Plenty of parking (even for a boat with trailer) in front. There is a small boat ramp just down the road, but a bit too secluded for us. We used Snake Creek Marina about a 5 minute drive away, but they don’t rent short-term boat slips. Owner suggested Pine Cove Marina (10 min away), but we chose to just unload and park at the house each day. Owner was immediately responsive with suggestions, but I can’t speak to how quickly problems are resolved because we didn’t have any. Bring lots of paper goods (plates, napkins, cups and paper towels) because it’s a little sparse where that’s concerned. We thoroughly enjoyed our stay. Would stay again!"

We thought they were those fake deer till one of them bounded off. The other two weren't too worried about us and just looked at us. The Cranny itself was very enjoyable to just get away and relax. The AC unit in the bedroom is a little loud when it comes on. That's the only thing I can come up with that could be improved. Definitely recommend."

Classroom 6 - This one-of-a-kind 2bed/2bath was a former portable classroom. Most of our pieces were handcrafted to make your stay very memorable and relaxing. The hot tub is located on the top deck that has incredible views of the lake & the marina. The lower deck has a seating area along with 2 porch swings that seem to help life slow down. 36" Blackstone grill helps to make your dinner plans come together nicely.

Enjoy a peaceful stay at this recently updated studio while you keep an eye out for some of the abundant wildlife in the area such as wild turkey, deer, and eagles. The studio is within about 10 miles of the Tenkiller State Park, Pine Cove Marina, Big Daddy's, and Snake Creek Marina. We have a small shared firepit and ample shared parking for your boat if needed.

The studio features one room with a queen bed and a sleeper sofa with a memory foam mattress, one full bathroom, a large closet with a washer and dryer, and a kitchenette with dining area. The kitchenette has a microwave, coffee maker, countertop oven, and refrigerator. There is also a small crockpot, an electric skillet, a two-burner hot plate, and George Foreman grill for your use with a charcoal grill located on the front porch.

Your vacation apartment has its own entrance and is separate from the main home. It is attached to a garage located about 30 yards to the south of the main home. There is a large area in front of the garage doors for boat or trailer parking. Access to the garage is prohibited.

The apartment has high speed Wifi and a smart TV. We do not have cable. We will provide a starting supply of paper plates, toilet paper, paper towels, soap, shampoo, conditioner, and body wash.

If you are looking for accommodations for more guests, the main cabin to the north of the studio will sleep six more persons so the combined areas will sleep a total of ten people. Please reach out to us if you are interested in renting both properties. The cabin and garage apartment are the only two homes on this road so the area is very private. Please note, the cabin may be occupied during your stay by a different party.

- "I have been visiting Sallisaw for over 20 years staying at a local hotel, this time I wanted something different and wanted to bring my dogs! This cute home was the perfect place for us! As soon I as I walked in the door there were special items for the doggies and it melted my heart! The home was very clean and beautifully decorated! My dogs were so comfy they thought we moved there. Everything you would need they had. On the last day I needed some plastic wrap and they had it, when I was loading up to leave I bumped my arm and they had bandaids in the bathroom. It was just like home, they had all the things a family would need and games to play too. The owners are very nice and fantastic to deal with. I highly recommended this place for a nice getaway in Sallisaw. We will be back soon!"

This is the perfect place to stay after a fun day at Lake Tenkiller! The cabin is located less than ten miles from the Tenkiller State Park. Enjoy the morning sunrise from the large wood deck or s'mores and star gazing by the fire pit at night. There is large parking area to accommodate several cars and boats. The kitchen is fully stocked and the cabin has a full-size washer and dryer. There are two private bedrooms with queen beds and a queen blow-up mattress for the living room.

The cabin has high speed Wifi and smart TVs. We do not have cable. We will provide a starting supply of paper plates, toilet paper, paper towels, soap, shampoo, conditioner, and body wash.

If you are looking for accommodations for more guests, we have a studio apartment to the south of the cabin that will sleep four more persons so the combined areas will sleep a total of ten people. Please reach out to us if you are interested in both properties. The cabin and garage apartment are the only two homes on this road so the area is very private. Please note, the garage apartment may be occupied during your stay by a different party.

Came with 1 queen bed and a queen pull out couch and the kitchen equipped with everything you could need. A fully stocked bathroom extra linens and a huge closet, the main house was the best rental we’ve ever been at. The kitchen was fully stocked and the bathrooms had the most amazing towels and the beds were as cozy as a Hilton hotel if not better. Don’t let me leave out the best part, the wrap around porch with the most amazing view and plenty of outdoor seating the best place for a cup of coffee and to enjoy the sunrise. At night its peaceful and quiet. Would love to come back."

We were inspired by the small Scandinavian cabins of northern Norway that have useful spaces and modular furniture with vaulted cielings. From the breakfast bar table to the foldable sofa and full length lounge, all our furniture can expand to meet your needs. Fold it away to enjoy the just over 600 sq ft of airy, bright space. The outdoor patios and acreage behind the house are your living room under the stars.

The main room is flooded with natural light from the sliding glass doors that lead you to the patio. Just out back is a short path lit by cafe lights which opens into a large fire pit where you will have seating and privacy.

The master bedroom has a comfortable queen bed with blackout treatments and a charging port. While the second bedroom has a cozy bunk with blackout shade.

Other things to note
If you have ever been to Sallisaw you have seen the trains that travel daily through the city. Sallisaw was one of the cities that The Southern Belle stopped in the early 1900's to take passengers traveling to and from Kansas City, New Orleans and other parts of the country. Unfortunately, the Belle would not be spared from the general decline of rail passenger traffic in the 1960s; the nationwide cancellation of Post Office mail contracts among other events would prove to be blows from which the train would not recover. The Southern Belle would depart New Orleans for the last time on November 2, 1969, thus its last trip through Sallisaw.

While the passenger train does not stop in Sallisaw any longer the tracks are still used daily to haul important cargo across our nation and you will have a up close seat when staying at the Love Shack. The tracks are directly across the street and trains can be heard. We find it relaxing in the house but when on the front porch it can be quite startling if you are not ready. It may not be for everyone but it is a unique part of Sallisaw.

It is nice to relax in the backyard around the firepit and listen to music on our phones.

Our property does back up to the lake but we are on a ridge so you can't walk down very easy. Nice lake view in the fall but not as easy to see in the spring with trees in full bloom. Carlisle Cove boat ramp is 1/2 mile from the house.

Absolutely NO SMOKING of any kind in the apartment. We have provided an ashtray outside for your convenience.

Feel free to roam around the property. We have a charcoal grill that you can use (bring charcoal) and a table and four chairs that are outside you can eat at.

The unit has a TV and DVD player and maybe 20 movies but we have no cable TV or internet. There is a cell booster so most cell phones do work in the unit. If you have a hot spot on your phone you can connect to tv to get Netflix.

1 queen bed upstairs, 2 twin beds upstairs in a shared loft 1 queen sofa sleeper down stairs . Property is 1 acre with lots of parking and circle drive. Minutes away from Snake Creek Marina. Lots of room for parking boats or side by sides . Golf carts are welcome . Also there are two Kayaks Available for use at your on risk , one double and one single . Life jackets are in the bin . Just a short hike west down to the park and swimming areas . From the back yard , take the road left 300 ft at the fork take the road to the right another approx. 300 ft , there’s a path on the left through the trees that will take you down in to the park area. It is mostly down hill, so it’s a good hike back up.
And Please drive slow we have a lot of walkers in the neighborhood.

Enjoy a romantic getaway, or relax with the whole family at this peaceful paradise at Lake Tenkiller! We’re less than a mile from the new 1684 Venue. You can unwind in the hot tub, play a game of pool, or curl up with a good book on the patio while watching the sunset over the lake. The outdoor kitchen is sure to impress you with its huge grill and the wood-fired pizza oven! Gather around the enormous fire pit and make some s’mores. Bring your boat too for fun on the lake! Dogs are welcome.

The space
We have 2 bedrooms with a queen bed in each, a loft with a twin daybed, twin trundle, and a futon, and we have a queen size blow up mattress that can be set up in the living room. We also have a pack-n-play available for the little ones.
**The loft beds are more appropriate for kids. We have it listed to accommodate 10 to allow for families with several kids. It does NOT sleep 10 adults comfortably.
The master bedroom has an en suite bathroom with jacuzzi tub and walk in shower. There’s a second full bathroom in the hallway across from the guest bedroom.
For the dogs, we have a medium size dog crate provided for your use. Don’t forget to add your dog to the listing so Airbnb knows to bill you for the pet fee.

*Please note that this house is located in an area with very rocky terrain and uneven ground! This house is not a good fit for anyone that is prone to falling or has difficulty climbing stairs. There are large rocks protruding from the ground throughout the property, and the entire property is sloped.

This home has multiple options for outside cooking and entertaining with ample cookware. Located in the same area as the covered patio/grill area is a custom built HORSESHOE PIT, and TETHER-BALL. Bring a hammock to hang! In the garage you will find bago boards, washers, a portable volleyball net, kan jam, and lawn chairs! Also for your use will be 2 KAYAKS. A sit on top wilderness ride and a sit in marvel liquid logic. paddles and lifevests included.

Just down the road on the way to the lake is the Chicken Creek General Store and Cafe. They have a cafe, non ethanol gas, firewood, and typical lake store stuff.

Once entering the gated outdoor parking area for boats and RV's, you will be facing a white house. you will turn left just past the house and the spots will be marked for "Chicken Creek Casa guests" with a sign on the fence. The space
The RV has two comfortable twin beds that are made and ready to sleep in. The couch also pulls out into a full size bed. Note, the bottom of couch pulls forward (once the dining table is folded and tucked away into its designated space) and the back of the couch drops down to become a bed. Extra sheets are provided in the cabinet above the couch.

The kitchen is equipped with a stove, oven, microwave, and refrigerator.

The living area has a comfortable couch and a small collapsible dining table with a good view of the TV. The TV has an articulating mount so it can be positioned to be viewed from the couch/dining area, or the twin bed area.

The bathroom includes a toilet, sink and bathtub/shower. Please note that RV hot water heater tanks are small in comparison to those for a normal home, so be conservative with the water and give the water heater a few minutes to recover between showers.

This is not a party house. So please do not plan on having a wild party here or your reservation will be canceled and you will lose access to the home and your security deposit.

Pet Fee - $25 per pet per night. Pets are welcome as long they are 100% house trained (meaning no accidents in the house, will not constantly bark, howl, or cry when left alone and will not scratch at the door or chew furniture) completely cleaned up after (poop outside and HAIR inside), and kept OFF the furniture (bedding, furniture, etc.). Upon booking please inform the host that you will be bringing a pet(s) that meets the above criteria and the pet fee(s) will be manually added to the reservation by the host.
An additional minimum charge of $50 will be applied for each pet accident or hair cleanup.

Please note, the property where the RV is located is still being developed, so there may be active light construction during permitted construction hours. We are continually improving the property.

There may be other people on the property but noone will be wondering into your private campsite area during your stay.

SHORT TERM RENTAL AGREEMENT
Thank you so much for choosing The Simple Life Cabin Rentals, LLC. We greatly appreciate your reservation and look forward to welcoming you as a guest.

This Rental Agreement (hereinafter called “Contract”) creates a binding agreement between the individual, family, group or legal entity renting (hereinafter called “Guest”, “you” or “your”) vacation rental homes (hereinafter called “Vacation Home”, “property” or “premises”) and The Simple Life Cabin Rentals LLC (hereinafter called “TSLCR”, “Management”, “Host”, “we” or “us”), who is the contracted agent on behalf of the owner of the property. Please review this Contract in its entirety.

TERM OF OCCUPANCY: The term of occupancy shall be strictly for the number of nights outlined in the reservation and will begin at 4 PM on the date of arrival. Guest must vacate the Vacation Home no later than 11 AM on the date of departure.

RENT: Payment is due in full (including rent, fees and taxes) at the time of booking in order to secure a reservation. If Guest is booking this reservation through Airbnb, any and all payments will be handled by Airbnb and no credit card information will need to be submitted to TSLCR.

Once a reservation is accepted and paid in full, you will receive a confirmation notice. Check-in instructions, including your unique access code and the property address will be sent within 48 hours of your scheduled arrival time. Guest understands this Contract must be signed and returned before check-in information will be sent. If Guest refuses to sign this Contract, reservation will be canceled and refund will be given according to the Cancellation and Refund Policy.

GUEST QUALIFICATION: Rental reservations must be held in the name of, and check-in completed by, an individual who is at least twenty-four (24) years of age and acknowledges TSLCR may require a copy of Guest drivers license as proof of identity. Guest is responsible for all other persons staying or visiting the property during the reservation.

LIMITED OCCUPANCY: Maximum occupancy is limited to the number of individuals shown on the property listing and is in effect 24 hours a day.

NO SUBLETTING: Guest may not sublet or assign this Contract for all or any part of the premises under any circumstances.

NON-DISTURBANCE CLAUSE: Guest shall not disturb/endanger neighbors or use the premises for any unlawful purposes. Quiet hours shall be observed between 11pm - 7am. Guest understands that TSLCR cannot guarantee that neighboring properties or any complex a property resides in will be free from disturbances, construction, repairs or maintenance. These disturbances are not a reason for termination of this Contract, nor is it a reason for a refund.

NO SMOKING/VAPING: Smoking, vaping, candle and/or incense burning is strictly prohibited. No firearms, explosives, fireworks or other dangerous items shall be brought to or permitted upon the premises. Further, Guest shall not engage in the use of any illicit or illegal drugs or substances at the property nor shall Guest permit others in the rental party to participate in such activity. Any violation of the above mentioned constitutes grounds for automatic eviction plus forfeiture of the total reservation cost.

DAMAGE TO PROPERTY: Guest is responsible for the Vacation Home, its contents and its guests during the term of occupancy. Guest must lock windows and doors securely when not on the premises. Removing items from the property and/or rearranging furniture is prohibited. After check-out, Management will inspect the property for damage, missing items and the overall condition the Vacation Home was left in upon check-out. If we determine that damage is present, items are missing or the Vacation Home was left abnormally dirty upon check-out, Guest agrees to fully reimburse TSLCR for the repair or replacement cost of any damages, missing items and/or additional cleaning required upon Guest check-out.

REPAIRS AND MAINTENANCE: All property is provided in an “as is” condition. Guest will report any maintenance/safety issues immediately. TSLCR makes every effort to ensure all equipment in the vacation rental property is in good working order. In the event of an unforeseen mechanical failure, equipment failure or utility outage, we will do our best to have the issue resolved in a reasonable amount of time. Please note any unresolved issues of this nature do not obligate TSLCR to provide any rate adjustments or refunds to Guest.

INTERNET ACCESS: WiFi access is provided as a courtesy for Guests. However, this service can sometimes be erratic. TSLCR makes every effort to ensure service is working properly, but is not responsible for problems with internet service or your device(s) (i.e. laptop, cellphone, tablet, etc.) being used to access the internet. No refunds are issued for internet service problems. Use of the provided internet for any type of illegal activity is strictly prohibited.

HOT TUB/POOL USE: Some TSLCR properties have private hot tubs and/or pools. These amenities are routinely maintained and serviced. This maintenance may occur during your stay. Guest must allow access to the property to perform these services (Management will enter the property to perform this service if Guest is not on the premises).

Some properties include access to shared community hot tubs and/or pools. These amenities are serviced by a third party provider not related in any way to us. Since we are not responsible for the care and maintenance of these hot tubs and/or pools, TSLCR makes no guarantee on the usage and/or availability of these amenities. In the event these shared community amenities are not suitable and/or available for use, no refunds will be given.

Guests shall observe and adhere to all rules and policies as posted at the property and/or in any and all written information regarding safe use of the hot tub/pool. The hot tub/pool and surrounding patio/deck can be dangerous and slippery when wet. Guest accepts and assumes all risks involved in, or related to, the use of the hot tub/pool and patio/deck areas and releases TSLCR, Management and the Homeowner from any and all liability or loss that may result in connection with the use of the hot tub/pool and/or patio/deck.

If there is a problem with the hot tub/pool Guest should contact TSLCR immediately and we will make every effort to have the unit fully functional for Guest use. Although rare, hot tubs/pools do break down. Since this amenity is provided at no additional fee, no rate adjustments or refunds will be issued in the event the hot tub/pool is unavailable for use.

SAFETY: Guest must “baby-proof” the Vacation Home and premises to their individual safety standards and supervise children/minors at all times. Guest shall inspect and be familiar with proper use and application of any portion or component of the property prior to its use. Guest will use discretion and leverage hand railings where possible for walking on steps and outdoor surfaces. Guest understands you are responsible for your own security while on the premises by locking doors, windows, etc. when it is prudent to do so.

PERSONAL EFFECTS: Guest is responsible for any personal items brought onto the property and are encouraged to have proper coverage via an insurance policy of their choosing. We are not responsible for items left behind but will make every attempt to return them if notified. Guest agrees to reimburse TSLCR for the postage cost plus a $10 handling fee.

CANCELLATIONS/REFUNDS: Cancellations received at least 14 days before check-in will be issued a 90% refund of the total booking amount. TSLCR will retain a 10% processing fee. Cancellations received less than 14 days but more than 7 days before check-in will be issued a 50% refund of the total booking amount. Cancellations received less than 7 days before check-in will not be refunded. Refunds exclude any applicable credit card processing fees. For reservations made through an online travel agency such as Airbnb and VRBO the cancellation/refund policy will be shown in that individual reservation and will supersede this policy.

TSLCR is not able to give refunds or make changes to reservations due to weather related issues, acts of God (i.e. snow, wind, rain, power outages, etc.), medical emergencies, illness, death, pandemics or any other causes beyond control. No refunds will be given for delayed arrivals, early departures or no-shows. If you have concerns about a cancellation, we strongly suggest you consider third party travel insurance options.

ADDITIONAL RULES: Guest will not host events and/or parties on the premises. No professional photography/videography or vendors of any kind are allowed on the property without prior authorization by Management.

INDEMNIFICATION/HOLD HARMLESS PROVISIONS: Guest hereby agrees to indemnify and hold the owner of the Vacation Home and Management, including its agents, employees, and representatives harmless from any liability for personal injury, theft, destruction or property damage sustained by Guest or parties invited onto the premises by Guest. This includes, without limitation, attorney fees and costs, arising out of or in any way related to the use of the property by Guest or any invitees of Guest. Guest assumes the risk of injury or other losses relating to the use of the property and any activities conducted thereon, and agrees that the release and hold harmless provisions of this Contract shall also apply to any activities of Guest and invitees and agents on the property.

To the extent not covered by the release provisions above, TSLCR shall not be liable for special or consequential damages such as, but not limited to, loss of profits or revenue, cost of capital, cost of purchase of replacement goods or property, claims for emotional distress, mental suffering or the like.

In all cases, Guest agrees to waive any potential claim for punitive damages of any kind, regardless of the underlying claim or claims. The remedies of the Guest set forth herein are the exclusive remedies available against TSLCR.

Any liability of the owner of the Vacation Home and Management, including its agents, employees, and representatives with respect to this Contract or property covered by this Contract, or anything done in connection therewith, such as the performance or breach of the Contract, or maintenance, rental, or management of the property, whether statutory, or arising in negligence, contract, tort, strict liability, or under warranty, or otherwise, shall not exceed the sum of rent collected for the rental reservation under the rental contract giving rise to the claim. Guest acknowledges that this limitation of liability is directly tied to the total price charged for the rental reservation of the property associated with this Contract.

SEVERABILITY: If any provision of this Contract is determined to be illegal or unenforceable, the validity of the remaining provisions hereof shall not be affected hereby; and such illegal or unenforceable provision shall be deemed modified to the minimum extent necessary to make it consistent with applicable law and, in its modified form, such provision shall then be enforceable and enforced.

ARBITRATION: In the event of any dispute, claim, question, or disagreement arising from or relating to this Agreement or the breach thereof, the parties hereto shall use their best efforts to settle the dispute, claim, question, or disagreement. To this effect, they shall consult and negotiate with each other in good faith and, recognizing their mutual interests, attempt to reach a just and equitable solution satisfactory to both parties. If they do not reach such solution within a period of 60 days, then, upon notice by either party to the other, all disputes, claims, questions, or differences shall be finally settled by arbitration administered by the American Arbitration Association in accordance with the provisions of its Commercial Arbitration Rules. Within 14 days after the commencement of arbitration, each party shall select one person to act as arbitrator and the two selected shall select a third arbitrator within 10 days of their appointment. The party-selected arbitrators will serve in a non-neutral capacity. If the arbitrators selected by the parties are unable or fail to agree upon the third arbitrator, the third arbitrator shall be selected by the American Arbitration Association.

APPLICABLE LAW: This Contract shall be governed by and construed in accordance with the law of the state of Oklahoma. If any suit or action is filed by any part to enforce this Contract or otherwise with respect to the subject matter of this Contract, exclusive venue shall be in the circuit court for the county of the particular property named in this Contract.

Nothing in this provision shall be deemed to diminish in any way the obligation of the parties to arbitrate any dispute.

By signing (electronically) this Contract, you acknowledge that you have read, understand and agree to comply with the terms mentioned above and assume the responsibility for the obligations set forth herein.
