- "Cozy and beautiful cabin. You will really need to have a suv or any high clearance car to park in the driveway due to the steepiness of the driveway(included in the instructions.) No air conditioning except for masters bedroom. Might be better to have portable AC in all rooms during summer. Most of of us, unable to sleep because it was hot when we went. 90s weather. Fans are provided if needed otherwise ceiling fans are installed. Nice to have private hot tub and private pool, sauna and steam room(will be perfect for winter getaway). We noticed that there were no door locks in master bedroom (doesnt work) and masters bathroom. Sauna timer (knob) will need to get fixed at least. Had to improvise to turn the timer. Otherwise, easy communication with the property owner. "

INSIDE THE COTTAGE

Inside, wood and travertine floors add a luxury touch. So do the custom kitchen cabinets and stainless steel appliances in the gourmet kitchen. Meanwhile, high ceilings and an open-concept layout make this the perfect group retreat. Hang out together, but also tuck away for quiet alone time, too!

Cook dinner in the full kitchen, which is fully stocked with all the pots, pans, dishes, and glassware you need to cook and eat. The dining table sits up to six.

Both bedrooms are upstairs. The first has a queen bed and the other has two twin beds. Two more can sleep on the futon in the separate den. Speaking of the den: this bonus room is the perfect place to escape with a book or watch a movie on the small TV.

There are two full bathrooms: one upstairs with the bedrooms and one downstairs by the front door. The upstairs bathroom has a tub/shower combination, while the downstairs bathroom has a walk-in shower.

THE FINE PRINT

In response to South Lake Tahoe County's ordinance on short term rentals, we are operating under STVR License #005771. As per the ordinance, this vacation rental cannot be used for any type of parties, including weddings and receptions. Maximum allowable City occupancy is 6 people and 1 cars; over occupancy will be subject to City citation/fine. Please note that we have a strict NO PARTY policy; failure to comply will result in eviction.

If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. No more dogs are allowed.
Parking notes: There is free parking available for 2 vehicles.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). The Lazy Bear's Den is designed with relaxation in mind. Set up for 2 couples or a small family this spot is the perfect retreat. Come play in the snow, relax or if you have to work WIFI is provided. Spacious fenced yard is such a great place to play.
The location is wonderful: less than 4 miles to Heavenly Ski Resort, the village with shopping and dining, If Sierra At Tahoe is your skiing choice it is approximately 15 miles away. In the summer time the Lake is close, depending on which is your favorite beach.

As you enter the cabin you will immediately notice all the custom wood details, the living area with comfy leather couch and chairs is focused on the gas fireplace and flat screen TV. Adjacent to the living area is the dining room. The kitchen is set up for the family chef to prepare a feast, there are plenty of dishes, pots and pans, serving items. There is a slider to the spacious and fenced backyard-perfect for summer bbqs. There is an additional space off the living area with a couch and a TV-a great space for the kids to play. This room does have a futon if you need an extra spot to sleep.
There is a full bath (shower stall only) that is shared by both bedrooms. The master bedroom has a 1/2 bath attached. The master also has access to the backyard.
The backyard has a Gas BBq, picnic table and chairs.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between (“Homeowner”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Rental Party: The rental party shall consist of (“Guest”) party size of .

Maximum Occupancy: The maximum number of guests in cottage is limited to 5 persons.

Term of the Lease. The lease begins at 4 pm on (the “Check-in Date”) and ends at 11am on (the “Checkout Date”).

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property.

Access: Guest shall allow Homeowner access to the property for purposes of repair or inspection, if deemed necessary. Homeowner shall exercise this right of access in a reasonable manner..

ICE AND SNOW INJURY WAIVER: Homeowners will not be liable for injuries resulting from slips or falls on slippery surfaces or from falling snow or ice. Ice and snow are a common occurrence in the winter season but can occur anytime throughout the year at Lake Tahoe. Guests must use extreme caution during times of ice and snow to avoid slipping or falling on slick surfaces and injuries resulting from snow and ice falling from roofs, trees, or other objects. WINTER SEASON SNOW CLEARING: Snow will be removed from driveways prior to arrival the first day of visit. Guests will be responsible for clearing snow that falls during the rental period.

Rental Rate and Fees

Security Deposit: A deposit of $300 is held by Airbnb.

The deposit is for security and would be charged within 10 days of the Checkout Date if there was:
to the property or furnishings;
or other mess requiring excessive cleaning; or
other cost incurred by Homeowner due to guest’s stay (i.e late check-out, etc.)

If it is determined that guests smoke or bring pets on the property, an extra cleaning fee will be assessed. There is no smoking or pets allowed on the premises.

Cancellation Policy: If guest wishes to cancel his/her reservation, they will be subject to:

Fully Refundable if re-booked for the same dates/rates or the difference.

If owners must cancel due to unforeseen circumstances, a full refund of monies paid will be returned to the guests, less fees charged by Airbnb.

Natural Disaster/Occurrence: Owners are not liable in any way for conditions or matters arising that are out of their control, such as weather, road conditions, power outages, etc that may affect guests stay.
Trip Insurance: We encourage all renters to purchase traveler insurance.

Parking is limited to 2 cars in driveway. No trailers, boats, RV's are allowed in driveway unless permission is given. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

VHR License 007587. The City of SLT will fine the Guests $1,000 for: Parking on the street (Must park cars in Driveway), Exceeding Occupancy of 5 guests, Police called out for Noise Disturbance, Trash must be placed out/cans returned to storage room on Trash day only (so not to attract bears) or any other City VHR Ordinance 1114 Violation.
