The suite is contained in the downstairs portion of the home. Private entrance at back of home. Two full size bedrooms with black out blinds, 1 with a Ca king mission style bedroom set and closet, 2nd has queen sleigh bed with a super comfy memory foam mattress and lrg closet. Downstairs is fully hi speed wifi enabled with lrg screen Apple TV and kitchenette equipped with fridge, microwave, toaster and coffee maker, single induction burner, and outside bbq. Living room has comfortable plush couch , soft leather recliner and coffee table set on beautiful hickory hardwood flooring. Bathroom has a lovely tub shower combo with beautiful tile floor and granite counter tops.

There is a picnic table for your use in the backyard as well as a propane bbq right off the guest deck. Relax and bbq a meal while chilling in the hammocks.

This unit can sleep a max of 4 persons (this does includes infants). Due to city ordinance no more than 2 Guest vehicles are allowed.

There is a stunning firepit patio area which is available to guests. Fire pit usage is available without small children only. If you wish to sit by the fire let us know and we will happily light it for you.

We live in the upstairs portion of the home which is completely separate from the guest unit. You have your own entrance.

We respect our neighbors privacy and comfort. Parties and loud noise are not allowed. Tahoe city ordinances requires quiet time after 10 pm for rentals. City compliance Violations are steep.

Absolutely No Smoking allowed in the suite or anywhere on the premises due to risk of fire . Vaping allowed outside the suite only. Violations will result in a $200 fee.

Other things to note
We HIGHLY suggest all guests purchase Travel Insurance. This will protect you in the event of fires in the area, excessive smoke, which could force us to shutdown the air bnb due to direct threat or terrible air quality . We do not refund for bad weather. Our cancellation policy is Strict . Travel insurance insure you will get fully refunded for fires or other travel issues.

We do have a very sweet and friendly Shepard mix that lives with us upstairs. She is not downstairs but you may see her outside with us. She is never outside alone. If you are not a fan of dogs this is likely not the rental for you.
