The Sunrise resort has two horizon pools overlooking the ocean, 4 tennis courts, poolside barbecue kitchens and playground just for residents and guests. It is an ecologically sensitive, award winning, gated community, Sunrise's rules on domestic animals means that we cannot accept pets (no matter how small). On the other hand, if you like native animals, then you'll be pleasantly surprised by their number and diversity.

Mature Bloodwoods and Cabbage Palms create a natural garden near the ocean and the famous Springs beach, near Agnes Water, the most northerly surf break on the east Australian coast. You can relax around one of the three pools overlooking the ocean, surf or fish or walk the 4 kilometers of beautiful beaches,

Living, sleeping pods and luxury bath house are separated for privacy and quiet but connected by a wooden covered walkway. Please note that you walk on the raised walkway to get from bedroom to bathroom to kitchen. The wonderful bush land setting and mild sub-tropical climate is full of birds and wildlife, including black cockatoos and grey kangaroos. Rainwater tanks, solar hot water and electricity make this passive energy efficient design a low environmental impact.

The house provides the perfect base from which to walk to the many secluded beaches to which Sunrise has private access. Drive on the private internal roads to one of the beach clubs where you'll find on the north side not only a beautiful suspended 25M pool, and children pool but free tennis and volleyball courts, modern amenities and luxury BBQ huts with solid dining settings and magnificent ocean views.

Life at The Pods centres around the main living pod with its expansive covered wooden deck and circular marble dining table. Move seamlessly through wide doorways from the modern kitchen with 5 burner gas stove, fridge with ice maker, espresso machine, water cooler and quiet dishwasher to outside dining on the shady deck. At the other end of the living pod is the entertainment area. Relax on the generous built in sofas, watch TV or streamed movies, listen to music or play board games. The sofas are also perfect for an afternoon nap or as a bed for an extra guest or two.

The beautiful bathroom pod features walls and floor of Italian travertine with a wall that opens so you can lie in the bath and look at the trees. The deep bath and art glass door that opens in or out allows you to shower inside or 'outdoors'. Water is from rainwater tanks and the leaves from gutters can sometimes leave a slight colour in the water. Rest assured this is a sign of the fresh rain water.

The two bedroom pods hold three single beds each with the easy conversion into king sized beds from two singles. Linen is provided for both single and king sized beds. The floors are of polished native timber and the insect screened windows slide to open an entire wall width to the forest outside. Linen, towels, doonas and bed throws are provided.

Kangaroo Kabin is a stand alone, self contained cabin, totally private and sharing no access, space or facilities with the rest of the property.
It is 20M distant from the main residence and has a gated fence separating the cabin. Wildlife visits every day and can be enjoyed from the cabins spacious veranda which catches the morning sun beautifully. Situated on a little used road and surrounded by untouched bush, it's quiet and peaceful. Just minutes from shops, beaches and in a bush setting.

We have two poodle cross doggies and they enjoyed the walks along the beaches too. The accommodation doesn't have any specific area for dogs outside that is fenced so you will need to take them on lead for their toileting needs but the park along the waters edge isn't far away. We had the location to ourselves so it was very quiet. There was some building going on next door but after a quiet word he was very considerate and worked accordingly. We did take our own towels as often we find those provided are rather thin and small which was the case here too. I also take a sharp knife and basic condiments. There were some very basic essentials but shopping at Agnes Waters is only a few kilometres away. The room we were in only has a microwave and full size fridge. There were no coat hangers. We are looking forward to next year and hope to encourage some friends to join us."

- Keep an eye out for snakes as the property is located in bushland (or grassland) areas

- "While the place was clean and tidy and comfortable it was more a tiny space rather than a tiny home. A good tiny home utlises the space well. We felt that there were elements of the space that could be improved. For instance, and most particularly we did not like the outdoor table that was used as the inside table, it did not fit well into the space. Shelves on walls would be useful. Also there was no space for suitcases. That could be rectified with a bed that was higher to provide under bed storage. A lounge could also be created where the bed was by utilising a pull down bed that fitted over sofas. While the air conditioning worked very well. There was limited windows that opened. The main winfows were north facing and therefore heated the place up a lot. Less windows to give better wall space with more that could be opened would have been nice. A cavity door could have been used into the bathroom so that the shower could have been tiled to the walls. There was wasted space between the shower and the sliding door. Outside, a bit more shelter plantings and privacy would be nice, although the property was relatively private to the public."

Our house is your home! Private entrance with a single set of stairs, huge deck space with dining table, hammocks and bean bags, massive kitchen and lounge area, 3 double rooms, 1 bunk room (4 singles), two showers and two toilets. The kitchen is fully equipped with an overflowing pantry of spices, oils and herbs. Three fridges and large chest freezer. Sound system in-house and on deck. Two push bikes, surfboards, gym, office space, large gardens and chickens laying fresh eggs. 350m to the beach

The space
the house can easily accommodate 10 guests (additional guests on request). It is walking distance from everything, ... quick walk to the beach (350m) & the shops (400m) so you don't even need to use your car (or shoes!)

All linen is provided, including beach and bath towels, blankets and doonas. Bedrooms are super comfortable, the living spaces are surrounded by plants, there are board games, books, hammocks and secret spaces to get lost in.

The area is quiet but very central, quiet streets with the sounds of the ocean at night.

Guest access
Private locking door access with security pin issued on arrival. All rooms can be locked if required.

The only place that is not accessible is the 2dbr apartment downstairs where the onsite manage lives with his desexed 8 year old super friendly and gentle staffy called Betty.

Guest have access to the entire top level of the house house, sharing 1 bathroom with toilet & 1 single toilet, huge kitchen and living spaces plus the outside and undercover large deck space.

We are pet friendly but ask that pets are kept out of the bedrooms and off the furniture.

Other things to note
The all house is surrounded by beautiful palm trees and bamboos which (for such a central location) make this place looking like you are a little bit like in the jungle. We now have 6 chickens that provide us with delicious organic happy bum eggs. Depending on production you are welcome to ask for some for your breakfast !

We are pet friendly, and live onsite out of the way in a private residence with an 8yr old desexed very chilled out female staffy called Betty, who can’t wait to meet you!

Our open plan cabin is very private and comfortable and ready to welcome you and your four legged pets. It is set amongst beautiful lush greenery and is separate (25 mtrs) from our home.
Bush Tails is designed for singles and couples.
Our cabin features polished concrete floors throughout, overhead fans (small heater for cooler months) and a secure fenced backyard and security screen doors for the safety of your pets.
We love dogs and understand the importance of taking our best mates with us on holidays so our cabin has been designed with this in mind.

Please know that the remaining area of our property, outside the backyard, is not fenced. Your dog/s are more than welcome to run free/off lead but we ask that they respect the locals (wildlife) and please note you are responsible for your pets at all times.
Doggies! our Dixie girl is a sociable girl who will try and interact with your dog. If your dog is not social, nervous or doesn’t mix well with other dogs, please let us know prior. We will do our best to accommodate you and pooch. We ask that dogs are not left alone - if you do want to do a day trip etc - please discuss this prior to see if we can make a arrangement. As mentioned above, we love pets and will do what we can to make you and your pets holiday as good as it can be.

Guest access
Bushtails has a flat walking track to the dam and entrance driveway, which loops around back to the cabin... perfect for a stroll. Our property features a huge dam, when full, is super nice for swimming in the warmer weather. In the cooler months you can light the fire pit (no need to BYO wood, we have 40 acres of fire wood) and enjoy a relaxed evening and camp oven cooked meal under the stars. We will happily keep you stocked with firewood. There is an abundance of fruit trees so when in season we encourage you to pick and eat away.

Other things to note
Services: WIFI available but not guaranteed as we use a Satellite provider and it is very unreliable. We are currently researching our options.

No laundry facilities in the cabin - (Laundromat in Agnes Water) - OR (Happy to share our laundry)

No free to air television reception. The cabin has a smart TV, so some guests choose to download onto their devices prior to arriving, then connect to smart tv. Or!

(We have a wide selection of DVD’s/movies and books)
Internet/mobile coverage in the cabin is available but can be unreliable... If its a technology free retreat your after, perfect... alternatively you are more than welcome to log onto our wifi (when it is working!).

FYI VODAFONE does not gain reception throughout Agnes Water. Please ensure you have travel directions to Bush Tails prior to arriving in Agnes Water. OPTUS has limited reception in our property, but can be gained at the front gate... TELSTRA works 100%.

Doggies... MAXIMUM of 2 dogs unless otherwise arranged. Additional pets will attract a pet fee - sorry! If you are wanting to do a trip to the Reef or a day trip - we will check on your pet if needed throughout the day.
for the comfort of other dogs and guests, your dog must be flea treated prior to arrival. Dogs are allowed inside the cabin for sleeping and resting, but please respect our no couch/bed sleeping policy. Additional charges may apply if this booking policy is not adhered to.

The space
Simply bring along some good food, a bottle of wine, and your favorite people — then sit back, relax, and enjoy the sight of kangaroos grazing in the expansive 4-acre yard. To ensure your stay is as comfortable as possible, all linens are provided, including sheets, doonas, pillows, towels, and tea towels. An iron and a washing machine are also at your disposal.

- PLEASE NOTE: THIS ACCOMMODATION IS A SPACIOUS, OPEN-PLAN STUDIO WHERE ALL THE BEDS, LIVING AREAS AND THE KITCHEN ARE COMBINED IN ONE LARGE OPEN SPACE WITH NO SEPARATE BEDROOMS.

With two separate, but open living areas, everyone can enjoy their own smart TV, DVD player, and Xbox (complete with a selection of games). The fully equipped kitchen offers everything you need, including a fridge, dishwasher, microwave, oven, Espressotoria Pod Coffee Machine, toaster, kettle, sandwich maker, milkshake maker, and a variety of baking items. A selection of tea and coffee, along with basic condiments, are provided to make your stay even more enjoyable.

The spacious outdoor area features a large 8-seater dining table, BBQ, and fire pit (please bring your own firewood). Pets are welcome, but we kindly ask that they stay off the furniture. Please note, the property is not fully fenced.

The main street, with cafes, restaurants, IGA, FoodWorks, a bakery, tavern/bottle shop/TAB, chemist, newsagent, and petrol station, is just a few minutes away.

Onsite, there's plenty of parking available, including an undercover space for your car, trailer, or boat. We also have facilities available to clean your boat.

- ACCOMMODATION TYPE: This property is a large studio-style room, where all beds, living areas, and the kitchen are in the same open-plan space with no separate bedrooms.

- SEPARATE DWELLING: There is a separate dwelling on the property that may occasionally be occupied. However, it is positioned facing the opposite direction of the Airbnb studio, ensuring complete privacy for guests. Please note that this is dwelling is not accessible to Airbnb guests.

- FENCING: Please note that the property is not fully fenced.

Feel free to make use of the clothesline, fire pit, and board games during your stay. We kindly ask that the reverse cycle air conditioner be turned off when the room is unoccupied.

Please note, the house and large shed on the property are not available for Airbnb guests and may be occasionally occupied.

Vodafone does not have reception throughout Agnes Water.

While the house is not officially approved as wheelchair accessible, we have had guests who use wheelchairs stay here on occasion and found it manageable. If you have specific accessibility needs, please feel free to reach out, and we can provide more details.
