The space
This newly built detached studio has key less entry and a separate entrance from the main house. The living area is a sweet spot for unwinding on a comfy, cozy couch for two. The modern charm continues with a separate sleeping area for your tranquil retreat. Our fully-equipped kitchen, complete with a kitchen island sporting cozy seating and a welcoming kitchen table. Our full kitchen offers a stove, a generous fridge, and a suite of appliances including a Keurig, toaster, and dishwasher. Pots and pans stand ready for your creative culinary exploits. A full-size washer and dryer for your convenience. Split-system AC and heater available for use

We also offer a $40 cleaning service during your stay. Come home to a fresh space after our trusted house cleaner gives you fresh towels, linens, and cleans the common spaces!

Our two outdoor cats roam freely in the backyard. They're friendly, but don't worry – they're outdoor enthusiasts and won't be joining you inside. Feel free to enjoy their company from a distance.

Cozy, newly remodeled and well located, our guesthouse is a great place to stay. We put lots of thought and care in designing a space that people will truly enjoy. We are located in the heart of the beautiful College neighborhood, walkable to Roseburg Square shops and food as well as the Virginia Trail. We are close to downtown and have plenty of street parking, as well as a side gate with driveway that goes right up to the guest house.

The space
**Note: only two people per reservation and only people on the reservation should be on the property. It is not okay to have additional friends or family members stay over. It is sometimes okay if they stop by briefly, please check in with us first.** The guesthouse is on the rear portion of our property so we are aware of people on the grounds.
**Note: reservations with children will not be accepted because we have a pool. Infants may be acceptable, please check with us. Thank you!**

We have a large 1/3 acre property right in the middle of the College Neighborhood! High fences and trees surround the property so it feels very private.

The guest house is located in the rear, off of the driveway on the right side of the property. It is private and completely detached from the main house. The home has 550 square feet with an open kitchen/dining/living space, one good-sized bedroom with a closet as well as a full bathroom. We recently completed a mini remodel with new paint and furnishings throughout!

Guest access
As a guest, you have access to the entire guest house as well as the yard and pool. There are two loungers set up outside the guest house next to the pool.

Other things to note
The Pool:
As you can see in the photos, the property has lots of vegetation which makes for a beautiful setting! However, it also means that the pool will not be 100% sparkling clean as there is no way to keep all of the leaves and bugs completely out of the pool. We have it professionally maintained every Monday and there is a skimmer next to the pool that you are welcome to use to clean the top before jumping in. The pool is shared with the main house. *We are not liable for any incidents in regards to the pool.*
Bugs:
The beautiful green setting also means there are bugs around! We have a professional service that comes out monthly to spray and clean the homes and property for insects, but you will still see bugs around, especially in the hot summer months. If you are sensitive to insects then this may not be a great fit.
Towels:
We provide one bath towel per guest every three days. If you require daily fresh towels, our listing is not a good fit.
Heating & Cooling:
While there is a fireplace inside the guest house, it is not for guest use.
There is a ductless mini-split with remote control for heating and cooling.
Our dog:
Our dog (Lois, small french bulldog, 11 years old): She can be moody so we try our best to keep her inside when guests are around. If you run into her and she is barking and excited, it's best to ignore her. Some guests do enjoy making friends with Lois, but please proceed with caution. If you are not comfortable around dogs this may not be a good fit.

Located in the tree-lined College neighborhood, this Retro Bohemian Studio is centrally-located and walking distance to Modesto Junior College, Virginia Trail, and grocery store. It's a short drive to downtown where there is a concentration of restaurants and entertainment. It is a 3-minute drive to Doctor's Medical Center, 1.5 hours to San Francisco, and 2 hours to Yosemite National Park. Good vibes! Serena & Chris

The space
With a private entrance, this newly-remodeled studio features a full kitchen, washer/dryer, your own bathroom, queen-sized bed with brand-new Tuft and Needle mattress, and tiny patio. The high, vaulted ceiling makes the place airy and spacious. High-speed wireless internet included. It comes with essentials such as extra towels, coffee maker, toaster, microwave, and cooking supplies. It is above a detached garage (you will hear the garage door 2-3 times a day--sorry!). We live on the premises, so if you need anything, we will be there to help.

The studio is completely private with no shared spaces. You will have your own entrance which is accessed by keypad entry. Street parking is directly in front of the property and in a safe and quiet neighborhood.

Detached studio apartment with full bath/shower combo. Neat modern deco for a stylish look. It features a kitchenette with fridge and freezer, microwave, toaster, electric frying pan, rice cooker and coffee maker. Studio has a full size bed, twin day bed with twin trundle that can pop up to king size bed, cable TV, X-Box 360 and internet. The bedroom and bath are separated by a sliding accordion style door. Just off highway 108/120 heading East 65 mi to Yosemite or 85 mi to San Francisco.

The space
The private enclosed courtyard, entry area and house is for our guests. There's secure private sitting area with picnic table and benches covered by an umbrella. A propane bbq, available upon request. Also because we ran out of space to in the description we want to add that Dodge Ridge ski resort is 54 miles away from JCJ Little House.

This studio was remodeled and used as our living space when we bought the house several years ago. It has a full kitchen and bathroom, with shower. It also has a private back patio. This property is in the beautiful, tree lined area of the Modesto Junior College. An enjoyable walk to shopping and downtown.
