The space
This newly built detached studio has key less entry and a separate entrance from the main house. The living area is a sweet spot for unwinding on a comfy, cozy couch for two. The modern charm continues with a separate sleeping area for your tranquil retreat. Our fully-equipped kitchen, complete with a kitchen island sporting cozy seating and a welcoming kitchen table. Our full kitchen offers a stove, a generous fridge, and a suite of appliances including a Keurig, toaster, and dishwasher. Pots and pans stand ready for your creative culinary exploits. A full-size washer and dryer for your convenience. Split-system AC and heater available for use
We also offer a $40 cleaning service during your stay. Come home to a fresh space after our trusted house cleaner gives you fresh towels, linens, and cleans the common spaces!
Our two outdoor cats roam freely in the backyard. They're friendly, but don't worry – they're outdoor enthusiasts and won't be joining you inside. Feel free to enjoy their company from a distance.

This inviting studio offers peace of mind with a private, personal code to access the front door. The studio is equipped with smart lock, key less digital entry systems. Each code is randomly generated for each guest and has specific dates of usage to ensure safety and security for all guests, both in the future and currently.
We ask that only registered guests listed on the reservation are allowed on the property at any time. This is not an event space or a place to entertain outside guests. Other things to note If you are new to Airbnb or have no reviews you will be required to submit a copy of your ID in case of incidentals or damages. The name on ID must match the reservation or it will be cancelled.

Unique large+light studio back house up stairs on top of storage garage. Minimalist boho style w/ lots of plants + comfy furnishings. Pretty sure you will love this space. Ultra-fast Internet + smart TV, built-in work desk, artesian wood cabinetry + counter tops+ wonderful just-added vintage wood flooring. Private entrance and yard with lots of trees, 95 yr old grape vine, strawberry beds +outside seating + free designated parking off an unpaved alley right in Turlock’s most desired area.
The space
This is a NON-SMOKING/NO POT INSIDE AND NO GATHERINGS OR EVENTS house (please READ ALL HOUSE RULES BEFORE BOOKING OR REQUESTING and see extra fees WHICH WILL BE CHARGED if violations occur.
This fully-furnished 500 sq ft back house studio is located on top of a two car garage currently used for Airbnb maintenance. It is ONLY accessible by climbing a full set of stairs and because of all the live plants inside that need watering, there’s a 14 day maximum stay. If you’re ok with us coming to care for them during your stay then that can be adjusted. There’s a well equipped kitchen with stainless appliances, shower-only bathroom, queen-size bed with high quality mattress, large built-in desk (plants can be removed if you need more space) and washer/dryer with laundry sink just downstairs. Outside in small yard there’s vintage grapes, raised garden beds currently containing fruit trees, strawberry plants and cherry tomatoes for your picking. There’s also a seasonal small covered area with comfortable seating, all in a very private yard with free well-lit parking just outside the alley gate.
This place could be for 3 people who really like each other as there’s not much privacy. Couch is comfy and I can provide sheets to cover for third person.
It’s a unique space; equipped with everything you need for a comfortable long or short stay including ultra fast internet with video and a smart TV.
Visiting Yosemite? It’s a perfect stop over; halfway between the Bay Area and that amazing national park!
Do our cleaning fees seem a bit high? If so, please know we pride ourselves in doing an extra thorough job; especially in light of the virus issues; we use bleach wipes on every surface both for your protection and those guests who come after you. We’ve also hired someone to make sure the outside spaces are as clean as possible at check-in.

Because of the old wood floors and because we all like to live on nice clean area rugs, YOU WILL BE ASKED TO REMOVE YOUR SHOES WHEN INSIDE.
This place is really fit for ONLY ONE PERSON OR COUPLE. No kids or animals at this place please.
EXTRA PERSONS, KIDS AND ANIMALS including most breeds of adult dogs (NO CATS or PUPS under 2yrs old please); $50/night, $200/week or $500/month PER ANIMAL cleaning fee or EXTRA PERSON fee BUT please MESSAGE ME FIRST with age of child/breed of dog BEFORE booking. IF ITS CHEAPER TO PAY THE WEEKLY OR MONTHLY AMOUNT, just remind me and I will refund the difference through Airbnb’s Resolution Center or manually change the amount due BEFORE YOU REQUEST RESERVATION.

BROKEN HOUSE RULES WILL CAUSE RESERVATION TO BE CANCELED WITHOUT REFUND. You will then be asked to leave or charged with trespassing. In addition, if house is unable to be rerented because of smoke, smell or damage OR because additional cleaning is needed because of broken house rule(s) you will also be required to pay for the lost revenue.

WE HAVE THE RIGHT to immediately enter house to remedy an issue you say is not right.
JUST ASK:) If our check-out and/or check-in times are inconvenient, don’t hesitate to request a bit earlier check-in or a little later check-out. Many times we have 5-6 Airbnb’s with same day changeovers and that’s daunting for my housekeepers. If they have a normal day then we’d be happy to try to accommodate you a bit (1 HOUR MAX ON EACH END PLEASE) Otherwise, thank you in advance for understanding and honoring our posted check-in and check-out times. HOWEVER, if still available, you can always book the night before or after and then arrive or depart whenever you’d like. Or with some notice, WE CAN POSSIBLY HAVE IT READY BY NOON for half the nightly rate. But we simply can’t clean most places inside and out properly for you or the next guest if we don’t stick by the posted check-in and check-out times. Also, it doesn’t help to request either, way in advance as there are always last-minute bookings.
SUNDAY SPECIAL if you’re booked for a Saturday night AND SUNDAY NIGHT IS STILL OPEN, you may be able to take advantage of the “SLEEP-IN-STAY-LATE SUNDAY SPECIAL”; just let me know before checkout time and I’ll eventually request $50(0-1 bed), $75(2-2.5 bed) or $100(3-4 bed) through Airbnb’s Resolution Center so you can use your preferred payment method; YOU CAN THEN STAY AS LATE AS 3PM; otherwise HOUSEKEEPERS WILL BE THERE AT 10AM.
There’s a 1 DAY MINIMUM BUT A 14 DAY MAXIMUM currently in the booking setup. You can reserve longer but this works best for us and the plants BUT feel free to appeal; I’m always open to reconsidering and can change the booking setting for you.
ACTUAL ADDRESS WILL BE SENT 30 MINUTES BEFORE CHECK IN. Our homes do not show up accurately on Airbnb‘s location map so PLEASE MESSAGE ME AGAIN THEN AND EXACT ADDRESS WILL BE SENT along with directions, helpful tips on where to park and the keyless entry code if I can’t meet you there. (You can use “Downtown Turlock” in GPS before then, but if this causes anxiety, please don’t book; it’s how we do any last-minute additional deep-cleaning, watering and make sure yards and outside living spaces are ready without having to disturb you later. Plus, once I know your ETA I can stay by my phone just in case you get lost or can’t get inside using the keyless entry. SO PLEASE MESSAGE OR TEXT ME when you’re 30 min away from DOWNTOWN TURLOCK. AND THANK YOU in advance FOR NOT SHOWING UP EARLY; it sort of freaks out the housekeepers.
BUGS AND SPIDERS: I am personally more concerned about the toxic chemicals used when spraying to kill and prevent such things so please keep that in mind BEFORE booking. However, we proactively clean and vacuum webs outside and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters outside.
FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise.
MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 72 degrees.
SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity.
Speaking of which, no ILLEGAL ACTIVITY will be tolerated; COPS WILL BE CALLED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY AND WITHOUT REFUND.
MOST KITCHENS have beyond the basics and are stocked for cooking. However, we also offer other items to those who request them first free of charge. (If you see any of the following items in a listing photo, please know that they may be kept at that house but can be requested then moved to another one.)

The Studio is a warm, more modern styled cottage, safely nestled in the backyard of a home, as a detached structure with a private entrance, front porch & plant life. Located in a quiet, tree lined residential neighborhood. It’s fully furnished, loaded with amenities...from appliances, kitchenware and condiments to personal care items.
Comfortably hosts 1-2 adults, featuring a queen size bed with memory foam mattress.
The space
We wipe down touchable surfaces so your space is clean upon arrival.
How to get in:
- The keyless entry with digital keypad is located on the wood door, behind the unlocked security door. This allows you to come and go on your schedule. Your entry code will be sent upon verification of ID when checking in.
- Your security is a top priority, so the front door also has a security door in front of it that you can lock once inside.
- We are a 100% smoke free property -
For the health & safety of all our guests, there are a few restrictions:
- No pets
- No parties
- No unregistered guests (without prior approval).
- No smoking of any kind on the premises (cigarettes, vaping, e-cigarettes, marijuana, etc). Violating our 100% smoke free policy will result in a $250 charge.
- No drugs or illegal activity allowed on premises
- No burning of incense, candles or open flame
- Please use the microwave vent fan when cooking. This is especially important when using spices and foods that have a pungent aroma.
Pricing includes:
- Price per night includes the 9% Turlock City occupancy tax.
Longer stay cleaning fee:
- Longer stays (beyond 14 days) require an extra (deeper) cleaning fee:
---15 to 20 days = $25 additional (for a total of $100)
---21 to 30 days = $50 additional (for a total of $125)
---31+ days = $75 additional (for a total of $150)
Since the system doesn’t automatically pick up this variation based on reservation time, it will be sent as a separate fee request after you've checked in (the system wont allow it to be done sooner).
Other details:
- Babies under 1 year old are welcome to stay at no extra cost
- Linens will be washed a maximum of two times to get any stains out. Beyond that, the cost to replace damaged items will be charged.
- A security deposit of $100 may be listed, however, you are NOT automatically charged this fee. Only if items are missing, permanently damaged or extra cleaning is required (beyond what is listed above) after your stay, will you incur a fee for the actual amount, which may be less or more than the security deposit.
- Guest Wi-fi is included
- The noise ordinance in Turlock is 10pm, so must be adhered to
- There are outdoor security cameras on the property for everyone’s protection

- Kitchen is fully furnished with cookware, dishware, utensils, stove/oven, microwave, coffee maker, toaster, blender, cleaning supplies, etc. for short and longer stays. Basic sauces and seasonings are available for your use. If you see it, you can use it!
- Keurig coffee maker with coffee pods, creamers, teas and sweetener choices. A few are included in your stay, but feel free to bring your favorite pods as well!
- Re-fillable Brita water pitcher in fridge
- Shampoo, conditioner and body wash in shower, plus 2 bowls of mini amenities in case something is forgotten
- Washer/dryer is equipped with detergent pods & softener sheets
- Iron & small ironing board

Other things to note
- The Smart TV has a few options:
1) Local channels can be picked up via an indoor antenna, assuming the weather cooperates
2) Anything that can be accessed via WiFi, such as Netflix or Hulu, as long as you have a subscription

3) DVD player with a drawer full of BluRay DVDs for Studio use, or feel free to bring your own to watch!
