This adorable property has a delightful bedroom offering a queen bed with a quality mattress, a choice of pillows and high quality linens. You will find plenty of closet space and lots of coat hangers.

We are located outside the city limits in a rural neighborhood with neighbors on both sides of our 2/3 acre property. Behind us is a large farm with grazing animals in the pasture closest to us.
Per Sonoma County Code we are required to collect a 12% Transient Occupancy Tax (certificate number 2814N) and notify all guests that quiet hours are from 10pm-7am with a maximum number of 4 guests and 2 vehicles.

The Guest Cottage is a 624 sq. ft. poolside cottage with a comfortable living room with spacious sectional couch for spreading out with a book or streaming a movie on 42-inch screen SMART TV. The separate eat-in kitchen has a table for 2, full-size range/oven, microwave, and refrigerator and is fully outfitted with cookware, dishes, glassware, flatware and utensils. It has a private patio with a gas grill and outdoor seating for two. The bedroom is a peaceful retreat with a queen-size pillow-top bed with luxury cotton sheets, your choice of pillows, blanket and duvets. Individual nightstands with reading lamps and storage drawers have built-in USB chargers for your phone or tablet. There is a vanity table, full-length mirror and closet. The en-suite bath features a deep soaking tub and shower combination.

Spa robes and pool towels are provided – you’ll want to pack slippers or beach sandals for walking on the gravel path to the pool.

Daily housekeeping is not included. The cottage is deep cleaned between every stay, There is a washer and dryer available for small loads - please note we are on a private well and septic system and there may be some limitations on using the laundry based on the day's water.

The Property

The property is located amidst vineyards and wide-open fields studded with ancient oaks to rolling hills and dramatic mountains. We live in the main house on the property We have an organic garden and love to share seasonal goodies with our guests. There is a bocce ball court ringed with grape vines, olive and fruit trees. The cottage looks out onto the pool area. The pool area sunny all year, with lounges for relaxing, and in the warmer months, you’ll be delighted to dip in the large saltwater pool. The pool is not heated but is protected with a solar cover so water temperature is dependent on hours of sunshine and general weather. Generally, the swim season is May - October.

The grounds of the property are spacious, but they are shared. We live in the main house and generally give everyone their space, but you may find us out in garden or enjoying a meal on our patio. There is a second cottage with a longer term tenant.

EV charging is available onsite for an additional fee per use. There are convenient public chargers located throughout the Sonoma Valley.

The Location

Kenwood is a quiet hamlet on the Highway 12 Wine Trail in the Sonoma Valley, midway between the cities of Sonoma and Santa Rosa. We are located 13 miles north of Sonoma Plaza and 5 miles south of the Calistoga Road which leads over the hill to Napa Valley. The property is approximately 5 minutes to Glen Ellen, 20 minutes to Sonoma Plaza, 30 minutes to both central Napa Valley or Healdsburg, and one hour to the Pacific Coast at Jenner. One hour to San Francisco.

There are more than two dozen wineries and tasting rooms nearby, including St. Francis, Chateau St. Jean, St. Anne's Crossing, La Rochelle, VJB, Ty Caton, Muscardini, Mayo, EnGarde, Deerfield Ranch, B. Wise, Landmark, Kenwood, Kunde, and Ledson. There are many notable restaurants a short drive from the property and three Michelin star restaurants in Sonoma County. You will need access to a car to get around.

The Fine Print

We are on site hosts and live in the main house on the property. This a fully permitted vacation rental. Sonoma County TOT #1402N and the county collects a Tourism Tax of 12% on rent and cleaning fee, which is included in the overall price.

Refund Policy

We are unable to provide refunds or compensation to guests if you need to cancel outside the timeframe of our cancellation policy. We encourage you to carry travel/personal liability insurance that covers any related personal injury, injury to others, damage or loss of personal property, and any foreseen or unforeseen event* that may cause your stay to be shortened or any loss whatsoever to be incurred. It is required that you read, understand, acknowledge and agree to all of the listing rules, instructions, and requirements that are provided in this listing before you book.

* Our local power utility, PG&E, has informed us that if elevated weather conditions, including potential fire risk, threaten a portion of the electric system serving our community, it will be necessary for them to turn off electricity in the interest of public safety. This is called a Public Safety Power Shutoff. We are not responsible for these temporary shutoffs, and cannot provide alternate accommodations should this occur. We have a portable backup generator to operate the property's well pump and septic system for a few hours each day to provide water flow to cottage.

In the event of an evacuation emergency: Written evacuation instructions identifying the evacuation zone and evacuation route are posted within the vacation rental. Guests must leave the property when a Voluntary Evacuation Order is issued for the evacuation zone, per county ordinance.

House rules

Check-in is 3 PM - 6 PM and check-out is 10 AM unless special arrangements are made. The cottage is designed for a couple: one bed, two-person occupancy. Minimum guest age 25. We may make exceptions for infants.

Please provide the full names of your traveling companions. Only guests in booking party are permitted on the property – no one else may use the pool or sleep
over.

Parking is available for one car in a designated parking area. If you have a large vehicle such as a truck, please let us know in advance as we will send you different parking instructions.

Sorry, due to health issues, we cannot allow pets or assistance animals in our cottage.

No smoking (including vaping and e-cigarettes) allowed inside or outside on the property. No candles or open flames. No drugs, no parties, no loud music.

Use of the swimming pool is during daylight hours and at your own risk. Please do not operate the swimming pool cover without instructions. The hot tub is not available.

Please do not use indoor furniture, plates or glassware outside.

The property has a septic system that requires following simple rules that are posted in the kitchen and bathroom. We are on a private well, and California has had a drought for several years, so we ask that you be conscientious about water use.

Please let us know if anything needs repair or replacement. We want to make sure our guests receive all amenities and conveniences and find everything in working order.

And finally...if you use wi-fi network, you agree to use it only for legal purposes and promise not to use it for illegal uploading, downloading, or other illegal activities. (We know this sounds nit-picky but this has happened and our internet provider has notified us we could have our service de-activated.)

A Day at The Ranch on Sonoma Mountain:

In the morning, sip your coffee or tea outdoors while enjoying the abundant wildlife including rabbits, wild turkeys, quail and more. For breakfast, collect you own fresh eggs from our pasture raised chickens, pick wild blackberries and gather seasonal fruit from our orchard.

In the afternoon, grab some towels, pack some cold drinks in the red wagon and follow the gravel path to the pool. While you splash and play, enjoy panoramic views of the valley. On your way back to the cottage, gather pick fresh seasonal fruit for your dessert (blackberries, figs, French plums and rhubarb grow along the path).

In the evening, enjoy a glass of wine on our view deck or take a stroll up Sonoma Mountain Road and enjoy the many vineyards that surround us. For dinner, snip baby lettuce, pick heirloom tomatoes off the vine and gather other fresh vegetables and herbs from our abundant organic garden. Enjoy the sunset as you dine outdoors on our generous deck overlooking Sonoma Valley. Later, gather around the outdoor fire pit for marshmallow roasting. Before bed, enjoy a nip of Madeira and a biscotti on the view deck and savor the starry silence of life in wine country.

There are ample charming places to sit and read or relax, or enjoy the sunset with a glass of wine, or eat a meal outdoors with your family or friends. The house was very clean and very well appointed (plenty of towels, good cookware, nice comfy furniture and millions of pillows, games, coffee table books, books by historic local author Jack London, etc). The kids loved the pool and the zip-line. We all loved going to gather eggs for breakfast from the chicken coup. The blackberries you pass on the way to the pool are honestly the sweetest I have ever tasted (and we picked enough to make ourselves a delicious pie!). The hot tub I only used on the last night, and regretted it, as it it a lovely wooden hot tub under the stars... I should have used it every night! This is one place that we will certainly be returning to... a very special little home on a lovely piece of land! Thank you for making our stay so peaceful and memorable!"

Burbank Gardens Historic District is 4 blocks south of downtown, and is the perfect base to explore wineries and the coast. This is on a small side street of cute little cottages just off a main drag. People walk dogs, ride bikes, and stroller kids. Also, they stroller dogs. - "Property was as advertised and super clean! The pool and hot tub was an added bonus after a hard day of wine tasting! Would stay here again." - "Beautiful inside and out. Great views, pool." - "Prior to booking, I had seen the property listed for two different prices. I asked a question through VRBO. I did not get a response for 5 hours. I was running out of time to book so I booked the more expensive one. About a half hour after booking, I got a reply telling me that the more expensive one includes a separate room located over the garage. Oh well, I guess the two of us get a choice on where to sleep. Prior to arrival I got an email with a gate code and instructions on how to get into the cottage. They did not give me a code for the deadbolt. I called the number to the property manager. They were able to give me the code to the lock boxes that had a key in it. I don’t think I was supposed to have the key. The key was very difficult to use in the electronic deadbolt and we were unable to lock the door. I called twice and texted once. each time they said they would have the local contact reach out. That never occurred. Outside of those issues, the property was beautiful. The cottage sat on the edge of a hillside. What an amazing view. The cottage was clean and decently appointed. The main pool and spa were absolutely amazing. We had the entire property to ourselves. It was so peaceful and quiet. There were a ton of deer in the yard and plenty of wildlife around. The property backs up to a huge trail system. I took a morning run for 7 miles. This place was super convenient to the Kenwood area, but felt miles away. I would definitely stay here again."

- "*** Wonderful attention to detail *** We just completed a wonderful 3-night stay here. Everything was perfect - from our arrival to our departure; we wanted for nothing! There was an amazing gift basket of wine and snacks (and even more in the refrigerator) to greet us and a detailed booklet of recommendations locally in Santa Rosa and in Sonoma County. The cottage was perfect for the two of us; it was very spacious with two patio areas for sipping coffee to start the day or having a glass of wine to end it. Downtown Santa Rosa was easily walkable (about a mile) and the Pacific Market grocery store was only about a half-mile away. The neighborhood was quiet and very safe (we made the only noise each morning as we headed out early to the Santa Rosa marathon races on Saturday and Sunday). Santa Rosa and the cottage were absolutely the perfect base for all we wanted to see and do in Santa Rosa and the Dry Creek Valley wineries. We even visited nearby Spring Lake and Lake Howarth parks for some post-race shake out walks. The hosts were incredibly gracious; we had the opportunity to meet them and their dog, Birdie, and visit for a spell one afternoon. Definitely hope to be back for our next visit to the area!"

- "House was clean, managing company is Vacasa but owners occupy a building on site. The pool in the pictures belongs to the owners and was not accessible during our stay. Views are breathtaking. Owners were phenomenally kind. Of note, took a LONG time to get Uber/Lyft out to us. I recommend booking car services in advance. Groceries did deliver quicker than transportation services. The view from the hot tub after a long travel day was 100% worth it. Will stay again."

Rental car recommended. Uber and Lyft are available, but since we’re in wine country, they’re not as frequent as in big cities. If you’re planning a wine-tasting adventure, there are fantastic private driver services available—we’re happy to share recommendations! To make the most of your trip, we do recommend having access to a car.

- Other Helpful Things to Know

• Parking: We have two designated spots—one near Creekside (which requires a 3-point turn to park) and another at the front of the property, accessible via a gravel pathway through the garden. To make things easier, we provide a wagon to help transport your luggage.

• Housekeeping: Daily housekeeping isn’t included, but we keep the space well-stocked for your stay.

• Laundry: A washer and dryer are available for light loads. Since we’re on a private well and septic system, we just ask guests to be mindful of water usage.

• Cell Service & WiFi: Most carriers get good reception here, and each cottage has dedicated high-speed WiFi so you can stay connected.

• Pool: The saltwater pool is open seasonally (May–October), but its temperature depends on sunshine and air temperature. The hot tub is not available at this time.

The cottage is located in the JC/historic district of Santa Rosa. The cottage is very serene and is in the large backyard of a duplex. Walking distance to downtown, the local junior college and hospitals.

The space
The Shire cottage is in the backyard of a duplex. Hopefully you like feline energy as there is one actual resident and at least one neighbor who enjoys our lovely shared backyard. A very large walnut tree resides in this expansive space and attracts a family of squirrels depending on the season. This creates complimentary entertainment and simultaneously harvests the mature nuts. A win, win especially for the squirrels!

The Cottage features a queen size bed, bathtub/shower combination, walk-in closet, sofa, dining table and chairs, lift- top coffee table, gas heater, ceiling fan, high speed WIFI, Smart TV and a small kitchen. There is no stove but comes equipped with a full size fridge, double burner induction cook top, microwave, toaster/convection oven, Instant Pot, Vitamix.
We provide all the amenities associated with a hotel suite but with a "homier" feel and no noisy guests in the adjoining room! Our mission... to ensure your stay here is equally relaxing and delightful.

The space
The Creekside Cottage is an 860 sq. ft. one-story home with a separate driveway and entrance with close-in parking. The open-plan great room has a spacious seating area and dining area for 4. Cottage has its own wifi network and 43-inch Roku TV.

The kitchen has full-size refrigerator, electric range/oven and microwave oven and a two-seat island for seating and prep space. It is fully outfitted with cookware, dishes, glassware, flatware and utensils.

The large, separate bedroom has a queen-sized bed, with individual nightstands with reading lamps. There is a large carpeted space that's perfect for yoga or other exercise. There are two large closets and an en-suite bath with a low-curb walk-in shower.

We provide sheets, seasonal duvets, pillows, blankets and towels. We supply a starter pack of essentials such as toilet paper, paper towels, dish soap and cleaning supplies. We do not replenish these items for long-term stays. You should plan to look at what is supplied when you arrive and then make plans to acquire what you will need for the remainder of your stay. There is a separate laundry building available for your use.

We are onsite hosts and this is a fully permitted vacation rental that we are now making available for longer stays. There is another cottage on the property which may be rented. A $250 cleaning fee is charged per long stay. We pay for internet, trash, water, and septic. We pay electric utillities up to $100/month. Sonoma County TOT #1402N. LIC#24-0101.

You have two patios - one large private patio near your front entrance - and a smaller balcony-size back patio accessible from the living room. The back patio is newly-built and the landscaping does not provide full privacy at this time.

Other things to note
The grounds of the property are spacious, but they are a shared space. There is another cottage on the property which may be rented. We generally give everyone their space, and ask that our guests do the same. You may find us out in garden or enjoying a meal on our patio.

There is a narrow driveway with a parking area that requires 3-point turn and backing in. There is room for one vehicle for this cottage.

Daily housekeeping is not included. There is a washer and dryer available in separate laundry room. Please note we are experiencing a drought in California and we are on a private well and septic system. There may be some limitations on using the laundry based on the day's water usage.

Cell phone service is good with most carriers.

Our local power utility, PG&E, has informed us that if elevated weather conditions, including potential fire risk, threaten a portion of the electric system serving our community, it will be necessary for them to turn off electricity in the interest of public safety. This is called a Public Safety Power Shutoff. We are not responsible for shutoffs, and cannot provide alternate accommodations should this occur. We have a portable backup generator to operate the property's well pump and septic system for a few hours each day to provide water flow to cottage.

In the event of an evacuation emergency: Written evacuation instructions identifying the evacuation zone and evacuation route are posted within the rental. Short term rental guests must leave the property when a Voluntary Evacuation Order is issued for the evacuation zone, per county ordinance.

About our historic estate:

The property was purchased and first established as a winery in 1880 by German immigrants Henry and Anna Bolle. According to historic records by the late 1880s, the once 545-acre property was producing nearly 50,000 gallons of wine a year, suggesting a harvest of about 300 tons from just over 90-acres of vineyards.

Over the last two centuries, the Estate has transferred ownership several times, been divided and sub-divided into smaller parcels, survived Prohibition and countless natural disasters, played host to an array of agricultural endeavors – including a turkey farm, benefited from advances in science and technology, and through it all continues to shine.

The property is located in Sonoma County, north of Napa. It is 10 mins to Calistoga downtown and 20 mins from Santa Rosa downtown. You'll enjoy a peaceful, rural environment, yet the location is surprisingly quick to town. The drive to and from includes scenic pastoral vistas, vineyards and a meandering creek.

Most people get around Sonoma Valley via car, although there are nearby wineries accessible by bike, if you have one. There is on-site parking for 3 cars. Sonoma Valley is served by Uber, though you'd need to schedule in advance for on-time arrival.

Farmhouse & Ranch Guidelines 🏇
The house is situated on a working ranch with an equestrian facility and vineyard. While we welcome you to the farmhouse and its private garden, we ask that you do not visit the stables or vineyard without prior arrangement.

Private Events & Summer Horse Camps 🐎

The equestrian facility hosts limited private events, including weddings and retreats 🎉. Inquire for details.

During summer, horseback riding camps 🐴 for children (ages 7–12) take place at the stables, offering riding lessons, horsemanship activities, and fun equine experiences. While the kids enjoy camp, parents can explore wine country! 🍷

A Note on Respect
We kindly ask that all guests respect house rules, including adhering to noise levels and the maximum guest capacity.

You have access to the whole house, with the exception of a locked utility closet. There is plenty of parking outside.

Other things to note
We have a TESLA EV charger and an adapter for all other EV. Please help yourself to the TESLA charger and let us know if you need the adapter.

The hot tub is a Japanese-style O'furo. There is also an outdoor shower.

Quiet hours must be observed between 9:00 p.m. and 8:00 a.m
