery, accessible via the front deck taproom seating area. The taproom's regular hours are Friday-Sunday 12-8 PM with live music every Saturday from 6-8. Guests can self-check in, or if the taproom is open, we're happy to show you the way. All guests are welcome to a complimentary tour of the brewery (and brewing process) when we're available.

Other things to note
Great hiking, biking and skiing are all nearby. Jiminy Peak Mountain is 17 minutes away.

The brewery is on 16 acres close to Cherry Plain State Park and 6,000 acres of wildlife preservation land with many trails. A brook is across the street right outside the window

We are dog friendly! Please message us if you'd like to
bring a dog. We'd prefer if you don't leave the dog alone, especially when the taproom's open, Friday-Sunday, or allow your dog on the furniture or bed.

The space
The Oak Hill House is situated in a prime location, on the western foothills of the Berkshires, between Williamstown and Petersburgh, NY, near the borders of Massachusetts and Vermont. It's a 20-minute drive to the Clark Art Institute in Williamstown, or to Bistro 42 in Hoosick Falls, and a 40-minute drive to the Albany airport or the Hancock Shaker Village in Pittsfield.

The house is designed as a barn-style home with soaring cathedral ceilings that create an uplifting and airy feeling. The first floor offers a generous living room, dining room, a den with a 1990's large-screen TV, a fully equipped eat-in kitchen (somewhat dated but very functional), a glass-enclosed sun porch, an oversized wrap-around deck with built-in benches and outdoor furniture, a foyer/mudroom, and a half-bath.

On the second floor, four bedrooms, each with ample storage. The master bedroom has an en-suite bathroom with a large oval tub, a separate walk-in shower, a makeup vanity and a bidet, while the other bathroom on this floor offers a tub/shower combination.

On the third floor, two lofts provide additional working or reading spaces (there is a total of five comfortable desk/working stations throughout the house), and on the basement level, a pantry and laundry room including another half-bath are available for your convenience.

Outside, a shed, youth basketball half-court, and swing set for outdoor recreation and relaxation.

What sets this house apart is that it's not just a temporary living space - it's our home (we're currently working abroad). As a guest, you'll experience the warmth and comfort of a true home, rather than just a functional space with the basics for a short stay. We have stored all our personal items, but left everything else; this means that you'll have access to many more amenities than can possibly be listed.

A bit of history:

Thirty-five years ago in March, we welcomed a new baby, bought a house, and purchased a microwave oven - in that order, and all within a span of three weeks.

After a discouraging day of house hunting in the Berkshires, we stumbled upon the Oak Hill House and were immediately captivated by its expansive open living area, grand cathedral ceilings, and large windows that flooded the space with natural light. We sensed positive energy all around us and knew that this was the place we were meant to call home.

The family who had recently built it was relocating and, fortunately, was open to our query of selling us the house fully furnished. We found ourselves at ease with most of the furniture, soon adopting the decor as a cohesive whole despite not having chosen it ourselves. It almost felt like we had to preserve the spirit of the house, and nurture it. And we had everything we needed - except for a microwave!

Of course, over the years, we have made many changes. We built the lofts, replaced furniture and upgraded appliances. We added beautiful oriental rugs, a piano, and installed artifacts brought back from far away travels, creating a unique and eclectic unpretentious style.
The house is getting older now and some aspects are in need of updating (the outdated kitchen, a few foggy windows and never ending exterior staining, for example), but if you don't mind a few cosmetic shortcomings (that we'll address in due time), we are confident that you will have a very enjoyable stay.
