The first floor has a huge well stocked kitchen, with an island that seats 4 and a farmhouse dining room table that seats 10. The living room has a Flat Panel HDTV, cozy couches and plenty of books to read. There are two spacious bedrooms on this floor one with a queen bed and the other with two twin beds. The first floor has one extra large full bathroom with a bathtub, plus a half bath. There is a laundry room with a washer, dryer, iron and ironing board.
The Second floor has an entertainment room with a pull out sectional couch, Flat Panel HDTV, a wet bar with seating area and an air hockey table. The wet bar has a refrigerator, wine glasses, coffee maker, toaster and microwave. There is a closet full of board games. There are 3 spacious carpeted bedrooms on this floor; one king bedroom, one queen bedroom and two twin beds in the third bedroom.

Basement full of toys for the kids, fully configured kitchen, pool towels, you name it. Even a Pack and Play, which we used as a play pen. - "This rustic, 1930 frame cottage, is the iconic gray clapboard little home with a front porch. Perfect for this elderly lady and my little dog. Back yard big with bulkhead on the cove; it neighbors a small marina of a some old boats. Big marina and On the Docks Grill is few blocks, across from Hubbard Farm Stand. Fun to watch boats. Once adapted to no disposal, dishwasher nor microwave, not hard, the daily routine for a month was charming. The bedrooms are off living room and new bath on first floor. Fancy washer /dryer in semi finished upstairs. Little but adorable home. Good bed and linens on bed. Lovely three street neighborhood, one block from bay. I hope to return one day."

Beautiful area with local bay beach just walking distance. Quiet and private. Kayak or go canoeing in the Flanders bay area with little beaches to dock on and privacy to enjoy. New camper located in a woodlot on a farm that has been in this family since the 1600’s . We’re 10 minutes to the Long Island sound, 10 minutes to peconic bay and 20 minutes to the Atlantic Ocean. We’re 30 minutes from the orient point ferry .Wineries, breweries, farm stands, hiking trails and restaurants are a few minutes drive away. If you’re a shopper tanger mall is 15 minutes away .We’re 1/2 hour from the hamptons. No matter your interests you can find them close by. Come and relax.

The camper is 21 feet long and has a slide out. There’s one queen size bed. Bathroom is spacious with a tub/shower. The kitchen has a large refrigerator,stove and microwave and a dining area. There is an electric awning with outdoor seating and speakers. An outdoor shower is a few feet away. Bbq grill and picnic table.

You’ll be charmed by this adorable place to stay. Escape to our beautifully renovated, two-bedroom basement retreat, perfectly located 20 min. from the heart of Southampton. The space includes a master bedroom with a couch, closet and TV. From there you will go to the bar area containing a fridge and a desk / breakfast table. From there you will enter the living room that has access to the second bedroom featuring two twin beds, which can be transformed into another queen bed; and the bathroom.

The space
The property is based in a quiet local beach town, Flanders, a hamlet of Southampton. The house has beach access at the end of the road, an 8-minute walk, where you can see beautiful sunsets.

My wife and I live in the main house, with our friendly dog. The basement has a private entrance and parking is allowed on the driveway.

The nearest town, Hampton Bays is 10 minutes away, and Riverhead, known for shopping is also 10 minutes away.

The space
NOTE: In the House Manual section is a guide to the entire area and our favorite places! Very useful!

We have a 3 level, 3 bedroom/2 bathroom house.

Street level: Ground level bedroom with queen size bed, reading nook, mini fridge and TV with Netflix, Max, Prime, etc. There is also a private entrance from the driveway from this level.

Main level: You have access to the kitchen, microwave, stove, bathroom, back patio, BBQ and front porch with fire pit table.

Upstairs: This is our private area, no access.

The private beach on the Sound is a 7 minute walk, Wildwood Park and the Boy Scout Camp are on either side that offers lots of walking trails. Welcome to our enchanted forest!

A 10 min drive to Riverhead will have you at Tanger Outlets, Splish Splash, Costco, BJ's, Target and major grocery stores.

We are just a mile from Baiting Hollow Vineyards they are the first winery on the North Fork Wine Trail. Sound Avenue is a gorgeous drive all the way to Greenport with tons of wineries, restaurants, local shops, farm stands, apple picking, charm, charm, charm!

The space
The house is a bungalow which means the living space is on the smaller side but the bedrooms are comfortably spacious. Basically, it's designed to enjoy the beach and restaurants, outlet shopping, cider-houses, wineries, and farms that the area has to offer and you can come home and sleep. However, there is still a full living room with a large big screen TV and a kitchen table that can be pulled out to a larger size and feed a family of 6 people. The table leaf is in the closet against the wall in the Captain's bedroom. It is all on one floor.

The living room has a powerful AC unit and 2 of the 3 bedrooms have additional AC units. The 3rd bedroom (King) comfortably feeds off from the living room because the window unit does not allow an AC unit to properly fit in there. There is also a fan in each bedroom. This is important to note if you like your room very cold or want your bedroom door closed. In order for the 3rd bedroom to cool, the door has to stay open. (The nights in our area are usually cool, that most of the times AC is not needed).

The side bedroom has a closet that is a kid's dream; filled with many toys, and books to play with. There are family board games as well. There are many activities to take with you on car rides or at restaurants to keep them busy. If you would like to pack light, there are beach and regular towels in the linen closet and extra blankets. There is a washer and a dryer in the half bathroom which can be used for small loads. There are several laudromats for big loads 5 minute drive away.

All mattresses and pillows are top of the line in the Sunshine and the Sunset Rooms, Avocado Green and the Eastman's Euro in the Captain's Room.

The kitchen is small but a full kitchen. It has a stove, microwave, toaster, coffee maker with coffee provided, full-fridge and a pantry.

The patio is on the larger side and there is a very big backyard that is all fenced in if you have little ones. The gates have child safe locks; just be sure that they are closed. There are numerous Little Tykes backyard climbing toys for kids. There is a large outdoor eating table, lounge chair and full outdoor couch outside for your leisure. There is also a basic BBQ as well. The best part is the outdoor rain-shower that you can use after a day at the beach. Shampoo and Conditioner is in the shower for you.

The shed is filled with toys for kids and adults. There are many beach chairs, umbrellas, beach toys, aqua shoes, large coolers and floats in the shed for you to use. Please try to put all that you use back in the shed before you leave.

Guest access
Enjoy the house with you and your guests. Please be mindful that most neighbors live here year round and be respectful with noise and what-not. This is a great vacation house; not a party house.

Other things to note
The garbage bags are in the white furniture piece and garbage must be pulled to the curb on Wednesday and Sunday nights please. All garbage must be bagged and put into the garbage bins. You will be surrounded by nature so if you leave food or garbage out (not in the bins), raccoons might come at night and you'll have quite a mess to clean up in the morning instead of enjoying your morning coffee on your vacation.

The location is surrounded by the natural habitat of the north fork. Be sure to bring bug spray and be on the look-out for poison ivy if going outdoors (our yard is sprayed for both) to avoid it as best as possible.

Welcome to Long Island's best-kept secret! Our cozy cottage by the Sound is a relaxing destination, tucked away in a small seasonal community on the North Fork of Long Island. Spend the day at the private beach, sip wine at the vineyards, or curl up with a good book on our large deck. Our newly renovated cottage is light and airy and makes this a perfect place for spending time with family & friends. We're located at the beginning of the NoFo wine trail with over 50 wineries to visit.

The space
Our open floor plan makes this a perfect place for a couple's getaway, or to spend time with family or friends enjoying what the North Fork of Long Island has to offer. Take relaxing walks around our wooded community while listening to the sounds of nature or head down to the beach and read a good book. This is the best of both worlds! Don't miss the BEST sunsets each evening.

Guest access
Guests will have access to the entire cottage, which has two bedrooms and an open floor plan for the kitchen, dining, and living room. We have a large outdoor deck, a separate outdoor dining area, and a cozy fire pit. Cook in our fully stocked kitchen or BBQ on our outside deck.

Other things to note
You will need to be able to climb stairs if you want to get down to the beach. The cottages are up on the cliffs.

With access to a private beach just a short walk away and a kids' playground nearby, it's the perfect retreat for families. Explore the area's attractions such as wineries, golf courses, shopping spots, breweries, Splish Splash, and more, all just a short drive away. The space
This bungalow has a full kitchen, kitchen table, living room, two bedrooms, and a bathroom.
Bedroom 1- Queen bed, dresser, smart TV
Bedroom 2- Twin bed, dresser, mirror, smart TV
Living Room- Futon which pulls out to full bed
Kitchen- New appliances including oven, stove, fridge, Keurig, crock pot, and a toaster. Pots, pans, dishes, and utensils available. Kitchen table seats four people.
Deck- Barbecue, outdoor table seating eight people
Driveway fits 1-2 cars, one behind another.

This community shares a staircase down to the beach, which is approximately a five minute walk from the bungalow. There is also a playground within the community.

Other things to note
Dogs are not allowed on the beach between the hours of 10am and 6pm, but the cottage and neighborhood are very dog friendly. Feel free to bring your pup to the beach anytime before or after those hours!
