Welcome to our Cozy Studio Cottage! The cottage is located next to our property. You'll have the cottage all to yourself! We are at the end of a long cul-de-sac in an established neighborhood. Restaurants, shopping and concert halls are nearby. Feel free to book instantly. Four people are welcome but it's not really big so ask if you have questions. We look forward to your stay or return!!

The space
The cottage is stocked with many amenities, has full kitchen, full bath, 1 queen bed, 1 couch, and a twin blow up mattress. If you want the blow up mattress set up ahead of time just let us know. The 40" flat screen TV has Roku with free access to Xfinity Cable and Netflix, Hulu on Verizon Wifi . Street parking right in front of the house is available. The A/C and Heater unit keep the cottage quite comfortable. NO PETS sorry no exceptions due to severe allergies. If you want to book for more than 14 days just rebook the cottage again for the remaining days. The studio cottage is about 450 ft. We have a brand new air conditioner/heater and fans in the cottage for the hot summer nights and cold winter nights with plenty of extra blankets. and more upon request!

Let us know estimated time you will arrive. The key will be readily. If you are arriving after dark we can leave the porch light on. You can park on the street right in front of the house. There are three spots you can park out front. The property is on 1/4 acre on the corner. We have to charge our electric cars so I apologize for not allowing parking in the driveway.

Smoke in the cottage or near the door. Please smoke away from the cottage so the smoke doesn't go inside. Please respect this.

Leave the A/C or Heat off when you are gone from the cottage. It cools and/or heats quickly.

Color or cut your hair in the cottage.

Please don't stain the carpet or floors they are new!

Be sure to crack bathroom window open for showers to ventilate.

It's located less than 5 minutes from the I-80 freeway with lots of food places nearby. We provide cleanness and limit interactions with guests. Sac Int'l Airport (25 min), state capital (20 min), Galleria Mall (12 min), Auburn (22 min), and Folsom Lake (20 min).

This is private studio/guest house. It includes a queen size bed, freshly stocked bathroom, separate AC/heater unit, roku TV, and it's own kitchenette with microwave, fridge, hot plate stove, dishes, electrical kettle, coffee maker and toaster.

There are plenty spots for parking on the driveway and on the street especially during the day. Guests are welcome to park on the driveway on any available spot (limit 1 parking spot). We usually close the gates at night. If you are coming late or leaving early, you can park on a street or you will be given a code from the gate. Check your check in instructions before your arrival.

We have a little dog that lives in the main house. You might meet him sometimes in our backyard but we try not to let him go to the guest place.

Cozy quiet private studio about a mile off Business Interstate 80. Very close to Arden Fair Mall, Cal Expo, Sacramento State University, and dozens of shops and restaurants. The space
The Studio sits in my backyard garden about 10 feet from the backdoor. You will likely see, and if you choose, interact with me and my one very tiny dog and possibly guests staying in the house. If you want complete privacy this is probably not the place for you.

The kitchenette has a toaster oven, portable induction cooktop, coffee maker, electric tea kettle, popcorn maker and small fridg. It is not set up for serious cooking. Frozen waffles, syrup, coffee, tea, popcorn and flavored salts are provided.

After you checked in if there are extra guests who will come, make sure you add them to your booking and a picture must send to us before they allow you to come in.

If you bring in extra guests inside the property and they are not on your booking, we will know and will charge you $25 extra per guest x date of the stay. This will be also a bad review and report to Airbnb.

No pets allowed
$150 cleaning fee if bringing the pet and $50 per night. My cleaner normal requested not to clean any pet's stay.

- If you are having a service dog, you must let us know and send us a request. Otherwise, we consider it a pet and will charge a penalty of $50 per night/ times the length of your stay and an extra cleaning fee of $150.

- A service dog brought in there will be an extra cleaning fee of $150. Because I have to call different cleaners as our normal cleaners are not clean after any animal stay due to health needs.

Those who don’t respect the house rules or violate them will be reported to Airbnb. Subject to a negative review and fines will be applied.

Please keep the linens clean
The guest is responsible for any stains. It will be charge from $50-$200. Our cleaner will check the lines after check out.

A detached guest house on our property, the retreat includes a full bathroom, one bedroom with a queen bed, a living room with sofa that can be folded down into a comfortable full-size bed, kitchenette with hot plate (no oven/stove), Keurig, teapot, microwave, and shared access to outdoor lounge and relaxing backyard with beautiful garden, heater and hammock. Separate entrance around the back. Ideal for 2 for a short term stay, but can fit up to 3 if you don't mind sharing a small space.

Guests have private access to their entire detached guest house unit and shared access to outdoor spaces in the backyard, including shared access to the outdoor lounge, and garden areas.

Other things to note
The guest house combines a mix of old and new. There is new mini split wall system for AC and heat, ceiling fans, as well as space heaters to provide comfort in the seasons if needed. It cools off and warms up quickly. Please be energy and water conscious.

The outdoor kitchen space corner is also used by the guest house cleaner, so do expect to see cleaning products and such out if this is something that bothers you.

Garbage day is on Wednesday if the street noise such as this bothers you, the yard maintenance comes on Thursdays, which does include blowers.

We offer free coffee, tea, along with occasional snacks, goodies, or in season fruit located in the guest house. There is a Keurig coffee maker in the unit with coffee and tea. There is an electric teapot and a hot plate. There is Brita filtered water located inside the mini fridge. There is no stove or oven (just a kitchenette). The unit does not have a TV. There is plenty of open street parking available.

Sacramento is a city that is full of trees, pollen, yard blowers, etc. so unfortunately I cannot control how dusty and full of pollen the outdoor spaces are. It is a daily struggle in our city. It is the worst in the spring and fall. The indoor spaces are clean.

The sofa in the living space folds down to a full size bed if needed for an extra sleeping surface. We provide bedding inside the sofa. Please use the sheets for this if you use it and leave dirty sheets out for cleaning.

Our unit is kid-friendly but not entirely kid-proof. There are some outdoor and indoor toys provided as well as child-friendly dishware.

The space
The studio is separated from our house by a redwood fence which provides maximum privacy. It has a queen bed with a good quality mattress. We believe it is the perfect combination of soft, yet firm comfort. (We tested many, many mattresses before pulling the trigger on our purchase). The bedding is all natural fibers, and the pillows are down. (Or non-down if you prefer.)

The kitchen is equipped with a refrigerator, induction stove top, microwave, coffeemaker, and electric teapot for your use. There is an on site washer/dryer. The bathroom has a shower but no tub.

We provide parking and bicycles if you need them.

Our cottage is two rooms plus a full bathroom. The separate bedroom has a comfy queen bed and TV (equipped with Netflix & Amazon Prime). Wifi is available throughout the cottage. The vanity (sink) and walk-in closet are separated from the shower and toilet by a pocket door. It is a very quiet, calm and peaceful retreat.

The cottage is located in our backyard and is accessed through a side-gate. Guests walk along a path that goes along the side of our house and through our backyard to get to the front door of the keyless-entry cottage.

Parking is always permitted on the right-hand side of the driveway. Guests can park on the street as the City of Davis allows (weekends and between the hours of 4:30pm-7:30am).

We love meeting new people and are happy to provide recommendations for local eateries and things to do during your stay in Davis. We are usually pretty busy with work and two kids; however, should any questions come up during your stay, we are available via text or cell phone any time.

You will enter the key-code on the keypad to the right of the front door then press the red button to enter. To lock the door from outside, you will just press the red button only. This is a new home, so the weather stripping is very air tight. The door needs to be pulled tightly shut or it can bind the lock. The door will auto-lock after 30 minutes.

Other things to note
There is one ring doorbell camera installed on the exterior gate of the property and one by the front door for security of the home and to help prevent unauthorized parties or guests. If you have an unauthorized party in the space we may ask you to leave for breaking the rules and you will not get your money back.

Renovated in April 2019, our well-equipped apartment backs to quiet green space and offers a private patio with gas fire table.

The space
The space is equipped with everything you need for a weekend, a week, or a longer stay. Newly renovated with a "back to the studs" remodel completed in April 2019, the guesthouse has central heat and air, in-suite washer and dryer, quartz counter tops, white kitchen with dishwasher, garbage disposal, and stainless steel appliances. The modern bathroom with a spacious walk in shower boasts a luxurious rain shower head and lighted mirror over the vanity.

The bedroom has a queen bed and black out shades behind the light filtering shades to allow you sleep in, if that's your jam. High end linens and a curated design will make you feel as if you've booked a swanky resort room!

The living area has comfortable modern furniture and a flat screen TV. We provide a Roku with Netflix and DIRECTV NOW, which means you can watch what you want, when you want. The upgraded sound system with sound bar means a movie in is almost as good as a movie out.

Hungry? You're in luck! While the guesthouse is all provisioned for cook at home meals, we are located just blocks away from Midtown Sacramento's thriving farm to fork restaurant and bar scene. As our guest, you have full access to your own private patio as well as the outdoor living room in the yard. Additionally, your guesthouse is located with access to a private park enclosed by the homes on the block. This green space in the heart of the city is a tree lined grassy oasis with a patio table, a swing, and a lovely garden. Sit outside and enjoy the bluebirds sing. You might even get a visit from the neighborhood pups or kitties or hear the neighbors' chickens happily clucking as they strut around their pen.

We have owned this home for over seven years. The area is an upcoming neighborhood and local residences have remodeled and upgraded their homes making the neighborhood very charming and close to shopping, restaurants and Thunder Valley casino. (7 miles away) If you are attending an event at The Grounds which is a fairground, and or The American speedway, you are less than a mile away or within a 15 minute walk.

Escape Sacramento into a beautiful oasis. This is a perfect place for a getaway with a private entrance, free street parking, surrounded by lots of greenery. This place also has a full kitchen, bathroom, washer and dryer together with a designated work space. It is a one-bedroom and one bathroom with a jacuzzi jet shower/tub. This is a one bedroom, one bathroom. The entire property is fenced with privacy for guest. The guesthouse has a front yard with patio furniture. The guesthouse also is fully furnished with appliances including the following: washer, dryer, dishwater, sink, microwave, oven, stove, and jetted bath tub . It is fully furnished with furniture and amenities such as a sectional couch, 70 inch TV, dinning table and chairs, dishes and utensil. The bedroom has a bed with clean sheets and pillows. There is an extra small office space with a table and chair for working that has a window view of the beautiful greenery. The bathroom has small toiletries available for renters to use.

Guest access
There is available parking on the street for up to 2 vehicles. Renters will have a private access gate to the back of the property. The traffic volume will be minimal as the unit is located in the back of the front home further from the main road.

Other things to note
There is a 10pm noise curfew for guest. The neighborhood is patrolled by the sheriff department. The property is also patrolled with security cameras at the front of each home for security purposes.
