The Heart of the Valley takes it's name after what the city of Turlock represents to the Central Valley, it's heart. I wanted to use this as inspiration to create a home the embodied this. I worked closely with local interior designer, Marísela Rodríguez, to come up with a home design where guest can enjoy the convenience of modern technology while still having that warm, welcoming feeling a farmhouse has to offer.

The space:
The Heart of the Valley is a single story home updated and modernized for the convenience and comfort of today. This includes things you can't even see, like a tankless water heater system and others you can't miss, like the state of the art smart appliances. You can enjoy a movie night (popcorn complimentary) on the large sectional with all of your friends and family or a head to the beautiful backyard for a sizzling BBQ on the Webber grill (charcoal included). This house has so many updates and awesome features to list. You are just going to have to see them for yourself. Looking forward to hosting you! :)

- "This little studio is perfect in every way! Very well supplied with everything you need to be comfortable and functional while out of town! Everything was in working order and impeccably clean and well maintained. The decor is beautiful and comfortable and I was impressed that such a small place could have so many windows which made it all the better to let in light if you want, but double shades to provide plenty of privacy and darkness as needed. The bathtub was deep and comfortable and the shower provided plenty of pressure. I appreciated the overhead fans above the bed and the dining table which kept air circulating and refreshing! I enjoyed the tropical and clean pool area between my work shifts. It was a great location and close to everything, in fact I joked that no matter where I went in Turlock, I was only "6 minutes away!". It was a perfect location for working at Emanuel Medical center and if I need to be in town ever again, I will be hoping that this wonderful studio is available!!!"

Comfortable place to stay. Amazing neighbors all around. Good for small groups visiting this area or workers working in and around the area. House is 2 minutes from HWY 99. Downtown Turlock is 5 minutes away with an awesome selection of restaurants. Shopping is a short 10-minute drive away.

• Please do not use our bathtub or shower to bathe your service animal. Please do not use our towels on your animal. Animal hair is very very hard to get out of furniture, towels and bedding. EXTRA CLEANING FEES will be charged on top of the initial fee.
• The guest remains liable for any and all damages caused by their service animal.

ALARM SYSTEM: There are sensors located on every exterior window and door, as well as a keypad on the wall near the hallway. Please do not tamper with the sensors or keypad.

THERMOSTAT: The thermostat is located near the alarm keypad in the hallway.

SECURITY CAMERAS: The home is equipped with security cameras on the exterior of the home. If they are disabled, you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.

COMMON AREAS: The home and spaces are wide and open! Common areas are accessible at all times to guests. Common areas include the kitchen, two dining rooms, two living rooms, the backyard, and two full bathrooms (one upstairs and one downstairs).

THE KITCHEN: The kitchen is complete with a refrigerator and freezer for guest use. Guests (per room) have a designated shelf and drawer to store their food. Guests also have access to the 2-slice toaster, toaster-oven, regular oven, coffee maker, and all other kitchen utensils and amenities displayed or in the cabinets. Please be mindful of the guest shelves in the pantry cabinet. The kitchen is stocked with dishes, cups, napkins, salt, pepper, various seasonings, raw brown sugar, an assortment of selected regular and decaf teas, and Starbuck's or Pete's coffee. The kitchen is accessible at all times, however, please be mindful of noise. Please do not play songs, shows, etc. while in the kitchen as it echos throughout the home.

THE LIVING ROOMS: The TWO living rooms each feature a large sectional sofa - offering plenty of space to relax or work!

RESTROOMS: There are TWO FULL RESTROOMS available for use at the home. One is located upstairs (second door on your left) and the other is downstairs near the front door, both labeled R.

PRIVACY, SECURITY, & SAFETY: You will be provided a private, personal code to access the home’s front door deadbolt and your private room. The room and home are equipped with smart lock, keyless digital entry systems. Each code is randomly generated for each guest and has specific dates of usage to ensure safety and security for all guests, both in the future and currently. The front door's keypad is on the deadbolt, above the doorknob.

ANIMALS: NO animals are permitted in the home due to severe allergies and sanitation. If you bring an animal into our home we will charge $99 for deep cleaning the spaces. Our apologies for the inconvenience and we thank you for your understanding.

JUST ASK:) If our check-out and/or check-in times are inconvenient, don’t hesitate to request a bit earlier check-in or a little later check-out. Many times we have 5-6 Airbnb’s with same day changeovers and that’s daunting for my housekeepers. If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. Or with some notice, WE CAN POSSIBLY HAVE IT READY BY NOON for half the nightly rate. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either way in advance as there are always last-minute bookings.

Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park and the keyless entry code if I can’t meet you there. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. SO PLEASE MESSAGE OR TEXT ME when you’re 30 min away from DOWNTOWN TURLOCK. AND THANK YOU in advance FOR NOT SHOWING UP EARLY; it sort of freaks out the housekeepers.

BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters outside.

FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise.

MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees.

ATTIC/WHOLE HOUSE FAN is installed in this house but it can only be turned in remotely. If you’d ever like fresh air just text me and I will make sure you have windows farthest away from fan open and then turn it on without having to disturb you. You’ll just need to remind me to turn it back off before you close the windows!

SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.

Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND.

We think you will love this darling non-smoking space with it’s quiet (except during recess; there’s a school yard across the alley) and private secure yard. Even though it’s off a dirt alley, there’s a covered carport. It’s an easy walk to everything wonderful Downtown Turlock has to offer. Comfy queen bed+barn door to living room, smart TV, fast wireless, bathtub room w/ original tub+chandelier+faux candles; small shower too. Backyard has a glider, table/chairs and it’s perfect for dogs.

We decided to do an extensive remodel and pretty much gutted this completely private little back house. Just added central heat and air and new stainless appliances. As usual, I have gone way over budget with this renovation! The original claw foot tub which used to grow tomatoes outside was refinished and is now ready to enjoy in its own chandeliered room complete with faux candles. It’s a legal back house; completely fenced and private and no one walks through the other's yard. It has its own entrance off the alley, covered carport parking place with outside laundry room and stackable washer/dryer right next to the house. There’s ultra fast wireless and cable with SmartTV

It’s a unique space; equipped with everything you need for a comfortable long or short stay.

Visiting Yosemite? It’s a perfect stop over; halfway between the Bay Area and the most amazing national park!

Do our cleaning fees seem a bit high? If so, please know we pride ourselves in doing an extra thorough job; especially in light of the virus issues; we use bleach wipes to wipe down every surface both for your protection and those guests who come after you:)

MOST BREED DOGS OVER TWO YEARS OLD (NO CATS PLEASE) are welcome to stay INSIDE for the ADDITIONAL ANIMAL CLEANING FEE above. YOU MAY HAVE NOTICED in the listing photos that our BEDDING and TOWELS are WHITE; I’m a bleach freak and love to offer nice quality, extra clean bedding and towels. So if you allow your kids to eat+drink or your dogs up on the furniture or beds, I suggest you either bring your own sheets or blanket to cover and protect ours or just ask and I’d be happy to lend you some older imperfect ones. Most stains come out when laundered, however dirt from muddy paws, greasy foods and make-up usually doesn’t for some reason and the cost to replace them will be passed on to the guest. AND PLEASE DO NOT BATH YOUR DOG IN OUR TUB OR SHOWER; their hair is tough on our old plumbing. There’s a pet store in town where you can do that for free. LASTLY, YOUR DOG MAY NOT BE LEFT INSIDE OR OUTSIDE UNATTENDED. If you must leave them FOR A SHORT TIME, please bring a crate or ask as I am happy to provide one.

SERVICE ANIMALS: As per Airbnb‘s terms of service we are happy to welcome your animal.
-Is the assistance animal required because of a disability? What work or task has the animal been trained to preform?

We have strict guidelines for those who would like to bring an animal:
-They are NOT ALLOWED TO BE LEFT UNATTENDED at any time; not even in a crate. You must take the animal with you anytime you leave the house.
-The guest remains liable for any and all damages caused by their service animal.
-You and your service animal will be asked to leave if we discover misrepresentation of a pet as a service animal. We will report fraudulent claims of service animals to government authorities and evict guest(s) without issuing refund.

If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. Or with some notice, WE CAN POSSIBLY HAVE IT READY BY NOON for half the nightly rate. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either way in advance as there are always last-minute bookings.

SUNDAY SPECIAL if you’re booked for a Saturday night AND SUNDAY NIGHT IS STILL OPEN, you may be able to take advantage of the “SLEEP-IN-STAY-LATE SUNDAY SPECIAL”; just let me know before checkout time and I’ll eventually request $50(0-1 bed), $75(2-2.5 bed) or $100(3-4 bed) through Airbnb’s Resolution Center so you can use your preferred payment method; YOU CAN THEN STAY AS LATE AS 3PM; otherwise HOUSEKEEPERS WILL BE THERE AT 10AM.

There’s a 1 DAY MINIMUM BUT A 30 DAY MAXIMUM currently in the booking setup. You can reserve multiple months but my preference is to book each separately and pay an additional cleaning for each month which we will then do at your convenience. This works best for us maintaining the home, watering plants and most guests appreciate the monthly cleaning and bed change. BUT feel free to appeal if you don’t; I’m always open to reconsidering and can change the booking setting for you.

ACTUAL ADDRESS WILL BE SENT 30 MINUTES BEFORE CHECK IN. Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park and the keyless entry code if I can’t meet you there. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. Plus, once I know your ETA I can stay by my phone just in case you get lost or can’t get inside using the keyless entry. SO PLEASE MESSAGE OR TEXT ME when you’re 30 min away from DOWNTOWN TURLOCK. BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters outside.

FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise.

MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees.

SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.

It is ONLY accessible by climbing a full set of stairs and because of all the live plants inside that need watering, there’s a 14 day maximum stay. If you’re ok with us coming to care for them during your stay then that can be adjusted. There’s a well equipped kitchen with stainless appliances, shower-only bathroom, queen-size bed with high quality mattress, large built-in desk (plants can be removed if you need more space) and washer/dryer with laundry sink just downstairs. Outside in small yard there’s vintage grapes, raised garden beds currently containing fruit trees, strawberry plants and cherry tomatoes for your picking. There’s also a seasonal small covered area with comfortable seating, all in a very private yard with free well-lit parking just outside the alley gate.

This place could be for 3 people who really like each other as there’s not much privacy. Couch is comfy and I can provide sheets to cover for third person.

How to get in:
- The keyless entry with digital keypad is located on the wood door, behind the unlocked security door. This allows you to come and go on your schedule. Your entry code will be sent upon verification of ID when checking in.
- Your security is a top priority, so the front door also has a security door in front of it that you can lock once inside.

- We are a 100% smoke free property -

For the health & safety of all our guests, there are a few restrictions:
- No pets
- No parties
- No unregistered guests (without prior approval).
- No smoking of any kind on the premises (cigarettes, vaping, e-cigarettes, marijuana, etc). Violating our 100% smoke free policy will result in a $250 charge.
- No drugs or illegal activity allowed on premises
- No burning of incense, candles or open flame
- Please use the microwave vent fan when cooking. This is especially important when using spices and foods that have a pungent aroma.

This lovely little cottage is a relaxing place to hang your hat after a long day. East Cottage comes with a fully stocked kitchen, perfect for making a home cooked meal while away from home. This unique place is off a dirt alley. It’s past owner turned it into a really cool “man cave”; he even left the big doors so he could live with his motorcycles! We obtained it, did some updating and it turned out really fun! Changed out “man for car” because, well, that’s what it is! Plus ladies love it too! It’s really best for 1 person, a couple or even 3 or 4 friends or siblings that dont mind limited privacy or climbing the steep ladder up to loft where there’s two more double beds.

The space
This is a NON-SMOKING/NO POT INSIDE AND NO GATHERINGS OR EVENTS house (please READ ALL HOUSE RULES BEFORE REQUESTING and see extra fees WHICH WILL BE CHARGED if violations occur.

This is a fully-furnished 500 sq ft studio with high-quality double bed on ground level plus optional loft sleeping space with two additional full-sized mattresses of equal quality only accessible by climbing a steep wooden ladder. (think converted 2 car garage, loft with skylights and glass block for natural light and privacy. Even with the painted old cement floors, its comfortable with gas fireplace stove, large area rugs and nice furnishings, old wood trim, high ceilings and cool industrial decor. There’s a newly updated bathroom with tile shower, a well equipped kitchen with stainless appliances and inside laundry. Outside the French doors is a large covered porch with comfortable seating, all in a small but lovely overgrown fully-fenced and very private yard with free parking nearby. (Parking right by unit can be complicated but possible if guest car is small to medium in size otherwise they may need to park a few houses down the dirt alley on either a private driveway or nearby side street. And during the hot summers it’s literally the coolest place in town as it’s surrounded by huge trees and is very shady

This place could be for 3 people who really like each other as there’s not much privacy and a fourth might be allowed for the additional fee. The downstairs couch is high quality and super comfortable so the loft may not be needed. In fact, I will refund $25 on cleaning fee if it’s not used …but you’ll have to remind me:)

It’s a unique space; equipped with everything you need for a comfortable long or short stay including ultra fast internet and a smart TV.

So if you allow your kids to eat+drink or your dogs up on the furniture or beds, I suggest you either bring your own sheets or blanket to cover and protect ours or just ask and I’d be happy to lend you some older imperfect ones. Most stains come out when laundered, however dirt from muddy paws, greasy foods and make-up usually doesn’t for some reason and the cost to replace them will be passed on to the guest. AND PLEASE DO NOT BATH YOUR DOG IN OUR TUB OR SHOWER; their hair is tough on our old plumbing. There’s a pet store in town where you can do that for free. LASTLY, YOUR DOG MAY NOT BE LEFT INSIDE OR OUTSIDE UNATTENDED. If you must leave them FOR A SHORT TIME, please bring a crate or ask as I am happy to provide one.

SERVICE ANIMALS: As per Airbnb‘s terms of service we are happy to welcome your animal.

We have strict guidelines for those who would like to bring an animal:

JUST ASK:) If our check-out and/or check-in times are inconvenient, don’t hesitate to request a bit earlier check-in or a little later check-out. Many times we have 5-6 Airbnb’s with same day changeovers and that’s daunting for my housekeepers. If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. Or with some notice, WE CAN POSSIBLY HAVE IT READY BY NOON for half the nightly rate. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either way in advance as there are always last-minute bookings.

SUNDAY SPECIAL if you’re booked for a Saturday night AND SUNDAY NIGHT IS STILL OPEN, you may be able to take advantage of the “SLEEP-IN-STAY-LATE SUNDAY SPECIAL”; just let me know before checkout time and I’ll eventually request $50(0-1 bed), $75(2-2.5 bed) or $100(3-4 bed) through Airbnb’s Resolution Center so you can use your preferred payment method; YOU CAN THEN STAY AS LATE AS 3PM; otherwise HOUSEKEEPERS WILL BE THERE AT 10AM.

There’s a 1 DAY MINIMUM BUT A 30 DAY MAXIMUM currently in the booking setup. You can reserve multiple months but my preference is to book each separately and pay an additional cleaning for each month which we will then do at your convenience. This works best for us maintaining the home, watering plants and most guests appreciate the monthly cleaning and bed change. BUT feel free to appeal if you don’t; I’m always open to reconsidering and can change the booking setting for you.

ACTUAL ADDRESS WILL BE SENT 30 MINUTES BEFORE CHECK IN. Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park and the keyless entry code if I can’t meet you there. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. Plus, once I know your ETA I can stay by my phone just in case you get lost or can’t get inside using the keyless entry. SO PLEASE MESSAGE OR TEXT ME when you’re 30 min away from DOWNTOWN TURLOCK. AND THANK YOU in advance FOR NOT SHOWING UP EARLY; it sort of freaks out the housekeepers.

BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters outside.

FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise.

MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees.

SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.

Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND.

The space
This place just underwent another renovation leaving its unique charm+creaky sloping floors while adding modern comforts like extra fast internet. It’s located in the same awesome neighborhood as our other homes but on a corner with plenty of free parking. It’s an easy walk to our awesome downtown w/ all it’s fabulous bars+restaurants+shopping. The comfy front porch and other inside+outside spaces are quite special. We think you’ll love staying here! And it’s now available by the bedroom too!

Guest access
Guests will have access to the lovely yards and gardens as well as all downstairs common areas inside.

During your stay
I live nearby and can be available whenever needed. I will also be caring for and watering the yards and gardens throughout the hot summer. In the the cooler months my family may use the large outside table and yards as well as the half bath in laundry room from time to time but not come inside the main house. We love this place!

Other things to note
This whole NON-SMOKING/NO POT INSIDE AND NO GATHERINGS OR PARTIES house UNLESS PREAPPROVED. (please READ ALL HOUSE RULES BEFORE REQUESTING and see extra fees/charges if violated below under “other things to note”) has lovely yards, furnished front and back porches, lots of wonderful outside living spaces and plenty of on street parking.

There are four bedrooms all with queen beds and 2.5 baths; two bedrooms downstairs with a “Jack and Jill” large shower-only bathroom in between and two bedrooms upstairs with a newly added vintage clawfoot tub & shower (from Modesto’s McHenry Mansion) bathroom. There’s also a half bath on the ground floor laundry room with large sink as well.

Last minute, these bedrooms may be available to be rented by the room with private bathroom or shared instead. During the summer months the upstairs bedrooms will not be available just the bathroom. But because other guests may be allergic, no animals will be allowed unless the whole house is rented.

It’s a most wonderful old unique place equipped with everything you need for a comfortable long or short stay. There’s a cozy gas fireplace and a lovely sunny living/sitting room as well. Upstairs has a very special south-facing bedroom with wonderful old windows. The other upstairs bedroom is darling too; it’s truly a delightful house. There’s a great kitchen, ultra fast internet and two smart TVs. Be warned though; the house is old, floors are sloped and creaky and I like cows and sheep and chickens too as you’ll see in the wall and yard art:)

The south-facing “sunny-in-winter/shady-in-summer” front porch has a vintage porch swing, rocking chairs + potted plants; it’s the perfect start to an easy walk uptown or just around our lovely tree-lined neighborhood. And under a huge lemon tree sits a vintage glider where you can take in beautiful fall through early spring sunsets.

The yards are full of mature Orange, Lemon + Lime as well as lots of other fruit trees, grape vines and berry beds; you are welcome to help yourself to whatever is ripe and ready for picking. The lawns and outside living spaces were renovated in spring and my laying hens were just brought from our house nearby to the back of property for others to enjoy; you can collect and eat their fresh organic eggs if you’d like.

A rustic but filtered and chlorinated 8’ round STOCK TANK POOL is now available. Perfect for your kids or just set a floatie or plastic chair and your hot bum inside! It needs to be requested though and there will be an additional upkeep/electrical charge if $25 per day SO PLEASE INQUIRE ABOUT SPECIFICS IF INTERESTED.

**Please note: the detached garage and driveway is used for our Airbnb supplies and repairs so housekeeping and maintenance may be accessing it from time to time. This will not interrupt your stay as garage is outside the picket fenced-in yard.

INTERESTED IN AN EVENT using house and yard with up to 20 people? Message me with your details but basically a $1000 fully-refundable deposit would be collected up front plus an additional $500 cleaning/garbage haul fee as well as a $50 per person charge over the maximum occupancy of 8. There could be additional charges as well depending on your plans so let’s talk:)

Brides: this is a lovely place to have your family around as you all get ready together but honestly all the hairspray and makeup can be hard on my cleaners. So if you go above the standard occupancy of 8 then it will still be $50 per additional person per day but if more than 10 it will be considered an event with the additional charges of $500 cleaning fee and a $1000 fully-refundable deposit. You’d also need to prepay $50/person over 8 with a max of 20 people total. It can also be a beautiful place for professional photos but please ask first.

Right across the side street is Turlock‘s Senior Center which can also be rented for events. Another option is for you and yours to stay at the farm house but have the larger event there where there’s a massive kitchen, plenty of bathrooms and tons of offstreet parking. See last photo for how to get in touch with those who can reserve it for you.

And if this place is available, (spring-fall only) you can also rent just the back+side yards with gas grill, fire pit+huge covered table with seating for up to 20 people, stock tank pool and the half bath/with laundry room sink; either from 6-9 pm for dinner or 11am-2pm for lunch or maybe a kid’s birthday party instead? Either option is $300 plus a $500 fully-refundable deposit for 3 hours and we’ll haul away your garbage.

BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters outside.

FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise.

MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees.

ATTIC/WHOLE HOUSE FAN is installed in this house but it can only be turned in remotely. If you’d ever like fresh air just text me and I will make sure you have windows farthest away from fan open and then turn it on without having to disturb you. You’ll just need to remind me to turn it back off before you close the windows!

SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.

Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND.

2bed / 1bath 1920's bungalow with tons of character; refinished original wood floors that are unfortunately on their last leg. And lots of new, energy-efficient windows and french doors. For now we’ve kept the original front windows that open in for a wonderful view and lovely cross-breeze.

Darling just updated kitchen with quartz counter tops, subway tile backsplash, stainless appliances; breakfast or office table/area also.

It’s a unique space; equipped with everything you need for a comfortable long or short stay.

PLEASE NOTE: The back grassy yard is not available to dogs; we are trying to keep it nice and green and without urine spots but also it’s a neutral area providing privacy between all the units back there. Also the outside leather couch may covered either because of weather or bird poop! There’s always one under the back porch cover though. Tiny House is also back there but is completely private with its own entrance.

Visiting Yosemite? It’s a perfect stop over; halfway between the Bay Area and the most amazing national park!

So if you allow your kids to eat+drink or your dogs up on the furniture or beds, I suggest you either bring your own sheets or blanket to cover and protect ours or just ask and I’d be happy to lend you some older imperfect ones. Most stains come out when laundered, however dirt from muddy paws, greasy foods and make-up usually doesn’t for some reason and the cost to replace them will be passed on to the guest. AND PLEASE DO NOT BATH YOUR DOG IN OUR TUB OR SHOWER; their hair is tough on our old plumbing. There’s a pet store in town where you can do that for free. LASTLY, YOUR DOG MAY NOT BE LEFT INSIDE OR OUTSIDE UNATTENDED. If you must leave them FOR A SHORT TIME, please bring a crate or ask as I am happy to provide one.

SERVICE ANIMALS: As per Airbnb‘s terms of service we are happy to welcome your animal.
-Is the assistance animal required because of a disability? What work or task has the animal been trained to preform?

We have strict guidelines for those who would like to bring an animal:

Nice lawns are important to my husband (who doesn’t think I should even allow dogs) and he goes to great lengths to keep them that way. Most guests who bring kids appreciate nice clean yards as well. Pet owner’s know dog urine kills grass and plants. This place has a large cemented side yard with gravel patch under kitchen window where your dog can eliminate and play as long as he doesn’t pee on my newly planted geraniums:) I HAVE OTHER PLACES WITHOUT THIS RESTRICTION: CasaMagnolia, Cowboy, Coolest, Cozy, CuteTiny and soon Chic all have either fake turf, Bermuda grass or no grass at all; just cement and gravel. But all places have either a clean large deck, cement area/dog run and/or gravel provided for them to eliminate; they will just need your help keeping them off the lawns. If your dog won’t go on gravel or cement then you are welcome to take them for a walk when needed in our lovely tree-lined and very pet-friendly neighborhood. My places aren’t for everyone. If this is a problem PLEASE DO NOT BRING YOUR PET or maybe find another home. JUST ASK:) If our check-out and/or check-in times are inconvenient, don’t hesitate to request a bit earlier check-in or a little later check-out. Many times we have 5-6 Airbnb’s with same day changeovers and that’s daunting for my housekeepers. If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either way in advance as there are always last-minute bookings.

If you’re booked for a Saturday night you may still be able to take advantage of the “SLEEP-IN-STAY-LATE SUNDAY SPECIAL”; just let me know before checkout time and I’ll eventually request the $50(0-1 bed), $75(2-2.5 bed) or $100(3-4 bed) through Airbnb’s Resolution Center so you can use your preferred payment method; YOU CAN THEN STAY AS LATE AS 3PM; otherwise someone will be by at 10am checkout to start the laundry.

There’s a 1 DAY MINIMUM BUT A 30 DAY MAXIMUM currently in the booking setup. You can reserve multiple months but will need to book each separately and pay an additional cleaning for each month which we will then do at your convenience. This works best for us maintaining our homes/plants and most guests appreciate the monthly cleaning and bed change BUT feel free to appeal if you don’t; I’m always open to reconsidering:)

ACTUAL ADDRESS WILL BE SENT 30 MINUTES BEFORE CHECK IN. Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park and the keyless entry code if I can’t meet you there. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. Plus, once I know your ETA I can stay by my phone just in case you get lost or can’t get inside using the keyless entry. SO PLEASE MESSAGE OR TEXT ME when you’re 30 min away from DOWNTOWN TURLOCK. AND THANK YOU in advance FOR NOT SHOWING UP EARLY; it sort of freaks out the housekeepers.

BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these outside.

FREIGHT TRAINS: if you’re not familiar with downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise.

MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees.

ATTIC/WHOLE HOUSE FAN is installed in this house but it can only be turned in remotely. If you’d ever like fresh air just text me and I will make sure you have windows farthest away from fan open and then turn it on without having to disturb you. You’ll just need to remind me to turn it back off before you close the windows!

SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.

Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND.
