Please note that there is no kitchen or place to prepare food in this unit. The shower time is about 5 minutes top, The water heating unit is small. Cleanliness in the place must be maintained. About 300 square feet of nicely organized private space inside and a peaceful back patio space outside. Private entrance, private bathroom with shower, climate control, wifi, and Roku TV to complement a comfortable bed, lots of closet space and a well-stocked kitchen. A desk with office chair can be installed on request. The back patio is a good spot to relax outside. Ferry to San Francisco and just 30 minutes to downtown Napa. Costco, grocery shopping, gyms, and other services nearby.

The space
The studio has a dedicated space for your shoes, coats and totes, a large closet with hangers, drawers and shelving, a small selection of books, two light chairs, a counter-height table, full-size bed with a Helix mattress, chargers, Roku TV for your streaming service subscriptions, full size gas stove, a French press, ground coffee and tea selections, plates, cookware. Desk, office chair, and monitor can be provided if working from home. if I am missing something essential to you, ask me about it.

Guests have the studio and a back patio entirely to themselves. The studio is located at the back of the property. To get to it, one will be crossing the side yard. This is the space shared with the rest of the property. On its open side, the back patio shares a view of the back yard. Self check-in with a smart lock. Shower, gas stove, fridge, microwave, toaster, Roku TV, AC/heating with remote inside the unit. Industrial counter-height dining table doubles as a work desk. A dedicated work desk with office chair can be provided on request. Outside, a patio table to eat al fresco and lounge chair to stretch out with a book or podcast.

The guesthouse has one very comfortable queen bed (Purple brand mattress), plus a queen air mattress is provided.

The kitchenette includes a sink, microwave, mini fridge and Keurig coffeemaker and is thoughtfully stocked with essential items.

Enjoy a relaxing shower under a rain shower head.

For your comfort, during summer months and times of excessive heat a window A/C unit will be setup in the guesthouse.

Our guesthouse is a stand alone dwelling. Guests enter through the side gate and backyard. (Please be mindful to keep gate securely closed as our children and dog* also use the backyard.)

*Junie is an excitable, young shepherd mix still working on her manners. If you or your children are uncomfortable around dogs, this might not be the right place for you.

Other things to note
Since the guesthouse shares a backyard with our family home, you may occasionally hear the pleasant (and sometimes unpleasant) sounds of our children and dog while they are playing outside.

Peaceful and centrally-located room with private entrance. Quick access to both Carquinez and Benicia bridges and minutes away from Six Flags, Napa and San Francisco.

The space
This is a small space with a double bed and full bathroom. Probably more comfortable for one guest but I will consider two. I set up a space for light cooking. There is a microwave, coffee maker, toaster oven and hot plate available. There is also a mini fridge and a full size fridge just outside the room. I will be home in the main house if you need anything! My friends say that it feels like they are in a cabin in Tahoe. It’s very quiet and because I’m by the water it’s a cooler climate. You will have your own dedicated parking space in my driveway. This is located in a well maintained quiet mobile home park.

Clean and private, a standalone dwelling separated from my own residence by a parking pad.
Small 2bd/1bath cottage. A 2 minute walk to the Sacramento River, bars, and restaurants. Boat launch is practically across the street.

The kitchen is stocked with plates, silverware, pots, coffee maker, etc. (Just please clean up after yourself)
There is WiFi, but it is not always reliable so I haven’t listed it as an amenity but it usually works well for the tv.

The space
An electric fireplace/heater in the main room gives a homey atmosphere.

The larger bedroom has a queen bed and the smaller has a twin with a pull out trundle bed plus a rollaway twin.

Guest access
The entire cottage is at your disposal. Fully stocked kitchen, two bedrooms, a bathroom, and a small laundry room with washer and dryer. It has one parking spot but street and alley parking is just a few steps away

Other things to note
Be advised that there is a church across the alley that occasionally holds Sunday service outside when the weather is nice. The music could be hard to sleep through when this is the case so some Sundays you might be awakened about 9:30

There is no central a/c and the summers get hot. I assume most guests are planning to enjoy the river rather than staying indoors for the most part, but there is a window mounted a/c unit to help with the heat if needed. It is not a large place, so it is usually effective at keeping it cool.
This is not a fancy place, but the proximity to the river and local bars and restaurants make it a convenient location.

The washer and dryer are located in the built in storage unit a few steps away from your front door for easy access as well. You will discover that the location is delightfully quiet and surrounded by my garden that provides year round interest from abundant lemons for your enjoyment to a beautiful fragrant collection of flowering plants.

The cottage is a large studio space with a private bath and full kitchen for your use. It easily accommodates up to 4 guests. There' a small patio outside where you can barbecue or sit with your morning cup of tea or coffee and enjoy the quiet of my garden.
There are two beds one queen and one full/ double with Turkish towels and Egyptian cotton sheets for your enjoyment.
