Cleaning Expectations & Fee Transparency
In accordance with California short-term rental law (AB 2202), we’re committed to transparency about cleaning responsibilities and potential fees.

Our standard cleaning fee covers:
- General tidying and sanitation
- Laundry of used towels and bedding
- Basic reset of the property

To avoid additional cleaning charges, we kindly ask that guests:
1. Take out all trash to the designated bins
2. Load and run the dishwasher (or hand wash dishes)
3. Leave used towels in the bathroom or laundry basket

- Unauthorized parties will result in:
1. $650 venue fee
2. Immediate cancellation with no refund

- No loud music or boomboxes
- Don’t allow noise to carry beyond the property
- Keep windows closed at night—sound travels!

Check-In / Check-Out Policies
- Early check-in and late check-out may be available if there are no guests before/after you
- No late check-outs past 12:30 PM
- For guaranteed late checkout (e.g red-eye flights), book an extra night
- Cleaners arrive promptly at 11 AM on checkout day
- Full checkout instructions will be sent the day before departure

One little thing we would have liked differently was the toilet location. It sits about 4ft away, directly facing the bed. So if someone’s in bed, facing away from the wall, you are staring at whoever’s using the toilet. OH, and they had a basket full of just about anything you need but may have forgotten and all for reasonable prices! "

Recently renovated, our well-equipped studio apartment guest house is at the back of a quiet property with access to the back patio and pool/spa areas.

This space has everything you need for a weekend, a week, or a longer stay, including mini-split heat and air conditioning, in-suite washer and dryer, marble counter tops, dishwasher, garbage disposal, and stainless-steel appliances. Beautiful *Private* 1 Bed 1 Bath apartment in a small complex. The complex is gated for your security. Newly remodeled with quick access to Highway 50 and right on the outskirts of Downtown Sacramento.

I felt safe with the gated entrance. There were a couple of small snags but were quickly remedied by the friendly responsive host. It is a perfect space for a single person like myself. So very clean! No complaints. I stayed for 3 months and it was perfect!"

There is a $300 fee in addition to the regular nightly fees to obtain permission to use the space for filming and/or a photoshoot. No loud music and please be mindful of your noise level at all times.

The space
The guest house is 1,500 sqft home, well equipped for all you may need durning your stay. The downstairs has the Master bedroom with a king bed, bathroom and an upgraded, fully equipped kitchen with a large dining table. It is an open floor plan with a spacious living area including a large TV (Direct). A fully enclosed and conditioned sun room with two twin beds are located adjacent to Master bedroom and Jack and Jill bathroom. A private, cozy patio is located off the living room. The shaded patio has a propane BBQ and patio table. Enjoy your private fire pit. One bucket of wood is gratis. Sit in the Adirondack chairs under the stars, roasting marshmallows while listening to the river. A spacious upstairs loft-bedroom contains two twin beds, a double futon and a TV for DVD's and games. Another cozy queen-bedroom is located upstairs with an en suite bathroom that is shared with the sleeping loft sleeping area. We have satellite internet, it’s slower than most are used to, so we like to make sure guests are aware. For larger parties be aware that to enter bathrooms you have to walk through bedrooms. On lower level you enter king bedroom and the bathroom is located in between that bedroom and the sunroom with the two twin beds. Upstairs the second of the two bathrooms and is in the bedroom with the queen bed. The upper level twin beds are in a loft that has a half wall so not completely private, but does have a door. Great option for kids.

Our property in Lincoln California is about 6 acres and consists of moss covered rock outcroppings, oak trees, and redwoods. There is several fire pit spots, to relax and be with family and friends. We have a pretty large creek that runs along the property. We encourage guest to pull up and chair and cool off, swim, or fish! There is a porch off the house with a bbq grill and dinning area with a view! Down by the creek are several tables and another large fire pit, a perfect gathering spot! The property owners live in the main home not far from guest guest house, and are full time.

Please also note that the creek is also such a fun and enjoyable place for kids and adults to hang out by the fire pit,cool off and fish.

Dogs are allowed with approval for an additional $10 per day, per dog. No viscous breeds/dogs allowed. We are ok with at most 2 dogs to stay in

The home is located on the site of a native American village. You will see many grinding rocks and Pestles. There is a Native American "Fertility Rock" located in front of the cottage.
